TENNIS ANYONE?
by Debbie Wheeler, Editor There is no doubt about it, St. Louis is certainly known as a sportsminded town, no matter what the game. Whether you’re a professional, a beginner, or just want to get out and lob a few balls around to get some sunshine and exercise, our Grand Gateway City has plenty of places for the Fabulously Fit and Active over 50 to serve up a bit of “love” with the sport of tennis. In a 2014 Healthways Fitness article, “8 Reasons to try tennis today”, the author, Robin Madell, states: “Who says racquet sports are only for the young? Research shows that senior tennis players experience a wide range of benefits compared to people who are less active.” Many of these benefits can be found in an article on the United States Tennis Association (USTA) website: “Health Benefits of Tennis: Why Play Tennis?”, Jack L. Groppel, Ph.D. writes: According to world-renowned scientists from a variety of disciplines, there is no doubt that tennis is one of the best sports for you to play. Here are the facts: 1. People who participate in tennis 3 hours per week (at moderately vigorous intensity) cut their risk of death in half from any cause, according to physician Ralph Paffenbarger who studied over 10,000 people over a period of 20 years. 2. Tennis players scored higher in vigor, optimism and self-esteem while scoring lower in depression, anger, confusion, anxiety and tension than other athletes and non-athletes according to Dr. Joan Finn and colleagues at
Southern Connecticut State University. 3. Since tennis requires alertness and tactical thinking, it may generate new connections between nerves in the brain and thus promote a lifetime of continuing development of the brain, reported scientists at the University of Illinois. 4. Tennis outperforms golf, inline skating and most other sports in developing positive personality characteristics according to Dr. Jim Gavin, author of The Exercise Habit. 5. Competitive tennis burns more calories than aerobics, inline skating, or cycling, according to studies on caloric expenditures. So, WHY NOT Play Tennis? It just so happens, Tower Grove’s tennis courts are considered a St. Louis favorite! Nestled within the beautiful confines of 285+acre Tower Grove Park, and adjacent to the Henry Shaw Memorial Tennis Building, the park boasts twelve lighted hard courts, three grass courts and a rustic stone clubhouse, all erected in 1952. The Shaw Tennis Building is home to a well-supplied pro shop, offering racquet stringing, repair, and locker room facilities. Featured on Active Lifestyles cover this month is Bill Kress, USPTA professional, and Director for the Tower Grove Tennis Club. Bill, who is 57, has over 30 years of tennis industry experience and has managed or coached at different tennis facilities from here to the West Coast since the age of 25. When I asked Bill what he would tell someone that thinks they are too old to play, he answered
without hesitation, “You gotta stay active and you gotta fight gravity every day of the week otherwise you can go downhill quickly!” Most of the club’s members range in age from 50 somethings to 80 plus somethings. It’s also not just the exercise you get from playing tennis and pickleball that benefits the …better after 50 members at Tower Grove. Bill says “it’s like a big social club. It’s a place to hang out with a health conscious community; a giant support group, it’s a big part of staying happy!” Wait…Wait…WHAT IS Pickleball? Yes, there is another game making a huge “racquet” on the court scene: Pickleball. Considered one of the fastest growing sports in the world, pickleball can be played by just about anyone, any age. Just Google and read about 91-year-old Lee Kritzer, who is the oldest pickleball player in Delray Beach, Florida! Pickleball was invented in 1965 near Seattle WA., and is a combination of tennis, badminton and ping pong. It is a court sport played on a badminton-sized court with the net lowered to 34 inches at the center. It is played with a ball made of perforated plastic similar to a wiffle ball and composite or wooden paddles which are about twice the size of ping-pong paddles. Many pickleball players, according to Bill, are ex-tennis players; whether due to surgeries, bad knees, shoulders, or
maybe they just can’t serve as well overhand anymore. Pickleball is served underhanded and since the court is smaller, the players don’t have to cover as much space. Eight pickleball courts along with three more tennis courts will be added during a renovation that begins this September; making Tower Grove Park a marquee venue in St. Louis for Pickleball tournaments. It’s time to get active, and come out swinging St. Louis! There are several ways to enjoy tennis and pickleball in the park, including clinics, tournaments, leagues and open play. Call Bill at 314771-7776 or visit www.towergrovepark. org for more information. Until next month…Be Well, Be Active, and Live Life to its fullest my friends. St. Louis Lifestyles ARE…better after 50!
