eople who are always happy to have company over often have a huge table in their dining room that is conducive of festive gatherings, delicious food, silver utensils, and delicate china. alls usually take up the greatest surface area in an interior. Accordingly, they need to be decorated with special care and taste. It is very important to strike the right balance between completely empty walls and walls that are overdone.
Solutions for Empty Walls
Art in the form of paintings, prints and photographs is the most common way to embellish walls. Pictures as a décor element help bring out the style of the room. They can be used in an interior of any style – from classic to minimalist. A picture is not just an ornament; it carries certain emotional charge. Choosing the right theme for a collection of artwork is extremely important and of no less importance is its correct placement which will reveal beauty and uniqueness. In order to place an element of art in the right spot, draw an imaginary rectangle that needs to be filled. Remember some rules as to how to place objects on the wall. For example, avoid the mistake of decorating a large wall using many small objects distributed all over it. Small decorative elements look better when grouped together in the centre of the wall thus creating a balanced composition. Use larger objects to visually enhance the space. Before I get into details regarding home staging, it is important to understand what it is; home staging can be defined as the preparation process of real estate for sale. It is analogous to a field of science; encompassing the customer’s psychology, interior design and real estate expertise. The purpose of home staging is to maximize the value and rate of sale of the property while investing minimal time, money and effort.
2. Neglecting the Importance of House Cleaning The internal appearance of the home is no less important than the exterior. This is important not only for the photographs, but also for customer visits. Entering a messy – or worse yet, a dirty – home is an unpleasant experience that one wishes to quickly escape. If you have doubts about whether your home is ready for showcasing today, take some time and do not put the house up for sale just yet. If you rush, a potential customer may ask to come the next day but visiting an unprepared home diminishes the chance that a visitor will seriously consider the purchase.
In this article, I will do my best to highlight the ten most common mistakes made by people when they prepare their home for sale independent of professional help. To illustrate my points, I provided photographs of real cases that I encountered.

1. Failure to Observe House Appearance First impressions matter – this is as applicable to homes as it is to people. Much like the first date, potential customers wish to see an ordered and well-kept house. As the saying goes, “first impressions come from clothes and the like.” Nevertheless, in the image below we see an unkempt lawn, messy porch, poorly painted front door and garbage bins in full display. Apart from the fact that this is simply unpleasant scenery, I cannot prevent myself from thinking about how “neat” the inside is, given the appearance of the outdoor area. More important, however, is how much trouble and time – both money and effort-wise – it will take to renew this home and bring it up to living standards. Not surprisingly, I have witnessed situations where customers did not hesitate to refuse such a home from merely the first impression.

Our home is an extension of our personalities, preferences, tastes and character; hence, it is often filled with framed photos of friends, family, vacations and souvenirs. These factors all contribute to making the home yours; however, to the buyer, it is no more than a collection of a stranger’s items. Such details distract the buyer from experiencing and inspecting the property itself – they will have a hard time “positioning” themselves in the home.

9. Aromatization Some people believe that the house must necessarily be equipped with aromas, whether of apple, fresh pastries, coffee or some other pleasant smell. However, the reality is that it is impossible to please the odour preferences of every stranger that enters your home. Moreover, it is impossible to predict what associations or physiological reactions (such as headache or allergic reaction) any given smell may cause. The owners may find the smell light and enjoyable, but not the buyer. There have even been cases where potential customers refused to enter the house for this reason.
10. The Use of Amateur Photos The majority of potential clients become acquainted with the real estate through online postings; this influences their decision to see the property. If the images are not attractive and

