THE HALLWAY MIRROR
B
eing a reflection of the home is not the only role of the entry hall. One of the most important functions of this often insignificant space is that it helps you mentally prepare to leave the house because most of us look in the mirror before stepping out. If we are happy with the way we look at that moment it defines our mood and our readiness to embrace the world awaiting beyond. The hallway mirror serves a purpose much beyond you asking it “Who’s the fairest of them all?”. It can also serve to visually alter the room’s proportions as well as being a decorative accent. There are quite a few ways to make a small entry hall look more spacious, the most popular being a mirrored door of the hall closet built into the longer wall. If the closet has an accordion door, installing mirrors into every other section makes its design more interesting. For the hallways without built-in closets the role of the space enhancer can be allotted to a tall mirror on the wall, especially if hung in such a way that it reflects, fully or partially, a room or installed on a turn of a long corridor. Reflecting more than just the opposite wall serves to the visual effect of a larger space. An even better option is for the mirrors to reflect - whether fully or partially - various objects in the interior. For instance, reflecting a window will add light to the interior while a reflection of plants adds beauty. Mirror facets not only send colourful sparkles into the darker space but also serve to visually enhance the space. Horizontal wall mirrors make the shorter wall of the entrance hall look wider and enhance the look of the furniture next to it. They usually have a very simple frame or none at all, thus fitting into any decorative style, from frivolous to classic. Vertical wall mirrors allow you to see yourself from head to toe – an indispensable function for a hallway mirror. A little secret well known to clothing store designers: a mirror tilted towards you will make you look slimmer. Enjoy your hallway mirror and your reflection in it!

rch wall niches have been around for ages since Greek and Roman times. Wall niches are a wonderful way to display photographs, sculptures, collectibles, or any other piece you feel like showing off. Thanks to modern technologies and cheaper materials, anyone can have an arched niche installed by an experienced master. For practical uses you need a deeper niche, but even a faux niche 3 to 5 cm in depth contoured, contoured by a decorative moulding or boasting nice interior accents will make your whole decor look much more sophisticated. The soft radial lines of an arched niche will emphasize the superior taste of the homeowner while spectacular finishes and lighting will draw attention to it.The space inside the niche is used to emphasize the owner’s taste and individuality. DAMPNESS IN YOUR HOME foundation needs to be insulated horizontally. If this has not been done during construction, you will need to have a ditch dug around your foundation and have it insulated vertically.

xcessive dampness in your home manifests itself in wet spots, mold on walls and ceilings, unpleasant odor, and condensation on the windowpanes. Apart from the unattractiveness of such unsavory displays, the structural elements of the house start quickly deteriorating, as well as your health that may suffer from colds and skin problems or even show asthmatic incidents. A higher-than-60percent level of humidity in the house leads to excessive dampness. Even though fighting dampness and fungus in the house is an expensive proposition, your costs will be compensated by what you save on the medical outlays and home repairs. To begin fighting dampness, start with detecting its source. It may get into the

interior of your house from either outside or because of the inhabitants’ activities. To detect dampness getting in from the outside, check the waterproofing of your basement, your roof and gutter condition, places where your chimneys and antennas join the roof, and air tightness of your windows and doors.
Poor Waterproofing in the Basement. To get rid of dampness, first clear the basement of fungi using a special solution for organic deposits. Then have your basement’s walls and ceiling waterproofed on both the inside and the outside. On the inside, the surfaces should be coated with water repellants. Major leaks are liquidated with the help of quick-hardening solutions or with injected waterproofing. Incorrect State of Ground around the House. Make sure that the ground next to your foundation slopes away from the foundation at an angle of two to three degrees and is seventy to eighty centimetres wide or at least about twenty centimetres wider than the eavestrough overhang so that the water dripping from the roof would not erode the dirt around the house. Problems of the Draining System. Water can get into the walls because the gutters are either clogged or broken. There are methods to protect your walls from moisture besides the gutter repairs – for example, coating the walls with waterproofed plasters, resins, or water repellents. You can also protect the wall with the use of water-repellent decorative materials like vinyl paneling or stone-imitation tiles. Do not forget to leave space for ventilation between the house wall and the waterproof paneling.

Lack of Ventilation. Airtight windowpanes and solid concrete walls have an adverse effect on the house ventilation. Regularly air rooms with inadequate ventilation – by draughts.