All my best, Debbie

AGING IN PLACE - MODIFYING YOUR HOME by Mary Jane Kuhn
help make adjusting water temperature easier to avoid burns on fragile skin. The other room in your home where modifications could allow you to age-in-place longer is your bathroom. The simplest way to start making changes on your own is to remove all the bathroom rugs. Rugs around the sink and toilet are the number one cause of falls in bathrooms. There are alternatives to bathmats. One idea is a textured tape around the bathtub for when a person gets in or out. Water on the floor is another major concern, especially if you’ve removed your floor mats. Installing grab-bars in certain areas of your bathroom can make moving around much safer. The biggest changes in the bathroom would require a more major renovation but would be worth the fuss in the end. Installing a curbless shower is the safest way for an elderly person to bathe and can even be made wheelchair accessible. You can have a bench installed and a detatchable showerhead that can be adjusted in height for whether you’re sitting or standing.
Renovating your home might feel extreme but if it helps you live at home safely, for longer, it is well worth the investment and starting out with our do-it-yourself ideas is a great place to start. Kuhn Construction is a Certified Aging-in-Place Specialist and has aided countless families with home modifications to keep their loved ones at home longer. Building Community One Neighbor at a Time
As we all get older I’m sure our main desire is to stay in our home as long as possible. We want to be surrounded by the things we love: our pets, our memories, our neighbors and everything that is familiar to us. It’s hard to think about having to move out of the homes we cherish! In this article we are going to give you some great tips to keep you living happily and safely in your home for years to come. I think the best place to start with any aging-in-place home modification is the heart of the home, the kitchen! The kitchen is where so many of us spend most of our time and
making a few simple changes can allow a person to remain at home longer, with more independence. The easiest place to start is your lighting. Replacing older low wattage lights with newer, bright white LED bulbs and adding additional lighting around the kitchen can help when eyesight isn’t what it used to be. Improved lighting can help an older person read recipes and enable them to grasp items with better confidence, avoiding spills and broken glass. The better the visibility in the kitchen, the less risk of injury. A more substantial change but one that might really help, is adding a slide-out workspace at the counter that is wheelchair friendly. Changing out your old sink for a shallower one, 6” depth preferably, helps reduce the need for painful leaning over. Appliances can also be raised or lowered to make them convenient and safe. Adding lazysusans to cabinets can easily help you reach items without having to bend low to find them. Lastly, replacing your faucet with lever-style hardware will make it easier and less painful to use. It can

TIPS FOR THE COLLEGE BOUND
Have a student heading away to school?
College is expensive enough without the added cost of unexpected accidents or theft, not covered by your insurance policy. If you have a student heading away to school, below are a few tips to help you get the most out of your coverage.
HOMEOWNERS (varies by state) • Personal Property: Most homeowners policies will cover personal property for up to 10% of your total policy while your child is residing at school (a $100,000 policy equals $10,000 in coverage). Not all types of damage are covered, so read your policy carefully. Some items such as jewelry or expensive electronics require special coverage. Renters insurance is strongly recommended. • Liability Coverage: General damage to a dorm room or apartment is not usually covered. • Documentation: Creating an inventory of the items your child is taking to school is a good idea. Use photographs and keep
receipts.
AUTO (varies by state) • Car Stays Home: Keep your child listed on your auto policy if they will still drive your car while at home on school breaks. • Car at School: Make sure to notify us if your child will be taking a car away to school. In most cases, if the car is registered to you and listed on your policy, it will be covered. • Driving a Friend’s Car: Students are generally covered if they are listed on their parent’s policy and are not regularly using the vehicle. The coverage would be secondary. The insurance for the friend’s vehicle would be the primary coverage. • Discounts: A full-time student meeting
certain academic requirements can qualify for a good student discount. Distant student discounts may also be available. Drivers under 21 who have completed driver’s education may also get a discount. Before your child leaves for school, call Siebert Insurance Agency or e-mail quote@siebertinsurance.com. We can walk you through the steps to ensure you have the right coverage. We’re here to help! National Senior Citizen Day AUGUST 21
On August 19, 1988, President Ronald Reagan signed Proclamation 5847 declaring August 21 as National Senior Citizen Day. To celebrate this awesome day of recognition, why not consider spending time with the senior citizens that you know. This may be your parents, grandparents, aunts, uncles, neighbors, friends, and etc. Let them know that they are special, appreciated and loved. You may even want to volunteer at a retirement home. You can share your time, laughs, and stories, all the while making beautiful memories with those who may not otherwise get a visitor this day. Also, for the better than 50 crowd... Why not pocket some extra money? Remember to check for special discounts and promotions that may be offered at stores and restaurants in your area!

