T

he history of fabric accompanied by wooden frames and mounted to poled goes back to the Ancient Orient. Floorlength curtains were used to protect the slumber of royalty and their courtiers from cold and draughts in nonheated rooms. During the Late Baroque era in the 18th century in France, this sensible item acquired importance as a décor element. A canopy decorated with exquisite ornaments, gilt and carving on the posts, and shimmery silk or sparkling brocade added to the luxurious look of the room.

You can arrange colours either horizontally or vertically. For example, cut off the frayed edge on a neutral colour curtain and attach a contrasting flounce. Use decorative cord or lace to mask the seam. In fact, this method is suitable for lengthening drapes that are too short.

MINIMALISTIC APPROACH Who said that shades have to necessarily be floor-long? Try the unexpected solution with just a valance on top and a flounce along the bottom of short sheers. They will create a “fully dressed” window look but will not shield that long-awaited sunlight and the beautiful spring view.

IN TRADITIONAL STYLE You can make shades for a small window in the kitchen or nursery practically out of nothing. For example, use the quilting technique; for a more elegant look employ blocks within the same palette, for a vivid one – from contrasting ranges. Finish the bottom with a thick cord.

STEAMY CLEAN

T

his device was invented to disinfect hospital floors but due to the simplicity and convenience of its use steam cleaners quickly became a consumer item. Such pollution-free cleaning with the help of hot steam (+120°С in the tank and 80°С on the outcome) kills up to 70% of bacteria, which is especially important for homes with growing children. To fight dirt on various surfaces, steam cleaners come with a set of attachments, including brushes for floors, furniture tops, and windows, nozzles for hard-to-reach places and corners, and terry cloths. A steam cleaner can be used to clean floors, sinks, a bathtub and a shower stall, plumbing, mirrors, windows, and even houseplants.

kind of flooring in order to avoid its cracking. Laminate floors are less sensitive but even with them, to avoid damage, fold the cloth for the floor attachment in half and do not turn on an uninterrupted steam supply. A linoleum floor is cleaned with a cloth lightly moistened with steam. It is not unlike mopping floors by hand except that a regular mop is dipped in water, which leaves traces on the laminate causing it to dull with time. This is not going to happen when you clean your laminate floors with a steam-moistened cloth.

KITCHEN Steam-cleaning of the kitchen sink and plumbing is not different from that of the bathroom. It can be also used on kitchen furniture and hard surfaces including enamel, ceramics, glass, metal, etc.

HOUSEPLANT LEAVES To avoid damaging the plant, keep the steam cleaner attachment 30 to 40 cm away from it. Cover the leaves with steam and then use a cloth to dust.

BATHROOM The worst problems with the bathroom are lime deposits, mold and dirt on the grout, and stained plumbing. These problems can be overcome with the use of a brush and chemicals and a lot of elbow grease. Another, easier, way to do it is using a steam cleaner that will easily rid your bathroom of all the unsightly spots and stains.

that has lived in the home for a few years allegedly helps develop in its owner intuition, an ability to interpret dreams and even foresee the future. Japanese say that by taking care of your bonsai you gain the art of living in harmony with nature. Nevertheless, a hobby of growing a bonsai has a positive influence even upon skeptics, especially shut-ins, because it does not require too much getting out, time, or money. It is no worse a pastime than, for instance, traveling - in the sense that you will learn a lot while growing a bonsai tree. You can buy an expensive ready-made bonsai plant – or you can grow it from scratch so to speak. If you are patient enough to wait for the result for a few years, the tips below are for you. The first and most important step is planting a shortened tree cutting into a pot 8 to 9 cm in diameter and taking care of it. To shape the tree into the form you want, use special bonsai wire or any soft wire you have available. Carefully wind the wire around the trunk and branches as densely as possible to keep the plant flexible but prevent snapping. As your little tree becomes stronger, free it from this tight “girdle” and rewrap the wire a little looser so that the trunk does not get damaged. When the tree has acquired the needed shape, remove the wire permanently.

