MIRROR FURNITURE

M

irror furniture is the epitome of originality, luxury, and depth. Functional objects turn into works of art reflecting the rest of the interior. People do not buy mirror furniture just because they need furniture in general but rather when they experience a need for something special. Adepts of this fashionable trend admit that searching for mirror furniture becomes a veritable safari where the excitement of the hunt is equal to the rapture of having the trophy in your possession. This is why it is so easy to fall in love with mirror furniture. The range of these ‘trohpies’ both in their function and look is tremendous. Nevertheless they have a common element: their exquisite shape and luxurious feel regardless of their style. Even though prices of mirror-finished pieces are considerably higher than those of similar non-mirror furniture they keep gaining popularity. There are many obvious reasons for it: • Their outlines seem to blend into their surrounding; thus they never look heavy regardless of their actual dimensions; • The space surrounding them, thanks to the manifold reflection of the light – be it daylight or artificial illumination – becomes visually unlimited; • Being a real mirror this furniture reflects colour accents of the room replicating them and making the interior even more harmonious; • Even one piece – a chest, bed, or coffee table – finished in mirrored glass raises the level of the interior decor by adding an element of luxury. The history of mirror furniture apparently goes back to the Venetian masters who became pioneers in uncovering the secret of creating ideally reflecting surfaces. But the popularity of furniture made of mirror glass started in earnest only with the beginning of the Art Deco era. Today, some of the pieces made during the first thirty years of the 20th century fetch enormous prices at auctions. Even newly manufactured mirror furniture, though not cheap, is affordable for middleclass homeowners. Some people buy it second-hand even though adepts of extrasensory theories contend that a mirror that used to belong to someone else may bring negative energy into your home. If you are one of such believers, buying new mirror furniture is no problem considering the range of styles and prices on the market.

FIREPLACE

A

working fireplace in the house usually becomes its focal point both visually and as a heart of the household. Therefore, decor around this important feature must reflect your take on beauty and style. Let’s talk about such important features as its facing, walls in its immediate proximity, and even the very shape of the fireplace.

TRADITIONAL STYLE A fireplace always has its rightful place in a classic style interior while the other furnishings may be either opulent or modest. An English style fireplace is not unlike a real English gentleman – not showy but obviously well-bred. Such a fireplace will be faced in wood or stone with no unnecessary excess. The mantle and wall decor will be traditional – a large mirror, a painting, and intimate lighting. Sometimes the wall can be decorated in a colour different from the other walls in the room. For a more opulent decor of the entire space, you can choose an ornamental fireplace area that will be closer to the traditions of a French chateau. Usually fireplaces of this type are

faced in white marble and decorated with carvings and pilasters. Such a composition will draw attention even in a most exquisite decor. The main conditions are light walls and striking lighting that visually enhances the space making it look like a ballroom.

NEOCLASSICAL STYLE This style is less demanding. While it is based on traditional elements, it does not require rigorous rules and allows eclectic details. Your fireplace may be combined with paintings, murals, niches, or a podium. It may have a unique shape or open hearth – all this is acceptable in a neoclassical style. The dimensions of the room are not as important as they are in a classically decorated space. If you are going to use an electric fireplace, this style is much more compatible with it than the rigid English or French traditional.

MONOCHROMATIC NEUTRALS For a sophisticated look in your home, without stressing about matching anything, a monochromatic neutral scheme is a great choice. Deep espresso brown or taupe are great colours to use for furniture. If you would like to build a monochromatic colour scheme featuring espresso brown, the quickest way to do this is to find the closest colour on a paint fan deck or sample strip. In the majority of paint fan decks, the colours on one strip are simply various shades of the same color. The fan deck’s page with espresso brown to match my sofa, would most likely have that colour at the very bottom (as the darkest colors will be at the bottom of a gradient colours strip). Each color is lighter in succession, use any of the colour that are varying shades of selected color. To keep the monochromatic scheme balanced, you would use shades from both ends of the paint strip.

compacted, you’re ready to start laying your patio floor. Of course, either a deck or a patio will end up with some accumulation of dirt and mildew. However, a patio can take a good power washing or scrubbing better than a wooden deck. With repeated cleanings, the finish of the deck will quickly disintegrate, which leads to increased maintenance.