TIPS & BENEFITS FOR LIVING ACTIVE LIFESTYLES
Every month, Active Lifestyles Magazine brings our readers informative and beneficial articles for staying healthy and active. Regular exercise keeps you fit and will help you stay independent as you age. Other benefits may include faster recovery from illness, reduced risk of chronic disease and better management of existing medical problems such as osteoarthritis. Here are some tips for staying active and... better after 50.
H
ealthy and Active
1. Choose activities you find interesting and manageable. You are more likely to stick to an exercise routine if it’s fun. 2. Check with your doctor before you start a new exercise routine. Some activities may not be appropriate if you have been sedentary for a long time or suffer from obesity or a chronic illness. 3. Start slowly and aim for small improvements. Be guided by your doctor about how long and how frequently to exercise. Keep track of your progress in a training diary for added motivation. 4. Make exercise a social event. Invite friends along or sign up for a class so you can meet new people while getting fit. 5. Improve your flexibility. Suggestions include yoga, stretching exercises, lawn bowls or dancing. 6. Build muscle tissue with strength training. For example, you could lift weights or perform a modified form of calisthenics. 7. Look after your bones. Weightbearing exercise can reduce your risk of bone loss and osteoporosis as you age. 8. Improve your heart and lung fitness. Opt for moderate intensity exercise for
maximum benefit. As a general rule, aim for activity that means you breathe hard but are not left feeling breathless. 9. Reduce your risk of falls. Include some balance and coordination exercises in your weekly exercise routine. Good options include tai chi, balancing on one leg and heel to toe stands. Build exercise into your daily routine. Walk to the shops or bus, spend more time in the garden or offer to walk a neighbor’s dog. Some of the many benefits of regular exercise for people better after 50 include: • Muscle – the amount and size of muscle fibres decreases with age. Some studies suggest that the average body loses lean muscle every decade from middle age. The muscles govern strength and speedy contraction. There is evidence to suggest that these changes are related to a sedentary lifestyle, rather than age. Muscle mass can increase as we age with regularly exercise. • Bone – density begins to decline after the age of 40, but this loss accelerates
around the age of 50 years. As a result of this bone loss, older people are more prone to bone fractures. Exercise may help to reduce the risk of bone loss and osteoporosis. Weight-bearing exercise helps to keep bones healthy and strong. • Heart and lungs – moderate intensity exercise is most favorable: for example, exercising at about 70 per cent of the individual’s maximum heart rate (220 beats per minute minus your age). Studies show that cardiorespiratory fitness takes longer to achieve in an older person than a young person, but the physical benefits are similar. • Joints – the joints of the body require regular movement to remain supple and healthy. In particular, people with arthritis can benefit from aerobic and strengthening exercise programs. • Body fat levels – carrying too much body fat has been associated with a range of diseases including cardiovascular disease and diabetes. Regular exercise burns calories, increases muscle mass and speeds the metabolism. Together, these changes help maintain an appropriate weight for one’s height and build.

