HOME-STAGING: The Secrets of Quick Sales Hello, my name is Natalia Slobidker! I am a professional full-time realtor. I specialize in real estate pre-sale preparations, sales strategy development and keeping real estate transaction risks to a minimum. My mission: minimum stress – maximum profit, in any real estate transaction. Today, my article is for those who are selling their house or condo for the first time. The first task at hand: assessing the market and evaluating your property. The current season – the spring months – is historically the best for sales. If you are already thinking about selling, it is difficult to find a better opportunity. In the summer, the market usually calms down. It raises its head in the fall, stretching in preparation for the winter hibernation. The Greater Toronto Area’s real estate market has indeed been in very good shape for the past two years and barely subject to seasonality. Its sales volume and speed are mind-blowing even for those of us who have worked in real estate for a long time. Despite this idyllic condition, however, I would not count on it continuing into this year. History knows of cases when the real estate market was capricious, suddenly turning its back and leaving behind a trail of unsold homes in its wake. So the state of the market, I hope, has been properly understood. Now let’s discuss the real estate appraisal. Your property values are affected by the following factors: 1. Location 2. Lot size 3. House size 4. House age 5. House condition

You cannot, alas, influence the first four; however, the fifth – the way the house looks in the eyes of a potential buyer – is entirely in your hands. This is the case where you absolutely need outside help. I have yet to meet a person who would be able to assess their home objectively. Even professional realtors and stagers ask the opinion of colleagues when selling their own houses. The question “How much is my house worth?” has no simple answer. It is always a range of prices – from A to B. The difference between the lower and upper limit sometimes reaches 10% and that is a lot of money. The house can be sold “as is” in the lower end of prices or you can invest a little time, money and effort to ensure the higher end. Proper and professional preparation of real estate for sale ensuring the highest possible price – this is a task with many unknowns which, without knowledge and experience, cannot be solved.
There is significance as to where the house is located, which price range it already belongs to, who the potential buyer is, and much more. Depending on the potential seller – an owner of a condo downtown or someone with a farm near Lake Simcoe – sales strategy and preparation prior to it may be radically different. Therefore, I will try to illuminate the approaches to other, more general questions below. Many find it difficult to decide what to do first: sell and then look for a new home or vice versa. There is no single answer, but I will try to show the pros and cons of both methods. I consider it my professional duty to clearly explain what worst possible development of events, in other words the “worst case scenario” can be expected in each case. Suppose you bought first and then decided to sell. In this case, you may find yourself with two houses on your hands. If your financial situation allows it you will for some time have to maintain two homes, or else greatly reduce the price of the old house to speed up its sale. If not, then I am afraid this may result in the loss of your deposit and possible lawsuits from the sellers of your new property. If you sold first and are now looking to buy, then, in the worst case it may turn into a situation where you do not have a place to live. At that point you will need a rental and continue the search from there. In my practice, I try to avoid this situation, finding less painful solutions. For example, in one of my last deals I agreed with the buyers’ agent that my clients have the option to stay at their old home for up to three months after the deal’s completion in case they have not yet bought a new home. Given that my clients had three young children this was extremely important. We were able to buy a house before the deal ended, but my clients decided to take advantage of this clause: they are going to rent their old house while renovating the new one.

I recommend to first sell and then buy if you know that your property has a flaw that may affect its marketability. For example: proximity to a high voltage wire or rail, a poorly planned kitchen, a football field or school yard behind your backyard, proximity to a house where suicide was committed, and the like. If you are sure that your house has no such shortcomings, you can safely begin searching for a house to buy while simultaneously preparing your own house for sale. This ensures that you can put up your old property on the market, only a couple of days after signing the contract in its best possible look. In this case, your risk of ending up in a situation as described above is minimized. It is important that at the time of the sale the house is properly presented and properly evaluated. Unfortunately, many people are inclined to trust the person who named the highest price over the person with a realistic one (don’t we all tend to believe in miracles?). An overpriced house becomes familiar after two to three weeks on the market
and then, when the owner is forced to reduce the price to the real market value, the effect of a fresh proposal has already been lost. At that point, even a well-prepared home only gets its lowest possible price. With the advent of the Internet, people have gained access to a wealth of information, statistics, forecasts, evaluations of experts and those posing as such, sales history and other. It is very easy to get lost in this stream of information if you do not know how to filter out what is wrong, unnecessary, irrelevant, or else speculative. Therefore, the best course of action before making any sort of decision is to consult with a specialist, especially since it costs you nothing. There are still many aspects that I would like to address. These include: selling a home with pets, how to keep it clean during the time of the sale if you have small children, what needs to be checked, repaired, or corrected before the sale, how to prepare for an inspection by the house buyers, the multiple-offer strategy as compared to the classical sales strategy, what to do if you do not match the date of sale and purchase, return on minor repairs and so on.

n interior in the Japanese style is a type of minimalism in which there are impeccable colour combinations and laconism of forms combined with non-standard dĂŠcor solutions. This design trend can be easily recognized by the abundance of natural materials and floral arrangements. This type of interior is ideal for individuals who prefer simple and wellstructured rooms with minimal furniture.
HOMES IN THE JAPANESE STYLE The fundamental features of a traditional living space are privacy, natural light, and protection from the outdoors. This is true regardless of the size of the house and

