CREATING HEALTHY HEARTS WITH HEALTHY HOMES Think about the first home you bought. Was it new or was it an older home? Chances are it wasn’t a brand-new house you had built just for you. Maybe it was, and you went and bought (or brought) all brand-new furniture or older sentimental pieces and furnished your new home. Regardless of how you did it, moving day was exciting, and rightfully so. Moving day is the act of taking a house and turning it into our home. We don’t start to think of what’s in the air we are breathing in our home until we start seeing mold growing around the windows and all the dust in the air when the sun shines in through the windows. But if you think about it, you’ve been breathing in all those toxins since move-in day. Let’s backtrack to what has caused this. We purchase a house. One week before move-in day, we go in and paint the walls with a fresh coat of paint. On move-in day, we lay our modern and large area rug across our brand-new living room floor and furnish the beds in our new bedrooms with fluffy and warm duvets. We throw brightly coloured pillows onto our couches and then bring in our modern appliances: stove, refrigerator, large screen television, and coffee maker. We then install high-
speed internet so that we can connect that smart TV and programmable coffee maker to our smartphones because we want convenience. We hang cherished memories of people and places we love on our freshly painted walls, and finally, we cohabitate with our pets because we love them. And when we’ve done this; when move-in day is finished, we say we’ve taken a house and turned it into a home. But did we? Let’s revisit the story to see that what perhaps is not so evident at the first telling. We purchased a house. One week before move-in day, we went in and painted every single wall of that house with new paint – paint that contained Volatile Organic Compounds (VOC’s) – some of the most dangerous molecules on the face of the earth. We laid down our dust-filled, yet large, area rug in our brand-new living room and spread a mite-ridden, yet fluffy, duvet over our beds. We then arranged our noxious, combustible and byproduct-emitting, yet modern and natural gas stove in our kitchen. As if that wasn’t enough, we installed EMF-emitting modems and routers throughout the house to ensure that we remain connected to the dangers of every smart device we own.
We displayed our most cherished memories of our loved ones and the places we’ve been with them on the freshly painted walls, almost as if we were trying to cover up the horror of what we’ve just really done. And finally, we cuddle with our pets and the colourful, yet dander-filled couch pillows in completely comfortable, yet ignorant, bliss. Brutal, isn’t it? The strongest rods are made of iron, stainless steel, or brass. They are reliable and durable, thus being ideal for hanging heavy, thick draperies. Rods made of wrought iron fit the classic decor, as well as the country and provence styles. Straight geometrical lines in either shiny or matte brass look good in modern interiors. Metal sets can include single, double, or multiple poles to use for hanging several layers of curtains and drapes. Wooden rods are the best choice for a classic decorating style. The most popular of them are made of oak, cherry wood and exotic types of wood. Unlike the metal ones, wooden rods can be single-pole only. The least expensive rod material is plastic. Its advantages include low price and wide range of colours, while its drawbacks are low durability and strength. Besides the wall-mounted rods, there is a ceiling-mounted type that makes a low ceiling visually higher. In their case there is no need worrying about the rod length.
CHOICES, CHOICES… The lightweight string consists of a steel wire with metal brackets but because it tends to sag you can use it only for the lightest sheers. The universal version is a hollow round rod of metal, plastic, or wood, with draperies attached to them with rings, hooks, or pocket-style. Wrought iron decorative poles coated with a layer of paint and varnish can be used for any weight fabrics, as long as you choose the diameter in accordance with the weight.
THE LENGTH Measure the width of your window and add 30 to 40 cm. The resulting number will give you the best possible length of the rod, at which fully open curtains will clear the whole window. Drapery hardware usually consists of the pole, brackets, and two decorative finials, with additional parts like rings, clips, or eyelets. For a rod less than two metres long, two brackets will be sufficient; for longer rods you will need the third bracket in the centre in order to

prevent them from sagging under the weight of the fabric. When selecting brackets consider the distance they will allow between your rod (and, accordingly, your curtains) and the wall. This is especially important for smaller rooms, for which you need the shortest brackets. Decorative finials present an easy and inexpensive way to introduce some changes into your décor. There is no need to buy a new rod, the new finials will do the trick – just make sure they fit the diameter of the old pole.