THE HAIR WHISPERER: TRAVEL BEAUTY AND HAIR TIPS by Scott Gardner
Keeping your hair and make-up looking fresh and intact during and after a long trip is no easy feat. Exiting a car or plane after hours upon hours of traveling often presents you with annoying beauty problems like dry skin, smudged eye make-up, and virtually no hair volume whatsoever. Who knew sitting motionless for so long could put such a damper on your look? Because no one wants to finally arrive at their destination feeling like they need to immediately book a blowout, I rounded up a few travel beauty tips that’ll change your life-and your next vacation. Combat Dry Skin: Ever hop off a flight with significantly drier skin than you originally sat down with? It’s a common problem. “The re-circulated air on a plane is very drying to the skin,” says Dr. Elizabeth Tanzi, co-director of
the Washington Institute of Dermatologic Laser Surgery in Washington, DC. To save your skin from this unpleasant situation, Dr. Tanzi suggest moisturizing the night before your flight, as well as the morning of, with moisturizer formulated with hylaronic acid, an ingredient she says pulls water in to keep skin hydrated. In addition to moisturizing serum or moisturizer, celebrity facialist and founder of Joanna Vargas Salon and Skincare Collection, Joanna Vargas, suggests bringing along rosewater toner in a spray bottle to spritz on dehydrated skin. “Rosewater is incredibly hydrating, so if you spray it directly on your face, it gets moisture into the skin immediately. If you’re traveling overseas, I recommend doing it twice mid-flight and your skin will be refreshed when you get off the airplane,” she says. Say Goodbye to Puffy Eyes: If you just woke up from a a cat nap with puffy eyes, Dr. Elizabeth Tanzi suggest reaching for a cold compress or something cold to place over your eyes to reduce swelling. This is a great tip, especially if your trusty eye cream is safely stowed away in your luggage. If you have a cooler in the backseat, this is the place to pack’em! How to Banish Mid-Trip Breakouts: Sometimes skin doesn’t stay crystal clear for the duration of your travels. Joanna Vargas says dehydration is often
a culprit for unexpected blemishes and the best way to prevent this from happening is to exfoliate and then rehydrate once you’ve arrived. If you already have a blemish you need to deal with, give your toothpaste another purpose and dab a bit on the top of the blemish, as Dr. Elizabeth Tanzi says it is a good drying agent. Exfoliate for a Refreshed, Glowing Complexion: If you have to run to a meeting as soon as you arrive, try to take a trip to the bathroom to exfoliate and revive your complexion. Try a multitasking product like Vitamin C Face Wash that will remove make-up as well as exfoliate or the anti-inflammatory Exfoliating Mask that’s formulated with lactic acid and volcanic ash to unclog pores. Touch-up after washing your face with mascara, concealer, and gloss for a glowy look. Eliminate Fly-aways With a Product in Your Purse: Chances are, you have a mini bottle of hand lotion in your purse. That skin savior can do wonders for a frizzy do. After using it on your hands take the remainder and apply it on staticprone or frizzy areas of your hairstyle as a control mechanism and a moisturizer. A Quick Fix to Flat Hair: You’re probably not happy about the flat spot on the back of your head due to leaning against the headrest for hours on end. Comfortable yes, but it didn’t do any favors for your hairstyle. If you have long hair, flip your head upside down and pull
your into a loose topknot. The knot helps to preserve your travel blow out because the shape sets the hair and gives a boost to your roots, just make sure not to make it tight. For short hair, lightly spritz the spot with water. This resets the root direction to give you volume again. If you don’t have a spray bottle, get your fingers wet in a bathroom sink or via a cup of water and massage the root area to reset the root. Tackle Tangles: Similar to skincare, prep your hair the night before to prevent tangles from wreaking havoc on your look. Wash and condition with a moisturizing formula and then spritizing in a hydrating leave-in conditioner like Pro/Gen Hydrating Leave-In Conditioner, made specifically to strengthen hair before you move on to styling that will hydrate and ward off unruly frizz. Carry along a mini hairbrush in your handbag to touch-up your do throughout the day and travel size shampoo & conditioner along with finishing cream & leave-in conditioner all from Pro/Gen to add back volume. Stop by our salon to pick-up your Pro/ Gen Travel Size Hair Products available exclusively at Hans Wiemann.

Albuquerque and Balloons
Perched over 5,000 feet above sea level straddling the famous Rio Grande River is the fast growing city of Albuquerque, New Mexico. A city rich in Southwestern culture and architecture, filled with abundant attractions and festivals, and deep in American West history. Albuquerque has one of the highest elevations of any major city in the United States and yet offers visitors a taste of the desert and the mountains. At the crossroads of the state, you will find the Chihuahuan Desert ecoregion and the Colorado Plateau SemiDesert. Near are the Arizona-New Mexico Mountains, and Southwest Plateaus. Towering above the city are the Sandia Mountains, the most prominent geographic feature visible in Albuquerque. Albuquerque was founded in 1706 as the Spanish colonial outpost of Ranchos de Albuquerque. The town was built in the traditional Spanish architecture and village pattern. It contained a central plaza surrounded by the government buildings, homes, and a church. Framing, trading and an active supply post were Albuquerque’s largest
www.directionstours.com
