Lately, the North American market presents fireplaces with a TV screen inserted into a fake firebox, showing a recording of real fire. Of course, the imitation of anything leaves a lot to be desired, and nothing can replace live fire, no matter how artistically it is reproduced. Unfortunately, wood-burning fireplaces are a thing of the past in Canada and the US. You can still find them in older houses but new houses are built with artificial fireplaces only because wood- and coal-burning emissions are harmful to the environment.

THAT FAMILIAR LAMINATE

L

aminate flooring is the best for those who like experimenting with their home decor. Compared to parquet or hardwood, laminate needs no special installation skills. You can do it yourself if you install it over a cement floor that does not require any corrections. You can start laying laminate from any corner of the room. Laminate comes in a wide colour range and textures enabling any design solutions. Laminate can create a faux wood or stone, marble or tile effect. One of the advantages of laminate flooring is its practicality – it would not suffer from spike heels as much as a parquet floor. Nevertheless, moving furniture around can greatly damage this type of floor covering and nothing will eliminate the scratches short of replacing the damaged section.

Laminate does not get discoloured with age but it gets abraded. Maintaining laminate floors is easier than hardwood ones. All you need is a slightly wet cloth – make sure you have squeezed out as much water as possible to avoid swelling in the seams. By the way, the seams in a light-toned laminate floor may get clogged with dust and dirt which will greatly spoil your floor’s look. Try to avoid walking barefoot on your laminate floors because it inadvertently shows footsteps. Another drawback is static that is inherent in laminate floors unless you purchase a more expensive laminate covering with antistatic coating. The higher the class of laminate, the higher its price. To evaluate the quality of the material you need to have an idea of its manufacturing process; a multi-layer syn-

thetic flooring product fused together with a lamination process. Laminate flooring simulates wood (or sometimes stone) with a photographic appliqué layer under a clear protective layer. The inner core layer is usually composed of melamine resin and fiber board materials. Laminate flooring is priced in direct relation of its class. MATERIALS The strongest rods are made of iron, stainless steel, or brass. They are reliable and durable thus being ideal for hanging heavy thick draperies. Rods made of wrought iron fit classic decor, as well as the country and provence styles. Straight geometrical lines in either shiny or matt brass look good in modern interiors. Metal sets can include single, double, or multiple poles to use for hanging several layers of curtains and drapes. Wooden rods are the best choice for a classic decorating style. The most popular of them are made of oak, cherry wood and exotic types of wood. Unlike the metal ones, wooden rods can be single-pole only.

CHOICES, CHOICES‌ The lightweight string consists of a steel wire with metal brackets but because it tends to sag you can use it only for the lightest sheers.

Wrought iron decorative poles coated with a layer of paint and varnish can be used for any weight fabrics, as long as you choose the diameter in accordance with the weight.

Drapery hardware usually consists of the pole, brackets, and two decorative finials, with additional parts like rings, clips, or eyelets. For a rod less than two metres long, two brackets will be sufficient; for longer rods you will need the third bracket in the centre in order to prevent them from sagging under the weight of the fabric.

Traverse rods consist of a metal, most often aluminum, shape installed on the wall or ceiling with the help of brackets and covered with a decorative moulding made of wood, particle board, or plastic imitating the material of your choice. When buying a traverse rod make sure the hooks move along it with ease.

When selecting brackets consider the distance they will allow between your rod (and, accordingly, your curtains) and the wall. This is especially important for smaller rooms, for which you need the shortest brackets.

Combination rods hang pinch-pleated draperies in combination with other styles of drapery for a multi-layered effect.

Decorative finials present an easy and inexpensive way to introduce some changes into your decor. There is no need to buy a new rod, the new finials will do the trick – just make sure they fit the diameter of the old pole.

Besides the wall-mounted rods, there is a ceiling-mounted type that makes a low ceiling visually higher. In their case there is no need worrying about the rod length.

The universal version is a hollow round rod of metal, plastic, or wood, with draperies attached to them with rings, hooks, or pocket-style.

