The second option is suitable for rooms whose interior does not require manipulations and in which the small mirrors occasionally hung on the walls will merely reflect a light atmosphere. Regardless of the way that you incorporate mirrors - whether they cover the wall entirely, in segments, or as decoration for the fireplace – they will transform the room given that they are installed according to professional recommendations.

From March to June of this year, I conducted several seminars regarding investments in condo apartments in the beginning stage of construction. In today’s article, I will highlight some of the matters discussed in these presentations. Currently, we are in a very interesting phase for investors in which the numerous condos built in the past few years are completely sold out but the prices did not yet get a chance to rapidly increase. Of course the builders have reacted by raising the price by 7-10% compared to last year but this is only the beginning of a significant price increase. The primary increase is expected in 20182020 and is due to the lack of completed projects in these years. This cannot be changed as the projects that are for sale today, as well as those that will be built in 2018, started 3 years ago. During that time, developers experienced significant difficulties and the market stood in place. Having a vast amount of unsold apartments, builders were not eager to invest in new projects. Investors already understood this and particularly this factor is the cause of such a high demand in the primary sales. The projects that are currently entering the market are those that are expected to be finished in 2018. Granted that the demand will be constantly increasing, reselling can provide a significant profit. Amongst investors are the so-called gradations of the market’s

condition – large analytical companies which estimate the situation in the real estate market and provide ratings which become a source of guidance for investors.
ments must be sold. Thus, investors are much needed for both the builders and the final customers.
These ratings are given on: “Sell,” “Hold,” “Buy,” and “Strong Buy.” For downtown Toronto, these ratings are on the “Strong Buy” level from the middle of 2014.
An important factor of a successful investment is the choice of the construction project as a whole, and particularly, its location. After analysing town planning and grants for builders to proceed with their projects, I can currently distinct four areas in downtown Toronto that are most profitable for investments. This is due to the broad changes in the infrastructure of these areas in the near future. When buying an apartment in these areas, you will receive profit not only from the general price hike in the market but also from the price hike of the specific area.
I would like to dispel the myth that when the investors that bought a large amount of condos begin to sell them, there will be a collapse and the prices inevitably crash. First of all, according to statistics, investors cover no more than 30% of the total amount of the sales. Secondly, only about a quarter of investors sell the contracts at the end of construction. Majority seal the deal and are oriented towards a long-term rent. The apartment renting market in downtown Toronto experiences a great lack of apartments. The vacancy index is at level 2; for large and vastly populated cities like Toronto, the level is usually at 5. This indicates a clear shortage of apartments for rent. Even with rapid construction rates, changing this situation will require more than 10 years. Lastly, investors buying condos is an absolutely suitable occurrence for a healthy market as investors are the bridge between builders and final customers. The average waiting time from the initial sales to the completed construction of the home is approximately 3 years. A large amount of “End Users” – those who buy for themselves – are not ready to wait until the construction is complete; they need the apartment now, not in 3 years. In this case, investors who bought from the excavation stage and resell the contract at the completion of the project are irreplaceable. Builders would gladly wait until they finish the project to sell the apartments for a high price; however, this is not possible since one of the conditions of banks for financing construction is that a minimum of 75% of apart-

In the near future, a few projects will enter the market which will be of great interest for investors. One of the most expected projects is 158 Front St which will be brought to life by two hefty developers: “Citizen Group” and “Fernbrook Homes.” The project will consist of two 27-storey towers which will contain 492 apartments. VIP sales for this project will happen in one day. The specific date will be available soon. Prior to the beginning of sales, I will conduct a seminar dedicated to this project in which you will be able to become familiar with the prices, apartment layouts, and mathematical matters of investing in these apartments. yard in order to make the exterior spaces a true extension of the home. Bringing the indoors outside is becoming increasingly popular as outdoor furniture options have become limitless. We can now attain beautiful products for our clients regardless of whether they are on a budget or not. Southport Outdoor Living is one of my favourite go-to shops for outdoor furniture located in Vaughan. They now have a new showroom location in design district on Castlefield Avenue in Toronto. This is the place where you will find a vast selection of colours, table finishes, lounge chairs, BBQ’s, and colourful accessories that will no doubt make your neighbours look twice! Regardless of the size of your yard or patio, it is important to create zones when designing the outdoor living space in order to ensure flow. Zones are easy to create using anything ranging from dining to entertaining, cooking, lounging, and even the creation of focal points. Creating a clear path in your yard is key to defining separate areas. Furthermore, adding inexpensive trees is a great way to de-
fine distinct spaces. Furniture also plays an important role in outlining specific zones, from dining to lounge seating. Incorporating drapery panels to control sunlight around your gazebo or sitting area creates the dreamy sensation of an outdoor retreat. Using outdoor lanterns and even built in accent lighting is a great way to add the element of luxury to the privacy of your yard.