original forms of economy. During the Civil War, Albuquerque was occupied by Confederate troops who stayed in the city for a short time prior to moving troops into northern New Mexico. In 1880 the Atchison, Topeka and Santa Fe Railroad arrived in Albuquerque but it bypassed the Plaza and original village, locating the passenger depot and railyards about two miles to the east. The center of the town would soon follow the railroad depot and become known as New Albuquerque or New Town. Today, visitors can still visit Albuquerque’s Old Town, which offers quiet hidden patios, original brick walkways and streets, many gardens and adobe style architecture throughout. Visit historic San Felipe de Neri Church and relax in the beautiful Rose Garden. If shopping is your itinerary, you will enjoy over 150 galleries, boutiques and stores offering everything from exclusive Southwestern treasures to unique items from around the world! Tourism is one of Albuquerque’s largest industries. Tourists enjoy a diverse landscape of sightseeing opportunities. One of the most visited places in the city is the Albuquerque Biological Park. This large district includes the Albuquerque Aquarium, Rio Grande Zoo and Botanical Gardens and Tingley Beach offering a fishing lake, picnic areas, narrow gauge railroad, and hiking paths. For the more adventurous, The Sandia Mountains offer rock climbing, hiking, biking and outdoor opportunities. But if you want a great view without the hike take the Sandia Peak Tramway, the world’s longest passenger aerial tramway. It also has the world’s third longest single span. Enjoy a spectacular view of Albuquerque and of the Sandia
Mountains. Native American history and culture is strong throughout Albuquerque. The city hosts the annual Gathering of Nations PowWow in April. The festival features over 3,000 indigenous Native American dancers and singers representing more than 500 tribes from around North America. Throughout the year visitors can enjoy The Indian Pueblo Cultural Center, a 10,000 square foot museum and cultural center. Owned and operated by the 19 Indian Pueblos of New Mexico, the center is “dedicated to the preservation and perpetuation of Pueblo Indian Culture, History and Art”. More than 200,000 people visit the center each year. Another cultural museum to visit is the National Hispanic Cultural Center located just south of downtown along the east side of the Rio Grande in the historic Hispanic neighborhood of Barelas. The museum features a variety of Mayan architecture inside and out. The center is dedicated to “the study, advancement, and presentation of Hispanic culture, arts, and humanities”. It is one of the largest Hispanic cultural centers in America. There are so many places to choose to stay in Albuquerque. Everything from quaint bed and breakfasts to luxury fine hotels are available. But one place stands out for lodging, scenery and fun. The new Sandia Resort and Casino is located at the foothills of the majestic Sandia Mountains. Built in classic adobe style architecture, this resort, spa and casino is luxurious yet comfortable. Visitors can enjoy the massive casino here if gaming is your game, but the resort also offers an 18-hole golf course, an art spa and fitness facility, wonderful shopping and a
By Tod DeHart rooftop restaurant featuring the most spectacular view of Albuquerque, Rio Grande River Valley and Sandia Mountains. If you are a Route 66 enthusiast, like me, you will enjoy the rich history of the Mother Road through Albuquerque! Historic neon signs still glow on old Route 66 through the town. A drive, down the old route, which is now Central Avenue, travelers will find many of the vintage signs and businesses as well as some new versions put up by businesses that are continuing the traditions of old Route 66. Albuquerque offers some of the best original sights along the old route! Albuquerque boasts some of the nation’s finest and largest festivals! The city hosts the annual New Mexico State Fair at the New Mexico State Fairgrounds each September. Albuquerque’s biggest and grandest festival by far is the largest hot air balloon gathering in the world. Known as the Albuquerque International Balloon Fiesta, it is held every October. Started in 1972 with just 13 balloons, the festival now includes over 1000 balloons that lift off in a mass ascension. With the beautiful Albuquerque terrain and the brilliant colors of the balloons, it is the most photographed event in the world. Travel is fun and exciting, but it is also a a great way to enhance your life in many ways! Travel is proven to be one of the best ways to make your life healthier, happier, stronger and more fullfilled. Actual studies have proven that travel increases well-being, learning experiences, decreased stress levels, and creates memories of a lifetime. In addition, traveling builds stronger relationships, new friendships and connects people to new ideas and cultures. Vacation and relaxation go hand in hand. When leaving home (or work) and adventuring away from “the norm”, we leave our day to day lives and responsibilities far behind. This allows our bodies to reset our biological body clock. Notably, studies have shown decreased stress levels in people who travel. Reducing the amount of stress over just one week away on a trip, travelers registered lower levels of stress hormones in their saliva. Limiting our stress, our bodies no longer synchronize with the clock, but instead, with the sunrise and sunset. It is common knowledge that travel brings people together and builds new and everlasting relationships. Whether you travel alone, with family, or with friends, a vacation get away improves and creates relationships and friendships. In my 20
years of professionaltravel experience, I have taken joy and pleasure in seeing so many new relationships form and grow while adventuring out. One of my greatest joys is introducing single travelers to new people, which ultimately become lifelong friendships. Because of this, I decided to create a more affordable pricing package for single travelers with DIRECTIONS Tours. When traveling as a single, one must pay more money in most cases (due to not spliting hotel costs). This leads to higher single supplemental costs and deters many people from traveling alone. So... I went to work with our vendors and negotiated better rates for our single guests. Now, when traveling with DIRECTIONS Tours, single guests can enjoy our great trips at the same rates of doubles or just a little more. Many single travelers are also leary about traveling alone. Rest assured, you are never “alone” when you are our guests! There are so many great places to explore in 2016. DIRECTIONS Tours of St. Louis is a great place to start your vacation planning! Check out our featured tours and exciting destinations on the next pages! Call us for a full Tour Catalog today!

