PARENTS/GRANDPARENTS SPONSORSHIP The Ministry of Immigration and Citizenship Canada will start accepting new applications to sponsor parents and grandparents on January 4, 2016 at 8:00 a.m. Eastern Standard Time. The cap on the number of applications per year will be 5,000. In order to qualify as a sponsor, you must be a citizen or permanent resident of Canada, at least 18 years old, and residing in Canada. Furthermore, you must demonstrate every reasonable effort to provide for your own essential needs as well as those of your parents or grandparents. This includes financial support. You have to meet the minimum necessary income requirement for sponsors of parents/grandparents. If you are sponsoring a parent or a grandparent, you must submit a Notice of Assessment issued by the Canada Revenue Agency for three consecutive years following the date of your application. Over the many years that I have been designing spaces for my clients and HGTVâ&#x20AC;&#x2122;s Income Property, I discovered that using table lamps is a cost efficient way to add dramatic visual aesthetic to any interior. When selecting a table lamp for a room, you need to consider a variety of questions. Is the furnishing heavy, delicate, or a mix? Is the furnishing modern or traditional? Are you looking for a table lamp that complements the decor or adds a decorative element to the space? One of the most jarring combinations is to incorporate the wrong shade on the table lamp â&#x20AC;&#x201C; this will not be advantageous to the aesthetic of the room. Consider the scale; nothing looks worse than a small lamp with a huge shade or a large lamp with a tiny one. Select a shade that matches your lighting needs. Some lampshades are made from thick linen or woven material that diffuse the light, while others are more translucent and allow the most of the light to shine. For maximum output, choose a shade that is lighter in weight, translucent and white in color. In addition, some lamps will cast upward or downward beams to provide either mood or task lighting depending on the shade. Also consider making it truly your own. At my firm, I often have added a custom unique shade to a basic lamp, creating a true statement piece for my clients. Remember that you do not necessarily need to use the shade that came with the lamp.

Mix and match lampshades and if necessary add a shade riser or extender to the top of the lamp hardware to raise the height of the shade. A narrow lamp with a small, silk, and boxed-pleat lampshade looks great in the bedroom or on a table. To create an ideal lamp for the living room, add a shade riser, a stretched, oval-shaped shade, and a longer frame. The bulbs you choose also play a key role in the type of lighting that will be created. Bulbs differ by the amount of light and color

they emit as well as the amount of energy they use. Check the maximum wattage on a table lamp. Wattage indicates how much power a bulb consumes, not the amount of light or lumens it generates. A 40-watt incandescent bulb generates 450 lumens; a 60-watt, 800 lumens; and a 100-watt bulb, 1600 lumens. Energy-efficient bulbs yield higher lumens with lower wattage. Twobulb table lamps are ideal for areas with

minimal light sources that require plug in lamps to illuminate the space. In all of my projects, I emphasize that illuminating a space is important; however, the objective of enhancing the room’s décor should not be forgotten. Table lamps are elegant objects of décor that create a brighter atmosphere regardless of where they are placed, whether it on a table or bedside.

If you have children that studied, are currently studying, or are planning to study at a university or college, the possibility of making a profitable use out of student rental has probably already come around your mind. All of this is known to me because three of my four children are currently at this age. When our children are choosing their university they dream to start a new and independent life of their own that is free of parental guidance. Most parents support this desire because they want their children to be self-sufficient individuals who can handle any situations in life starting from a younger age. At a first glance, the beginning of an independent life seems to have nothing but advantages to mental and spiritual development of your child. There is only one BUT …. and that is the financial aspect of this independence. During the first year of studies most of the universities offer on-campus housing. This is where our children make their first steps and discoveries of how to take care of themselves. This time is best to make new acquaintances and acquire new friends, which will offer mutual support in the future. Starting from the second year of studies, most of the students unite in groups of 4-8 people and rent a house outside of the university’s campus. Such rental is cheaper and can vary from $400 to $800 per person.

How to Make the Best out of your

STUDENT RENTAL The combination of rental fees, tuition, textbooks, transportation and food makes a large sum of money. Of course, you can get a loan from a bank or apply for OSAP, or perhaps you have insurance… but what if not?! How can you come up with funds to pay for your child’s education? The simple solution to this hard task is just around the corner – an investment in a house close to the university can solve all of these problems. To fully understand all of the expenses and revenues you might face, let’s take a close look at a real Student Rental that my friend/business partner Eugene and I have purchased in Hamilton in December of 2014. The price at which it was sold was $320,000 and we also spent another $50,000 for minor renovation and re-planning. It is also possible to find a house that is already properly planned and renovated; however, it is going to cost a little bit more ($400,000-$420,000). If in the first scenario we needed $135,000 in cash, then in the second one we need $100,000 (having the same mortgage conditions). I should mention that the initial amount varies greatly depending on your personal situation. Now let’s take a look at monthly expenses and revenues. The house that has eight rooms will gener-

ate $3,200 monthly (i.e. $425X8). Monthly expenses amount to $2,140; that includes mortgage, taxes, insurance, utilities, internet and property management. That means that our monthly profit adds up to $1,260. In your case, if you will get your child to one of the eight rooms in the house, your profit will decrease by the monthly payment for that room. On the other hand you can save on property management fees if your child will do those duties. The remaining profit of around $1,000-$1,200 can easily cover food and other expenses of your child and whatever is left can partially pay for tuition. After four years when you sell this house, you will not only get your initial investment back, but also the mortgage that you have paid ($15,000-$20,000). Furthermore, you will benefit from the rise in price. You can surely expect to double the initial investment and this will certainly be enough to pay off any loans remaining after graduation. I am sure that this article generated more questions than it gave answers. So to better understand crucial tenets of this industry such as: -How is it possible to earn up to 18,000$ a year with a purchase of only a single student house? -How to come up with funds to make this purchase -What is more profitable and easier to do – to buy a completed Student Rental or make it out of a Family Home? -What is the right strategy to navigate Student Rental? -How to secure a well-operating Student Rental and transfer it to a family member, in addition to paying all school debts in full