memorable, the appearance of the home in real life will make no difference. If the images do not spark an interest in the buyer, they will not even look at the property. The point is: hiring a professional photographer is well worth it, especially since they are not extremely expensive. Losing a potential buyer is a much greater loss. child of a preteen age already has a particular personality which encompasses certain likes and dislikes, passions, and opinions. Therefore, it is the age of 10 to 11, when the nursery needs to be updated according to the newly emerged person’s specifics. It is hard to pinpoint the exact time to do it but the reference point can be the time when the child stops being happy with stuffed animals and cartoon characters on the walls. When this time has arrived do not delay – or else your youngster may see the old décor as a sign of being considered a baby, and this could lead to frustration. Difficulties in family relationships with preteens and teens are well known. Children of this age tend to vehemently defend their opinions and their right to do as they please. The youngsters at this stage see their room as their castle that protects them from the “hostile” outside world, and they expect that room to be decorated the way they want it to be. To avoid a conflict, suggest that the youngster chooses the style and colour scheme for their room all by themselves. When the child feels that

Finding a comfortable and functional bed, closet, desk, and other furniture is also important. The youngster will select accessories and décor elements according to his or her taste, and do not try to interfere if you want to avoid confrontation. If your child has a passion for a certain subject, try to come up with the room design together after having studied pictures of various looks on the theme. Cooperation on room design may positively influence your relationship with your child, and the most important thing here is to not usurp the initiative and let them make their own decisions. To make sure you trust his or her opinion, the youngster may try to provoke you offering the wildest schemes of style and colour combinations. PRO TIPS ON CHOOSING A GENERAL CONTRACTOR
E
very year, more and more Torontonians choose to build their own homes rather than buy from the market, thanks to the unique realty market in the GTA, and a generous pool of high earners in the city. The trend of building custom homes will likely continue for at least another decade driving an increasing number of home owners to work with Toronto’s builders and general contractors. However, after hearing many stories about horrible construction experiences and unfinished building projects, many homeowners are afraid to follow this route. Even since we have heard many such stories, and helped some homeowners recover from bad construction situations, we developed some insight on the reasons re-