Pinching the branch tips and removing unwanted shoots during the strengthening period helps shape the plant. In the spring after the second year has passed cut the root of your bonsai tree by a third and transplant it into a special bonsai container – you can actually use any container with punched holes. Add soil and decorate with moss, miniature animal figures, or anything your imagination tells you.

I

n some cultures, floor cushions are seen as full-blown furniture like sofas and armchairs in Western societies.

For example, in Japan floor cushions have long been the most popular element of furniture for dining and guest seating. The main purpose here is simplicity of life and practicality, which floor cushions definitely promote. Therefore, Japanese styles look very modest – solid fabric or woven-grass cushions, not fluffy but rather resilient. Arabic Middle East, on the contrary, has always appreciated luxurious and leisurely style. Their brightly-coloured cushions are easy to move from the sofa to the floor and back. All shades of red and sunlight tones, floral ornaments, and stripes – these have always been characteristic of the Arabic way of life. Arabic cushions are usually very fluffy and come in various sizes. You will not see floor cushions in India as often as in Japan or, say, Morocco but the

A

ntique furniture has been the pride of many collectors for the last century. People like the feel of history in their homes, and there is no better way to provide it than furniture that has been around for centuries. Nevertheless, not everyone who likes the classic forms of the past had the means of paying big bucks for them – until some smart manufacturers came up with a great idea of distressing or aging perfectly new pieces. Today, a furniture set that looks like something from the old times can be found in any modern furniture showroom. Before looking for the most economic set, think of how long it is going to serve you and whether it will have the same splendid look after a few years of existence. When buying such a “fake antique,” use the following criteria: • It should be manufactured by a known and trusted company; • It should meet the criteria of a furniture piece with a certain functional purpose: the wardrobe has to be capacious and

Architecture-wise, the prevailing style of such furniture is French Provincial. Provence style furniture has come a long and winding way. The style has started defining itself as far back as the end of the 16th century and was fully developed by the mid-1800s. Provence style furniture has a classic look yet an everyday feel and function: dining tables and chairs, beds, console tables, chests of drawers, and china cabinets. To save time, woodworkers of southern France would cover their furniture with regular oil-based paint without preliminary treatment. Long and hot summers in Provence made the paint fade and crackle – these were the beginnings of French Provincial style; initially as a local style and later, with the Cote d’Azure gaining popularity, the trademark of the South of France. It has been a few decades that many respectable designers around the world have started employing the technique of the old French furniture makers. They also complete the style with new elements and more modern features and boldly experiment with combining Provence with other styles. For example, Provence has put roots into the Victorian style; it lives in peace with the purity of classic lines and, of course, can easily become an integral element of eclecticism. Distressed and aged furniture is a beautiful and fashionable way to improve your décor and demonstrate your unique taste.

BUYING PROPERTY – CONDO VS. FREEHOLD

I am a professional full-time realtor; I specialize in real estate pre-sales, sales strategy development and keeping real estate transaction risks at a minimum. My mission: minimum stress – maximum benefit, in any real estate transaction. Today, my article is intended for those who plan to purchase real estate. Regardless of whether this is your first purchase or one of many; you have to have a very balanced approach. Today we will talk about how a condo (abbreviation for condominium) is different from a freehold. I have seen that many mistakenly believe that condo is synonymous with apartment. Therefore, I want to first of all clarify some definitions. In Canada, the most common forms of ownership are the following: 1. Condominium 2. Freehold 3. Freehold with common elements

WHAT IS A CONDOMINIUM? Condominium is a form of ownership of the apartment complex in which each apartment is privately owned by a single owner and common areas (staircases, hallways, courtyard, technical floors, etc.) are co-owned by all residents. The condominium can be issued as a single apartment building or as several adjacent buildings with a common outdoor area.

WHAT IS FREEHOLD? This is when you own the structure and the land on which it stands.

WHAT IS FREEHOLD WITH COMMON ELEMENTS? This is when a house (usually townhouse) adjacent to, for example, a piece of land, a park or a

road, is privately owned. Then all of the houses adjacent to this site support it through a small monthly fee, which constitutes the “common elements.” The house itself and the land it stands on are in freehold.

yet, once again, turn to the property manager or the Board of Directors for permission so as to keep from making a mess. Otherwise, the corporation can rightfully demand for you to pay to undo these changes.

