However, remember that flashy floor designs can quickly go out of style so it is best to stop at a classical choice of floor covering for your home or apartment. COMMON DÉCOR MISTAKES A PROFESSIONAL DESIGNER WILL NEVER MAKE

uring renovations, it is difficult to take every small detail into account, especially the first time. There is not a single home owner in existence who would not lament: “Next time, I will do this differently!” The design of an interior is an individualistic matter, so there are few general recommendations. However, it is very possible to avoid notable mistakes! If your budget does not allow you to hire a professional designer, do not worry! All About Home will outline the typical mistakes that you should avoid when there is no professional eye to overlook your work.
THE KITCHEN Mistake №1: laying the backsplash in advance. Often, homeowners try to install the backsplash first, before the kitchen is even ordered. This kind of approach always results in small inconveniences. For instance, you may have not taken into account some technical gap and would be forced to reinstall the hood. Likewise, the backsplash may prevent you from installing a cupboard exactly where you wanted. In order to avoid such situations, it is best to install the backsplash last. This will guarantee a smooth finish, and this is exactly the sequence recommended by professionals. Mistake №2: mismatch between the interior and exterior. The interior fillings of the kitchen are generally made from particle board which is covered with a specialized

film. The colour of this film differs from the colour of the façade 90% of the time. Moreover, the texture is often completely different. In any case, large mirrors will unlikely aid in creating a solitary and calm atmosphere. The same concept applies to closets with mirrors on the doors – this look is much more suitable for the living room or lobby. Mistake №2: a “blanket” on the windows. Textiles are a vital component of any bedroom as they are responsible for creating a comfortable and relaxing atmosphere. If you are proud of your archive of family photographs, do not consider it necessary to fill entire walls with them. It is sufficient to display one or two frames on a chest. The same principle applies to other small items. If there are too many, the bedroom starts to look overcrowded and the interior will become variegated. It is better to display them in another room such as the living room or office. It is a mistake to display decorative items in the bedroom in general – they overload the space which should be, first of all, a space of relaxation. Mistake №4: a large rug under the bed. Often, homeowners choose to hide a large portion of the carpet under the bed. This conceals the beauty of the rug and makes it more difficult to clean. Decorative pillows belong on the couch in the living room rather than in the bedroom. Of course, small pillows that go well with the curtains and bed sheets will look effective on a large bed. However, it is important to follow a rule here: no more than four pillows, only one should be bright and stand out while the remaining three should be neutral in colour and texture. n many magazines, including ours, you can read about how to arrange the children’s room or a bedroom for two. However, you rarely come across material addressing how to properly equip a room for an elderly person. In this article, we aim to change this and tell you about a selection of the most important tips from specialists.
THE LOCATION OF THE ROOM Rooms in the attic or upper floors allow a beautiful view from the window; however, a room on the first floor would be best for an elderly person. Moreover, the pathway to the room should not have any obstacles such as high steps or slippery floors. It is best to cover linoleum and tiles with a non-slippery path in order to prevent potential injuries. If necessary, equip the hallway and walls leading to the room with

the decorative aspect of the interior. In fact, currently producers offer a wide selection of glass blocks with different designs, colours and textures. A glass block is essentially a singular enclosed crater formed as a result of a connection made by two compressed glass plates. Each half is made of thick glass (6-9 mm). In form, the glass block is similar to a brick with a smooth or corrugated surface except that this “brick” is empty inside. A wall made from these blocks is only 80 mm thick and yet it can easily compete with a wall “two bricks thick” in its insulating and soundproof qualities. Furthermore, glass blocks are not inferior to bricks in the sense that, like bricks, they are capable of enduring both low and high temperatures. As such, they can be safely used as exterior walls or fragments of them. Glass blocks do not fear water; in fact, they can be used to finish swimming pools, bathrooms and other interiors that are exposed to moisture. Unlike a brick or drywall wall, one made of glass blocks does not need to be painted, plastered or covered with wallpaper. Moreover, they do not require specialized care;

