CARING FOR MARBLE Be careful when choosing a cleaning agent for marble. It is highly sensitive to various chemical and alkaline substances as they react with the marble and can potentially ruin it. The cleaning agents you use should be of a neutral pH (7) such as water. Regularly wipe the marble with a wax based substance. This will protect the design on the marble and make it even more resistant to damage. Marble is a porous material. Spilled wine or coffee can easily change its colour. To avoid this, cover the marble with an oil repellent substance that will act as a barrier for liquids and other substances.

The process consists of three parts:

Step 1. Obtaining a STUDY PERMIT - You are required to complete registration at any College or University in Canada for a program of at least two years in length. For registration you have to provide the IELTS test result, achieving a minimum score of 6.0 - If your level of English is not sufficient for registration at any College or University in Canada, you can take ESL classes or enroll in the Foundation program as preparation for College or University. - If you already have some diploma, your credits could be transferred; thus potentially reducing the period of study.

Step 2. Obtaining a WORK PERMIT According to new regulations, as of June 1, 2014, study permits will automatically authorize the holder to work off-campus for up to 20 hours per week during the academic session and full-time during scheduled breaks without the need to apply for a separate work permit. The study permit holder must be pursuing academic, vocational, or professional training of six months or more that leads to a degree, diploma, or certificate at a designated institution. After graduating from two years of full-time studies, you have to apply and obtain a Post-Graduate Work Permit for the period of two or three years (depends on the Academic Program).

It is very difficult to distinguish an artificial plant from a real one at first glance. They are made with high quality to be effective elements of décor in the interior. Where does the list end? There is no point in discussing the price of artificial and real plants as it greatly varies. However, keep in mind that a real plant is always changing; it grows, lets out new roots, acquires leaves and petals, blossoms, and then the leaves turn yellow and the plant prepares for hibernation. This may also be a way of communicating to us that it is unwell as the plant always speaks to us but sometimes, we are unable to grasp the meaning. The Secrets of the Canadian Real Estate Bubble OR How Thornhill Investors Use the Up-and-Down Statistics of the Real Estate Market for the last 80 Years to Get 9-18% in Cash Flow each year and Make the Initial Investment Doubled in 2-3 Years, Working with Properties within a 1-2 Hour Drive from Home Ever since I moved to Canada, I have always been thinking about how reasonable the prices in the real estate market really are. Why do some properties seem to be overpriced?

housing affordability index in Toronto is too high. Nonetheless, please look at the statistics below and you will be shocked.

For the last three and a half years, I have been scrupulously analyzing rising prices in real estate markets in different regions of Canada. I also have been studying economic changes in other industries. What exactly do I try to find in these (at first seemingly boring) colorful graphs and numbers? I tell you what – the correlation, as well as the mechanism of economic and political influence on the real estate market. By knowing the past and analyzing the statistics for that period, one gains a better ability to predict future. For example, I often hear: “Canada’s economy is highly dependent on oil, which makes up 25% of total Canadian exports. The growing real estate market is just a bubble that will eventually explode”. Knowing the statistics of oil price changes, GDP, and the dynamics of the real estate market make it easier to predict how the market would react to the last drop in oil prices. First, there is no such thing as the “Canadian real estate market”. There is a real estate market of the GTA, Toronto, Calgary, Montreal, Edmonton, Vancouver, and so on. In fact, each of these markets has a life of its own. For the last 15 years oil prices significantly dropped three times – in 2000 to $20/ barrel, in 2009 to 35$/barrel and in 2015 to 37$/barrel. Every time a similar situation in the real estate market occurred. The real estate market would drop in Alberta, but would rise in Toronto because a drop in oil prices stimulates the U.S. GDP and economic activity shifts to the east. Frankly, the value of the oil industry is popularly overestimated and it constitutes about 12% of total Canadian exports, according to Statistics Canada. Now I want to share my observation about Toronto’s real estate “bubble”. Experts tell us that the

The housing affordability index in Toronto is about 45%. What does it mean? It means that it takes 45% of an average household income to pay for the long-term real estate loan. In simpler words: families have to spend half of their income on housing. Too much? Indeed it is. Though in 1995 this ratio was 58%, in 1991 it was 66%, in 1990 it was 87% and in 1982 it was 86%. Moreover, the rise of the prices today appears moderate in comparison to 1989. Back then, the prices rose by 175% in 5 years and therefore, the “bubble” exploded! The prices dropped by 27% throughout the GTA and the prices for condos in Toronto dropped by 39% (by the way, the primary cause for this collapse was the over-priced condos). The market in Vancouver seems even more insane. It looks like the real estate prices there are perfectly correlated with the height of the mountains. Now I will shock you even more. Interestingly enough, the real estate bubble of 1989 did not collapse only because of the high market prices. The Bank of Canada was trying to stop the rising prices and increased mortgage rate to …14%!!! That is not it...