Measure the width of your window and add 30 to 40 cm. The resulting number will give you the best possible length of the rod, at which fully open curtains will clear the whole window.

The least expensive rod material is plastic. Its advantages include low price and wide range of colours, while its drawbacks are low durability and strength.

Not all curtain rods are simple straight poles; curved and hinged poles are available from numerous companies, allowing installation in bay windows and around curved walls and corners. Curtain rods can also be of a crane or swing arm design.

VENTILATION FANS

B

athroom and kitchen fans are an important part of your home’s ventilation system. They remove odours from the house (thus improving indoor air quality) and moisture (thus decreasing the level of humidity in the house).

Most exhaust systems consist of an exhaust fan, ducting, and an exterior hood. Some houses have a central exhaust system, in which one fan draws moisture and odours from several rooms of the house using a network of ducts. Kitchen exhaust systems usually have the fan and fan motor in the exhaust hood. Other systems use an in-line fan, which is in the exhaust duct, or a fan outside the house. In-line and outdoor exhaust fans are usually quieter than systems with the fan in the room. Not all the fans are created equal. Research shows that many houses have exhaust fans that: • are too noisy • move very little air • are not energy efficient • may cause backdrafting of combustion to appliances • use high-wattage lighting

Usually these drawbacks refer to older models. Now, there is a new generation of effective, quiet, energy-efficient exhaust fans and controls. When making your selection, choose the quietest, most energy-efficient fan in the size range required. Most fan labels have Home Ventilating Institute (HVI) ratings so you can compare noise and energy efficiency. Look for a fan with replaceable parts and permanent lubrication. A fan suitable for continuous use is preferable. Be prepared to pay more for a quality fan. Select smooth exhaust ducting. Seal the joints and insulate sections that run through unheated spaces. And, finally, place the exhaust hood where it will not cause moisture damage on exterior surfaces. Install the proper controls.

BATHROOM FANS When selecting a bathroom fan you should know their exhaust capacity. A normal bathroom needs a good-quality fan. A poor-quality fan will not exhaust enough air and will be too noisy for regular use. Large bathrooms and bathrooms with bigger fixtures naturally need larger fans. Place the bathroom fan as close as possible to the source of moisture or odour. Some

bathroom fans have lights or heating lamps. If you choose a fan with integrated lights, look for efficiency. Any fan installed in an insulated ceiling — for instance, in the attic if it is located right above the bathroom ceiling — must not leak air and must be rated for use under insulation. Many people won’t use a noisy fan. Select the quietest fan in the size you need. They are often labelled “low noise” or “quiet.” Check for the HVI rating. If it is not rated, there is a good chance that it will be noisy. Energy efficiency does not stop at an energy-efficient fan. Ducting can affect fan performance. Uninsulated, undersized, or droopy flex ducting, ineffective or dirty backdraft dampers and exhaust louvers can cut rated airflow by more than 50 per cent. To check whether your exhaust fan is drawing air, hold a piece of toilet tissue up to the grille. The exhaust air should hold the tissue tightly to the grille. You could also check the outlet to make sure the air is leaving your house. Fans create static electricity which attracts dirt that can encourage mold growth and restrict air movement. Clean fans, housings, backdraft dampers and exterior flaps seasonally.

KITCHEN RANGE HOODS A kitchen range hood must move more air than a bathroom fan. As a result, they are noisier, although they can be relatively quiet on low speed. The best units have a low noise rating, an energy-efficient fan, fluorescent lights, sound insulation, anti-vibration mounts and duct connections. For heavy duty use, select non-corrosive materials such as aluminum or stainless steel. High quality hoods may have heat sensors and a safety shut-off. Kitchen exhaust systems should discharge outdoors. Recirculating range hoods rely on filters to capture some odours and grease. The filters are generally made of carbon and must be replaced frequently to be effective. With recirculating fans, cooking moisture and odours will usually remain in the house. Range hoods usually have washable, aluminum-mesh grease filters. Better quality filters have a smaller diameter mesh over a larger surface area and can be cleaned in the dishwasher. Clean or replace grease traps and filters frequently. The newest range hoods allow you to remove the fan for cleaning in a dishwasher.

