GLASS WALLS: Pros and Cons
T
oday rooms of different sizes and purposes incorporate glass in various ways: panels, decorative mirrors, tiles, and walls. With such a diverse functionality, this decorative method can highlight the style of the interior as easily as it can destroy it. It is generally considered that mirrors have the ability to create the illusion of wider
dimensions of a particular space – this is, in fact, very true. However, if using mirrors incorrectly and disregarding important nuances, you will create a weird, sloppy, and even disastrous interior. PARCHING Furniture covered in specialized polishes is quite tolerant of the sun’s rays. The slow parching will cause a renewal of the furniture’s look after three or four years of active exploitation.

WHAT ARE CAISSONS?
T
he ceiling plays a vital role in the design of an interior. Recently, the tendency to use regular plasterboard ceilings is disappearing; instead, alternative creative options are breaking through. The caisson style is one of the most interesting ways to decorate high ceilings in various interiors. Caissons are indents or niches in the ceiling created by docking beams. Caissons take on various forms; however, the most common options are square or rectangular. When planning to cover the ceiling with caissons, prepare yourself for the loss of 1025 cm from the height of the interior.
THE CLASSIC WOODEN CAISSONS The most natural and effective option is a wooden caisson ceiling. The ceiling has to take into account the layout of furniture, amount of lighting, and the colour of the wood or paint.
WOOD + MDF The technical aspects of constructing this type of ceiling is very similar to those dealing with the classic wooden caissons with one difference: certain elements will be made of MDF instead of wood. Although MDF is less valuable and not as natural as wood, its technical characteristics are paramount while the cost is loyal. In addition, even an expert will have a hard time distinguishing MDF from real wood when looking at the ceiling.
CAISSONS FROM DRYWALL AND MOULDING This option is the most financially friendly but the most difficult to create. With the correct approach and wise use of polyurethane mouldings, you can achieve an amazing result! The ceiling will look no

worse than one made of more expensive material.
CHOOSING THE STYLE When choosing a style for the caisson ceiling, do not limit yourself to the classical option. Modern alternatives such as the loft or minimalism styles will adequately and effectively compliment an artistic ceiling. The main concept here is to use the simplest profile and laconic forms, adjusted to the furniture in the interior.
CAISSONS ON THE DIAGONAL Another unexpected option which is surprisingly easy to construct is caissons that are on a diagonal with reference to the walls in the interior. This method is often incorporated when laying parquet boards and tiles, thus, it can be analogously used in the design of a ceiling.
CONTRASTING COLOURS A caisson ceiling has the tendency to be slightly indented, usually 10-15 cm. To enhance the aesthetic aspects of the ceiling, you can paint the beams in different colours. This way, the ceiling will become more interesting. The main idea is to pay attention to the lighting so that you can properly choose where to apply dark paints. As you can see, the caisson is a versatile element of the design of ceilings. A palace, modern apartment, and home can all benefit from your creativity. Ensure that you properly incorporate materials, colours, and methods of processing. Furthermore, do not forget that as much as you may dislike this fact, but caissons are not suitable for low ceilings.

The most common option for walls and ceilings is a glass mosaic which has a strong resistance to dirt, chemicals, and temperature changes. What principles do you use when creating a construction budget? I use my own principle which I call “CAT”: Clarity, Accuracy, and Transparency. Clarity, or exactness, means that the budget is structured around the construction stages: from demolishing to final grading, with all the intermediate processes in between. Each stage is broken down by numerous jobs required to accomplish the task. When the homeowners read my budget, the question “why does the foundation job cost so much?” never arises, because they clearly see the sub-tasks of the big foundation process and how much money is allocated for each task. Accuracy for me came with the years of experience and with numerous accomplished construction projects each year. You have no idea how many things are being overlooked or miscalculated by inexperienced

