THE ZEN STYLE: Creating the Spa-Hotel Bathroom

W

e spend a significant amount of time in the bathroom; this is a place where we wash away all the stress and worries of the day. What needs to be done in order to ensure maximal relaxation and a fantastic design as in spa-hotels? Below are some tips to provide some insight into the answer.

1. FUNCTIONALITY Carefully observe the interior of the bathroom and compare it with your individual tastes and vision of your future spa zone. Is there space for both a shower and a bathtub? If not, you can consider the 2-in1 option or give preference to either one. Perhaps you might even consider installing a television in the bathroom. Or would you rather the zest be a fireplace? Modern producers offer various models of bathtubs that come with built-in functions such as massage, illumination, or temperature regulation.

2. ACCOUNTING FOR THE LAYOUT FEATURES Regardless of the size of the bathroom, the main rule that you should follow when thinking about décor is to base your decisions on the layout. Perhaps, the interior is

not of a proper shape or it has niches, windows, or protruding vent walls. Think about the ways you can transform the drawbacks into highlights to create a unique interior.

5. ERGONOMICS Do not ignore the laws of ergonomics: nothing should disturb a relaxing atmosphere. Use the space optimally, but do not make it clustered. Consider the space that you have to work with; do not be hesitant to include compact furniture if the interior does not allow larger accessories.

6. LIGHTING Lighting is an essential component in relaxation, especially in a spa zone. In addition to

8. TEXTILES The ideal bathroom is unimaginable without comfortable and good quality textiles. Do not save on towels and robes, obtain a comfortable mat, and do not hesitate to choose natural materials.

9. ACCESSORIES Comfortable and functional accessories are essential in creating a home spa. Obtain baskets and organizers for stylish storage, beautiful dispensers for soaps and gels and add cozy decorative details.

10. AROMAS The final touch in the arrangement of the bathroom is – as in a true spa-hotel – the fragrance. Choose an aroma that you most associate with relaxation and a positive mood. Try to avoid synthetic odours; it is beneficial to choose natural odours. You can incorporate aroma lamps, candles and oils. Do not let anything hinder your relaxation!

HOW TO USE DARK COLOURS IN THE INTERIOR

A

new interior of the living room or kitchen with rich colours will become a real salvation for those who can no longer stand beige or white interiors in carefully diluted pastel tones and interspersed with occasional bright colours.

Using dark colours in the interior is a brave yet justified decision. If properly chosen, dark tones can make the living room comfortable and the kitchen stylish. “Dark” does not necessarily mean black. There are many other dark tones that effectively fulfill their function in the interior:

dark chocolate or graphite, a wine-red, the colour of the night sky or evening forest. You can choose the one that best suits you, as long as you keep in mind that a voluminous dark colour requires space. The room does not necessarily have to be the size of a banquet hall, but remember that dark tones can be treacherous: they will make a spacious interior look bigger but will make a small interior seem even smaller. Another general rule to be mindful of when incorporating dark colours in the interior is that there must be plenty of daylight. A large window, or better yet two, will effectively let daylight into the interior and will effectively highlight the décor. In such an interior, artificial lighting is bound to be complex; one chandelier will not be enough but several spot-like decorative lamps will add volume and dynamic to the room. It is important to know that you should not get absorbed in incorporating dark colours everywhere in the interior. If choosing a dark green for the walls of the living room, make the ceiling light and the furniture in a bright, contrasting tone. For the dark colour of the walls to be justified, combine it with shades that best accentuate and emphasize the nobility of the density of the colour. For example, a wood-brown and graphite will emphasize the nobility of steel or the richness of a yellow tone. A thick, muffled blue can work in bright tandem with a passionate scarlet or create a warm and cold harmony with orange shades. Choose your combinations based on the mood that you want to create in the interior. Rich tones are best used in the bedroom or in the hallway as a background for works of art. For example, dark blue in combination with a nature-brown will create the feeling of calmness and pacification – an interesting option for the bedroom. If you are interested in the idea of having a dark background in the interior but you are unsure of what to choose, try to steadily introduce dark tones to your home; starting with the décor and furniture. For example, purchase a designer sofa or organize the picture frame in a new way. Do not be afraid to experiment!