The task of bath manufacturing companies is to offer new models, and this is exactly what they are doing. Lately, they have presented a multitude of new models made of plastic, metal, stone, and polished or unpolished wood in various designs so it enables homeowners to find something to their taste and capabilities. Freestanding bathtubs often weigh more than their built-in counterparts due to the denser material used. here are numerous ways to create a shady place in your garden the simplest of which is to open an umbrella. With some ingenuity though, you can create a permanent shady area in your backyard. Invest some money and time into creating arches and pergolas – and you will be happy with the result. Not only these structures will provide shade but they will serve as an important decorative element of your garden as well. They will create vertical accents and support your climbing plants. Another advantage is that they can be installed at any place on your lot. A pergola at the back of your garden will become an excellent intimate spot; closer to the wall or over a patio it will provide the necessary shade. An arch will emphasize a path into the garden. Place it next to the wall or hedge and

use it as an art niche, with a statue or a picturesque bench underneath. There is a wide variety of pergolas and arches so when making your selection be sure it matches the style of your house and its surroundings, follows the outline or colour of your exterior walls or flower beds, your outdoor furniture, and garden decor. Wrought iron arches, Oriental style wooden pergolas, natural stone installations with oak ceilings – all of them look great but only if their style is compatible with that of your garden. Mostly, arches and pergolas are made of wood in combination with brick, stone, or metal. The arch is a narrow structure with a flat, semi-circular, or gabled roof. The pergola is a series of connected arches. Arches with a semi-circular or pointed roof are usually manufactured from steel tubing. The most expensive are arches of brick and wood.

Popular Oriental-style pergolas consist of wooden beams with tapered ends inserted into slits in the bearing beams. The ends of these beams are not just tapered but turned up. To ensure this charming structure’s longevity treat all its parts with antiseptic solution and use only stainless steel nails and screws to put it together. When your beautiful structure is ready all you need is to consider which plants you will use in conjunction with them. The best choice is climbing roses that look especially good on wooden country style pergolas. Besides, they have a prolonged period of blooming. HOME-STAGING: The Secrets of Quick Sales

H

ello, my name is Natalia Slobidker. I am a professional realtor, interior designer and certified specialist of home-staging. This discussion will focus on the latter of those three. Home-staging is the professional preparation of real estate for sale. The sweet spot between consumer psychology, interior design and the mastery of the art of real estate is much like a science of its own. The goal of staging is to sell your real estate while maximizing the speed of the sale and the price with a minimal amount of time, money and effort spent. For starters, here are some statistics: in 2012, RESA (Real Estate Staging Association) inspected 89 houses which, on average, lasted 166 days on the market until the owners despaired and called a professional home stager. On average, these houses were sold 32 days after they were professionally prepared – that is 81% less time spent on the market!!!

I always tell my clients that a house in which you live and a house which you sell are two separate houses. Throughout my entire career, only once did I encounter a house that could be put up on the market without changing a thing. The woman who lived there was an artist and interior designer without sentiment towards objects (read: passion to piling mounds of useless things which clutter my and your homes alike). In all other cases, the houses or apartments needed to be adjusted to an idealized standard for the typical buyer in the region where it is being sold. Naturally, it is necessary to consider the specifics of the region. Home-staging for a downtown condominium will differ greatly from home-staging in Woodbridge, which, in turn, will differ from Markham.

But there are also common rules for any region, so let me start with those.

THE FIRST AND KEY RULE IS TO DECLUTTER. The sale of a house and the following move is a great reason to go through everything that has piled up and either throw away, donate or gift the things you have been keeping “just in case”. If the year had not presented such a case thus far, then it is likely that you do not actually need the item. If it is hard to part with acquired items anyway, then pack them into boxes and put them in storage if you have space. If not, then it would be reasonable to rent a storage space for the time being that you are selling. It is cheap and extremely effective. A home with fewer items looks more spacious; the space makes it easier to breathe freely and so, naturally, a potential buyer is more likely to appreciate it. DINING ROOM IN USE