ot long ago, it was very common to find glass blocks in public places such as hospitals or pools. The wide use of glass blocks was explained by their exploitation qualities rather than aesthetics. Specifically due to their qualities, glass blocks did not become a thing of the past but rather the opposite – they suddenly became a peak trend. Nowadays, glass blocks are a modern and in-demand material used for construction and decoration purposes. The reasons for this are simple: glass blocks are not only functional (resistant to pressure, isolate sound, maintain heat and do not burn in fire), but they are also capable of significantly contributing to

it is sufficient to simply wipe them with a moist cloth or a glass cleaning mixture. The most popular method of using glass blocks in the interior remains for walls or partitions, although nowadays glass blocks are much more widely used. For instance, they are used as decorative surfaces in various types of interiors. Entire walls are constructed from glass blocks in areas that lack light and space such as the corridor. This allows light to fill the hall or corridor while isolating the space from unwanted spectators. Due to the so-called “scattering effect” glass blocks are able to conceal the interior from the outside so that viewers can only attempt to guess who the contours belong to. Partitions, whether wholly or partly made of glass blocks, can be used to create zones in an interior. Such a semi-transparent wall will separate the interior while maintaining a feeling of lightness and spaciousness. If you are not ready to equip your home with an entire glass block wall, you can use either one or several blocks for décor purposes. In this case, everything depends on your imagination: you can create a small matte insertion in the partition between the bathroom and lobby, add a creative lighting element in the living room or create a custom made composition from various decorative glass blocks. ecently, the colour black has been at the top of design charts. Black fixtures, lighting, faucets, hardware and finishes are appearing everywhere today. Here’s what you will find if you are looking to follow suit and add some black to your upcoming renovation or decor project.
black is the perfect partner for any metal. I personally love the look of matte black with satin brass; black also goes very well with silver, chrome or polished nickel. I recently used a matte black faucet in my very own design studio kitchenette. It pairs very well with the brass cabinet handles and the hunter-green cabinetry we installed.
Matte black faucets have become my favourite take on this trend with their sleek contemporary lines and soft luxurious touch. An increasing amount of companies are including matte black finishes into some of their more popular designs. The Campana faucet by House of Rohl is a fun and playful approach to the use of black with the functional and adorable wheel feature. Black fixtures can add sophistication but can also be a nice down-to-earth touch when used in a cottage or country setting.
Cabinet and door hardware, as well as window frames are another key area where we are starting to see this trend increase. A great way to incorporate this trend is simply replacing dated interior door knobs with sleek matte black ones which will update your space or vanity. Replacing kitchen knobs and pulls with new black ones will put you ahead of the trend when it comes to design.

Pros and Cons of Pre-Sale Repairs

ello, I am Natalia Slobidker!
I am a professional full-time realtor; I specialize in real estate pre-sales, sales strategy development and keeping real estate transaction risks at a minimum. My mission: minimum stress – maximum benefit, in any real estate transaction. Today, my article addresses those who are battling conflicting opinions – whether or not to repair their property before selling it, whether it pays off, and whether it is worth the time and effort. In most cases, the answer to this question is “yes,” but it is still somewhat of a problem that has many unknowns and the final answer depends on what obstacles each unknown presents. Despite this, I will be giving some general recommendations which will likely be beneficial to owners of the average property for their particular area. An experienced realtor can tell you what features are considered standard for a specific price range in a specific area. If for some reason your house does not have these features, it is likely that you will need to add them. It is very important to decide what level of repair your home needs. If your home is more than 20 years old and has never been repaired, then, depending on its price range, it can either get stuck on the market for a long time or else you will have to lower your expectations.

Not to be unfounded, I offer an example from recent practice. I was called to a house approximately 30 years old, the owners of which had invested more than a grand in upgrades and improvements, but for some reason the house was not being sold for the desired amount. The first thing I noticed upon entering the house was that it was home to positive and cheerful people and had a joyful atmosphere. This is great for daily life, but it may have an undesirable effect on the sale. Entering the kitchen, I found a rich orange color; in contrast to such a background, the kitchen looked old and yellowed. This impression was reinforced by really old appliances and worktops. That is, the owners were not satisfied with the kitchen cabinets, so they changed them and added new ones. As a result, the kitchen had become more functional. Naturally, when it was time to sell, they had expected to sell the house as renovated and improved. Unfortunately, the kitchen still looks old in the eyes of a potential buyer. To solve this problem, all I had to do is pick a new colour for the walls so that it flattered the kitchen, change the countertop and appliances, and change the handles to something more interesting. Et voilà: the kitchen has gained an improved look, now matching its functional state. Here are photos of the kitchen – judge for yourself.

