Generally, warm colours tend to be favourable to optimistic and kind people who easily find a compromise and have a vivid imagination. Presumably, the “warmest” of the colours is orange. It brings an appealing look to the kitchen, children’s room, dining room, and office. Bright shades of green can be used in a section of the kitchen or children’s room, whereas the bedroom can make use of a salad or pistachio green, as well as the shade of green tea. White-blue interiors have practically become a classic. This combination reminds of summer, a relaxing vacation at sea, and calm atmosphere. Incorporating blue in the interior is generally favoured by trustworthy individuals who prefer a stable and safe environment. A close relative of blue, purple, is chosen by clever individuals with a developed intuition who pay close attention to details. This is a difficult and unique colour which has the ability to create a wide range of moods in the interior.

A HEATED FLOOR

A

heated floor has long been a common topic for discussion in the world of interior design. Perhaps you have even chosen one that you wish to have. However, let’s take a moment to consider both pros and cons of such an option.

PROS: The most noticeable advantage is saving on the heating of the home (by about 30%). In short: the higher the temperature in the home, the less heat is required. An important criterion is the overall temperature in the home. It can be quite low but you might not even notice – your feet will feel warmth!

Warm air tends to rise, but unfortunately we do not have the ability to fly in order to reach it. In this case, having a heated floor creates harmony. The air temperature will be relatively balanced throughout the interior. A heated floor can become a personal favourite for your children, especially if they are young. Children love to explore every corner of the room to satisfy their curiosity. Doing this on a warm floor is much more pleasant and safe. Your young one will not get sick.

Do not conserve when installing and carefully follow all of the instructions. It is best to assign this process to a professional as to avoid any problems.

THE TABLE LAMP

I

t may seem that the table lamp, a simple element of design, does not require much attention. However, this useful device is not that simple; table lamps vary not only in style but also in the construction of the lampshade and base. The table lamp – a light-provider that can be placed on a flat surface such as furniture and does not require further installation. Table lamps are used in a variety of places and for various lighting purposes: spotlight or diffused. When analysing the lamp’s “usefulness,” the model’s decorative and functional purposes should be considered.

A table lamp may be placed on a night stand, work table, or dresser. The lamp can fulfill functional or decorative purposes and even both simultaneously. A purpose of a lamp determines its aesthetics. As such, for an office in a classic style, in which the lamp will produce excessive light, it is logical to pick a strict and conservative model. The design of a lamp for the bedroom will be completely different: a softer design, smooth lines and forms, possibly a textile lampshade with a soft diffusing light. It is best to install a lamp for 60 W rather than 100W and periodically change its location and orientation. This type of model can be placed on not only a desk, but also on a dresser to aid in lighting for cosmetic purposes. A decorative lamp is destined to serve as an ornament in the interior, and as such it must be equally attractive when turned on and off. Table lamp models are used for the creation of a comfortable and respectable atmosphere - they can be placed on a classic dresser or table. Some lamps are appropriately used not only on the table but also on the floor – in both places they will not be deprived of their adornment. The latest trends recommend to avoid conservative options and to feel free about combining different styles in one area.

CAUTION - DEAL BREAKER! Part One

H

ello, I’m Natalia Slobidker! I am a professional fulltime realtor and certified negotiations expert. I specialize in real estate pre-sales, sales strategy development and keeping real estate transaction risks at a minimum. My mission: minimum stress – maximum benefit, in any real estate transaction. Today my article is useful to both buyers and sellers. We will be talking about the so-called “deal breakers,” otherwise known as factors which have the potential to cause a client to refuse a property they otherwise like. They can be objective or subjective, inspired by superstition or urban legends. All of them, however, share the power to negate any other advantages of a house, causing the deal to fall through. Given my extremely conservative approach to buying a house, as well as the principle of “hoping for the best but preparing for the worst,” I always tell my clients that the only house to buy is one that can be sold should the need arise; even in a weak market, even the day after closing. Sometimes the sales speed is more important than price. In such a case, a house with a “deal breaker” becomes an anchor, dragging you into a sea of problems.

If the powerline is within sight when standing on the porch or in the backyard, it can be a concern for potential buyers. Some sources claim that radiation from high-voltage lines is carcinogenic, meaning it contributes to the emergence and development of cancer cells. I’m not a doctor and can neither confirm nor deny this. However, I do know that many flee from such houses as if from fire.