Inspired by nature, the Japanese prefer predominantly restrained, light shades (milky, light beige and cream). These shades prevail when choosing the colours of walls, furniture and fabrics. It should be noted that all surfaces in the apartment must be smooth. In general, this does not require special effort; just observe the right colour scheme and stick to minimalism when

ceiling lights under the “Shoji.� They are covered with paper, which is a mixture of cellulose and polyester, so it lasts longer. To create diffuse lighting, you can choose table lamps made of bamboo or tatami lamps. Pendant lamps will also be an excellent choice. They are ideal for any space. Originally they were made of copper and consisted of 4-6 sides. Today, such Japanesestyle chandeliers and lamps are made of paper, glue and bamboo. Usually, they are placed in well-lit corridors.
BEDROOM IN THE JAPANESE STYLE The correct way to design a bedroom is to start from the floor and gradually move up. For floor covering, it is ideal to use mats. Traditional mats are made from rice straw and are very comfortable to walk on without shoes. If there is no tatami to cover the whole floor, just lay a small mat in front of the bed. The furniture that is used in oriental cultures often has short legs. Therefore, if designing your bedroom in the Japanese style, choose a bed that is as close to the floor as possible. Decorate the bedroom with bamboo accessories to uphold the Japanese theme. Instead of a bed, you can even simply use a mattress. When choosing furniture, remember that all articles of furniture in the bedroom should meet exclusively functional needs. Do not clutter the space; instead, keep only the necessities. THE LIVING ROOM IN THE JAPANESE STYLE Minimalism in the details of décor and simplicity of forms is the “business card” of this style. Therefore, exclude unnecessary details from the living room such as photographs, paintings, figurines and modern décor objects made from metal or glass. The walls should be bright; you can buy white or cream wallpaper on a fabric or plant base. To make the interior cosier, you can use traditional plants such as bonsai, accessories featuring hieroglyphs, images of cherry blossoms or authentic accessories such as the katana sword. The floor can be made from either bamboo or laminate. These materials are longlasting, practical, easy to clean, and heatresistant.
THE BATHROOM IN THE JAPANESE STYLE Decorate the interior with elements made of natural materials such as bamboo, rice paper, or wood. Emphasize the elegance of the bed and chairs using silk pillows. You can also incorporate silk curtains in the bedroom. Paper lanterns made from rice paper, hung from the ceiling, will add authenticity to the room. Further, consider choosing several pictures depicting nature or cherry blossoms.

olour is the most common, yet equally the most misunderstood and misused element in the decorating toolbox. While colour is often considered just a “background element,” as a designer I can’t stress the importance of colour enough. It expresses personality, affects the mood and inspires different activities, from eating to conversation to work. In order to understand how colour can be used and what it can achieve, let’s start with the basics.
The primary colours are where it all begins. That spectrum of stunning shades all starts with various combinations of yellow, blue and red—the most basic of the bunch, yet arguably the most moving. Yellow has a warming effect; an instant “merry-maker” that stimulates mental activity. For these reasons, yellow is an ideal choice for kitchens, living areas and offices. Yellow stands out before all other colours when placed against a black backdrop. It immediately has that “wow” factor, but when overused, yellow can have a disturbing effect. New parents, be forewarned: it’s been said that babies cry more in yellow rooms! Blue is the cool, calm and collected of the primaries. It may even help lower blood pressure and heart rate, and is thus often used in bedrooms, living rooms and lounging areas. Gentle blues also make for an unconventional yet subtle neutral colour that goes beyond your basic beige. Alternatively, rich blues like “peacock” can create a regal look. But beware of the moody blues! Think about how you’ll use the room, who it will be used by, and how you want people to feel like when they’re in it. Last but not least, red is too hot to handle for some. This bold, fiery and intense hue evokes passion and warmth, and is right at home in both traditional and contemporary environments. But due to red’s hefty visual

weight, it is often used in small, measured doses as an accent colour.

TIP: Always consider adjoining rooms and hallways when choosing a room’s colour palette. For the sake of continuity and great visual flow throughout your home, you generally want everything within view to be in the same colour family.
DESIGNER FAVE: Black fixtures in bathrooms are pure decadence. They’re unexpected, modern and totally indulgent!
Another colour-palette consideration is fixtures. Finishes should be incorporated into your colour plan, not left as an afterthought. The current trend for lighting, cabinet hardware and plumbing fixtures is

Standout companies like Valor also have an outdoor conversion kit to make the most of that radiant heat gas fireplace. For new construction or renovations, Valor fireplaces start easily and are smokeless, burning 100 times cleaner than wood. If you don’t have a gas line available or would prefer not to use propane, Amantii has created an outdoor collection of electric fireplaces. These units make it possible to safely enjoy the ambiance of a fire on any covered deck, patio or balcony any time of the year without the costs, worry or mess associated with a gas or wood burning fireplace. By and large, companies are consistently seeking to revolutionize the concept of a fireplace. Nowadays with more consumers making eco-friendly choices for their homes, the wood burning fireplace is taking a back seat, giving the lead to new technologies. Bio-flame units can be free
