B
rick is an ancient material that has been used in construction for centuries. Today’s market offers bricks of building grade as well as decorative bricks used for both outside and inside trimming and decoration. Today, bricks have become an interior decoration material of choice in connection with the latest trend to use ecologically clean, natural substances to create a certain style of decor. Another choice is wood but it is considerably more expensive than brick and thus not as widely affordable.
DECORATING WITH BRICKS
Decorative bricks come in many shapes, patterns, and colours, making it easy to choose the type appropriate for the desired style of decor. Bricks are resistant to moisture but not waterproof which means that sooner or later they will start deteriorating in constant moisture conditions. In order to extend their durability, decorative bricks should be treated with a special solution that makes them waterproof. This treatment is especially recommended for the bricks used to decorate a bathroom. Some styles of decor can do with faux brickwork “revealed” in places from under “chipped” plaster (French Provence). In others, the whole wall or part of it can be made of laid bricks (country style). In the case of classic interiors bricks find their use in decorating fireplaces and walls around them. Window and door openings look great encased in brick “frames” with rounded corners. Glossy bricks look better in modern interiors that call for smooth, shiny, light-catching materials. Classical style interiors will profit from matte brick surfaces or even antiqued brick that will impart an ancient look to a modern dwelling. Decorative brick is an inexpensive way to add uniqueness and charm to your home. Laying a whole brick wall is quite a risky proposition – but a small fragment of the wall, a corner, or a recess decorated with brick will draw attention and incite admiration.

THE MATERIAL OF THE COUNTERTOP When considering your options, pay attention to the material that the countertop is made of. The prices of two countertops made of the same material can be substantially different – depending on the quality and the producer. If choosing particleboard and MDF, you can arrive at a budget-friendly solution. Particleboard provides a wide range of options when it comes to style, form, and colour. This is achieved due to the laminated surface. As a result, it becomes damp proof, easy to care for thanks to specialized membranes, and suitable for an assortment of options: wood, stone, or tile. The only drawback of these surfaces is the fact that they are susceptible to scratches. If they occur, water can fill them and the tile will swell. A safer and ecological option would be a surface made of MDF. However, this material consequently costs more. Stainless steel has countless advantages; thus, it is considered to be quite an expensive material. The cost depends not only on the thickness of the sheet but also on the surface – whether it is matte or mirror-like. Today you can find embossed and grooved surfaces. A countertop made from stainless steel will serve you for a long time. It is highly practical and easy to care for.

FAUCETS – WHAT ARE THEY?

The construction of a faucet determines its reliability. Mechanically, there are four types of faucets: compression, cartridge, ball, and disc. Each of them has different mechanisms for controlling water flow, and all are relatively easy to fix if a washer, seal, O-ring, or cartridge needs replacement and starts to leak or drip.
COMPRESSION FAUCET Compression faucets are the least expensive type. They are most often found in older homes. You can tell a compression faucet from separate knobs for hot and cold water that work when you twist them to either open or shut the water flow.

Compression faucets will at some point start dripping. Their rubber seals or washers will eventually wear down and need to be replaced. The washers are located at the end of a compression stem that stops the water flow when the handles are tightened. When the washer stops doing its job properly, water gets past it and starts dripping. Thankfully, replacing a seal is an easy job even a person lacking in mechanical knowledge can do it. The other three types of faucets are called “washer-less.” They are more valuable as they tend to leak much less than compression faucets.
BALL FAUCET A ball faucet is commonly used in kitchen sinks. It has a single lever that controls a slotted ball that aligns with the cold and hot water. To control the water pressure you have to lift the lever, which, in turn, lifts the ball to let the water through. The temperature is controlled by moving the lever from side to side. This aligns chambers in the ball where hot and cold water is mixed. A ball faucet is the leakiest of the “washer-less” faucets.