DOES YOUR HOME NEED A HEALTHY HOME MAKEOVER?

hink about the first home you bought. Was it new or was it an older home? Chances are it wasn’t a brand-new house you had built just for you. Maybe it was, and you went and bought (or brought) all brand-new furniture or older sentimental pieces and furnished your new home. We throw brightly coloured pillows onto our couches and then bring in our modern appliances; the stove, refrigerator, large screen television, and coffee maker. We then install high-speed internet so that we can connect that smart TV and programmable coffee maker to our smartphones because we want convenience. We hang cherished memories of people and places we love on our freshly painted walls, and finally, we cohabitate with our pets because we love them. And when we’ve done this; when move-in day is finished, we say we’ve taken a house and turned it into a home.

But did we? Let’s revisit the story to see what perhaps is not so evident at the first telling. We purchased a house. One week before move-in day, we went in and painted every single wall of that house with new paint - that contained VOCs, Volatile Organic Compounds - some of the most dangerous molecules on the face of the earth. We laid

down our dust-filled, yet large, area rug in our brand-new living room and spread a mite-ridden, yet fluffy, duvet over our beds.

ARCANE STYLES IN THE INTERIOR

N

ot all interior styles are destined to become popular, or perhaps their time has simply not yet come. Perhaps you will find the embodiment of the home of your dreams among these styles!

ADIRONDACK This style is named after the Adirondack Mountain located near the border between the US and Canada. William Durant was the first to use this style in his projects. He was inspired by the natural materials and colours of this geographical area and transferred them into interiors. Adirondack is more suitable for the design of country rather than city homes. This style implies a grand scale: high ceilings, massive walls, stone columns, and ceiling beams. A necessary detail is a tall fireplace. It is unlikely that such a fireplace will fit in an apartment; here, you can only incorporate elements and colours of this style which limits the overall impression. The foundational materials are unprocessed stone and the bark of wood. The colour gamma includes all shades of nature such as green, brown, beige, and accents of blue, mint, yellow, gold and dark red. The furniture is made from wood species growing in the mountains. However, tables, chairs and beds should not look rough; they are often decorated with carvings and incrustations. Soft, classical furniture is appropriate and elegant in this style as it will effectively contrast with the rough, natural finish. The fabrics used in this interior can be expensive, colourful, and embroidered.

BEIDERMEIER “Beidermeier,” in translation, means “simple-minded Mr. Mayor.” The name was borrowed from the pseudonym of the German poet Ludwig Eichrodt, under which he printed epigrams in magazines. This style is considered an offshoot of Romanticism and a follower of the “empire” style. However, its name is not accidental; this style is truly more “simple-minded.” It is simplified for everyday life – warm and cozy. If you want to arrange your home in the classic mood but are trying to avoid coldness and pomposity, take a closer look at Beidermeier. The secret of this style is a classic interior that is adapted for apartments and cozy for living.

The décor incorporates large mirrors in heavy golden frames, chests, baskets, and hunting trophies. The styles that are related to the Adirondack are chalet, rustic, and country. However, all of them differ in that they

are simpler. The secret of this style is a combination of rough, natural materials and fine details that are indicative of a high status.

MIRROR FURNITURE

M

irror furniture – or, furniture made from mirrors – is the epitome of originality, luxury, and depth. Functional objects turn into works of art, reflecting the rest of the interior. basket can be much more than just the means of carrying objects. It may be an excellent decor element while still retaining its functionality. A large woven basket used as a hamper can be left visible and serve as an additional décor element, besides its practical use. Baskets are great to store anything! HOME-STAGING: The Secrets of Quick Sales

I am a professional full-time realtor; I specialize in real estate pre-sales, sales strategy development and keeping real estate transaction risks at a minimum. My mission: minimum stress – maximum benefit, in any real estate transaction.