DECKS LOOK: many people prefer the look of a deck over a patio. It adds architectural interest to a backyard.

DECK or PATIO?

T

o create the perfect outdoor living space in your backyard, you have to decide whether it should be a patio or a deck. Both are great options, but let us look at the pros and cons of each. If you are planning a do-it-yourself job, a stone patio will be much easier to create. The vast majority of decks are constructed with pressure-treated Southern yellow pine, but you can also opt for more durable wood species such as redwood or cedar. Non-wood products such as engineered vinyl decking and plastic composites are also available, and they are growing in popularity due to the ease of maintenance. You can expect to spend about $15 per square foot for Southern yellow pine and about $30 per square foot for redwood, including installation. Composite decking is slightly more expensive at about $30 to $35 per square foot. “Do-it-yourselfers” can save a significant amount of money. Plan to spend about $1.50 to $5 per square foot for planks and $4-$6 per square foot for joists and posts, as estimated by This Old House. Now look at the patio. With a relatively simple pattern, making a patio can be much simpler for the average do-it-yourselfer. Obviously, the squarer the pattern, the fewer cuts are necessary. This makes for a fairly straightforward installation process that can be done over a weekend or two.

RESALE VALUE: even if you sell your home a few months after building the deck, you’re likely to get a large chunk of that investment back in the sale price. IDEAL FOR UNEVEN TERRAIN: if your backyard is sloped or uneven, installing a deck is usually a better choice. There is no extensive ground or grading work to do; the posts can simply be cut to different heights.

There are several different types of patio materials, including plain concrete (most affordable; requires almost no maintenance); stamped concrete (embedded with a pattern and color to mimic the look of natural stone; affordable); concrete patio pavers (manufactured concrete stones that interlock to mimic the look of natural stone; more expensive); real stone (most durable and most expensive); brick (affordable and easy to install). The price of a patio depends on the material you choose. Regular concrete costs about $5 per square foot, while stamped concrete costs $8 to $12 per square foot. Brick costs about $7 to $8 per square foot. Concrete patio pavers cost $10 to $20 per square foot, and natural stone costs $15 to $30 per square foot. All prices include installation so it will be much less expensive if you do it yourself. Also, you will have to pay extra for any leveling or groundwork that is required prior to installation. With a deck, you must first set your concrete footings and then build up from there. For a patio, you do have to excavate in order to level the ground, but concrete mixing shouldn’t be necessary. Just dig down several inches, add the proper gravel base then compact with a vibrating compactor you can rent for the weekend. Next, top with builder’s sand and compact again. Once everything is completely level and

MAINTENANCE: pressure-treated wood needs to be stained or sealed about every two years. Left untreated, the deck could fade and rot. Redwood and engineered vinyl products require less maintenance, but are more expensive upfront. COST: unless you choose a high-end patio material such as natural stone, decks tend to be more expensive. PERMITS: some cities and towns demand that you obtain a permit before building a deck.

PATIOS Installing a patio is generally less expensive than building a deck that covers the same amount of space. MAINTENANCE: no sanding, staining or sealing is required. Occasional sealing will make a patio more durable, but you do not have to tackle the project on an annual basis. NO PERMITS: unless you are planning to build a second-story patio (which requires decking anyway) you won’t need a permit. MAY REQUIRE WEEDING: weeds will grow between the joints of concrete pavers, bricks, or natural stone. You will have to apply a weed killer on a regular basis and pull any remaining weeds. PRONE TO CRACKS: a concrete slab will eventually crack, requiring repairs or even replacement.

FAST SETTING TILE ADHESIVE This type is used in cases when the tiles need to be in service before the regular 12-hour period of settling is over. It can be used on walls and floors.