CERAMIC DISC FAUCET
This type has a hollow metal cartridge that seals the faucet and controls water flow and temperature. It may have one or two handles. A single-handled one works by being pulled up or down to adjust water pressure and moved back and forth to adjust temperature. A double-handled cartridge faucet works not unlike a compression faucet, but is easier to use since you don’t have to apply force to turn it off and on. All of the parts are locked in the cartridge – therefore should a leak or drip occur you need to replace the whole cartridge.
This is the latest in faucet technology and the most reliable. This faucet controls water flow with two fire-hardened ceramic discs: one stationary and one that moves sideways or up and down. By sliding across each other the discs control both water flow and temperature. Disc faucets tend to have a wider body to house the discs, which are located inside a cartridge. They are considered the most reliable faucet types; the cartridge rarely needs replacement. They are the most expensive and often come with lifetime cartridge guarantees.

A few months upon my arrival to Canada, I was writing a check for the monthly rent to my landlord when I thought: “It would be so great to own a house like the one of my landlord, or even several houses, and to take the place of my landlord; to have people writing checks to me every month as the years go by until the end of my days.” While driving around neighbourhoods, I noticed apartment buildings where 10, 30, or even 100 units were rented each month. I knew him even before coming to Canada and our meeting opened a new perspective at looking at real estate investments. As a result, we became business partners and currently own 3 investment projects. Attending numerous real estate seminars and becoming members of investment clubs and associations enabled us to gather valuable knowledge and experience of other investors in the real estate field. Gradually, we were able to shift out the principles and strategies that comply with our view of real estate. We owned a duplex in the US; however, the difficulties of running a business 1, 300 km from home soon became overwhelming and we decided to deal with properties

The most important principle of investments is profit, which is created by several factors: -Monthly Positive Cash Flow -Mortgage Loan Reduction -Appreciation The most important aspect that we value is the rate of return. Our investment criteria is getting 10-30% of the invested money yearly. For example, let us consider a simple investment an hour away from Toronto in a detached, semi-detached, or town house with 3 bedrooms and at least one bathroom priced at around $300, 000. It is impossible, and unreasonable, to come up with the total amount at once. Rather, one needs to use loans from banks (or other financial institutions) and present a down payment ranging from 5-25%. The figures are subject to change under market conditions; however, in any case, we double
the initial investment in 3-5 years. To attain this profit, one simply needs to change the loan conditions. Now the profit can be applied in any direction, even to buy a second property. CONTEMPORARY STYLES Contemporary kitchens, also known as modern, have simple clean lines and decorative elements and are almost devoid of personal touches. The materials associated with contemporary kitchen styles are mostly man-made: stainless steel, laminate, glass, concrete, chrome, lacquer, etc. Contemporary kitchen styles bear European influences. If a clearly modern kitchen leaves you wishing for a touch of cosiness while looking sleek and streamlined, you can mix subtle woods like birch, ash or maple with some sort of metal like copper, brass, pewter, chrome or stainless steel on your countertops, floors and cabinet doors.
TRADITIONAL STYLES Traditional kitchen styles blend the formal and elegant look characteristic of American and European homes of the 18th and 19th centuries. Among the common elements of this style are crown and rope moulding, fluting, and other ornamentation and trim. The kitchen cabinets are generally made from cherry, walnut and mahogany wood and feature raised panel doors. It’s also common to see them painted white. The fixtures and appliances are generally antique looking. If you are not planning your next renovation soon, a traditional kitchen may be just for you because it never goes out of style; however you may want to spice up your appliances or furnishings over time. And so the notorious dilemma arises: whether to purchase a pre-renovated house — simply bring the suitcases in and begin living — or instead get a “blank slate” bought for a winning price and spend extra funds to refurbish the house how you wish. It is a very personal question. I have one recommendation in this situation. If there is a professional who can at least provide you with a rough time-and-money estimate for each specific alteration, then it would definitely make sense to hear them out. Yes, repair will be a messy inconvenience, but it’s only for a week. For years to come your life in the house will be cozy and comfortable. All of these factors determine the next criterion:

5. PURCHASE STRATEGY This is one of the most difficult moments between the realtor and client. The agent’s experience, the buyer’s comfort, and a sober assessment of the situation must align. The buyer’s financial opportunities are vital

So where to begin? Choosing the right window coverings can be a daunting task for a homeowner staring down an overwhelming amount of bare windows. The key is to prioritize: begin by using shades to cover the windows in the bedrooms and bathrooms being used. Since it is unlikely that colours and furniture have been finalized, avoid purchasing permanent fabric drapery treatments right away. Instead, begin with shades for privacy and sun protection, keeping them neutral and staying consistent throughout your home - this will avoid imposing limitations when it comes to selecting fabric for drapery. Neutral shades are also the most economical and clean-looking option for getting your priority windows covered. You may want to continue with shades throughout your home, or you may opt for neutral sheers which are great for larger windows. This will not interfere with your drapery design scheme. For a more formal look, consider Hunter Douglas silhouettes or pirouettes.

