AN INTERIOR THAT WILL NEVER BE OUT OF STYLE Fashion, as you can imagine, is a demanding lady. This is regarding not only clothes, but also the design of interiors. Perhaps specifically due to this fact, we have evolved from the Baroque and Rococo style to minimalism and high tech. Regardless of the situation, we all have a desire to make the interior stylish and functional for many years after renovations. So how is it possible to create an interior that will not be out of style even after the birth of new technologies?
“FASHION CHANGES, BUT STYLE ENDURES” These are the words of the great Coco Chanel, and she was absolutely right as her style is lively to this day. On this basis, you should not chase fashion trends that change prac-

tically every year but rather your personal sense of style, beauty, and aesthetics. Of course, in order to do this, you must have a delicate taste. If you are sceptical about your sense of style, do not forget about the available helpers! You have access to examples of model interiors leaning towards the classical style and valuable pieces of advice with which you can ace this task even if you are not a designer. This will be a much better option than merely creating an extravagant interior with obsessive designs or chairs of an unimaginable shape.
A VICTORIOUS COLOUR SCHEME The colour scheme plays a special role in the interior. If you wish to create a design that will last you for “centuries,” we recommend following the rule of the three colours. A winning combination can be the classic alliance of the achromatic colours: black, white, and grey. However, if this option seems trivial and inappropriate to you,

try to create your interior with three shades of blue, green, or brown. While doing so, it is best to make the background a lighter shade and outline the details of the interior with the darkest shade. The middle shade will be used to enhance the interior.
ACHIEVING LEVEL GENIUS – SIMPLE! Why be hesitant when you have everything you need to get started? Do not chase fashion trends; instead, pay attention to the small details that will make your interior stylish. Use exclusively good quality material for furniture, give preference to simple forms and unobtrusive colours, do not use both ends of the spectrum - for example, middle ages style and high-tech – but rather stick to the golden middle. Furthermore, it is important to keep in mind the ergonomic when designing an interior. If the interior is not comfortable for you, the style loses all of its value.

For many years, I have been working with investment deals regarding buying real estate from the builder and clients often ask me the same question: Is it better to buy a house or an apartment? In this article, I will attempt to thoroughly outline all of the pros and cons of both options. DETACHED HOUSES, TOWNHOUSES, THE SO-CALLED FREEHOLD – With these kinds of real estate, unlike with condominiums, VIP sales do not happen. Subsequently, the real estate will be purchased by the price of the builder without any discounts; however, you can try to be one of the first customers so that you can at least obtain a favourable lot. At this stage, you will leave a deposit and receive a contract that enables the house to become your property upon completion. Re-selling contracts of real estate in the category freehold is prohibited. Therefore, by the completion of construction, the customer essentially has one option – to obtain a mortgage and seal the deal. If the customer’s financial status for any reason changes and they will no longer be able to obtain a mortgage and subsequently close the deal, they will face great loses. First of all, the deposit may be lost and second of all, additional charges of tens of thousands of dollars may apply. However, let’s imagine a scenario where everything goes well and you are ready to close the deal. Inevitably, difficulties will occur. Generally, people investing in real estate already have their own property and as such, the second purchase is considered an investment. This means that you can expect a down payment of a minimum of 25%. Furthermore, qualifications for receiving a mortgage will rely solely on your income as the investment property at the moment of the deal is not rented; therefore, the profit from rent is not

considered. In addition, you will have to pay the Land Transfer Tax and the so-called refundable part of HST (approximately 6% of the price of the real estate). This money will be returned to you in the first month or two after the real estate is rented; however, on the moment of closing the deal, you will have to pay this amount in addition to the down payment and Land Transfer Tax. You will not be able to sell the real estate for at least a year. If this occurs, the deal will automatically be transferred into the category “speculative sale” and you will be asked to return the refundable portion of HST that you have received. Finally, the rent itself in this situation does not look the best. The problem is that real estate in developed towns such as Richmond Hill, Vaughan, Markham, Aurora, etc., is expensive and the profit you receive from rent will not be enough to cover your house expenses (mortgage and property tax). In less developed areas, farther from Toronto, the situation is better. However, it is harder to find someone to rent to with an ideal credit history and renting to someone mediocre often leads to court and substantial financial loses. Furthermore, do not forget about the house’s depreciation. Be prepared to spend a significant amount on renovations for the presale preparations after a year or two. CONDOMINIUMS – In terms of investing purposes in this type of real estate, you will encounter advantages from the very beginning. First of all, on the VIP sales, you already have a significant discount. After the official opening of the project, the price will be completely different; hence, you have already earned profit. Besides favourable prices, VIP sales offer other benefits. For example, you will receive permission (generally, for free) to re-sell the contract. As a result, you have the opportunity to leave a deposit upon signing the contract and re-sell the contract after project completion. Furthermore, in this scenario, you do not have to obtain a mortgage or pay the Land Transfer Tax. Condominiums, unlike houses, have an Occupancy Day – a day when you are given the keys and may live in the unit or give it up for rent. Approximately after six months, there will be the Closing Day – the closing of the deal