sulting in negative construction experiences. We came to the conclusion that most contractors and homeowners begin the project with their best intentions in mind. However, misunderstandings developed during initial stages of communications, multiply over time, and grow into serious conflicts between contractors and homeowners during project execution. These conflicts can eventually culminate in emotional breakdowns and a project fiasco. For instance, we were astonished to realize that many home owners do not have a clear plan for how to evaluate and compare their potential contractors. Instead of closely analyzing qualifications and the experience of every builder or contractor against a pri-
oritized wish list, most people make their decision based on pure emotion. This often results in picking a less than ideal contractor, and is a huge contributor to the project failure. To help home owners navigate through the army of builders and general contractors, we came up with a few simple points to keep in mind before making a choice. All successful projects should begin with a carefully executed planning and drafting stage. The builder’s approach to this part of the process will tell you a lot about the company’s general organization, and is a direct reflection of your future experiences with the contractor. In particular, pay attention to the following:
1. Budget. Every contractor should supply you with a preliminary budget – the more details, the better. Pay close attention when comparing budgets provided by different contractors, as the quantity and nature of work items included in quotes may deviate. There is no standard in the industry on putting together a budget, so misinterpretations are common, and necessary tasks can be incorrectly estimated, or not even included in the budget. So make sure you compare apples to apples. You should also take note of the difference between the preliminary budget you initially receive, and the revised budget provided after house drawings are completed. The bigger the difference between the two budgets, the more alert you should be (unless you have been notified about price changes during the drafting stage with solid explanations of cost deviations). 2. Disclosure of additional expenses. Besides the expenses associated with physic-
al construction, there are additional or ‘soft’ costs that all homeowners face. The most common expenses include utility costs (this means not only electricity, gas and water consumed during the construction, but also the potential cost of new water and sewer service connections, charges from hydro companies to connect or disconnect the power, new water heater, etc.) and city or province fees (apart from the cost to obtain the building permit, the homeowner might be asked to obtain additional permits, such as for the street or sidewalk occupation, placing a site protection fence on the city property or curb cuts). The builder does not usually include these expenses in the estimate, as the homeowners cover them. However, it is the obligation of any responsible builder to make the homeowner aware of such ‘soft’ costs when calculating final budget numbers. Builder’s disclosure of cost will shed some light on the company’s transparency. 3. Quality of information from the builder. Even if this is the homeowners second or third project, their knowledge about all nuances of home building is very limited. As a result, there are numerous questions and notes to be discussed with the builder. We advise to pay attention to the way a builder approaches your request, the speed of answering questions, and the level of details and additional information included in the answers. Assessing the information quality should help you to decide if this builder is right for you. The aim of the three points listed above is to help homeowners narrow down the search to a few contractors for further comparison. By clarifying the builder or contractor approach to the project execution, we hope that you can reduce the number of contractors to just two or three.
HERE ARE SOME VERY IMPORTANT POINTS TO CONSIDER. : 1. Does the contractor have a team? Some general contractors hire sub-contractors for all types of work and act as a project manager, because they do not have their own crew. They rely on sub-trades and eliminate payroll costs, mostly because the annual volume of their projects is not big enough to justify having full-time staff. Other contractors, who handle more projects at one time, maintain team of full-time employees, and offer faster execution of the
project since they have full control over the jobs and schedules. Homeowners can also benefit from higher discount in renovation supply stores offered by bigger builders. The choice between small and big builders should be determined by the homeowner’s customer service expectations. If you are looking for the ‘tailored boutique’ approach to the project at the expense of higher costs and longer duration, then a sub-contractor/ project manager is the way to go. If you choose to be a part of larger scale construction, you should hire builder with his own crew, who can deliver on-time and onbudget results, but might not be able to concentrate on your project fully. 2. What would be the homeowner’s level of control over the construction process? What influence does the homeowner have over the project? What are the boundaries? Some builders insist on working only with affiliated suppliers, while others give you full control of the material supplies (interior finishes, in particular) some find a mixture of both. There is no right or wrong in either approach, you just have to choose whichever approach is more convenient for you. 3. Personal touch. Building a house can be a complicated, and sometimes very stressful process. Therefore, it is very important to feel comfortable with the contractor and his team. The personal connection you establish with a general contractor will positively impact the ability to communicate and work together over the life of your construction project, and will result in more satisfying outcome. 4. Referrals. References are valuable. They give homeowners an idea of what they are getting into by hiring a contractor—a glimpse into his competencies, work ethic and habits. We advise you to use all possible sources of obtaining references – from the ones provided by the contractor to the information from open sources (you can be surprised to see what a simple google search can reveal). We hope that the aforementioned points will help you to choose the right contractor, and to turn the complicated and sometimes confusing construction process into a truly unique and pleasant one-of-a-kind experience. MY GATSBY-INSPIRED STAY IN ARIZONA

he more I travel, the tougher it seems for me to experience those gasp-worthy moments. I’ve been to a lot of hotels, tiny boutique resorts and mammoth mini-communities under the guise of a holiday retreat. It was a busy month leading up to my trip to Arizona this year, and I simply hadn’t had a chance to pour over the details of where I’d be staying. As the airport car pulled up to the Arizona Biltmore I looked up from my phone, clicked the off button to silence my work emails and I fully and audibly gasped. In an instant I knew this was going to be one of those trips that stay with me. I had arrived at one of the world’s most architecturally significant hotels. As a designer, our formative years are defined and refined by studying all the experts that existed before us. The architects, artists and industrial designers had an innate magic that we strive to emulate, and admit that it is simply bigger than us. The Arizona Biltmore – a Waldorf Astoria Resort – is one of America’s most iconic and storied resorts, a synonym for rich history and grand style.

History and detail are abundant in every corner. Recently renovated guest rooms offer the perfect escape. All of the classic elements remain with a modern and elegant layering. I instantly threw open my terrace doors and let the warm dessert air fill my room. If taking an evening walk at the perfect timing, you can see the sunset giving all the sandy grey Frank Lloyd Wright detailing a new shadowy depth. Truly the definition of luxury, one can’t help but daydream about what life must have been like when these majestic grounds were built. The gold accents and blue-grey layering of fabrics was luxury perfection.