Home-staging is the professional preparation of real estate for sale. The sweet spot between consumer psychology, interior design and the mastery of the art of real estate is much like a science of its own. The goal of staging is to sell your real estate while maximizing the speed of the sale and the price with a minimal amount of time, money and effort spent. For starters, here are some statistics: in 2012, RESA (Real Estate Staging Association) inspected 89 houses which, on average, lasted 166 days on the market until the owners despaired and called a professional home stager. On average, these houses were sold 32 days after they were professionally prepared – that is 81% less time spent on the market!!!

A correctly presented home makes it to the potential buyer’s list, thereby increasing its chances of sales. The same inspection claims that almost 80% of people are ready to pay more for a home where they can just move in without doing anything. This is the so-called move-in-ready house. A professional home stager will help you attain this too. So then, what is the mystery of this beast called home-staging? The need often comes up to sell your house or apartment where you had created the

- you cannot place them under direct sunlight as the paint will quickly be damaged and the decorative effect will no longer be prominent - the paints or materials that the plants are made of may smell unpleasantly or toxically - it is susceptible to damage – of course, it is possible to glue together broken pieces but the result will not be the same Artificial plants can be used as an easy way to decorate various events such as business meetings, celebrations, or banquets. In addition, they are being used more often in the home. The range of choice is also very large – vines, hanging plants, potted plants for shelves, bushes and trees for the floor, decorative leaves and petals – much like the possibilities of real plants. It is very difficult to distinguish an artificial plant from a real one at first glance. They are made with high quality to be effective elements of décor in the interior. Where does the list end? There is no point in discussing the price of artificial and real plants as it greatly varies. However, keep in mind that a real plant is always changing; it grows, lets out new roots, acquires leaves and petals, blossoms, and then the leaves turn yellow and the plant prepares for hibernation. This may also be a way of communicating to us that it is unwell as the plant always speaks to us but sometimes, we are unable to grasp the meaning. An artificial plant will not go through these metamorphose and will never lose its beauty.

compacted, you’re ready to start laying your patio floor. Of course, either a deck or a patio will end up with some accumulation of dirt and mildew. However, a patio can take a good power washing or scrubbing better than a wooden deck. With repeated cleanings, the finish of the deck will quickly disintegrate, which leads to increased maintenance.

DECKS LOOK: Many people prefer the look of a deck over a patio. It adds architectural interest to a backyard.

DECK OR PATIO?

T

o create the perfect outdoor living space in your backyard, you have to decide whether it should be a patio or a deck. Both are great options, but let us look at the pros and cons of each. If you are planning a do-it-yourself job, a stone patio will be much easier to create. The vast majority of decks are constructed with pressure-treated Southern yellow pine, but you can also opt for more durable wood species such as redwood or cedar. Non-wood products such as engineered vinyl decking and plastic composites are also available, and they are growing in popularity due to the ease of maintenance. You can expect to spend about $15 per square foot for Southern yellow pine and about $30 per square foot for redwood, including installation. Composite decking is slightly more expensive at about $30 to $35 per square foot. “Do-it-yourselfers” can save a significant amount of money. Plan to spend about $1.50 to $5 per square foot for planks and $4-$6 per square foot for joists and posts, as estimated by This Old House. Now look at the patio. With a relatively simple pattern, making a patio can be much simpler for the average “do-it-yourselfer.” Obviously, the squarer the pattern, the fewer cuts are necessary. This makes for a fairly straightforward installation process that can be done over a weekend or two.

RESALE VALUE: Even if you sell your home a few months after building the deck, you’re likely to get a large chunk of that investment back in the sale price. IDEAL FOR UNEVEN TERRAIN: If your backyard is sloped or uneven, installing a deck is usually a better choice. There is no extensive ground or grading work to do; the posts can simply be cut to different heights.