History of the Door Throughout the day, we encounter the door numerous times – opening and closing countless of them. Have you ever wondered how ancient this innovation is? The necessity of acquiring doors occurred when shelters were first being constructed and the need to protect property arose. In ancient times, the doorway was covered with animal skin and secured with stones. The first doors appeared in Ancient Egypt. At that time, doors were made of maple or sycamore. Eventually doors were manufactured not only from wood but also from bronze and metal. Over time, however, wood regained sovereignty as it proved to be the most comfortable material for use. The most ancient door dates back to the fourth century BC and was restored in 1750. In the 17th century the trend of glass doors emerged in France. Their prototype was elongated glass windows. The best quality doors were considered to be the ones constructed by Italian craftsmen. In the 18th century they were known as the “magicians of wood and wonders.” The rococo style became an addition in the Baroque era, brining monumentality and refinement. In the beginning of the 19th century, the leader of door manufacturing became

France which continued the Ancient Egyptian style. Their interpretation of this style was called “The Return of Egypt.” The most common material for doors became red wood. Near the end of the 19th century, the door industry encountered a period of gourmet elegance. In the last quarter of the 19th century, this period was called Liberty and in the first quarter of the 20th century, it was called Art Deco.

for the bathroom A room will be comfortable and cozy if everything is planned out, especially the details. In a bathroom, the details that initially seem minor such as a towel bar, accessories for the sink, and clothes hangers must be in their right place.
The most important aspect is the fastening. Nothing can crush a good mood like a dangling shelf or insecurely fastened soap dish. Try to choose accessories with a firm wall mount: a soap dispenser, cup for toothbrushes, hooks. Placing these on the wall will not only allow them to contain their respective necessities but will also effectively conserve space and alleviate the cleaning process. The design of the hooks and hangers depends on the style of the bathroom. If the bathroom design incorporates bronze, gold, or silver, it makes sense to pick out accessories to match these materials. In small bathrooms it is best to place accessories on walls but in larger spaces, there is more opportunity for creativity. Towel holders. The options are endless; hooks, rings, bars, or a wall compartments. The choice depends on the size and style of the bathroom. For a smaller bathroom, wall

attachments such as hooks or rings would be ideal. Another option is to attach towel bars to the sink cabinet. Note that this option is only convenient in the case that the cabinet is tall enough to allow you to avoid bending when reaching the towels. Soap dishes and dispensers. Some prefer to wash hands with the soap bar while others prefer a more modern method – liquid soap. In any case, the soap dish or dispenser needs to be conveniently placed, ideally beside the sink. For the soap bars, a soap dish may be installed on the sink. However, water getting into the dish is inevitable. This softens the bar and forces it into an inept condition. It is therefore much easier to use dispensers attached to a wall. Toothbrush and paste holders. These items have to correspond with other accessories in the bathroom; if the towel holder

and soap dish are in a chrome style, then the toothbrush holder has to be the same. There are many options available for toothbrush holders; those attached to walls or stationary models with one or many openings for the brushes and paste. Choose the style that is most comfortable and suitable for you. Toilet paper holder. The most common option is a holder attached to a wall. It can be either vertical or horizontal. In choosing the proper holder, pay attention to how the roll will be placed on the holder; it has to be easily accessed There are models designed for two or three rolls, some containing lids. Other accessories. In a bathroom, there may be holders for napkins, small towels, or cups for mouthwashes. Before using these, think about whether they are necessary.