Factor #2 – Proximity to streets with heavy traffic If the entrance or exit to the house is on a busy street, it is likely that people with young children and/or animals (or future plans of such), view this as a potential hazard and refuse to consider it. If the backyard overlooks a busy street, that means noise and exhaust fumes – the opposite of the ideal “piece of nature in the city. ”This factor will push away many people. If you already own such a house, I would advise planting as many trees as possible along the fence leading to the busy street. This will visually conceal it and also absorb some of the car emissions.

Common side effects include asthma, pneumonia, upper respiratory tract infection, sinusitis, cough, skin rash, upset stomach, headaches, and nosebleeds. I must say, this list should be more than enough to make people flee from such a house at breakneck speed. If you suspect that your house has mould, don’t try to get rid of it the “old-fashioned way.” Call in an inspector who specializes in finding airborne mould spores. Then, if the results come back positive, call professionals who guarantee results. Getting rid of mould is unquestionably a benefit to your family; moreover, it saves you from potential problems during sales. Additionally, consult with experts on what preventive steps to take so that the mould stays away for good. Often, it’s just poor ventilation and the problem is solved by an upgrade.

So what are these “deal-breaking” factors?

Factor #1 – Powerline

Mould can be visible or hidden behind the walls or under the floors. Nonetheless, even when not visible, it can give off a characteristic odour or, unexplainably, cause dryness in the mouth and coughing. Unfortunately, the problem of mould is much uglier than its appearance. Just consider the fact that 1 m2 of mould produces billions of spores per

You would be surprised, but even in today’s highly technological world, people are still prone to superstitions and fears; some with good reason, some not. For example, the vast majority of people will not buy a house where a murder or suicide occurred, or one in close proximity to such a location. Further, it is unlikely that people will be interested in a home that is

rumoured to be haunted or where a child disappeared. Furthermore, nine out of ten people are afraid to deal with a house where marijuana had ever been grown in. Despite the consequences of this activity having been addressed long ago, it will remain marked as a “grow house.” If you are selling a house, you are required to notify the potential buyer about anything that can be regarded as a stigma.

Factor #5 – Oil tank for heating

houses still use these tanks for heating. Unfortunately, Ontario has one of the lowest standards for oil tank’s wall thickness. This entails a number of issues, which can cost the homeowner TENS OF THOUSANDS OF DOLLARS. For example, you may find that you cannot insure the recently-purchased house since many insurance companies refuse to insure houses that use this method of heating due to the potential environmental problems. If there is no insurance on the house, you may be denied financing. Consequently, this may result in a lawsuit and loss of deposit. You may also find that the tank was buried, that its extraction will cause environmental problems, and its removal can cost 30-40 thousand or more! Further still, there may complaints and lawsuits from neighbours, whose land may be at risk due to a leaking and/or rusted tank.

If the curtains are designated for a house or apartment, and the windows of the bedroom face the sunny side, it may be a good idea to obtain dark curtains. They will be used not only in the evening but also in the morning when the sun is at its peak, disturbing sleep.

RESTING ZONE – THE BEDROOM

he way that the bedroom is designed directly impacts the psychological state of the person. In order for the person to be maximally content, it is essential to formulate the interior of the bedroom in a comfortable fashion. One of the most important components of the interior is the curtains. The task of choosing curtains should not be taken lightly as they will determine whether

the person will be able to attain proper sleep. The main recommendation is regarding the colour – it must be relaxing, not to any degree irritating in order to allow fulfilled rest. When choosing curtains for the bedroom, it is necessary to establish their purpose. For example, if the curtains are for an apartment on the lower floors, it is essential to pay attention to their density. It is highly unlikely that someone would like to be visible, like a display window in the store, to

The colours of the curtains may greatly vary, depending on the preferences of the bedroom occupants. It is important to note that in a bedroom, the curtains will look effective in pastel colours. They should be of a gentle and relaxing colour, as stated above; vibrant colours will prevent rest and relaxation. Furthermore, it is important to take into account the colour and design of the bedroom. The curtains should not drastically differ from the tone of the interior. In choosing material for the curtain, give preference to natural rather than artificial material because these will absorb less dust. This factor is especially important for those allergic to dust and as such, suffer if exposed to large amounts of it. Regardless, the curtains will still have to be periodically washed. However, if they are made of natural materials, this will have to occur significantly rarer.