Traverse rods consist of a metal, most often aluminum, shape installed on the wall or ceiling with the help of brackets and covered with a decorative moulding made of wood, particle board, or plastic imitating the material of your choice. When buying a traverse rod, make sure the hooks move along it with ease. Combination rods hang pinch-pleated draperies with other styles for a multi-layered effect. Not all curtain rods are simple straight poles; curved and hinged poles are available from numerous companies, allowing installation in bay windows and around curved walls and corners. Curtain rods can also be of a crane or swing arm design.

in home renovations, then you likely know that choosing laminate and tiles that are identical in colour and texture are very slim. This is why it is important to become familiar with a set of rules of how to harmoniously combine these coverings to achieve a beautiful and stylish floor.
Rule Number 1: Choose floor tiles and laminate from neutral tones; either similarly light or dark shades. Such a floor will be “invisible” and will allow another element in the interior to be an accent. If you decide on neutral colours, it is essential to obtain both materials together so that you can place them side by side and confirm that they will work in harmony in the interior. Very light, ash-grey, or whitened laminate will look effective with beige, sand or light-grey tiles; warm gold laminate with sand, crème or warm-grey tiles; light brown laminate with caramel, beige or coffee tiles; dark brown and chocolate laminate with grey, greybrown, or dark-beige tiles. A universal option for tiles which can be combined with just about any type of laminate is the tone of coffee with milk. The texture has to be the same throughout; for instance, stylized as stone but without noticeable contrast of tones.
HOW TO EFFECTIVELY COMBINE LAMINATE WITH FLOOR TILES
M
odern houses and apartments have a whole range of different types of flooring. The leaders in terms of popularity are floor tiles and laminate. Generally, floor tiles are often used in the washroom, the lobby or the kitchen; at least in the work zone near the sink or stove. The surface of the floors in living rooms or corridors is often laminate or parquet. In

Rule Number 2: You can choose laminate and floor tiles from a neutral spectrum as in the rule above, but you have the option to create contrast amongst them. This option is simpler than the first and is often used by designers. You can combine white and very light tones of laminate with darkgrey tiles that have sand, marble or granite texture. Other effective combinations are: golden versions of light colours for laminate with rich caramel, chocolate or milk tiles; neutral browns of a unique texture with vanilla, crème, and light grey tiles; dark brown laminate with warm sand and coffee tiles; dark and black (including wenge) laminate with grey, white and vanilla tiles.

Laminate and parquet should be chosen very carefully to match such tiles; the tone has to match with small elements of the design on the tiles. It is impossible to state universal combinations for this case. It is essential to first choose the tiles of your liking and select laminate to complement them.

HOW TO PROPERLY JOIN LAMINATE AND FLOOR TILES: This should be determined in advance to avoid wasting time on finding the right materials that will suit your floor coverings. Further, planning in advance will help properly prepare the floor for finishing. First of all, you should think about whether the laminate and floor tiles will be on the same or on varying levels. A floor with varying levels demands a very carefully thought-out design. It is highly un-recommended to have the level of the tiles higher than the level of laminate. At the very least, such an option is impractical. Joining materials in such a way can be accomplished with the help of a special aluminum or wooden profile. It is best to leave this work to professionals as the quality has to be top-notch. Only then will the laminate truly look amazing. In order to be able to combine a large spectrum of tiles and laminate, it is ideal to have a floor of one level. It can be a transition, an aluminum flexible profile, or even an ordinary sealant. The main function of the transition between the tile and laminate is to conceal the area where the two materials are joined. Therefore, it is best to choose one that is the same tone as the laminate. If you cannot find the exact tone, then it is possible to choose a slightly different one, as long as it is not darker than the laminate. Once you have decided on the colour and texture of your floor coverings and the methods of joining them, you can move on to choosing the assortment of materials that will help you achieve a beautiful finish.

Cue the Colour! By Kate Davidson
C
olour is simultaneously the most common and most misunderstood and misused element in the interior. Although colour is often considered merely a “background element,” as a designer, I cannot stress its importance enough. Colour expresses personality, affects mood and inspires different activities – from eating to conversation to work. In order to understand how colour can be used and what it can achieve, let’s start with the basics. The primary colours are where it all begins. The spectrum of stunning shades starts with various combinations of yellow, blue and red—the most basic of the bunch, yet arguably the most moving.