So, life in the condo: Main PROS and CONS

According to one of my clients who lived in a condo-townhouse for many years, the most unpleasant aspect of condo life is limited individual control over how the corporation’s money is spent. Of course there is legislation that has general provisions, but the actual control of the funds lies with the Board of Directors, supported by the manager. That is, if you need roof repair, the Board of Directors expects that the manager finds several companies they see as respectable (usually the property management company has a list of companies with whom they already have an established and developed relationship). Once these companies provide their estimates and terms of contract, the Board of Directors decides who to hire. The remaining owners are not entitled to vote on the decision of whom to hire and how much to pay.

When discussing living in a condo, I would like to single out two areas which, in my opinion, are fundamental to deciding whether the condo lifestyle is right for you. The first is a limitation you will have to live with and the second is a very weak control over the fate of the corporation. Each Condo Corporation has a Declaration and By-laws for the condominium. The importance of these documents is that they describe the policies, rights, and obligations of condominium owners. Even with just this basic definition, it is clear that these documents carry a limit of what one can and cannot do, and each owner buying a condo should be familiar with the contents of these documents; otherwise, they may accrue unnecessary trouble and financial costs. Buying a condominium after the conditions of the Certificate Status (a declaration and by-laws of this package of documents) are removed, the buyer is automatically signed and committed to follow these rules. Different types of condos have different rules and restrictions. For example, often a Condo Corporation strives to maintain a certain standardized appearance. In multi-storey buildings, it can be expressed in the requirement that all window treatments (curtains, blinds, etc.) are white on the side facing the window. Or they may prohibit door mats outside of your apartment. It is unlikely that you will be able to paint the outward side of the apartment door a different color. In condo townhouses, these restrictions may relate to changes of your garden. Or you, according to the declaration and by-laws, may not have the right to change the lamp on your townhouse wall at all, or only to what has been approved by the Board of Directors. Perhaps it will be necessary to ask specific permission. In general, all of the changes concerning the condo’s appearance should be done cautiously or better

That is the fate of funds, and in fact everything that concerns the corporations’ cases is really in the hands of 3-7 people (depending on the size of the corporation). Can one count on the fact that they will make the same decision that you would have? Even if you are on the board, you may be in the minority, so the final decisions are ones with which you might disagree. Decisions that directly affect the people are based on the financial condition of the corporation and the property resale value. The catch is that you can move into a condominium with exceptionally competent people on the Board of Directors and in condo management. However, everything flows and changes, so that after a couple of years you may find that the people who have come to power hold views contrary to yours in terms of what should be done/spent. Of course, the condominium’s rules and the actions of its directors can be lawfully challenged (Condominium Act). In general it is not such a simple life, although living in a condo has, of course, its advantages. So, when deciding whether to buy a condo, it

is good to be well-informed and approach the matter in a pragmatic, realistic manner. Nevertheless, condominium life has a positive side, too. Living in a condo is convenient in that all home care (usually studs-out), as well as landscaping, is the condo’s responsibility. This means that the owner does not need to prepare finances ahead of time or deal with costly unforeseen work for roofs, windows, and doors. Your lawn will be trimmed, trash removed from your territory, trees and bushes trimmed in a timely manner, dead trees removed and new ones planted. If a storm caused damages, then your manager will likely come to the territory of your condo the very next day to assess the scale of the disaster and organize the necessary repairs. All this can be very valuable for people who have little time, desire, and opportunities to engage in all of this hassle. In this sense, condo-townhouse combination can be quite harmonious. Multi-storey buildings, besides lacking the need for exterior house maintenance, often have the added advantage of various facilities’ availability right in the house. A set of additional services vary from condo to condo: these include sports