after which you become a rightful owner of the apartment. Re-selling the contract becomes a wonderful option for investors during this time. In addition, a very important factor is the security of the investment deal. If you were planning to close the deal and give the unit for rent but your situation changes, you have the opportunity to favourably re-sell the contract not only upon completion of construction, but also in the middle of the process. Another important moment is obtaining the mortgage if you decide to close the deal. Due to the fact that at the moment of closing the apartment is your property for around six months, it was no doubt given for rent. The rent prices in downtown Toronto are expensive enough to completely cover your expenses (payment for the apartment, yearly taxes, and maintenance fees) and still have left over profit. Subsequently, when qualifying for mortgage, the bank will take into account the profit from rent which will significantly ease obtaining the mortgage. Finally, there is the rent itself to consider. The demand for apartments in downtown Toronto is so high that you will always find the so-called AAA tenants and the tenants with a poor credit history will not even be considered. Also, do not forget that when selling the apartment, you will have to do renovations. In a house, this procedure can be quite expensive but in an apartment, it is usually sufficient to merely re-paint the walls. In this article, I do not have space to provide mathematical calculations on investing in these types of real estate but I can conclusively say that currently, investing in downtown condoapartments in the beginning stage of construction brings twice as much profit as an analogous deal with a freehold townhouse or detached house. Lastly, deals with condos are much safer and secure.

Mud dishes are very suitable for the preparation of food which is why they look quite different from beautiful porcelain dishes. Due to its durability, many dishes for children are made from this material. If you use porcelain for cooking, it will explode when put in a stove whereas mud dishes will only become stronger if exposed to heat.

DECORATIVE PILLOWS: How to make the Right Decision A Continuation from the previous issue
COLOUR AND DESIGN When considering the colour and design, concentrate on the following five schemes: cold, warm, neutral, neutral with accents, and colourful.
PILLOWS CAN BE DIFFERENT Prior to selecting pillows for your room, pay attention to several elements. Pillows are important objects, with a unique style and colour scheme. For example, for a living room, you must first decide on what floor you want, main furniture, pictures, rugs, portraits, etc. The pillows and other small accessories are chosen last and according to the style of the interior. Of course, an exception is when you already have the pillows and simply need to incorporate them into a new interior. In this case, they will become the central aspect.
COLD COLOUR SCHEME In order to choose a favourite colour scheme, it is enough to simply take a look inside your closet. The clothes will provide you with the answer. If most of your clothes are tones of green, blue, violet, or grey, then consider choosing pillows of a cold colour scheme. There is no doubt that
the walls, floor, and furniture will also be in a similar style. However, keep in mind that if choosing the cold colour scheme, you are limiting your choices of the “perfect” pillow. Nonetheless, this option has its advantages. This is the simplest method of creating a harmonious interior. The colours are similar and work very well together.
WARM COLOUR SCHEME If you are unsure what colour scheme to choose, take a look outside your window. If you live in a warm environment, it is best to decorate your interior using the cold colour scheme in order to create a refreshing atmosphere. However, if you live in cold climates, you can easily “warm” your home with colours of the warm scheme: red, orange, yellow, and brown. Once again, this type of option also limits your choices.
NEUTRAL COLOUR SCHEME If you like all shades of white, grey, or brown, then you should worry about the design of the pillow rather than its colour. Monotone pillows will not attract attention although you can achieve an effect

if using the light and dark tones of neutral colours properly. You will have to play with the texture of the fabric.
NEUTRAL COLOUR SCHEME WITH AN ACCENT If you choose the neutral colour scheme, it is a good idea to add several bright pillows. Two colours will be enough; for example, green and orange. The interior will shine with new colour yet at the same time, you will not feel redundancy. If the furniture is of a neutral tone, you can bravely play around with the colour of the pillows.
MULTI-COLOURED PILLOWS If monotone options do not appeal to you, choose colourful pillows. However, be careful as you can easily make the interior overwhelming. It is best to choose one bright colour and make the rest of the pillows to be softer tones and less intensive. The amount of pillows should be reasonable; this will allow any corner of the room to transform into a wonderful comfort zone where you can escape and relax for an hour or two.