Nine of them were sold with multiple offers pending. Can you guess why? Maurice’s firm’s inspection revealed that almost 60% of buyers make their decision after having only considered ten homes. A correctly presented home makes it to the potential buyer’s list, thereby increasing its chances of sales. The same inspection claims that almost 80% of people are ready to pay more for a home where they can just move in without doing anything. This is the so-called move-in-ready house. A professional home stager will help you attain this too. So then, what is the mystery of this beast called home-staging? THE KITCHEN: STYLE AND FUNCTIONALITY

he kitchen is the centre and the soul of many homes, therefore its decor and mood should be in keeping with its owners’ philosophy and lifestyle. Accessories and dishes seem to play a critical role in the decor. Try to choose the right ones and make sure they are good quality.

MINIMIZE FUSS Minimalism is one of the important trends of today’s kitchen fashion. Its principal features being simplicity, clean lines, and clarity, it creates the calm mood. The main idea is to avoid anything too flamboyant or provocative in the kitchen decor; then the esthetics of simple geometric shapes and neutral colours, including white, gray, or beige, will help you relax. The working surface can contain a stovetop, a bar, a sink or working surface – anything you fancy, in short. Of course the island functions best in a spacious kitchen. Choose the dishes and decor in ethnic motifs, vivid or contrasting colours, simple shapes, and a pattern of stripes or spirals that will emphasize the originality and love of freedom of the happy owner of a kitchen island.

COLOURS WITHOUT BORDERS Despite the popularity of minimalism in the kitchen many designers prefer bright neon colours in kitchen decor. This trend is a favourite with imaginative and happy people who don’t mind sharing their posi-

tive emotions with others. Choose a colour, any colour – from intense fuchsia to garish green. What is important is the simplicity of shapes. A kitchen in vivid neon colours is reminiscent of an unusual alien civilization or a mysterious underwater world. In such a kitchen a teardrop-shaped sink and teardrop-shaped dishes in the same vivid colours as the interior decor will not look out of place. Your visitors will appreciate you conceptuality and imagination.

HIGH-TECH IN THE KITCHEN Details are key in the modern kitchen design. Numerous trade shows demonstrate built-in lighting that changes in accordance with the owners’ mood, drawers with regulated temperature for storing food, or a magnet for hang-drying napkins. In short, the inventors of the world try to ensure happiness generated by spending time in the kitchen. STEAMPUNK IN INTERIOR DESIGN

T

oday’s home design can be characterized as the time of satiety. There is not much left to surprise, let alone – shock. Luxury or austerity, ultramodern or radical retro – nowadays, this is cliche seen in various versions in offices, homes, or buildings. However, there are still few unusual styles and one of them is steampunk.

THE CONCEPT Imagine our world without plastics, computers, and mobile phones but with different devices and machinery powered by, let’s say, steam engines. Probably in such a world every new technical gadget would have to be licensed. Who knows in what

direction the legislative basis would go in a world with alternative history? Who knows you ask? Science fiction authors know – for sure. In their works of fiction, they have described interiors and mechanisms that became the basis of steampunk. Admirers of unusual design solutions do not even need to peruse the works by Jules Verne or Herbert Wells because the objects of their fictional reality have long been embodied by moviemakers. Steampunk is a genre that originated during the 1980s and early 1990s. Steampunk refers to literature, cinema, and presentations but also to art, fashion, and design that are informed by the aesthetics of Steampunk literature. Interior design has not escaped the general trend.

MATERIALS Steampunk style is utterly incompatible with synthetics and uses only natural materials like wood, stone, glass, and metal (preferably bronze). Of course, you are not required to mount in your home some cumbersome steam machinery that would need special licensing to be used. Today’s market offers a wide variety of materials imitating the texture and look of various woods or metals. Acrylic, laminates, special coverings and veneers are all excellent ways to decorate floors, walls, and ceilings.

tween pieces of furniture have to be unencumbered to let people move around with ease.

LIGHTING The moderately bright but diffused soft light of glow lamps is excellent for emphasizing the steampunk character of the decor. Of course, lighting needs to be stylized, and you should be aware that appropriate ceiling fixtures are not readily available in stores. They can be successfully replaced with Victorian wall scones considering that the steampunk concept is utterly compatible with that epoch.