BE AWARE OF CHALLENGES TO MANAGING RETIREMENT INCOME by Jeff Ponte, Edward Jones Advisor
When you retire, will your cost of living decline? Some of your expenses may indeed drop, but others won’t. Plus, you may have some new ones to consider. So, all in all, it’s a good idea to think about ways to boost your retirement savings now, before you’re retired. And once you do retire, you’ll need to be adept at managing your income. But whether saving today or planning for tomorrow, you should familiarize yourself with the key financial challenges you will face during your retirement years. Specifically, consider these areas: • Longevity – Obviously, the longer your retirement lasts, the more money you’ll need. And you could be retired for quite some time. A 65-year-old man, on average, is expected to live another 17.9 years, while a 65-yearold woman can anticipate another 20.5 years, according to the National Center for Health Statistics. With this type of potential longevity in mind, you’ll

want to contribute as much as you can afford to your retirement plans, such as your IRA and 401(k), while you’re working. Then, when you are retired and start tapping into your investment portfolio, you will need to create a sustainable withdrawal rate – one that doesn’t push you into the “danger zone” of possibly outliving your resources. • Health care – Once you enter your retirement years, your health care costs are all but certain to rise, even with Medicare. In fact, the average annual out-of-pocket health care cost for a household between 65 and 74 years old is $4,383 – about 11% of total household spending, according to the Employee Benefit Research Institute. And these costs rise substantially for those over 74. To help cope with these costs, you’ll need a reasonable amount of liquidity in your portfolio. • Long-term care – You may never need

to stay in a nursing home or receive services from a home health care worker. But you are taking somewhat of a gamble if you don’t prepare for these long-term care costs – because they are high. In fact, the annual average cost for a private room in a nursing home is more than $92,000, according to the 2016 Cost of Care Survey produced by Genworth, a financial services company. Medicare typically pays very little of these expenses, but a financial professional can help you find an appropriate way of coping with these types of costs. • Inflation – We’ve had low inflation the past several years, but it hasn’t gone away entirely, and it won’t disappear when you’re retired, either. Even a mild rate of inflation can, over time, seriously erode your purchasing power. To combat the effects of inflation, you’ll need to own at least some growth-oriented investments. • Market volatility – The financial
markets will bounce up and down during your retirement years, just as they did when you were working. The big difference? You have less time to recover – and you don’t want to withdraw from your investments when their price is down. However, you can help avoid this necessity by maintaining enough income-producing vehicles in your portfolio; these types of investments usually fluctuate much less in value than stocks and stock-based vehicles. By being aware of these issues, both before and during your retirement, you can prepare for them – and preparation is key to managing your income, as it is in all walks of life. USE YOUR HOME TO STAY AT HOME by David Mattull, Reverse Specialist
If you expect to live in your current home for several years, you could consider a reverse mortgage. Reverse mortgages are designed for home owners age 62 and older. These types of loans are called “reverse” mortgages because the lender pays the homeowner.
To qualify for this loan, you must live in the home as your main residence. Unlike conventional mortgages, there are no income requirements for these loans. You do not need to make any monthly payments for as long as you (or in the case of multiple homeowners, the last remaining borrower) continue to live in the home. When the last borrower to live in the home, moves out of the home or dies, the loan becomes due. There are two types of reverse mortgages available in the market. These include:
mortgages-the traditional HECM Standard loan, an the HECM Saver loan. With a HECM Saver loan, borrowers pay lower upfront costs, but do not receive as much money as they would with a HECM Standard loan. Depending on the type of loan, borrowers may be able to receive payments as a lump sum, line of credit, fixed monthly payment for a specific period or for as long as they live in their homes, or a combination of payment options. The money you receive from a reverse mortgage is tax-free, and can be used for any purpose. Reverse • Home Equity Conversion Mortgage mortgages have unique features: (HECM)-This program is offered by the Department of Housing and Urban • All homeowners must first meet Development (HUD) and is insured by with a government-approved reverse the Federal Housing Administration. mortgage counselor before their loan These are the most popular reverse application can be processed (HECM program). • Older borrowers may receive more money, because lenders include life expectancy in calculating loan payments.