Need to Fabricate an Interesting Interior? USE FABRIC! As the principal designer of a bustling interior design firm, I am often asked questions about styles, trends, designs, and tastes; however, the most frequently asked is “Where do you start when designing a room”? My answer is always “with the fabric”. One of the best assets of my job is going to fabric showrooms; my favourite is Robert Allen. To me, these are the homes of inspirations and ideas. I like to spread out
different linens, velvets, and silks -- intricate and simple, costly and attainable -- and pull together a look that I know my clients will love. In my eyes, fabric is the key to an exquisite interior. I prefer to start with a patterned material with at least three to five colours; perhaps a chinoiserie inspired linen by Robert Allen or

bold graphic silk or cotton. Next, I can select the wall colour, carpets, lamps, and develop other ideas for the look of the room. Mixing fabrics is very important. Be bold, confident, and never boring. Stripes, solids, checks, prints, and various other textures add personality and keep a room alive and attractive. If you are not experienced in

Where durability is a concern I always use what is appropriate. Using linen for a family room sofa that children and dogs interact with on a daily basis is not the greatest idea. Instead, I opt for sturdy velvets or strong cottons. Speaking of sofas and fabric, I am a big fan of patterned fabrics. For much too long, sofas have been a little too safe and frankly just boring. A bold pattern is fun and unexpected; if chosen carefully, it will stand up to daily life and be so much more forgiving.
mixing fabrics, keep a common element in mind such as colour -- a motif or a natural reference. Remember to include materials with texture; smooth, rough, shaggy, and short will all play a part in the success of a room. I go by my own rule: “if I like it alone, it will work well together”. Fabrics do not necessarily all have to be super strong. In fact, I choose subdued colours and patterns if my clients are interested in a quieter space. I always keep in mind the functionality of the room and most importantly my client’s needs. A bedroom may inspire softer fabrics that will enable fulfilled rest whereas the family room could be more playful and light-hearted.
When I am asked how to create a beautiful room I say “start with fabric”. It is the foundation from which I build ideas and create the look my clients want. I start with a key fabric and then add, keeping in mind appropriateness while balancing it with the boldness of confidence and the desire not to be boring. No doubt, the worst thing a room can be is boring!

SWEET & SALTY FINGER-LICKIN’ PORK CHOPS By Chef Mike Ward This 5-ingredient pork chop recipe will have your guests drooling before they hit the grill. Sweet and delicious... and guess what...no sugar! Serves 4-5 Marinade: - 4 bone-in pork loin chops - 1 cup of soy sauce - 1 tbs cumin - 1 tbs garlic powder - 1 tbs honey - 1 tbs crushed chili flakes (to taste) - 1/4 cup canola oil
- Chimichurri (optional) in a food processor: - Cup of parsley - 2 garlic cloves - 1/2 cup olive oil - 2 tbs red or white wine vinegar - 1/4 tbs chili flakes (to taste) - Salt/pepper to taste, add oil if required
Toss all marinade ingredients in a zip-lock bag, mix, and let it marinate in the fridge for a minimum of two hours or even better overnight. Remove the marinade, pat, dry, and grill on medium to high heat for 5 minutes per side with salt/pepper. Serve with Chimichurri to taste.

A LOBBY WITHOUT A CLOSET? Not a Problem!

A lobby is not always large enough to contain a spacious closet. Does this mean that you can forget about comfort and order in this space? Definitely not! You can find a solution as long as you correctly use the available space; keep only what you need, not all of the unnecessary accessories that you may want. The article that often demands storage space and is a constant nuisance on the floor is shoes. We suggest that you create a designated area for wet and dirty shoes and a separate area for dry shoes. This can be small yet spacious furniture. For example, it can be a chest with drawers that open diagonally, a stand with several baskets, or even a small rod with hooks fastened onto the door frame in the case that space is very limited. If you use your imagination, you can transform a plain drawer for shoes into true artwork that will no doubt decorate the lobby. It is known that the first impression of the home occurs in the lobby so make sure to surprise your guests as soon as they enter your home! If you already have an organized area for your shoes, think about whether it is com-

For this reason, if you plan to have guests for a sleep over, consider obtaining transformable furniture. Leather furniture absorbs various smells. In fact, the furniture itself may not smell too pleasantly when new. Leather furniture, like any object, has its pros and cons. There is not a single element with only pros or cons. Therefore, the choice is ultimately yours.
PROS Status. There is no point of discussing this topic in depth but it is essential to list it as an advantage as no other furniture is able to create a note of luxury in the interior with such ease. Comfort. Leather is always pleasant to touch. Although the surface may initially seem cold, it will soon match the body temperature of its occupant. In the sum-

Houses built on the principle of Ecostyle are spacious and bright. In such interiors, there is little furniture, clothes, and household items hidden in niches and unsophisticated cabinets. This style leaves the homeowner plenty of room for creativity and the ability to saturate the house with a wide variety of objects. It essentially saturates the house instead of needlessly stuffing it. Nothing in the interior can be minor or insignificant. Every element - both decorative and constructive - is important in its own way, as long as it was chosen with love. At first glance it appears simple, but that illusion will soon dissipate.