estimators: from the quantity of foundation blocks to the interior door handles. Usually, these mistakes are revealed when the corresponding construction stage occurs. The builder has two unpleasant choices: either charge the customer extra every time or absorb the costs. Neither of them are of benefit to the relationship between a homeowner and a builder. Transparency is another factor which helps the homeowner to better understand the total cost of the project. Builders usually do not account for a few large groups of the expenses in their estimates: 1) the costs of connecting and maintaining services such as water, electricity and gas; 2) municipality charges; 3) third party professional fees, such as geotechnical engineers or structural engineers’ reports; 4) cost of appliances and other house features. Those costs are usually excluded from our construction budget, but we always provide them at the bottom of the estimate to make the financial picture complete.
You mentioned that your estimates are grouped by different construction stages. What are the top three expenses when it comes to the cost of building a house? I would say that the most expensive part of building a house is framing. With the lumber prices rising up 15 to 20% since the start of 2017, the cost of framing a 2500 square foot project can reach 50-70 thousand dollars. The second large cost component is utilities, especially the HVAC system. I notice the trending changes in homeowners’ preferences towards innovative HVAC solutions. Radiant heating systems, particularly hydronic heating systems, are gathering renewed interest, and the homeowners are ready to spend up to 60 thousand dollars on those systems to enjoy the new definition of comfortable. The third factor is exterior and interior finishes, and I am not talking about traditional stucco with the elements of the stone veneer or stained cedar. There are many new leadingedge solutions, which will turn your house into the curb-appeal gem, for example Dizal © or Maibec © siding, or architectural wall panels.

First of all, our estimates are as accurate as possible, and at the moment of signing we seal the costs on the main categories such as demolishing, framing, electrical works, and plumbing works, assuming that there are no changes to the scope of work framed by the permit drawings. Some works are estimated per square foot (for example, exterior finishes), or per piece (number of the soil trucks removed) and the final price is calculated after the job is done. This is the primary reason for the price adjustment. Secondly, when we estimate the project, we account for many custom items the price of which may change later, depending on the homeowner’s final selection. For example, the homeowner can select vinyl windows for 14 thousand dollars, or go for the fiberglass windows which are twice as expensive. Alternatively, the stone veneer for the exterior finishes can cost $6.50/square foot or $19.99/square foot, depending on the manufacturer. The homeowners can control the costs by selecting less expensive materials. It might be a good idea for them to buy materials – mostly fixtures, or interior finishes – in advance, as soon as they see a good deal. The most recent example was the advantage one of our homeowners took on the hardwood store closing sale. He saved over 5 thousand dollars, because of the 50% price reduction on the hardwood. Of course, finishes can be a trick to calculate, and quite expensive, not to mention that we all have different tastes and preferences. That’s why we prefer to work with clear and upfront budgets, to make sure that we avoid any surprises or misunderstandings during the project. The amount of money homeowners are ready to spend on the project is completely in their hands. We understand how important the finishes are, both from the design and financial perspectives; this is why we recently added a new employee to our team. With the construction prices rising, the long run of the project from the project development to the final occupancy inspection, and many other factors, what is the best housing option: to fix up or buy new? There is no one-size-fits-all answer to this question. The homeowners should consider many factors before making this decision, and the money is not the most important of them. Sometimes, the old house is located in a beautiful neighborhood with great schools, parks, high transit score, so you cannot put a price on it. Not only you will save money building an addition in high demand area like this, but also you will keep your neighborhood, and the children won’t have to change the school. In other cases, you simply cannot build the house of your dream on the existing lot, due to zoning restrictions, other municipality regulations or lot size. If you find a new house that is already the way you like it, it might make sense to sell your old bungalow and move in the new house skipping the hassle of renovation. Generally speaking, it is more economical to build an addition to the existing house, especially if you can do it within the current footprint (second floor addition) or if you can save 50% and more of the existing structure. If your family is growing and you need to maximize a living space, there are numerous methods to do so, and simply buying a new house might not be your best option. HOME-STAGING: The Secrets of Quick Sales

I am a professional fulltime realtor. I specialize in real estate pre-sale preparation, sales strategy development and keeping real estate transaction risks at a minimum. My mission: minimum stress – maximum benefit, in any real estate transaction. Home-staging is the professional preparation of real estate for sale. The sweet spot between consumer psychology, interior design and the mastery of the art of real estate is much like a science of its own. The goal of staging is to sell your real estate while maximizing the speed of the sale and the price with a minimal amount of time, money and effort spent. For starters, here are some statistics: in 2012, RESA (Real Estate Staging Association) inspected 89 houses which, on average, lasted 166 days on the market until the owners despaired and called a professional home stager. On average, these houses were sold 32 days after they were professionally prepared – that is 81% less time spent on the market!!!