OTHER TYPES OF CERAMIC TILE ADHESIVE Ceramic tile glue for under floor heating is able to cope with the heating and cooling without damage. Ceramic tile glue for swimming pools is used for ceramic tiles that will be completely underwater.

CERAMIC TILE ADHESIVE TIPS • It is best not to use premixed tile adhesive because this type takes longer to set and is generally weaker than dry glue. • Premixed adhesive will go off or get lumps in it if not used quickly. • Mix a small amount of adhesive at a time following the manufacturers’ instructions located on the packaging.

electing the correct ceramic tile adhesive for a tiling job is just as important as having the correct tile tools to do the job. There are many different types of ceramic tile adhesive that you can use. Even though your ceramic tile supplier is perfectly capable of advising you on the best one for the job, it is best to know the basics so you can make sure you are buying the correct tile adhesive. There are a few types of tile adhesive out there, each suitable for different jobs.

CEMENT BASED TILE ADHESIVE This type is used for general tiling on solid concrete or masonry walls and floors. It is usually cheaper than other types as it is a simple cement based non-flexible adhesive. Do not use it on cracked cement floors or where some movement is expected. It

comes in the shape of dry powder and is mixed with water before being applied.

MODIFIED CEMENT BASED TILE ADHESIVE This type is modified to withstand slight movement. The glue has rubber and polymers in it so that if the substraight cracks or moves slightly the tile will not crack. Modified cement adhesive can be used both inside and outside and is an excellent option for floors. It comes in the shape of dry powder and is mixed with water before being applied.

TIMBER FLOOR TILE ADHESIVE This adhesive is a two-part glue with strong adhesion and flexibility and is capable of handling the small flex of a timber floor. However, on a floor with bounce or considerable flex the tiles may crack.

• Once mixed, the mortar will have a pot life (the time within which you have to use it) and an open time (the length of time you have to bed the tiles into the spread adhesive). These are also indicated in the manufacturers’ instructions located on the packaging. • Scoop the adhesive on to the short square end of the trowel. • Drop the adhesive onto the substrate. • Use the long flat edge of the trowel and, holding it at a 45° angle, smooth the adhesive over the surface (comb the bed to the required thickness ensuring all the ribs run in the same direction). • Only work in small areas at a time – you need to fix the tiles quickly and efficiently before a skin forms on the adhesive (if a skin has already formed, remove the adhesive and apply a fresh layer). • Press each tile into the adhesive firmly while twisting the tile to ensure it receives optimum adhesion. • Clean off surplus adhesive from the tile face and between the tile joints.

HOME-STAGING: THE SECRETS OF QUICK SALES

H

ello, my name is Natalia Slobidker! I am a professional full-time realtor. I specialize in real estate pre-sale preparations, sales strategy development and keeping real estate transaction risks to a minimum. My mission: minimum stress – maximum profit, in any real estate transaction.

You cannot, alas, influence the first four; however, the fifth – the way the house looks in the eyes of a potential buyer – is entirely in your hands.

Today, my article is for those who are selling their house or condo for the first time.

The question “How much is my house worth?” has no simple answer. It is always a range of prices – from A to B. The difference between the lower and upper limit sometimes reaches 10% and that is a lot of money. The house can be sold “as is” in the lower end of prices or you can invest a little time, money and effort to ensure the higher end. Proper and professional preparation of real estate for sale ensuring the highest possible price – this is a task with many unknowns which, without knowledge and experience, cannot be solved.

The first task at hand: assessing the market and evaluating your property. The fall season brings a higher customers activity. If you are already thinking about selling, it is difficult to find a better opportunity. In the summer, the market usually calms down. It raises its head in the fall, stretching in preparation for the winter hibernation. The Greater Toronto Area’s real estate market has indeed been in very good shape for the past two years and barely subject to seasonality. Its sales volume and speed are mind-blowing even for those of us who have worked in real estate for a long time. Despite this idyllic condition, however, I would not count on it continuing into this year. History knows of cases when the real estate market was capricious, suddenly turning its back and leaving behind a trail of unsold homes in its wake.

