n ideal blanket should not only make you feel cozy but also keep you from sweating, while looking good on your bed for years. Obviously, choosing a fabric for your blanket is one of the most important steps in getting the benefits you are looking for. The best blanket for your bed might be made from totally different material than a blanket for cold weather camping. To help you decide on your perfect blanket, let’s take a look at some common blanket fabrics and their benefits.
When the temperatures start falling and you are looking for some extra insulation at night, a wool blanket is your go-to. In addition to providing plenty of warmth, wool blankets can also adapt as the weather changes. The breathability and moisturewicking properties of wool help draw perspiration away and provide a comfortable, dry temperature. Besides, wool has the nat-

COTTON A blanket made of 100 percent cotton has many desirable attributes. It is soft and hypoallergenic, which make it ideal for babies, those who suffer from allergies or have sensitive skin. Cotton blankets are also perfect for summer due to their breathability, which allows you to regulate your temperature and stay cool on a hot night.

ural resistance to fire, which makes a wool blanket safer to keep around heat sources than some synthetic fibres that can melt.
If you are looking for an affordable and long-lasting blanket, polyester would probably be one of the best options. This fabric typically keeps its colour and shape for years, even after washing and drying. An exciting thing about polyester is that it usually costs less than natural options. A blanket made of polyester and cotton or other natural fabrics is a great way to have the balance of sturdiness and softness.

FLEECE If you have sensitive skin or allergy to wool, you don’t have to sacrifice softness and warmth. Even though it is made from synthetic materials, fleece has many of the features as wool. For example, it helps wick moisture away and keeps you warm on a cold night. At the same time, fleece is more lightweight than wool. Fleece blankets are easy to clean as they can be washed and dried at home.
ACRYLIC This fabric is another alternative to wool. Warm, lightweight and hypoallergenic, acrylic feels almost like natural fibres. However, it is much more convenient to care for. You can throw an acrylic blanket in a washing machine, without worrying about the colour will fade after washing. Additionally, the synthetic construction makes acrylic resistant to being moth-eaten. Of course, there is no ideal blanket for everyone. However, knowing your options will help you further narrow down your choice and get a blanket that satisfies you best.

It creates a relaxing, airy and cheerful atmosphere in the room. There are different variations of the beach interior design, so it is better to choose one that will serve you well all year round. SAND, SEA AND SURF COLOURS The beauty and charm of these rooms, created in the beach style, is in their calming effect that brings us closer to nature. The best way to achieve this is to borrow the colours that the beach offers us. We have already seen a lot of beautiful marine themes of the interior, which are based on a combination of those colours, but let’s focus on white now. The white background is an ideal base for your designing beach project. You just cannot go wrong with white! With sandy beige, light creme, charcoal and light yellow shades you will feel you woke up on the beach in the early morning. Airy light blue, cool emerald and turquoise fit perfectly to refresh the space.
BE CREATIVE! The choice of furniture can be an interesting and fun thing to do. The decor made of natural fabrics and organic materials can remarkably emphasize the coastal theme. Since the idea is to create an environment as close as possible to the life on the beach,

wicker details, rattan furniture and oak-frame beds will perfectly fit into the overall scheme. In case you want to go further, the ideal choice will be stylish chair-cloths and bamboo blinds. For the bedroom, consider pure fresh colours, preferably in a neutral tone (mostly white).
CHOOSE NATURAL LIGHTING Do you remember a boring, gloomy or dark day on the beach? Of course, you don’t! Life on the beach means a bright, sunny coast, so when creating a beach-style space, light is an essential element. Light shades of natural beach colours create an alive atmosphere in the room. Large glass doors and windows help to achieve the appropriate lighting. There are many versions of the interior design in the beach style. They range from the Mediterranean Sea to the tropical oceans, from classic to modern tone. Whatever option you choose, the basics of the style remain the same. Make sure you stick to them and your imagination will do the rest.