INTERESTING DECOR ELEMENTS Steampunk starts with your entrance door where you can replace the customary doorbell with something fitted with pipes and levers. The sound of the ring is also important – unlike the electric rattling or electronic signals, this bell needs to emit natural melodic sounds imitating something like the sound of the clavichord or clarion. An old barometer, a mercury thermometer with a wooden base, a floor or wall mechanical clock – all these are acceptable details in a steampunk decor. Typewriters or telephones with a crank arm are great additions to this style. Many items will arouse your guests’ curiosity. Their questions will give you a pleasant feeling of satisfaction. “What is it?” your amazed visitors will ask. “This is steampunk,” you will reply suitably proud because your decor is stylish and unusual, beautiful and fascinating!

ver the past few years, a trend has emerged that perhaps you have taken note of; in- stead of moving, some of us are staying in our current house and renovating. This was exactly the case for a project that we recently completed. Located in the suburbs of Toronto and backing on to beautiful green spaces with nature trails, our clients – a couple with two young children – found it hard to move from their little house that they loved so much. Instead, we joined forces and began planning the expansion and renovation of their little space to accommodate the needs of their new family. The key to this renovation was plenty of natural light and open space. The wish list continued with the desire for a larger, more comfortable foyer, spacious dining room capable of accommodating

The kitchen – the heart of the home – needed to have a large picture window overlooking the backyard; however it also needed to be open to the rest of the main floor so that an eye could be kept on their children.

We designed for our clients a main floor plan that accommodated all of their wishes. A bright, cheery and functional kitchen was designed with ample storage space. The kitchen integrated beautifully into both the dining room and family room – a small yet cozy space where the family can

relax and watch TV. A great way to personalize this space was to display the homeowner’s growing guitar collection. A large custom chalkboard was added to one of the walls to keep the family organized and adding that casual “lived-in” feeling my clients desperately wanted to maintain. The dining room is simple and shows off their beloved harvest table and artwork which was a wedding gift. The furniture for the adjacent living room, from Upcountry, was just what we needed to dress up this space; incorporating great textures and a bit of vintage with a modern twist. “Bling” was not something that my clients wanted to see in their new house, but the vintage chandelier-inspired floor lamp was just enough to add a bit of sparkle to the space without being overwhelming… and it blended beautifully with the “old world feel” of the trunks we used as end tables. After many months of planning and renovating, my clients were able to finally move back into their new “old” home. The little house that grew is now the beautiful bright open floor plan they desired with space for the kids to run around and make the family feel at home. Sometimes the solution lies not in moving to a bigger home to accommodate your needs but instead staying right where you are and making your current house the “house of your dreams. THE ELEGANCE OF THE WHITE BEDROOM

T

he colour of walls in the room greatly influences the mood of its inhabitants. For this reason, bedrooms are often painted warm bright colours that soothe and relax. In choosing from a palette of warm colours for our bedroom we often forget that white is one of them. Often in our mind white is linked to the cold sterility of an ultramodern interior.

Nevertheless white has a wide range of tints that can be warm and elegant at the same time. These are ivory, eggshell, raw linen, etc. Still, for a smaller bedroom designers recommend pure white. Even if such a bedroom is furnished with a complete set, its white walls still create a feeling of lightness and space. Do not limit white colour to the walls alone in a minimalistic and simple modern bedroom; extend it towards decorative accents. White furniture, bed covers, cushions, and solid curtains will be a welcome addition. If it is still too white for your taste, go for a few brighter accents like bedsheets, throw or cushions in earth colours – brown, beige, green, or yellow. Decorative details made of stone or wood, rattan furniture – all this will offset the white of the walls. Vivid colours that look even better in combination with white will animate your room even further. IKEA-style furniture will look completely different with red or purple accents and modern lighting fixtures made of glass and metal. Wall paintings and stenciling, vinyl stickers can be an interesting addition for both a cozy and a cool style of decor.