Real estate market is like a living being; it reacts to changes in real estate prices no matter what caused them. We should not think that the market could just crash in one instant with no events preceding it or no signals being made. Everything happens for a reason. Exactly what happened to the real estate market in 1990s? What caused the prices to drop for long seven years? Can it happen today, or in the near future? What can save us from the “horror” of falling into “financial abyss”? Should we hurry to buy real estate today or should we wait for the market to correct itself in the near future? Can we make profit off the current situation? How? Look at the graph above. We are neither the first nor the last to be in a situation like this. Knowing the dynamics of the changes in the market for the past 80 years and knowing the basics of real estate investment, you will be able to easily overcome any obstacles to your financial freedom.

HOME-STAGING: The Secrets of Quick Sales Hello, my name is Natalia Slobidker. I am a professional Realtor, Designer and Canadian Certified Staging Professional. I began addressing the Staging aspect in the previous issue. We have discussed the first and most important rule when preparing to sell the home: decluttering. We also mentioned the second rule of maximum depersonalization; making sure that your habits and lifestyle are not “readable” to strangers.

As part of the experiment, we went shopping at a store which people of any level of income can afford: Walmart. We bought a new set of accessories for the bathroom, personal and bath towels, and baskets of different sizes to organize objects. Adjacent to the vanity is a bath, on top of which is a baby bath along with things hastily abandoned by the owner in the morning before going to work.

The intermediate step has been completed. Below is the result.

The third stage is preparing the space for an open house; that is, showcasing. I always do this in two steps. To begin, we come up with a way to organize what is left of the clutter due to daily use but is not appropriate for display. This process is organized in such a way that within a few minutes it is possible to transform a regular living house into a model home.

Please note – we left room inside the drawers for the boxes that are displayed on the counter in the picture. Inside the drawers are household chemicals and hygiene products.

This is how the bathroom looked like when I saw it in my client’s home for the first time. A chaotic display of a bunch of bottles, creams, and cosmetics; the hairdryer on the towel rail, door with hooks from which hung clothes and towels, and an organizer for small items on the opposite wall (you can see it in the mirror). Generally speaking, a normal household bathroom:

However, even if the buyers arrive and the hostess did not have time to place the box in the cupboard, the bathroom still has a neat appearance both on the outside and the inside. Yes, yes, people do look in the kitchen and bathroom drawers.

After the magazine’s release, I received many letters and among them many requests to show the entire process step-bystep. I decided to show this through an example of a bathroom because most of them are set up similarly and therefore, my recommendations will be helpful to a greater number of people. To illustrate my point, I will use the coincidental request of a client to prepare their bathroom for showcasing!

We organized everything from the countertop on a functional basis into two boxes. The drawer’s contents were put into identical baskets, the hair dryer, towels, and clothes were hid in a drawer, and the trinket organizer found its new place on the inside of the door.

After talking with my client, I learned that there is not much left to declutter since she uses everything on the counter top on a daily basis. Thus, we immediately started with the second stage. She kindly agreed to let me use her bath for our objectives and show each step of the process. The second stage is the organization of everyday life in the period of a sale. Since an inexperienced person may make a mistake when choosing the color scheme for decorating, I decided to go for a win-win option: a combination of black and white.

The Man’s and Woman’s Perspective: GENDER IN THE INTERIOR Psychologists have often wondered if there are more male or female elements in the home. Although many people do not think about this, professionals are able to instantly feel the character of your home. Every interior has a “gender.” Primarily, this depends on the person who planned the design of the home. Not surprisingly, this tendency closely reflects the character of the home owner. The problem arises when one partner tries to adjust everything to their liking, without including the character of their other half. Psychologists claim that this will make your partner uncomfortable in the home; they will feel foreign and accordingly, offended. It is recommended to solve this problem during celebratory days, such International Women’s Day or Valentine’s Day.