This is the case where you absolutely need outside help. I have yet to meet a person who would be able to assess their home objectively. Even professional realtors and stagers ask the opinion of colleagues when selling their own houses.

So the state of the market, I hope, has been properly understood. Now let’s discuss the real estate appraisal.

There is significance as to where the house is located, which price range it already belongs to, who the potential buyer is, and much more. Depending on the potential seller – an owner of a condo downtown or someone with a farm near Lake Simcoe – sales strategy and preparation prior to it may be radically different. Therefore, I will try to illuminate the approaches to other, more general questions below. Many find it difficult to decide what to do first: sell and then look for a new home or vice versa. There is no single answer, but I will try to show the pros and cons of both methods. I consider it my professional duty to clearly explain what worst possible development of events, in other words the “worst case scenario” can be expected in each case. Suppose you bought first and then decided to sell. In this case, you may find yourself with two houses on your hands. If your financial situation allows it you will for some time have to maintain two homes, or else greatly reduce the price of the old house to speed up its sale. If not, then I am afraid this may result in the loss of your deposit and possible lawsuits from the sellers of your new property. If you sold first and are now looking to buy, then, in the worst case it may turn into a situation where you do not have a place to live. At that point you will need a rental and continue the search from there. In my practice, I try to avoid this situation, finding less painful solutions. For example, in one of my last deals I agreed with the buyers’ agent that my clients have the option to stay at their old home for up to three months after the deal’s completion in case they have not yet bought a new home. Given that my clients had three young children this was extremely important. We were able to buy a house before the deal ended, but my clients decided to take advantage of this clause: they are going to rent their old house while renovating the new one.

I recommend to first sell and then buy if you know that your property has a flaw that may affect its marketability. For example: proximity to a high voltage wire or rail, a poorly planned kitchen, a football field or school yard behind your backyard, proximity to a house where suicide was committed, and the like. If you are sure that your house has no such shortcomings, you can safely begin searching for a house to buy while simultaneously preparing your own house for sale. This ensures that you can put up your old property on the market, only a couple of days after signing the contract in its best possible look. In this case, your risk of ending up in a situation as described above is minimized. It is important that at the time of the sale the house is properly presented and properly evaluated. Unfortunately, many people are inclined to trust the person who named the highest price over the person with a realistic one (don’t we all tend to believe in miracles?). An overpriced house becomes familiar after two to three weeks on the market

and then, when the owner is forced to reduce the price to the real market value, the effect of a fresh proposal has already been lost. At that point, even a well-prepared home only gets its lowest possible price. With the advent of the Internet, people have gained access to a wealth of information, statistics, forecasts, evaluations of experts and those posing as such, sales history and other. It is very easy to get lost in this stream of information if you do not know how to filter out what is wrong, unnecessary, irrelevant, or else speculative. Therefore, the best course of action before making any sort of decision is to consult with a specialist, especially since it costs you nothing. There are still many aspects that I would like to address. These include: selling a home with pets, how to keep it clean during the time of the sale if you have small children, what needs to be checked, repaired, or corrected before the sale, how to prepare for an inspection by the house buyers, the multiple-offer strategy as compared to the classical sales strategy, what to do if you do not match the date of sale and purchase, return on minor repairs and so on.

The combination of blue and green that has been, just a few short years ago, the most popular trend in interior design, is the best for its calming effect. Yellow and yellowish green in combination with orange relax your mind while the yellow by itself revives it and as such is great for painting an office or learning space.

SHOW YOUR TRUE COLOURS

C

hoosing the colour scheme before starting renovations is not an easy task. Science has proven that each person has usually one or, in some cases, two to three favourite colours. Does it mean painting the whole place the same or is it better to select a colour for each room in accordance with its function? Below are a few general suggestions that work virtually for everyone, regardless of their gender, age, and other general characteristics. The colour blue is conductive of enhanced absorbance of information and of creating a friendly atmosphere – therefore it is an excellent choice for a home office. Its neighbour - the indigo – has a fully opposite effect; it lowers productivity and diminishes attention. Keep it in mind when selecting a colour that will surround you during your working hours.