There is nothing quite like the luxury of marble or the richness of leather. Designers are drawn to such qualities; to the unique depth and quality that only natural materials possess. If only every project could be draped in yards of linen and clad in white arabesque marble! Here is the catch: not all of us are able to afford the price tag attached to the laboriously harvested, tanned, and milled product. Natural resources are limited – this creates both the demand for their valued qualities and the matched high prices.

That which is natural tends to come with its inherent weakness, whether that is the porous quality of stones or the delicate surface of hides. The maintenance issue plays a significant role in material selection. Design trends are born out of the need for them. The high demand of these trends and the desire of a budget-friendly and low maintenance option caused the market to be filled with “cousin” materials, alternately known as fakes. I have personally witnessed the transformation of “the fake” go from Frankenstein to fabulous. Truthfully, the result is often better than the real thing!

Below is a list of my top three fakes that give the real thing a run for its money.

STONE TILE AND SLABS
No doubt we all love the aesthetic of marble; however, do we really want the panic that ensues when we spill hand cream on the bathroom floor or red wine drips on the kitchen counter? Have no fear! Porcelain products are a great replacement; they are inherently nonporous, thus bringing the maintenance to a bare minimum. Moreover, they are priced at a fraction of their fancy counterpart. Collections such as MAXFINE from Ciot include slabs and tiles that allow ultimate flexibility in design. For instance, the slabs are available in several patterns within each colour for an authentic “natural” application. With thicknesses
starting at ¼” the issue of heavy weight associated with natural stone is eliminated. In short, porcelain is cheaper, more durable, and easier to install than the natural option.

LEATHER WALL COVERS
Using luxurious materials and textiles to make a statement has long been a designer go-to move. I have installed rich leather panels on the entry walls of a penthouse and created leather-wrapped wall panels in a dining room. The subtle patina offers texture and elegance; however, it is an expensive installation process that requires professional skill. Further, leather is not highly tolerant of scrapes or scratches. A fantastic alternative is a wall cover which is available in a variety of patterns, hides, and tones. Whether you are looking for
classic leather, or the detail of a faux-croc or faux-ostrich, synthetic wall covers are a fast, affordable, and humane alternative.

NATURAL TEXTILES
I love the softness that natural linen adds to the interior. The problem is that I am not very keen on the hefty price that 100% linen carries. If you ever had custom drapery made, you will quickly learn about the enormous quantity of yardage required. The price alone can be debilitating. In addition, some natural materials do not fare well under direct sunlight. As an alternative, consider a linen blend. It offers the drape and aesthetic of the real thing with added durability and reduced cost associated with synthetics. If you love luxury but prefer an easy and affordable reality, I say, fake it to make it!

The way you format your bedroom windows plays a very important role in the overall feeling of comfort and security. No matter what style of bedroom decor you have, choosing the best window treatments for the room should be based on function, appearance, and design. First of all, decide whether you want simple curtains or more dramatic window treatments to enhance the appearance of the room. It is very important to tie the curtains in with the rest of your decor. This does not mean that you have to play it safe and make the curtains match perfectly but they shouldn’t clash with the decor. Make sure that the materials reflect the materials in the room, the color works with your color palette, and the thickness of the material works with the feel of the decor. In fact, the thickness, colour, and fabric are the three most important points to consider when deciding on the window treatment for the bedroom.

THICKNESS: Consider a window facing east or southeast. Waking up to a glorious sunrise is very romantic – but not if you are too tired to appreciate it and just want to sleep in. Hence, for a window that gets early morning light you may want to consider a heavier curtain. Rooms that have little natural light should be dressed with lighter fabric treatments to allow sunlight in. Functionality is the key word here. Blackout curtains are thicker than regular curtains, which not only helps reduce light that comes into the room but also helps with noise reduction.