There are several different types of patio materials, including plain concrete (most affordable; requires almost no maintenance); stamped concrete (embedded with a pattern and color to mimic the look of natural stone; affordable); concrete patio pavers (manufactured concrete stones that interlock to mimic the look of natural stone; more expensive); real stone (most durable and most expensive); brick (affordable and easy to install). The price of a patio depends on the material you choose. Regular concrete costs about $5 per square foot, while stamped concrete costs $8 to $12 per square foot. Brick costs about $7 to $8 per square foot. Concrete patio pavers cost $10 to $20 per square foot, and natural stone costs $15 to $30 per square foot. All prices include installation so it will be much less expensive if you do it yourself. Also, you will have to pay extra for any leveling or groundwork that is required prior to installation. With a deck, you must first set your concrete footings and then build up from there. For a patio, you do have to excavate in order to level the ground, but concrete mixing shouldn’t be necessary. Just dig down several inches, add the proper gravel base and then compact with a vibrating compactor you can rent for the weekend. Next, top with builder’s sand and compact again. Once everything is completely level and

MAINTENANCE: Pressure-treated wood needs to be stained or sealed about every two years. Left untreated, the deck could fade and rot. Redwood and engineered vinyl products require less maintenance, but are more expensive upfront. COST: Unless you choose a high-end patio material such as natural stone, decks tend to be more expensive. PERMITS: Some cities and towns demand that you obtain a permit before building a deck.

PATIOS Installing a patio is generally less expensive than building a deck that covers the same amount of space. MAINTENANCE: No sanding, staining or sealing is required. Occasional sealing will make a patio more durable, but you do not have to tackle the project on an annual basis. NO PERMITS: Unless you are planning to build a second-story patio (which requires decking anyway) you won’t need a permit. MAY REQUIRE WEEDING: Weeds will grow between the joints of concrete pavers, bricks, or natural stone. You will have to apply a weed killer on a regular basis and pull any remaining weeds. PRONE TO CRACKS: A concrete slab will eventually crack, requiring repairs or even replacement.

10 “DUST MAGNETS” IN THE INTERIOR

I

n the pursuit of beauty and the latest trends, it is difficult to keep the apartment from turning into a dust magnet. It is worthwhile to try to avoid some popular design options, or at least not to use them all at the same time. We all dream to achieve a look for our home worthy of a place on the cover of a magazine. Unfortunately, we tend to forget that we create an interior not only to admire, but also to live in. What interior solutions are not suitable for real life and cause inconveniences? Let’s figure it out together.

1. OPEN KITCHEN SHELVES On images, open kitchen shelves look amazing but in real life this idea does not work so well. You will understand this

when you will have to wash the dishes prior to every meal.

2. A MAGNETIC STRIP FOR KITCHEN KNIVES This option is likely convenient in the kitchen of a restaurant; the knives have to be readily available at any second. But in the home, it is different. Knives belong in cupboards; it is comfortable, practical and safe.

3. RAILINGS It seems that the pendant kitchenware decorates the interior and is easy to use, but it will also collect grease and soot. You will spend a long time trying to clean every screw and hook.

4. OPEN BOOKSHELVES First of all, such a display is unfavourable for the books that will collect dust and dampness. Secondly, this option will require a lot of effort from you to clean, especially if you have a large home library. A glass cabinet is the ideal option.

5. ARTIFICIAL FLOWERS An artificial flower in the interior is no novelty. They are as beautiful and mysterious as the living ones. The main mystery, however, is how so much dust accumulates in their petals.

6. A MULTITUDE OF PILLOWS We know that the more bright pillows there are on the bed, the more luxurious it seems. However, we also know that these pillows attract a large amount of dust.

7. HEAVY CURTAINS AND DRAPERIES These are definitely effective at blocking out sound and sunlight, but they are also effective at collecting dust. It is quite difficult to clean them; perhaps you can consider blinds or lighter curtains?

8. A SOFT HEAD OF THE BED The same problem arises in this case as with the pillows and curtains, except that you will not be able to take the head of the bed to the dry cleaners.

9. A HANGER WITH CLOTHES ON DISPLAY Using your wardrobe as a décor element is an original and unique option. But what does it lead to? That’s right, to dust!

10. A TALL CABINET Using a stepladder every time you need to clean the dust off a surface at an altitude of more than two meters is a dubious pleasure. Built-in closets that go up to the ceiling or a chest of drawers will help avoid this problem.