Everyone is aware of the calming effect of the green colour. It is known to relieve headaches, manage stress, and decrease fatigue; it may even lower your blood pressure. Conclusion: – it is best used for a nursery or your favourite room for relaxation. The red, on the contrary, elevates blood pressure, incites appetite, and increases productivity in people with a sluggish personality. On the other hand it may provoke aggression. Excessive amounts of red or green may adversely affect a person’s nervous system – but so do excessive amounts of anything else. Balance is the secret to perfection. The colour purple improves the functioning of the human heart and lungs and promotes physical strength. Excessive amounts of purple in the place will serve to heighten fatigue.

The general rule for selecting colours for your rooms is using subtle tones and beautiful combinations of hues. It is better to revive the look of the room with vivid details than to have vast stretches of a bright colour. Another question people often ask is which should match which: select window dressing to match the wallpaper or buy furniture that would match the rug? There are no set rules in this area except that there should be no more than three major colours in the same room. There are a few rules for choosing colours for surfaces though. For example, not many people will feel comfortable with a pink floor. A darker lower part with the floor and the bottom of the walls and a lighter upper part, including the ceiling and the top of the walls, visually enhance stability while the opposite combination may lead to mental discomfort. A lighter ceiling combined with dark walls visually reduces the size of the room. Light-coloured walls visually enhance the space and may hide or correct the drawbacks in the layout. We all change our attitude towards colours over time and in connection with our individual characteristics. Therefore, while taking into consideration the general rules of colour decorating, we should listen to our inner feelings about a certain colour scheme and act accordingly.

THE BASKET AS A DECOR ELEMENT

A

basket can be much more than just the means of carrying objects. It may be an excellent decor element while still retaining its functionality. The basket introduces warmth and softness to your decor while hiding what there is to hide. You can use it as storage for items of any size and texture. Baskets come in the widest variety, from the smallest boxes to huge woven containers, of all shapes, materials, colours, and types of weaving. When using more than one basket in the same room, try to stick to the same material and colour, even though their sizes can vary. Baskets are the best for keeping small items or magazines. In a smaller size bathroom baskets may serve to visually enhance the space. You can use nicely decorated baskets to keep documents and other tools of trade in your home office. Children tend to be more motivated to clean up their rooms when baskets are used as storage as well as accessories. Baskets for children’s rooms are usually decorated in a way to appeal to the young inhabitants of your house. Young girls of various ages like baskets on their dressing tables because they help to free the surface of rarely used creams and make-up items. Many of them like to have a basket underneath the bed to keep their personal items, especially diaries. A large woven basket used as a hamper can be left visible and serve as an additional decor element, besides its practical use. For clothes or bed linens, jewelleries or underwear – baskets are great to store anything! They can be used as pure accessories in home decor – just fill them with dry flowers or picturesque artificial fruits and leave at a prominent place. There is no limit to using the basket in decorating your home – it’s only up to your taste and imagination.

O

ne of the beautiful things about fabric is its versatility in bringing a room together. Ranging from upholstery to cushions, bedding to draperies, and any number of accent pieces, the fabric’s uses are literally limitless. Add to that the huge array of colours, patterns and textures and the possibilities are so endless that it can feel overwhelming. No one wants to make the wrong choice. With a little planning, all of those overwhelming choices become opportunities to transform your existing room into an amazing space! When designing, I have the most enjoyment selecting fabrics. In this article, I am going to share simple guidelines that will help you make choosing fabric patterns fun while being an effective way to transform a room this fall with a new look and feel. First of all, start with a theme. It does not have to be complicated; it can be as simple as a feeling or an idea. Using your theme as