There is never a required monthly payment. You retain ownership of your home.
You now may use a HECM reverse mortgage to buy a home. This can make it easier for you to downsize to a house that better suits your needs, or to move closer to family caregivers. Loan closing costs for a reverse mortgage are the same as what you would pay for a traditional “forward” mortgage. These include an origination fee, appraisal, and other closing costs (such as title search and insurance, surveys, inspections, recording fees). HECM borrowers also pay a mortgage insurance premium. Most of these upfront costs are regulated, and there are limits on the total fees that can be charged for
a reverse mortgage. You can finance these costs as part of the mortgage. Advantages: • You (or your heirs) will never owe more than the value of the home if you sell the property to repay the loan, even if the value of your home declines. If your heirs choose to keep the home, they will need to pay off the loan at 95% of the fair market value of the home, as determined by a third-party appraiser. • You continue to own your house and can never be forced to leave, as long as you maintain the home and pay your property taxes and insurance. • Depending on the type of loan, you may be able to get your loan funds through a combination of payment options (such as lump sum and line of credit). You can change the payment plan for a small fee. • For HECM loans, the available balance on the line of credit may increase over time, depending upon interest rates. • If there is in an existing mortgage on the property, the proceeds of the reverse mortgage are typically used to pay off the loan. This can increase the cash you have available each month, because you no longer have to make payments on your regular mortgage. Call Dave with any questions regarding Reverse Mortgages,

HISTORICALLY SPEAKING...
The Grand Gates to Tower Grove Park by NiNi Harris, Historian
ST.L UIS
IT HAPPENED IN ST. LOUIS 50 YEARS AGO…
Missouri Archives
St. Louis is a city of spectacular parks. Among those is Tower Grove Park, nationally recognized as the finest Victorian park in the entire United States. This 285 acre treasure is in the heart of South City, stretching from South Grand Avenue to Kingshighway Boulevard. This public city park is flanked on its north side by the Missouri Botanical Garden and the historic Shaw neighborhood. Among Tower Grove Park’s distinctive Victorian features are the ornamental stone and cast iron gates that frame each entrance to the park. The Grand Avenue entrance, pictured above, dates to the heart of the Victorian era and is spectacular. The gates have four massive stone piers that serve as pedestals for sculptures. Molded zinc sculptures of fierce-looking griffins, a mythical cross between a lion and an eagle, top the inner pylons. Appropriately at the gates, the griffins symbolize vigilance. Sculptures of weeping lions top the outer stone piers. The lions were copied from Pope Clement XIII’s tomb in St. Peter’s Basilica in Rome. All the sculptures were crafted in Berlin and installed on the gates in 1872. Linking the inner and outer piers are low, curving walls of wrought iron on a limestone base. The wrought iron forms intricate designs that make it look like delicate lace. Tower Grove Park was a gift to the City by the generous philanthropist and English immigrant Henry Shaw. Shaw, who also established Missouri Botanical Garden, arrived in St. Louis in 1819 when he was still a teenager. He dedicated himself to a hardware business he operated on the riverfront, investing his profits in St. Louis real estate. Shortly after he arrived in St. Louis, he had visited prairie then south west of the City that had been used as commonfields by

the early French settlers. Years later he described the area as he first saw it: “From the village of St. Louis I came through the bushes by a narrow path winding among the sinkholes or natural depressions of the commons, to the elevated ground now called Grand Avenue, where, open to the river, a beautiful prairie extended westward, uncultivated, without trees or fences, but covered with tall luxuriant grass, undulated by the gently breezes of spring...” Eventually he bought a portion of that prairie at a foreclosure sale. The land included the acreage that Shaw gave to the City in 1868 as Tower Grove Park. The City provided funds through a bond issue and Shaw made annual appropriations to develop the park as Shaw envisioned. Shaw worked with botanists and architect George I. Barnett and others in his or Barnett’s employ to turn the treeless prairie into a park. Though he had expert assistance, the park is a creation of Henry Shaw’s work and imagination. After Henry Shaw’s death, the City’s parks department and Tower Grove Park’s board of directors maintained the late 19th century character of this park. While other parks evolved, and others were established, Tower Grove’s landscape and architectural features, including its gates, stopped in time. Today the park provides spaces for recreation, concerts, picnics – in a landscape museum. NiNi Harris is one of St. Louis’ most credited Authors and Historians. Live