However, usually the situation is one where in some corner of the house some repairs were done but the overall impression remains unaffected. How so? Well, “the devil is in the details”. Invisible to the eye, they alert our brain: “the house is old and in poor condition; it requires repair” or, conversely, “entering this house, I can immediately start living, not haven broken a sweat.” Meanwhile, the paradox lies in that the first house may be repaired much

So how do you make a profit from real estate nowadays? Short-term rental business can be a very effective solution. The most famous vacation rental provider site – Airbnb, which offers to rent accommodation – continues to beat all records. This year the number of available properties exceeded three million. Airbnb offers vacation rental in 65 thousand cities in 191 countries. Many people have successfully solved their financial problems using Airbnb’s system and continue to earn money. If you want to buy a property that you will offer for rent through Airbnb, pay close attention to its location. There are many factors that should be considered: safety, how popular the location is for investors and tourists, economics, the option to use the property for yourself, etc. In this regard, Florida has historically been a favourite place for investors and tourists from all around the world. You can always find different types of real estate deals according to your needs and budget. Let’s start with Orlando – the most visited place by tourists in the world (about 70 million people per year), which also makes it one of the best places for real estate investment. A new exclusive project called “SOLTERA” offers luxury 4 to 14-bedroom Resort Villas and Townhouses with swimming pools. This great resort community is located just 20 minutes from DISNEY WORLD and UNIVERSAL STUDIO PARKS. The amenities include: an aqua park, fitness center and spa, playgrounds, tennis and volleyball courts, and house maintenance. Some model homes are ready to buy now. The size of your space will define the type of furnishings you will incorporate and how many pieces you will need. Can’t wait to visit the showroom? Do not rush! Measuring is an important step that should not be missed. I often find that furniture looks smaller in the store because of its wide, open space and high ceiling. When you bring that L-shaped sofa home, it takes up your whole living area. Measuring before buying will help you avoid any unpleasant surprises and the hassle of returns.
ONCE YOU HAVE AN IDEA OF THE SIZE, THINK ABOUT THE FUNCTION. In today’s modern, open-concept homes, a single space will need to serve many purposes. For instance, an open concept main floor will be used as a foyer, dining area, living area, family room and work space – all in one. With a solid plan complemented by the right furniture selections, this is possible in a single space.
HERE, “ZONING” COMES INTO PLAY. Think about creating several intimate conversation areas, achieved through the use of colours and some strategic elements. One or two chairs, a side table, a great lamp, and a mid-sized rug underfoot are all you need. As you plan out the zones in your space, think about your traffic patterns. How do you walk through the room to get to an adjoining space or another zone within the room? TIP: In a dining area, you’ll need at least three feet of space between your wall and the dining chair to allow room to pull the chair out without bumping into the wall. With that said, intimacy is key to a good conversation zone. Don’t be afraid to place a couple of chairs close together and tell someone your story! Beautiful furniture that’s improperly placed will fall flat. Redesigning a room to get that “wow” factor often involves coupling a few new furniture finds with your existing pieces and a well-planned perspective on how to place them.

eing a reflection of the home is not the only role of the entry hall. One of the most important functions of this often insignificant space is that it helps you mentally prepare to leave the house because most of us look in the mirror before stepping out. There are quite a few ways to make a small entry hall look more spacious, the most popular being a mirrored door of the hall closet built into the longer wall. If the closet has an accordion door, installing mirrors into every other section makes its design more interesting. For the hallways without built-in closets the role of the space enhancer can be allotted to a tall mirror on the wall, especially if hung in such a way that it reflects, fully or partially, a room or installed on a turn of a long corridor. Reflecting more than just the opposite wall serves to the visual effect of a larger space. An even better option is for the mirrors to reflect - whether fully or partially - various objects in the interior. For instance, reflecting a window will add light to the interior while a reflection of plants adds beauty. Mirror facets not only send colourful sparkles into the darker space but also serve to visually enhance the space. Horizontal wall mirrors make the shorter wall of the entrance hall seem wider and enhance the look of the furniture next to it. They usually have a very simple frame or none at all, thus fitting into any decorative style, from frivolous to classic. Vertical wall mirrors allow you to see yourself from head to toe – an indispensable function for a hallway mirror. A little secret well known to clothing store designers: a mirror tilted towards you will make you look slimmer. Enjoy your hallway mirror and your reflection in it!