a guide, start by picking out three or four different fabric patterns. You will want to use the patterns’ shape, scale, and colour along with the texture of the fabric to create contrast and depth, while holding onto your theme. Here is how: Pick a fabric with a large, bold pattern to set the tone for your room and give the feel of your theme. Large flowery designs are making a comeback for a sophisticated retro look; meanwhile a geometric pattern gives a contemporary feel. Any large pattern design will work. Now add a second pattern with similar colours but a completely different scale. The difference between your first two patterns should be significant enough to create that contrast that you are looking for. Think about shapes as you make your choices. If you started with organic flowery shapes, make your second choice geometric shapes with lines or stripes. With your third and fourth patterns, you can try something with a really small or sparse design. Finally, bring it all together with colour. Whatever colour stands out in your main pattern should also be found in the other patterns you choose. They do not have to be identical, but they should be shades

with a similar tone. As long as you do not go overboard with drastically different intensities, you should do alright. You can also use colour to create contrast. For example, if your general colour theme is blue, cushions with an orange pattern will create contrast and really accent your room. Just stay in the same tone range with your colours. Finally, think about texture when you choose your fabrics. A mixture of different textures creates more depth and gives a kind of tactile element to your room that makes it more interactive and inviting. When you are shopping for your fabrics, do not be afraid to grab different samples. Put them together to see how they work. If one is too overbearing, or just does not feel right, try something different. One of my favourite Canadian fabric suppliers is Alendel Fabrics. Take a look through their vast stylish and affordable fabric collections to get you well inspired for your next project. Consider working with a designer like myself if you need some guidance. At the end of the day your room design is about you – that which makes you comfortable and happy. So do not get too hung up on the rules, but use them as a guide to create a space you will really enjoy!

nce you walk into a room and close the door behind you, it would be nice to enter into a welcoming and expressive space. Creating a room with limitless boundaries can sound liberating. As an experienced designer, I can confirm first-hand that the bathroom can be an oasis of its own without having to flow with the rest of the house or be tied down to any particular colour scheme. Your bathroom can be your “statement” room! Behind the closed door of the small space lies an opportunity for drama, interest and personal expression. Some of my easy essentials to a great and updated bath space include great lighting, a touch of colour, interesting accessories and a giant mirror. When looking to create a bold statement, consider working with accent tiles and incorporating a fabulous colourful patterned wallpaper from a company like Farrow &

Ball. Often, one or a combination of these items can become the dominent feature in the room. If you are trying to update your builder basic bathroom on a budget, replacing your vanity and toilet is likely out of the question; hence, using a bold wall application will help draw the eye away from your standard fixtures. If you are on a budget there are a few ways to update your ordinary plumbing fixtures. For instance, consider replacing your vanity faucet since this is an item that is utlized during every bathroom visit. A sturdy and substancial faucet is key to creating a luxurious feel. You can even introduce a new finish such as the ever popular brass or matte black. Swaping your flat builder’s mirrors and 80’s style sconce lights for a sleek framed mirror and a trendy light fixture will also give your basic bathroom a high end look. If looking to invest a little more than average in your powder room, replacing your vanity and toilet can transform the bathroom into a truly luxurious space. Sleek toilets from Kohler are some of my favourites! A marble countertop and a custom vanity with a painted finish or made of exotic wood will provide ample storage space and will be practical while keeping the style lavish and classic. Accessories are “all the hype,” it is all about the finishing touches and decorative ele-

ments. Introduce beautiful soaps, a vivid bouquet of flowers and some personalized towels to make a grander statement.

MY DESIGNER TIPS:

If you are using a dark paint colour or wallpaper, paint the ceiling in the same tone! A bright ceiling in an intimate bathroom can kill the mood.

Stay organized and minimize the clutter, the bathroom should be clean, neat and free of clutter – find a spot for everything, install a towel rack if needed. The goal for your bathroom is to feel like you have just entered a high end hotel bathroom.

Do not forget some art; after all, it is a perfect opportunity to appreciate a work of art in small quarters. Let your lighting make a magnificent statement – a pair of beautiful sconces or a dramatic chandelier will help complete the grand look.