rooms, swimming pools, saunas, tennis courts, guest rooms, billiard rooms, etc. Maintaining these services is taken out of monthly fees. This is often much more convenient, paying a little more instead of being tied down by a schedule and the need to spend time on the road. Further, the extra level of security that you get living in a condo seems to me worthy of mentioning. Often one cannot get onto condo territory without going through security and/or Concierge. In multi-storey buildings, entrances are canvassed by cameras. Of course, locks only work on honest people, and no security can give any absolute guarantees but still, it is an additional obstacle for unwanted persons. Digression: Maintenance fees Often people living in freehold are under the impression that the fundamental difference between condos and their housing are the monthly maintenance fee. This is both true and false simultaneously. Of course, the owners of freehold do not formally have such fees, but freehold also requires one to think about the fact that the roof, the windows, the doors, the walls, and the basement all have a lifespan. One needs to be prepared for the fact that the 20- year-old

roof can leak instead of being taken aback by it. In other words, maintenance fees are always present in one form or another. The fact that these monthly fees increase every year is not a secret and it is often used arguing against condos. Yet, an undeniable fact of life is that nothing gets cheaper over time. So, in time, any sort of residence will become more expensive. I feel that I have highlighted the main pros and cons of living in a condo. Paris By Design

I

must admit, as a designer I tend to see things differently than others – sometimes it’s a positive difference, and other times it means complete dysfunction. Let me explain. If I am out at dinner with family or friends at a new, posh restaurant, the food does not even cross my mind. I am so distracted by the design and layout of the space, that I can’t enjoy the plate in front of me, never mind the conversation. I will fixate on the crooked painting on the wall or the chipping paint. I have been known to get up and straighten the art. Even the positive design elements deter me from my meal. I will try to figure out the height of the floor lamp for example, while wondering if I remembered to put my tape measure in the car; or better yet, I will have an internal debate as to whether or not my

company would be embarrassed if I were to measure it, or turned it upside down to see if by chance the supplier had put their logo on the felt below.

be paid for your oddities rather than be ostracized by them. Now let’s get to the point. Paris, France is home to the latest 5-star boutique hotel Le Narcisse Blanc. Three letters could describe this gem: WOW! Admittedly, it is not often that I am speechless yet that’s exactly what happened when I stepped into their foyer. This venue, as of now anyway, is unsurpassed in my opinion in its branding, architecture, design and decoration.

Take inspiration from this must-see hotel, as I often do myself. Use these tips in your own home décor by following their lead: - use a relevant colour pallet & marry it with modern clean lines -add moldings, texture & patterns to create extra rich interest -repeat themes like the flower in the different design elements - layer & mix “like” fabrics together - use lighting to enhance the design not just illuminate it

FIGHTING DUST MITES

P

eople had walked on carpets, luxuriated on feather beds and pillows, and generally enjoyed themselves for centuries – that is, until they were shown something utterly horrible. That is when panic started and everyone rose to the fight with dust mites! House dust mites are too small to be visible to the naked eye because they are just 250 to 300 microns in length and have translucent bodies. It takes at least a 10X magnification to be able to correctly identify them. Dust mites are microscope bugs that primarily live on dead skin cells regularly shed from humans and their animal pets. Dust mites are generally harmless to most people. They do not carry diseases but they can cause allergic reactions in asthmatics and others who are allergic to their feces.

they wake up and produce new generations of mites. Therefore, it is not surprising that mattresses and pillows are their favourite habitat. A typical mattress can contain tens of thousands of dust mites. Nearly 100,000 mites can live in one square meter of carpet. A single dust mite produces about 20 waste droppings a day, each containing a protein to which many people are allergic. Depending on the person and exposure, reactions can range from itchy eyes to asthma attacks.

Skin cells and scales, commonly called dander, concentrated in lounging areas, mattresses, frequently used furniture and associated carpeted areas, often harbor large numbers of these microscopic mites. Since the average human sheds about ten grams of dead skin a week, dust mites have a lot to eat. Cats and dogs create even more dander.

Let’s revisit the start of the war on dust mites. Stop panicking. Panic causes stress that is often more harmful for your health than dust mites. Microorganisms that accompany humans throughout their lives come in millions. They have always lived and will live forever in our homes. We can only make sure that their number does not become the crucial factor of our everyday life. Some microorganisms are rather aggressive and may cause chronic conditions. As far as saprophytes are concerned, even though they carry a rather common name of dust mites, they actually do not belong to the class of ticks who subsist on blood of humans and animals but are distant relatives of arachnoids, i.e. spiders.