I always tell my clients that a house in which you live and a house which you sell are two separate houses. Throughout my entire career, only once did I encounter a house that could be put up on the market without changing a thing. The woman who lived there was an artist and interior designer without sentiment towards objects (read: passion to piling mounds of useless things which clutter my and your homes alike). In all other cases, the houses or apartments needed to be adjusted to an idealized standard for the typical buyer in the region where it is being sold. Naturally, it is necessary to consider the specifics of the region. Home-staging for a downtown condominium will differ greatly from home-staging in Woodbridge, which, in turn, will differ from Markham.
But there are also common rules for any region, so let me start with those.
THE FIRST AND KEY RULE IS TO DECLUTTER. The sale of a house and the following move is a great reason to go through everything that has piled up and either throw away, donate or gift the things you have been keeping “just in case”. If the year had not presented such a case thus far, then it is likely that you do not actually need the item. If it is hard to part with acquired items anyway, then pack them into boxes and put them in storage if you have space. If not, then it would be reasonable to rent a storage space for the time being that you are selling. It is cheap and extremely effective. A home with fewer items looks more spacious; the space makes it easier to breathe freely and so, naturally, a potential buyer is more likely to appreciate it. DINING ROOM IN USE

t’s the weekly chore we all love to hate - the necessary evil that is laundry day. Some of us with larger families find ourselves doing this blessed chore multiple times a week and then when we’re about to start over, the clean clothes are still sitting patiently to be put away right next to a new pile of dirty laundry ready to go. It can be a daunting and never-ending task so why shouldn’t the space it all happens in be as functional and fabulous as possible?
In the laundry space we’ve created, key considerations were made in order to ensure that our end users were left with a space that facilitates all that needs to and can happen there. Perhaps second only to the kitchen as the hardest working space in the

It’s important to take stock of what it is you are trying to achieve and ensure that you’ve thought of a solution for each of these activities. That’s what working with a designer will do
TIP: Keep it light and bright - if your laundry room is on the second floor but has no window, consider adding a sun-tunnel which can flood the room with light. If your laundry space is in a basement, consider adding a window or at least ensure that you have planned for enough overall ambient and task lighting to brighten your mood. TIP: Laundry rooms are a great place to try out the latest design trends you’ve been coveting. Go bold with colour, try out different hardware and play with patterns to express yourself. Our client’s request for an “eclectic, retro, vintage, and modern” space enabled us to go big with graphic hexagon floor tiles and gold faucet and hardware for that modern edge, while gossamer blue pillow-style cabinets added the retro-vintage vibe.

STAY HOME – AND SAVE

ith the ever-growing cost of energy we all look into the ways of cutting down our electricity bills. There are many things in our home to help with this important task. Light walls, clean windows, correct use of the appliances and even the cell phone charger all can promote considerable savings.
Here are but a few ways to use light sources more economically: Do not leave a chandelier with several light bulbs turned on unless a lot of light is needed. Use spot lighting from a floor, wall, or table lamp.

Make it a rule to turn off the light when leaving the room.
l
Install dimmers; nevertheless remember that not every type of lamp works correctly when fit with a dimmer. Make sure the light fixture you are about to buy, would.
l
Have your windows washed on a regular basis because dirty panes partially screen the daylight coming into the room.

Dirt and dust collected on a lampshade take away 10–20% of the light. This leads to turning on additional light sources thus wasting extra electricity.

Lighter colour walls, floors, and ceilings reflect up to 70–80% of light while darker shades, only 10–15%.
l When using an electric range for cooking, make sure the burner is not wider in diameter than your pot or pan bottom. This way you can save from five to ten percent of the power used for cooking.
l
Pay attention when buying electrical appliances as to the energy saving category: A is the best while G is the worst. Unplug TV sets and other devices with the stand-by function when not in use, especially for the night.
l
Go to your computer options and use its power saving devices. They allow the monitor to automatically turn off after a certain amount of idle time, usually 4 to 5 minutes. A little later the system unit will “go to sleep”. These measures will cut the amount of power used by the computer by half.