VENTILATION FANS

athroom and kitchen fans are an important part of your home’s ventilation system. They remove odours from the house (thus improving indoor air quality) and moisture (thus decreasing the level of humidity in the house). Most exhaust systems consist of an exhaust fan, ducting, and an exterior hood. Some houses have a central exhaust system, in which one fan draws moisture and odours from several rooms of the house using a network of ducts. Kitchen exhaust systems usually have the fan and fan motor in the exhaust hood. Other systems use an in-line fan, which is in the exhaust duct, or a fan outside the house. In-line and outdoor exhaust fans are usually quieter than systems with the fan in the room. Not all the fans are created in the same way. Research shows that many houses have exhaust fans that: • are too noisy • move very little air • are not energy efficient • may cause back drafting of combustion to appliances • use high-wattage lighting Usually these drawbacks refer to older models. Now, there is a new generation of effective, quiet, energy-efficient exhaust fans and controls. When making your selection, choose the quietest, most energyefficient fan in the size range required. Most

fan labels have Home Ventilating Institute (HVI) ratings so you can compare noise and energy efficiency. Look for a fan with replaceable parts and permanent lubrication. A fan suitable for continuous use is preferable. Be prepared to pay more for a quality fan. Select smooth exhaust ducting. Seal the joints and insulate sections that run through unheated spaces. And, finally, place the exhaust hood where it will not cause moisture damage on exterior surfaces. Install the proper controls.
BATHROOM FANS When selecting a bathroom fan you should know their exhaust capacity. A normal bathroom needs a good-quality fan. A poor-quality fan will not exhaust enough air and will be too noisy for regular use. Large bathrooms and bathrooms with bigger fixtures naturally need larger fans. Place the bathroom fan as close as possible to the source of moisture or odour. Some bathroom fans have lights or heating lamps. If you choose a fan with integrated lights, look for efficiency. Any fan installed in an insulated ceiling — for instance, in the attic if it is located right above the bathroom ceiling — must not leak air and must be rated for use under insulation. Many people will not use a noisy fan. Select the quietest fan in the size you need. They are often labeled “low noise” or “quiet.” Check for the HVI rating. If it is not rated, there is a good chance that it will be noisy.

Energy efficiency does not stop at an energy-efficient fan. Ducting can affect fan performance. Un-insulated, undersized, or droopy flex ducting, ineffective or dirty backdraft dampers and exhaust louvers can cut rated airflow by more than 50 per cent. To check whether your exhaust fan is drawing air, hold a piece of toilet tissue up to the grille. The exhaust air should hold the tissue tightly to the grille. You could also check the outlet to make sure the air is leaving your house. Fans create static electricity which attracts dirt that can encourage mold growth and restrict air movement. Clean fans, housings, backdraft dampers and exterior flaps seasonally.
KITCHEN RANGE HOODS A kitchen range hood must move more air than a bathroom fan. As a result, they are noisier, although they can be relatively quiet on low speed. The best units have a low noise rating, an energy-efficient fan, fluorescent lights, sound insulation, anti-vibration mounts and duct connections. For heavy duty use, select non-corrosive materials such as aluminum or stainless steel. High quality hoods may have heat sensors and a safety shut-off. Kitchen exhaust systems should discharge outdoors. Recirculating range hoods rely on filters to capture some odours and grease. The filters are generally made of carbon and must be replaced frequently to be effective. With recirculating fans, moisture and odours from cooking will usually remain in the house. Range hoods usually have washable, aluminum-mesh grease filters. Better quality filters have a smaller diameter mesh over a larger surface area and can be cleaned in the dishwasher. Clean or replace grease traps and filters frequently. The newest range hoods allow you to remove the fan for cleaning in a dishwasher.