DOES A NEW INDEPENDENT BROKER NEED AN OFFICE?
They possess the MLS number, but you can’t look it up right away, as you left the computer with your access at work. You should be ready for this situation as this happens quite often. In order to be mobile, you need a wireless computer and a portable printer and scanner. Whatever works for you personally, if you want agents to hang their license with you, get a real office for them to set appointments with clients. Usually, people who hang their license with a broker do so because they want a certain degree of support and business presence given to their customers and prospects. You should be able to at least rent a conference room set up with an internet computer for them to meet and serve their clients. Today, a number of the documents that are used in real estate transactions can be acceptable with digital signatures. However, they are not everywhere recognized. Therefore, ensure you know your area and laws. Ultimately, with the gear mentioned above, you will be able to fill in the document blanks on a computer and print them out for signatures. Due to the fact that the prospects and client base turns more digital, there will probably be less value placed in a physical office.
W
hen new brokers first strike on their very own, it is essential for them to determine whether it’s well worth the time and money to get themselves an office.
Perhaps you’ve done your research, set appointments and met your buyers at a coffee shop. They spring on you that they wish to add a house to the list they saw in a magazine.
Nevertheless, especially with listings, the ability of local clients to walk into your office and have a real discussion about their property will always be significant.
Whether your clients are buyers or sellers can be the determining factor in whether you need a physical office or not. In general, you’ll likely discover that you are meeting buyers outside your workplace anyway. Many real estate professionals meet their clients at locations close to the area where they are showing properties. In this case, there is less demand for an office. Sellers, however, likely will value a physical business location more. There’s a perception problem here, and listing their property with somebody who cannot show them a wall full of listed house images will be asking a lot of the regular seller. Obviously, showing them MLS reports that demonstrate your listings sell faster and for a higher percentage of required price than your competitors will go a long way.

MAKE A SPLASH IN YOUR SMALL BATH
G
ood things come in small packages. Babies, puppies, kittens, stud earrings… but when tackling a small space, don’t let the size of the room you’re dealing with, fool you into thinking that there’s no way to make it function any better than it does. The ecoconscious living is becoming more prevalent, which means many homeowners have smaller spaces and homes versus large mansion-style houses, and good design doesn’t discriminate by size.
vandabaths.com
A misconception is that a small space requires small fixtures and finishes like mosaic tiles or pedestal sinks. Some also believe that if you have a small space, you should keep the colours neutral and eliminate a lot of your stuff. These “rules” are made to be broken, but it’s important to break them in all the right places and in all the right ways. Just because you live in a small space, doesn’t mean you have to get rid of your collection of hair care products, hairdryers, curling irons, and other bathroom necessities. Simply ensure you incorporate clever storage solutions for your small bath. Full cabinetry under the sink (even if it’s narrow) amps up the storage possibilities versus a pedestal sink. Mirrored medicine cabinets like the Kohler Catalan store more items than you could imagine and make use of the space beyond the drywall. Open wood or glass shelves above the toilet can stylishly and neatly hold frequently used items and keep them at the ready.

use of colour, texture and pattern in some way. Add interest through patterns on the floor or used polished or semi-polished large-scale tiles in varying tones or textures to bring in the glam, add personality, and make your space feel larger. Contrast polished elements with wood tones or intensely-coloured vanities to express your personality. If you want a more monochromatic aesthetic, consider using various textures within the same space to add visual interest. Setting out to prove that you don’t have to sacrifice style in small spaces for the sake of function, the UK’s luxury bath company Victoria + Albert has launched new luxury freestanding tubs to expand its popular Barcelona collection. The Barcelona 2 is a compact design suited for smaller bathrooms. These tubs feature a void space underneath to conceal waste plumbing, making them a smart choice for remodelling projects where the tubs can be installed without disturbing the existing flooring. Consider the silhouette of your tub to enhance the overall look of your bathroom design. Making it pretty is only half the battle, but tackling that small space is something you may want to consider hiring a professional like myself for. The smaller the space, the more impact per square foot (or inch) is required to get the biggest bang for your buck. Functional style is the name of the game to pack the biggest design punch and get the most out of your small space.
I’m a fan of high contrast and I am a firm believer that all spaces can benefit from the

FINDING THE RIGHT TILE STYLE to luxurious to minimalistic to modern, depending on colour and the décor elements surrounding it. This type of tile is among my top picks for backsplashes and bathrooms. I also love it for small powder rooms in a saturated, jewel-toned hue that delivers big impact on a small scale (and budget!). Glossy and gorgeous, these tiles are definitely on my must-have list this year. Next on my style radar is patterned tile. Now, this trend is not for the subtle decorators at heart. Think bold geometric shapes coupled with vibrant colour palettes, all competing for your attention. This tile trend screams “more is more,” and makes a great addition to simple, uncluttered spaces in need of a truly fabulous focal point. Use it in a living area as a pleasantly unexpected finishing option.

here’s a lot to be said about tile. This indoor and outdoor finishing option has been around longer than most others out there, and it continues to evolve into the modern age of interior design and décor. While kitchens and bathrooms are certainly the main stages for tile, they’re not the only show for this finishing option. Aside from its stunning aesthetic, tile is highly functional, easy to clean and can withstand wear and tear like a boss.

