ou already know that most people today shop for houses online. Therefore, if the listing doesn’t look attractive to potential buyers, they won’t probably waste their time looking at it in person. On the contrary, a listing with a great picture can make them fall in love with the house. So how do you make a great impression with listing photos? Here are some tips.
STAGING Stage your home before the photoshoot. That includes decluttering and ensuring furniture is in great condition. Everything should be arranged in a visually pleasing way. The right staging can make your space look larger and better organized.
LIGHTING Illuminate your space with proper lighting. Consider shooting in the daylight to make your space appear open and airy. Turn on the lights and throw open the curtains and blinds. Choose natural light over the camera’s built-in flash, which is prone to cause unappealingly shadows and dark corners.
COMPOSITION You can achieve the best angle by shooting your pictures from the doorways or corners of your room. Ensure your framing is perfect and pay particular attention to what you can see through windows and in mirrors.
HONEST REPRESENTATION Using wide-angle lenses may attract prospective purchasers, but they won’t help you to make a sale. Ensure your photos are not misleading. Be realistic and honest about your home. Furthermore, if you are not happy with your picture, consider hiring a real estate photographer. At the end of the day, a great listing photo is the first step to selling a property. So take this step seriously.

lue is considered the color of the mind. Light blue is associated with inventiveness. Sky or medium blue is relaxing. Dark blue is identified with intel-
ligence and lack of emotion. Blue, along with purple and green, is considered a cool color. While the positive effects of blue are intelligence, logic and calm, the negative effects are unfriendliness and lack of emotion. Strong blues evoke clear thinking and the
lighter softer blues are calming and assist with concentration. If your favorite color is blue you are calm and cool. You tend to be level headed and able to find calmness in things that others might see as threatening and distressing.. Blue is the color of the sky and the ocean and is associated with peace and tranquility. Let’s examine the effects that blue in its various shades in our homes have on us as inhabitants. Starting with the bathroom we probably want something more awakening and exciting like yellow or red in the first room we enter after waking in the morning. If the bathroom is predominantly blue add yellow or red towels or curtains to add a little excitement to the atmosphere. The same is true for the kitchen. As you wander bleary-eyed and half awake to the coffee maker you want a color that will help you to wake up. Lots of light and some sunny yellow in your otherwise blue kitchen helps to arouse the senses. While blue seems to be the favorite color of most of us, if it is the predominant color of the breakfast nook it should be warmed up with some accent pieces in red or yellow. Hardware is like the jewellery of the home and can contribute to an overall tone of luxury in small spaces like a kitchen or bathroom. Cabinet knobs and drapery hardware can be selected to accent cabinetry and furniture and add a dose of extravagance. With so many styles available, choose im-

How to Mingle Many Patterns in One Space

hoever said “less is more” hasn’t seen the stunning prints and patterns on the market today. With all the rich variety, I take no joy in choosing just one of them – nor should you. One of my favourite interior styling trends right now is mixing and matching different patterns within one space. I use patterns to set the mood and tell the residents’ story – whatever that may be. It’s also a great way to instantly modernize a home with the pattern du jour.

However, in spite of all these plusses, the pattern is often misconstrued as too complicated, too overwhelming and downright scary. I say, “more is definitely more” – when it’s done right. Here are a few great tips from an expert, to help you simplify the pattern picking process to create the warm, inviting and interesting aesthetic. You may have heard of the power of odd numbers in interior decorating. This rule also applies to your patterned paradise! If you’re working with a small space or just getting your feet wet with this trend, start with three and go from there. Some of the most successful pattern combinations include mixing different scales to help create some interest. Too many prints of a similar size will confuse an eye. The more subtle designs will instantly act as the neutrals in the room, and they can be incorporated in larger doses. Meanwhile, the larger, bolder patterns will naturally stand out as the focal points. TIP: Use the 60-30-10 rule to mix patterns in the right doses. The primary pattern gets 60 per cent of the coverage, the secondary pattern gets 30 and the accent pattern gets 10 per cent. This results in a well-balanced and pleasing composition. Now for the patterns themselves. The number one rule is to choose what you love. With that said, there is one suggestion I’ll offer. Choose patterns that strongly contrast with one another. For example, mix a floral, geometric and an organic print within one living room. Another important consideration in your palette of patterns is colour. Ensure that all
your prints have common hues, in terms of both colour and vibrancy. Your patterns will complement each other and work together, as opposed to some being washed out. By now you know that I’m a purveyor of the pattern. Nevertheless, it is possible to have too much of a good thing. Incorporating white into your design gives the eye a place to rest and makes those amazing prints and patterns “pop!”.
Last but not least, consider balancing your patterns with some solid colours as well. Patterns are a fun and easy way to bring life to your interior. With even some simple elements such as a new chair, rug or pillow, they can add some interest to your room or completely change the look of your space. Forget your fears and give patterns a try. You’ll never look back.