Yellow has a warming effect; an instant “merry-maker” that stimulates mental activity. For these reasons, yellow is an ideal choice for kitchens, living areas and offices. Yellow stands out the most of all other colours when placed against a black backdrop; it immediately has that “wow” factor. However, yellow can have a disturbing effect if it is overused. New parents – be forewarned: it’s been said that babies cry more in yellow rooms! Blue is the cool, calm and collected of the primaries. It may even lower blood pressure and heart rate, and is thus often used in bedrooms, living rooms and lounging areas. Gentle blues also make for an unconventional yet subtle neutral colour that goes beyond your basic beige. Alternatively, rich blues such as “peacock blue” can create a regal look. But beware the moody blues! Think about how you’ll use the room, who it will be used by, and how you want people to feel when they’re in it.
Fixtures are another element where the colour-palette choice is important. Finishes should be incorporated into your colour plan, not left as an afterthought. The lighting, cabinet hardware and plumbing fixtures that are currently trending are in matte black; you’ll see it dominating interiors in the year ahead. DESIGNER FAVOURITE: Black fixtures in bathrooms are pure decadence. They’re unexpected, modern and totally indulgent!
MUST HAVE! Companies like Victoria + Albert Baths (vandabaths.com) now offer distinctive finishes to stay ahead of the trends. Check out V+A’s new glossy and matte black finishes available in various models. For some people, colour is a basic and unimportant detail. To others, it is a very important element in the home. When choosing the perfect colours for your interior, remember to follow your heart towards hues, and consequently a home, that are a true reflection of you.
Last but not least, red is too hot to handle for some. This bold, fiery and intense hue evokes passion and warmth, and is right at home in both traditional and contemporary environments. However, due to red’s hefty visual weight, it is often used in small and measured doses as an accent colour. TIP: Always consider adjoining rooms and hallways when choosing a room’s colour palette. For the sake of continuity and harmonious visual flow throughout your home, you generally want everything within view to be in the same colour family.

BUYING PROPERTY – CONDO VS. FREEHOLD

I am a professional full-time realtor; I specialize in real estate pre-sales, sales strategy development and keeping real estate transaction risks at a minimum. My mission: minimum stress – maximum benefit, in any real estate transaction. Today, my article is intended for those who plan to purchase real estate. Regardless of whether this is your first purchase or one of many; you have to have a very balanced approach. Today we will talk about how a condo (abbreviation for condominium) is different from a freehold. I have seen that many mistakenly believe that condo is synonymous with apartment. Therefore, I want to first of all clarify some definitions. In Canada, the most common forms of ownership are the following: 1. Condominium 2. Freehold 3. Freehold with common elements
Condominium is a form of ownership of the apartment complex in which each apartment is privately owned by a single owner and common areas (staircases, hallways, courtyard, technical floors, etc.) are co-owned by all residents. The condominium can be issued as a single apartment building or as several adjacent buildings with a common outdoor area.
WHAT IS FREEHOLD? This is when you own the structure and the land on which it stands.
WHAT IS FREEHOLD WITH COMMON ELEMENTS? This is when a house (usually townhouse) adjacent to, for example, a piece of land, a park or a

yet, once again, turn to the property manager or the Board of Directors for permission so as to keep from making a mess. Otherwise, the corporation can rightfully demand for you to pay to undo these changes.
So, life in the condo: Main PROS and CONS
According to one of my clients who lived in a condo-townhouse for many years, the most unpleasant aspect of condo life is limited individual control over how the corporation’s money is spent. Of course there is legislation that has general provisions, but the actual control of the funds lies with the Board of Directors, supported by the manager. That is, if you need roof repair, the Board of Directors expects that the manager finds several companies they see as respectable (usually the property management company has a list of companies with whom they already have an established and developed relationship). Once these companies provide their estimates and terms of contract, the Board of Directors decides who to hire. The remaining owners are not entitled to vote on the decision of whom to hire and how much to pay.
When discussing living in a condo, I would like to single out two areas which, in my opinion, are fundamental to deciding whether the condo lifestyle is right for you. The first is a limitation you will have to live with and the second is a very weak control over the fate of the corporation. Each Condo Corporation has a Declaration and By-laws for the condominium. The importance of these documents is that they describe the policies, rights, and obligations of condominium owners. Even with just this basic definition, it is clear that these documents carry a limit of what one can and cannot do, and each owner buying a condo should be familiar with the contents of these documents; otherwise, they may accrue unnecessary trouble and financial costs. Buying a condominium after the conditions of the Certificate Status (a declaration and by-laws of this package of documents) are removed, the buyer is automatically signed and committed to follow these rules. Different types of condos have different rules and restrictions.