BUYING PROPERTY – CONDO VS. FREEHOLD

I am a professional full-time realtor; I specialize in real estate pre-sales, sales strategy development and keeping real estate transaction risks at a minimum. My mission: minimum stress – maximum benefit, in any real estate transaction. Today, my article is intended for those who plan to purchase real estate. Regardless of whether this is your first purchase or one of many; you have to have a very balanced approach. Today we will talk about how a condo (abbreviation for condominium) is different from a freehold. I have seen that many mistakenly believe that condo is synonymous with apartment. Therefore, I want to first of all clarify some definitions. In Canada, the most common forms of ownership are the following: 1. Condominium 2. Freehold 3. Freehold with common elements
Condominium is a form of ownership of the apartment complex in which each apartment is privately owned by a single owner and common areas (staircases, hallways, courtyard, technical floors, etc.) are co-owned by all residents. The condominium can be issued as a single apartment building or as several adjacent buildings with a common outdoor area.
WHAT IS FREEHOLD? This is when you own the structure and the land on which it stands.
WHAT IS FREEHOLD WITH COMMON ELEMENTS? This is when a house (usually townhouse) adjacent to, for example, a piece of land, a park or a

yet, once again, turn to the property manager or the Board of Directors for permission so as to keep from making a mess. Otherwise, the corporation can rightfully demand for you to pay to undo these changes.
So, life in the condo: Main PROS and CONS
According to one of my clients who lived in a condo-townhouse for many years, the most unpleasant aspect of condo life is limited individual control over how the corporation’s money is spent. Of course there is legislation that has general provisions, but the actual control of the funds lies with the Board of Directors, supported by the manager. That is, if you need roof repair, the Board of Directors expects that the manager finds several companies they see as respectable (usually the property management company has a list of companies with whom they already have an established and developed relationship). Once these companies provide their estimates and terms of contract, the Board of Directors decides who to hire. The remaining owners are not entitled to vote on the decision of whom to hire and how much to pay.
When discussing living in a condo, I would like to single out two areas which, in my opinion, are fundamental to deciding whether the condo lifestyle is right for you. The first is a limitation you will have to live with and the second is a very weak control over the fate of the corporation. Each Condo Corporation has a Declaration and By-laws for the condominium. The importance of these documents is that they describe the policies, rights, and obligations of condominium owners. Even with just this basic definition, it is clear that these documents carry a limit of what one can and cannot do, and each owner buying a condo should be familiar with the contents of these documents; otherwise, they may accrue unnecessary trouble and financial costs. Buying a condominium after the conditions of the Certificate Status (a declaration and by-laws of this package of documents) are removed, the buyer is automatically signed and committed to follow these rules. Different types of condos have different rules and restrictions.

road, is privately owned. Then all of the houses adjacent to this site support it through a small monthly fee, which constitutes the “common elements.” The house itself and the land it stands on are in freehold.
For example, often a Condo Corporation strives to maintain a certain standardized appearance. In multi-storey buildings, it can be expressed in the requirement that all window treatments (curtains, blinds, etc.) are white on the side facing the window. Or they may prohibit door mats outside of your apartment. It is unlikely that you will be able to paint the outward side of the apartment door a different color. In condo townhouses, these restrictions may relate to changes of your garden. Or you, according to the declaration and by-laws, may not have the right to change the lamp on your townhouse wall at all, or only to what has been approved by the Board of Directors. Perhaps it will be necessary to ask specific permission. In general, all of the changes concerning the condo’s appearance should be done cautiously or better

That is the fate of funds, and in fact everything that concerns the corporations’ cases is really in the hands of 3-7 people (depending on the size of the corporation). Can one count on the fact that they will make the same decision that you would have? Even if you are on the board, you may be in the minority, so the final decisions are ones with which you might disagree. Decisions that directly affect the people are based on the financial condition of the corporation and the property resale value. The catch is that you can move into a condominium with exceptionally competent people on the Board of Directors and in condo management. However, everything flows and changes, so that after a couple of years you may find that the people who have come to power hold views contrary to yours in terms of what should be done/spent. Of course, the condominium’s rules and the actions of its directors can be lawfully challenged (Condominium Act). In general it is not such a simple life, although living in a condo has, of course, its advantages. So, when deciding whether to buy a condo, it