Dust mites do not have a thermoregulation system. Besides, they absorb moisture from the air. Therefore, the average temperature of 18 to 25°C we maintain in our dwellings is ideal for them. If their environment is too dry, saprophytes may go into hibernation but as soon as the level of humidity rises,

additional filters capable of catching the tiniest particles of dust but there is no direct evidence that this measure diminishes the mites’ population in your home. Do not despair though – there are a few recommendations drawn after many studies of the dust mite problem. Here is what experts suggest: • Put an airtight plastic or polyurethane cover over your mattress. Take a dust-mite impervious cover along for when you stay at hotels or other people’s homes. • Wash your sheets, pillows, and blankets in very hot water at least biweekly. Wash your pillow every week or put a dust miteproof cover on it and wash once per year. Your pillowcase goes over the dust mite cover. The water used to wash your sheets and blankets should be at least 130 °F (54 °C). Set your washing machine to its hottest setting. Pop the fabrics that may not be washed in hot water into the freezer for 24 to 48 hours to kill dust mites. Remember: cold and warm water will not kill mites. Also wash curtains. Freezing and sunlight kills mites but does not remove their residue. In addition to freezing temperatures and hot-water, extended exposure to sunlight and low levels of humidity also destroy the mites. • Change pillowcases and sheets and vacuum the bed base and around the covered mattress weekly. • Keep the thermostat in the house below 20 oC.

• Replace feather and down pillows with those having synthetic fillings. Replace wool blankets with nylon or cotton cellulose ones. • Remove carpeting and install laminate flooring, wood, tile, linoleum, or vinyl floor covering. Remove cloth drapes and blinds. Vacuuming your carpets and upholstery every week can help. • Do not forget stuffed animals – regularly place soft toys in the freezer for 24 hours before you wash them, or wash them in hot water. Removing them, or at least reducing the numbers of them on the beds, will help too. • Keep relative humidity below 50 percent. Try to forsake humidifier use during winter periods or limit it to the bedroom only at night and ventilate the room during the day. It will help to use dehumidifiers during high-humidity periods or use central air conditioning. • Clean or replace the air filters on your furnace and air conditioner at least once a month. • Use a damp mop or rag to remove dust. Never use a dry cloth or broom since this just stirs up mite allergens. • Damp dust the plastic mattress cover daily. There are a few other and quite unexpected suggestions that go against what we have been taught for years – for example, a study by Kingston University in England shows that simply by leaving your bed unmade each morning, with the sheets exposed to the air allows them to dry out, and substantially reduces the numbers of dust mites. What a great excuse!

PROS AND CONS OF BUILT-IN KITCHEN APPLIANCES

urrently, our lives are developing so rapidly that sometimes it seems that we are not able to keep up. Therefore, especially valued qualities of any item are comfort and ease of use. If speaking about the dÊcor in our home, such nuances are especially important in terms of kitchen appliances, as often we have very little time to prepare a meal yet we want it to be delicious and healthy. There is no point of discussing the cleaning process as the times when hostesses thoroughly washed and scrubbed all kitchen appliances are steadily becoming a thing of the past. Regardless of what style is your favourite, in a strict minimalistic interior, such devices will not interrupt the general austerity while in a baroque interior, it will not contrast with luxurious decorations. Judge for yourself: only several surfaces remain on display so you will not have much to clean from cooking stains or regularly wash the fridge. Also, you will not have to worry about cracks or slits between the appliances that would have been filled with oil and dirt. With builtin appliances, they simply will not exist and consequently, neither will the problems.

CONS 1. PRICE Built-in kitchen appliances are quite expensive as compared to the regular option. Of course, everything depends on the chosen design and quantity of items; however, often the price is more than half as much. An option to consider is making only half of the appliances built-in.

2. DIFFICULTY OF REPAIRS If one of the kitchen appliances starts malfunctioning, it will be a challenge and expensive process to replace it. Therefore, you should choose the best quality appliances in advance and treat it with care to avoid repairs for as long as possible.