road, is privately owned. Then all of the houses adjacent to this site support it through a small monthly fee, which constitutes the “common elements.” The house itself and the land it stands on are in freehold.
For example, often a Condo Corporation strives to maintain a certain standardized appearance. In multi-storey buildings, it can be expressed in the requirement that all window treatments (curtains, blinds, etc.) are white on the side facing the window. Or they may prohibit door mats outside of your apartment. It is unlikely that you will be able to paint the outward side of the apartment door a different color. In condo townhouses, these restrictions may relate to changes of your garden. Or you, according to the declaration and by-laws, may not have the right to change the lamp on your townhouse wall at all, or only to what has been approved by the Board of Directors. Perhaps it will be necessary to ask specific permission. In general, all of the changes concerning the condo’s appearance should be done cautiously or better

That is the fate of funds, and in fact everything that concerns the corporations’ cases is really in the hands of 3-7 people (depending on the size of the corporation). Can one count on the fact that they will make the same decision that you would have? Even if you are on the board, you may be in the minority, so the final decisions are ones with which you might disagree. Decisions that directly affect the people are based on the financial condition of the corporation and the property resale value. The catch is that you can move into a condominium with exceptionally competent people on the Board of Directors and in condo management. However, everything flows and changes, so that after a couple of years you may find that the people who have come to power hold views contrary to yours in terms of what should be done/spent. Of course, the condominium’s rules and the actions of its directors can be lawfully challenged (Condominium Act). In general it is not such a simple life, although living in a condo has, of course, its advantages. So, when deciding whether to buy a condo, it

is good to be well-informed and approach the matter in a pragmatic, realistic manner. Nevertheless, condominium life has a positive side, too. Living in a condo is convenient in that all home care (usually studs-out), as well as landscaping, is the condo’s responsibility. This means that the owner does not need to prepare finances ahead of time or deal with costly unforeseen work for roofs, windows, and doors. Your lawn will be trimmed, trash removed from your territory, trees and bushes trimmed in a timely manner, dead trees removed and new ones planted. If a storm caused damages, then your manager will likely come to the territory of your condo the very next day to assess the scale of the disaster and organize the necessary repairs. All this can be very valuable for people who have little time, desire, and opportunities to engage in all of this hassle. In this sense, condo-townhouse combination can be quite harmonious. Multi-storey buildings, besides lacking the need for exterior house maintenance, often have the added advantage of various facilities’ availability right in the house. A set of additional services vary from condo to condo: these include sports
rooms, swimming pools, saunas, tennis courts, guest rooms, billiard rooms, etc. Maintaining these services is taken out of monthly fees. This is often much more convenient, paying a little more instead of being tied down by a schedule and the need to spend time on the road. Further, the extra level of security that you get living in a condo seems to me worthy of mentioning. Often one cannot get onto condo territory without going through security and/or Concierge. In multi-storey buildings, entrances are canvassed by cameras. Of course, locks only work on honest people, and no security can give any absolute guarantees but still, it is an additional obstacle for unwanted persons. Digression: Maintenance fees Often people living in freehold are under the impression that the fundamental difference between condos and their housing are the monthly maintenance fee. This is both true and false simultaneously. Of course, the owners of freehold do not formally have such fees, but freehold also requires one to think about the fact that the roof, the windows, the doors, the walls, and the basement all have a lifespan. One needs to be prepared for the fact that the 20- year-old
roof can leak instead of being taken aback by it. In other words, maintenance fees are always present in one form or another. The fact that these monthly fees increase every year is not a secret and it is often used arguing against condos. Yet, an undeniable fact of life is that nothing gets cheaper over time. So, in time, any sort of residence will become more expensive. I feel that I have highlighted the main pros and cons of living in a condo. WALLPAPER OR PAINT: WHAT TO CHOOSE?
A
t a certain point in the renovation process the following question arises: “Should the walls be covered in wallpaper or paint?” Prior to making a decision, it is important to understand the pros and cons of both options.
WALLPAPER: Wallpaper has been used as a wall finish for many centuries. There are practically no special preparations that the wall has to undergo prior to this process. Paper, vinyl and non-woven fabric – the preferred materials for the job – effectively conceal small wall defects. Wallpapers will be securely attached even to bare concrete. This is especially relevant for thick wallpapers. You simply have to follow one rule: the use of specialized glue. The ability of the wallpaper to remain attached to the wall during the dismantling phase makes the process more difficult. In order to liberate the surface for the renovation process, you will need to put it quite a bit of effort. For those who easily develop allergies, wallpapers made from non-woven fabric or paper are ideal options. The print installed onto the wallpaper in a typographic manner is absolutely safe for humans and household pets. Furthermore, some types of wallpaper can effectively hold heat and reduce noise. However, they cannot be used in interiors that have a high humidity level.