is good to be well-informed and approach the matter in a pragmatic, realistic manner. Nevertheless, condominium life has a positive side, too. Living in a condo is convenient in that all home care (usually studs-out), as well as landscaping, is the condo’s responsibility. This means that the owner does not need to prepare finances ahead of time or deal with costly unforeseen work for roofs, windows, and doors. Your lawn will be trimmed, trash removed from your territory, trees and bushes trimmed in a timely manner, dead trees removed and new ones planted. If a storm caused damages, then your manager will likely come to the territory of your condo the very next day to assess the scale of the disaster and organize the necessary repairs. All this can be very valuable for people who have little time, desire, and opportunities to engage in all of this hassle. In this sense, condo-townhouse combination can be quite harmonious. Multi-storey buildings, besides lacking the need for exterior house maintenance, often have the added advantage of various facilities’ availability right in the house. A set of additional services vary from condo to condo: these include sports
rooms, swimming pools, saunas, tennis courts, guest rooms, billiard rooms, etc. Maintaining these services is taken out of monthly fees. This is often much more convenient, paying a little more instead of being tied down by a schedule and the need to spend time on the road. Further, the extra level of security that you get living in a condo seems to me worthy of mentioning. Often one cannot get onto condo territory without going through security and/or Concierge. In multi-storey buildings, entrances are canvassed by cameras. Of course, locks only work on honest people, and no security can give any absolute guarantees but still, it is an additional obstacle for unwanted persons. Digression: Maintenance fees Often people living in freehold are under the impression that the fundamental difference between condos and their housing are the monthly maintenance fee. This is both true and false simultaneously. Of course, the owners of freehold do not formally have such fees, but freehold also requires one to think about the fact that the roof, the windows, the doors, the walls, and the basement all have a lifespan. One needs to be prepared for the fact that the 20- year-old

roof can leak instead of being taken aback by it. In other words, maintenance fees are always present in one form or another. The fact that these monthly fees increase every year is not a secret and it is often used arguing against condos. Yet, an undeniable fact of life is that nothing gets cheaper over time. So, in time, any sort of residence will become more expensive. I feel that I have highlighted the main pros and cons of living in a condo. THE CUTTING BOARD
T
he variety of cutting boards on the market is mind-boggling. Various materials, colours, and designs make it hard to select. Let’s look into each variety and decide what suits us most.
WOODEN BOARDS. Professional chefs prefer this kind to any other. These boards are “healthy,” stable and do not dull the sharp edge of the knife. Nonetheless, many modern cooks decide to avoid wooden cutting boards due to their high
cost and the wood’s susceptibility to losing shape when affected by moisture. Furthermore, there is no way to avoid the formation of cracks on the board’s surface - this is hygienically unsafe. Of course some simple measures like rinsing the cutting board with boiling water and having a separate board for raw meat and fish products will eliminate the risk. The right choice will define the lifespan of your cutting board. In the store, check the board you are considering for the smallest signs of cracking – even a tiny crack along the wood grain will inevitably become wider and deeper with time and will eventually cause the board to break. Discard boards that seem to be out of shape – this is a sure sign of problems with the manufacturing process.
PLASTIC BOARDS. Plastic cutting boards have recently become the most popular. Their advantages are durability, light weight, ease of care, and low cost. Manufacturers cover plastic with a special compound that prevents the board from sliding on the countertop during food preparation. This compound also prevents scratching of the board surface. The disadvantage is that, unlike other types of cutting boards, the plastic ones cannot double as trivets. Further, there is another drawback – their instability on the counter or tabletop but lately many brands of plastic cutting boards have been coming with small bumps on the bottom that serve as stabilizing legs. Make sure that the board you intend to buy is made of food-grade plastic – this will be indicated on the label. If there is no information to this effect on the label do not purchase. GLASS
CERAMIC
BOARDS.
Cutting boards made of impact-resistant glass seem to be ideal. Their surface is not subjected to damage during use, they are heat proof, easy to wash, and do not absorb odours. Besides, they look gorgeous and the variety of their designs allows choosing the one consistent with your kitchen decor. Unfortunately, this is what most of them become - a decor element. Domestic cooks stop using them pretty fast after purchase because a glass ceramic board will quickly dull your knives. Besides, the scraping sounds when cutting on this type of board may drive you crazy. Yet, for some kinds of kitchen jobs they are indispensible – for example, a glass board is the best for cutting fish because it does not absorb odours.