Stylist’s Choice: Encaustic tile is the modern “throw-back” tile trend to watch out for. While you may not immediately recognize its name, you’ve definitely come across this tile type once or twice. Encaustic tile is a patterned product featuring different coloured clay in patterns. It’s popular for its “hand-crafted” artisan aesthetic and vibrant hues, often boasting a distinctly classic or “retro” look that instantly evokes the feeling of “home,” perfect for front foyers, kitchens and laundry rooms. 7 TIPS TO KEEP YOUR HARDWOOD FLOOR LOOKING ITS BEST 2
Wipe up any spills as soon as they occur. Although you will not have an instant stain when you spill on hardwood floor as you do with carpet, you may expose your hardwood to staining if you do not wipe up spills in a timely fashion. Once stains have a chance to set into the hardwood you may have to refinish the floor in order to get the stain out.
3
Sweep your floor everyday or as needed. It is important to sweep up any dirt or debris off of your floor as necessary so that the dirt doesn’t scratch the wood. This will vary from house to house of course. If you have a high traffic home, you may need to sweep a few times a day. Although, you may only need to sweep every few days.
4
Use a hardwood cleaner once a week to keep your floor looking its best. Hardwood floor cleaners are available at any home improvement center or at a flooring center. They are quite easy to use, and with a little preventative maintenance, you will thank yourself in the future. Simply spray By Rob Buenaventura

any people choose hardwood flooring because it is easy to maintain and keep looking great. True, you will not have to worry about hardwood staining if you spill grape juice on it, as you do with carpet. However, there are a few things that you need to remember when you are dealing with hardwood. Once you have spent a great deal of time and money on your beautiful hardwood floor, you will want to keep it looking fantastic.
1
The most important cleaning tip for hardwood is preventative maintenance. By cleaning your floors regularly and sweeping or vacuuming dirt and debris, you will save yourself a lot of time and expense in the long run.

the cleaner on and use a cloth or hardwood broom to buff the floor gently.
5
Never use water and soap when cleaning your hardwood. Hardwood is not like linoleum or even laminate flooring and you cannot use a bucket of sudsy, soapy water to clean it. In fact, you can damage your floor if you try to mop it in a traditional style. Because wood is susceptible to water damage, you want to minimize the contact that your floor has with water. Water will seep into the cracks of the boards and can cause swelling, discoloration and deformation of the boards.
6
Protect your floor from furniture scratches and gouges. It is a very good idea to place felt on the bottom of all of your furniture in order to protect it from scratches. This is particularly important for furniture pieces that move a great deal such as your kitchen chairs. But it is a good idea to protect all pieces equally. You can purchase felt at the local hardware store, and cut it to size to fit the bottom of every piece of furniture that you have.

Polish your floor regularly. If you have a hardwood floor with a wax finish, you

may want to wax it on a regular basis to keep it looking shiny and new. The waxing process will also will also help buff any scratches out of your floor as well. Every wax product is different so it is important to read the directions carefully and also consult the manufacturer’s guidelines of your flooring before applying any wax product. With a little bit of preventative maintenance and some common sense, you will be able to keep your hardwood floor looking

2. REDUCING STRESS Animals are extremely sensitive to sounds. Louding bangs, disassembling furniture and screeching tape can make them anxious. Try to reduce noise by shutting your pet in a room or keeping it outdoors while packing. Also, consider moving and setting up as much as you can before you move your pet.
3. TAKING YOUR PET IN YOUR CAR Take your pet into the new house in your own car. Small pets such as cats, and little dogs should be kept in a carrier in the back seat secured with a seatbelt. Bigger dogs can be moved in the car leashed. Sometimes, you can make your pet feeling comfy by throwing a blanket over their carrier during the ride so they don’t feel nervous seeing the environment changing outside. If you are moving by the plane, make sure you call your airline in advance to get the information on the process of moving your pet.
4. SETTLING IN As soon as you arrive at your new home, observe your pets’ behaviour and try to be with them for at least two days as they adapt to the new environment. Make sure you pay lots of attention to your pets: feed or walk them at the regular time. Also, try to surround your pets by familiar items and smells. The sense of routine during the changes will help them adjust quicker.
MOVING WITH A PET
M
oving can be stressful for you, so just imagine how nervous it can make your pets. Seeing unexpected activity and new surroundings can quickly stress them out. Even though there’s no one perfect solution to moving a pet, there are some things

that can help you calm down your beloved one(s) during that experience.
1. CONSULTING YOUR VET If you’re moving to another neighbourhood, inform your vet and take records and prescription medications with you. Ask if they can recommend a vet in your new area.