In order to glue the wallpapers, you do not need to be a professional. Direct the majority of your attention to cutting sheets and matching the pattern. There is nothing difficult about the gluing process that follows. Even the most perfectly glued wallpaper should be changed every five to seven years, as over time the appearance will change noticeably.
PAINT: Many people think that this option will solve most, if not all, problems. You will not have to worry about changing the paint for a long time and it is very easy to care for the walls. This will truly be the case as long as the paint was applied properly. In this case, you will not have to worry about the appearance of cracks. However, if the job is not done professionally, there is a chance that you will have to “start from scratch” in the near future. In contrast, painting the entire interior is a job for a professional as it requires the proper technique of applying the paint. It is very easy to wash painted walls without altering their appearance. You can wipe away practically any type of marks and spots from this surface. Further, you will not have to worry about the safety of the wall even if you have a playful pet at home. You can

choose just about any texture and colour. The cost of the material is reasonable. However, textured paint or the use of a stencil will be slightly more expensive. So, which option should you choose? There is no definite answer to this question. You have to take into account your personal taste, the design of the interior and the quality of the walls. Gluing wallpaper is much easier than the preparation of the walls for painting. In order for the surface to be perfectly smooth, you will need to be skilled at plastering or hire a professional. The wallpaper, however, you can probably handle on your own. All you need is a knife or scissors, a bucket where you will mix the glue and a roller. If you want to save money on the materials, decline the paint option. Good quality materials and the paint will be much more expensive than modern, washable wallpaper. The exception where paint will not be the more expensive option is if the walls are already smooth and do not require extensive preparations. In certain cases, both options can cost roughly the same amount. You should definitely choose wallpaper if you are the type of person who easily gets bored of the interior and has a tendency to change it regularly. However, if you do renovations after a minimum of ten years, do not hesitate to choose paint. With the proper care, the paint will hold well for a long period of time.

THE CUTTING BOARD
T
he variety of cutting boards on the market is mind-boggling. Various materials, colours, and designs make it hard to make a selection. Let’s look into each variety and decide what suits us most.
WOODEN BOARDS. Professional chefs prefer this kind to any other. These boards are “healthy,” stable and do not dull the sharp edge of the knife. Nonetheless, many modern cooks decide to avoid wooden cutting boards due to their high cost and the wood’s susceptibility to losing shape when affected by moisture. Furthermore, there is no way to avoid the formation of cracks on the board’s surface - this is hygienically unsafe. Of course some simple measures like rinsing the cutting board with boiling water and having a separate board for raw meat and fish products will minimize the risk. The right choice will define the lifespan of your cutting board. In the store, check the board you are considering for the smallest signs of cracking – even a tiny crack along the wood grain will inevitably become wider and deeper with time and will eventually cause the board to break. Discard boards that seem to be out of shape – this is a sure sign of problems with the manufacturing process.
GLASS CERAMIC BOARDS. Cutting boards made of impact-resistant glass seem to be ideal. Their surface is not subjected to damage during use, they are heat proof, easy to wash, and do not absorb odors. Besides, they look gorgeous and the variety of their designs allows choosing the one consistent with your kitchen décor. Unfortunately, this is what most of them become - a décor element. Domestic cooks stop using them pretty fast after purchase because a glass ceramic board will quickly dull your knives. Besides, the scraping sounds when cutting on this type of board may drive you crazy. Yet, for some kinds of kitchen jobs they are indispensible – for example, a glass board is the best for cutting fish because it does not absorb odors.
PLASTIC BOARDS. Plastic cutting boards have recently become the most popular. Their advantages include durability and low cost; they are lightweight and easy to care for. Manufacturers cover plastic with a special compound that prevents the board from sliding on the countertop during food preparation. This compound also prevents scratching of the board surface. The disadvantage is that, unlike other types of cutting boards, the plastic ones cannot double as trivets. Further, there is another drawback: their instability on the counter or tabletop. However, lately many brands of plastic cutting boards have been coming with small bumps on the bottom that serve as stabilizing legs. Make sure that the board you intend to buy is made of food-grade plastic – this will be indicated on the label. If there is no information to this effect on the label, then do not purchase.