t is no coincidence that family and friends naturally gravitate towards the kitchen; it is the focal point and heart of the home. Today, this multifunctional space has evolved into much more than just a place to cook. The kitchen is where we come to dine, entertain, lounge and even work, which makes it one of the toughest remodeling projects. So before you dive in to build your dream kitchen, here is a little expert advice.
CONSIDER FUNCTIONALITY FIRST No matter what shape your kitchen is, plan for the sink, fridge and stovetop to form

a triangle with no more than six feet between each for ease of movement. Additionally, consider your storage needs. Use every nook and cranny, and place cabinets right up to the ceiling. Think about including deep drawers for pots and pans, drawers designed specifically for garbage and recycling bins, and appliance garages to optimize counter space. When it comes to light, overhead lighting is not enough – you do not want shadows cast on work surfaces. Add various lights to the space; perhaps under the cabinet so that they shine directly on work surfaces and pendant lights over islands that double as task lighting. Consider materials that are very durable like quartex – a man-made stone great for work surfaces in the kitchen. It looks high-end, but is only a fraction of the cost of granite and is virtually maintenance free. Unlike granite that needs to be sealed regularly,

uropean styles slowly but surely make their way into all aspects of life in North America. One example of such inroads is a wall-hung toilet. But no matter whether you prefer a traditional floor-mounted or a new wall-mounted fixture, there are many factors that come into play when choosing a new toilet. There is more than the aesthetic aspect one needs to think about when selecting a toilet for a bathroom remodeling. The size and height of your new toilet and how well it functions should govern your decision. First of all, not just any of the thousands of toilets on the market will fit your bathroom because the distance from the finished wall to the center of the sewer drain for the toilet will narrow the field. The widest selection of toilets is available in the standard rough-in size of 12 inches. For a different rough-in size – say, 10 or 14 inches - choices are rather limited. The shape of your new bowl may depend on the dimensions of the bathroom. While elongated toilet bowls seem to be more comfortable, a round bowl can save space because an elongated toilet bowl measures up to 31” from the wall, while a round one, only up to 28”. Besides, round bowls cost less. The heights also influence your decision. Many manufacturers now offer toilets a few inches taller than standard 14”. Taller toilets are better not only for taller people but also improve bathroom accessibility for all users regardless of mobility, because they make sitting down and standing up easier. As far as toilet styles go, there are a few types to choose from. A two-piece toilet, with the tank on top of the bowl, is a little more affordable. A one-piece toilet, with an integral tank and bowl, can cost more. Wall-mounted toilets immediately give a bathroom an upscale air, and cleaning under them is a breeze. However, this higher-end fixture can be more expensive to install because it requires a thicker wall, and any trouble in the future could require reopening the wall. Further, toilets on the market vary according to the flushing type. In an effort to reduce the amount of water used, within the last couple of decades, manufacturers introduced low-flow toilets that use either a gravity or power- assisted flushing system. For homeowners interested in conserving even more water and reducing water bills, many manufacturers offer toilets with dual-

flush technology where pushing one button releases .08 gallons of water while pushing both doubles the flow to 1.6 gallons. Bidets are typical to European bathrooms, but are not as common in North America. They also come in a floor- and wall-mounted varieties. In suspended fixtures, be it a bidet or a toilet, the tank is hidden within the wall, all plumbing pipes are hidden behind the wall, and only the bowl portion of the toilet is visible. Installation of the stylish wall-mounted fixture is different and more complicated than of its floor-mounted counterpart. Floor-mounted toilets are bolted to the floor and require that the floor be reinforced to support their weight. A gasket or sealing system sits between the toilet and the floor to prevent leaks, and the tank of the toilet may be braced against the wall for added support.
Wall-hung toilets, on the other hand, feature tanks that sit within a carrier support system inside the wall cavity. The wall must be framed with at least 2 x 6 studs to bear the carrier support and to allow enough room for the tank. The bowl is then fastened to the carrier system through the wall using bolts. There are benefits and drawbacks to each of the above styles. More popular floormounted toilets offer a larger selection of designs, are more affordable, and easier to install. The main drawback to floor-mounted units is that they take up a fairly large amount of space; they are also considered less attractive than wall-hung toilets. Because all components of a floor-mounted toilet are visible, they are easy to access when repair or maintenance is required. In terms of day-to-day cleaning however, they are more difficult to clean around than wallhung toilets since it is sometimes difficult
to access floor areas around the base of a floor-mounted toilet. Wall-hung units are known for their more attractive appearance and offer substantial space savings. They can be also set at any height, while floor-mounted units can only be used at a single height or seat level. A drawback to wall-mounted toilets is that they require thicker walls with which many homes may not be equipped, so substantial remodeling is often required. They also cost more and offer fewer choices in terms of color and design. Wall-hung units are known for their easy cleaning. Because the space below the toilet is clear, it is much easier to mop or sweep all floor areas. However, with the toilet tank concealed in the wall, it may be difficult to perform repairs when needed. Better models come with built-in access panels so users can reach hidden components for maintenance.