Unplug your cell phone battery charger as soon as the battery is full. Otherwise, the charger will continue using electricity.

Remember to clean filters and change the bag of your vacuum cleaner. When dirty they reduce the air flow thus increasing power use.
A lid will shorten cooking time by 20% and, therefore, save energy.

clean your kettle of scale deposits that, by lessening its heat conduction, increase the time needed for water to boil. Avoid doing laundry when your washer is not fully loaded. This will save 15% of the electricity used. Do not overload the drum and select the correct regime.

Avoid placing your fridge next to the stove or hot air vent. Remember that higher temperature surrounding the aggregate increases the amount of energy needed for cooling. For the same reason do not put warm food in the fridge, let it cool completely.

Try to choose accessories with a firm wall mount: a soap dispenser, cup for toothbrushes, hooks. Placing these on the wall will not only allow them to contain their respective necessities but will also effectively conserve space and alleviate the cleaning process. The design of the hooks and hangers depends on the style of the bathroom. If the bathroom design incorporates bronze, gold, or silver, it makes sense to pick out accessories to match these materials. In small bathrooms it is best to place accessories on walls but in larger spaces, there is more opportunity for creativity.

TOWEL HOLDERS. The options are endless; hooks, rings, bars, or a wall compartment. The choice depends on the size and style of the bathroom. For a smaller bathroom, wall attachments such as hooks or rings would be ideal. Another option is to attach towel bars to the sink cabinet. Note that this option is only convenient in the case that the cabinet is tall enough to allow you to avoid bending when reaching the towels. SOAP DISHES AND DISPENSERS. Some prefer to wash hands with the soap bar while others prefer a more modern method – liquid soap. In any case, the soap dish or dispenser needs to be conveniently placed, ideally beside the sink. For the soap bars, a soap dish may be installed on the sink. However, water getting into the dish is inevitable. This softens the bar and forces it into an inept condition. It is therefore much easier to use dispensers attached to a wall. TOOTHBRUSH AND PASTE HOLDERS. These items have to correspond

with other accessories in the bathroom; if the towel holder and soap dish are in a chrome style, then the toothbrush holder has to be the same. There are many options available for toothbrush holders; those attached to walls or stationary models with one or many openings for the brushes and paste. Choose the style that is most comfortable and suitable for you. TOILET PAPER HOLDER. The most common option is a holder attached to a wall. It can be either vertical or horizontal. In choosing the proper holder, pay attention to how the roll will be placed on the holder; it has to be easily accessed. There are models designed for two or three rolls, some containing lids. OTHER ACCESSORIES. In a bathroom, there may be holders for napkins, small towels, or cups for mouthwashes. Before using these, think about whether they are necessary. Installing them is easy, but will they be regularly used?

Under the Down Duvet

ust the thought of upcoming cold winter nights awakes the notion of a light, warm, and comfortable alternative to blankets and comforters. Of course this magic solution is a down duvet.
THE DOWN The structure of the goose, duck, and other waterfowl’s down is a series of air pockets that catch the human body’s warmth and don’t let it escape but rather send it back to the source. The advantage of such heat exchange is best appreciated in winter time characterized with a considerable gap between the air temperature outside and that inside the house. Often, a duvet is filled with a combination of down and feathers. It is not done out of economic objectives but rather to have the item maintain its shape. The proportion of feather in a good quality duvet should not exceed 40%. By the way, an extremely fluffy look of a duvet may suggest that it contains a lot of thick feathers or even synthetic fibres.
HEALTH CONSIDERATIONS Duvets filled with natural down used to be considered harmful for your health due to the risk of causing allergies and creating a favourable environment for dust and mites. Nevertheless, today’s advanced technologies and multiple treating of down and feathers help make the duvet hypoallergenic as well as protect bed linens from insects. Of course, duvets treated this way cost more but the cost will pay off in the long run. The rest of health characteristics of downfilled items are ideal: they are hygroscopic, breathable, and extremely comfortable.