Five Tips to Warm Up your White Kitchen

or quite a while, white kitchens have been dominating the trend and I am often asked to design them. They tend to be clean, contemporary and certainly easily customized with your personal creativity. On the other hand, an all-white palette can sometimes look (and feel) cold and uninviting. Here are some quick ways to instantly warm up your white kitchen.

PICK ANY SHADE: There are many different shades of white to choose from. Blue-tinged whites are cool by nature, while whites featuring yellow undertones

are visually warmer. Opt for a shade on the warm side of the spectrum to subtly warm up the whole interior. TIP: To avoid a war of whites, coordinate all of the white elements in your space including walls, countertops, backsplash, floors, ceiling and anything else to ensure your colour selections will not clash.

GO WITH THE GRAIN: Wooden floors are a wonderful way to warm up a white kitchen; they have interesting earthly tones and textures and feel pleasantly against your feet. Consider a grainy hardwood or hand-scraped floor; warm-toned stone or tile will also achieve a warmer aesthetic.

Matte – finished cabinets go beautifully against a glossy countertop or backsplash, which happens to be the second-biggest impact point after countertops. TIP: Keep countertops clear and clutter-free to show off your finishes.

Remodeling your kitchen is a huge and expensive undertaking, but it remains the most popular home renovation project, with good reason. If done right, you will enjoy this space for many years to come, and potentially increase the resale value of your home - if you can bring yourself to part with it. Here is a final word to the wise: Plan before you renovate. Understand all of the tasks you will be doing in your new kitchen and design accordingly. Light the Way

S

ummer is upon us and after all the hard work you have put into your back yard, you are now being rewarded with beautiful lush gardens and a great space to enjoy. In creating your backyard oasis, you have no doubt engaged in planning and maintaining your gardens, building the new multilevel deck ideal for entertaining, perhaps you’ve added a pool, an outdoor fireplace, and a play area for the kids. However, have you added lighting to your new outdoor space? As a designer, working on outdoor spaces is always enticing. A great outdoor living space not only adds value to your home, but it also adds enjoyment and value to

your life. However, when planning your new backyard living space, do not underestimate the role that proper outdoor lighting plays in your designs. Proper illumination of your outdoor space is essential. Obviously, good lighting is required for safety and security but it can also extend the duration of your outdoor enjoyment. That being said, good outdoor lighting also carries an aesthetic value to it. There are four categories of lighting: ambient, task, accent and decorative. There are just as important to consider outdoors as they are indoors. Ambient lighting generally illuminates a space and permits easy mobility. Outdoors this could be overhead security, pathway

lighting, or perhaps recessed deck lighting in your steps. When doing pathway lighting, a good thing to remember is to stagger your light locations and balance them well so as not to create the “landing strip” effect. For step lighting remember that the lights are not to be seen, but only their illumination which will highlight the way in the dark. For narrow stairs one light centered in each riser may be sufficient; for wider steps you may require a series of lights along each riser. Task lighting is also important outdoors and affords you extra lighting in a specific area devoted to a particular undertaking; outdoors this could be your barbeque area, the bar area, doorways or the pool.

Accent lighting, the third category of lighting, is usually used to highlight a particular feature within a space. In the case of outdoor lighting look to brighten your garden beds, trees, architectural features like pergolas, a wall feature or water feature. HOW TO BE PROTECTED FROM SOUND

P

oor sound insulation is a widespread issue. What materials are most effective at creating a soundproof space? A prominent favourite in maintaining silence in the home is a finish with corks. Although this material will not block all sound as in a recording studio, it will definitely protect you from the majority of outside noises.

COMPOSITION: A cork is essentially the core of a cork tree – a natural honeycomb-like polymer that consists of tiny cells similar to a bee’s nest. Due to this specialized structure, the cork is considered a natural soundproof material. In fact, it is an ecologically friendly material in all respects; the cork tree gives the first harvest 25 years after being planted, after which specialists remove fresh cores every nine years. Using a specialized axe, they cut it along the trunk in a single piece while trying not to harm the stem. Cork collection

does not harm the tree; the tree actually has the ability to regenerate new cork.