The Beatles at Busch Stadium
On Sunday, August 21, 1966, The Beatles played and sang 11 tunes before 23,000 plus fans at Busch Memorial Stadium for what would become one of the group’s final tour dates. The concert which lasted for about 30 minutes took place in the rain. A plastic canopy over the stage was provided to protect the musicians, but water still dripped onto the group’s amplifiers. It was this incident, according to an anthology by Paul McCartney found on the website, beatlesbible.com, which finally convinced him that The Beatles 1966 tour should be the group’s last concert tour. On that Sunday afternoon, the fans were not detoured in the least as they sat in the rain and screamed at seeing this sensation of the century, British quartet. The Beatles told their press officer they didn’t necessarily mind playing in the rain but were a bit apprehensive about possibly getting shocked by the wet amplifying equipment. None the less they still put on a great performance under the makeshift shelter, even though they did still get somewhat damp. According to an article in the August 22, 1966 STL Post Dispatch, columnist Robert K. Sanford wrote that two nurses at a first aid station “treated 35 girls for minor injuries and ailments,
the most common being Beatlemania”. One of the nurses, Virginia Berger, told Sanford, “it was mild hysteria with symptoms of weeping, wailing and uncontrollable shaking”. In addition, Sanford’s article read that after the show as the Fab 4 were getting into two police cars to leave, about 50 young fans tried to get past the police to touch their beloved Beatles. Some even tried to get into the cars. One 17-year-old girl from Creve Coeur momentarily managed to grab Ringo around the waist and afterwards jumping up and down shouted, “I held him, I held him.” The Beatles’ standard set during their final tour consisted of 11 songs: Rock And Roll Music, She’s A Woman, If I Needed Someone, Day Tripper, Baby’s In Black, I Feel Fine, Yesterday, I Wanna Be Your Man, Nowhere Man, Paperback Writer and I’m Down. During the tour they occasionally substituted the final song with Long Tall Sally. On August 13, 2016, Paul McCartney, one of the two remaining of The Beatles, will once again rock St. Louis, only this time at the new Busch Stadium. The concert which is part of his “One on One” tour is in celebration of the 50th anniversary of The Beatles’ play at the hallowed ground of the old Busch Stadium in 1966. The August concert sold out in just minutes! So all you Beatles’ fans lucky enough to score one of those seats, we want to hear you shout “Yeah, Yeah, Yeah”! NiNi Harris will present walking tours of Carondelet Park on Labor Day weekend through the Friends of Carondelet Park. The Summer Heat has just added to what is already a hard decision-making process when you receive calls to rescue dogs. Needy Paws Rescue continually receives calls for urgent rescues on a daily basis, but can’t handle them all. Other rescues are in the same position. For our rescue to help as many dogs as possible, it is imperative to find more and more foster homes who can take care of a rescued dog until we find them a good family to love. Fostering is not hard, but there are times that your foster dog will steal your heart and you might not want them to leave! If you have a caring heart and loving home to open up to a dog who is just looking to be loved, please go to www.needypaws.org/ and fill out a Foster Application. Fostering is totally free to fosters; we provide all the food, treats, toys, beds, crates, blankets, etc that your foster dog may need while waiting for their new family. www.needypaws.org Facebook at: www.facebook.com/NeedyPawsRescue
Stan
Gizmo
Meet Stan, a 5 year old Shih Tzu mix. Stan is a sweet, cuddly little guy. He loves to snuggle and play with his toys or balls. He gets along great with other dogs but he wouldn’t mind being the only pet either. He has not been tested with kids or cats. Stan is house and crate trained.
Meet Gizmo, a 4 year old Fox Terrier mix. Gizmo loves to sit in your lap but also enjoys playtime just as much. He is very mild mannered and gets along with all dogs, kids and some cats. Gizmo is working on his basic commands, is house trained and he is learning to tolerate his crate.
Milo
Memphis
Meet Milo, a 4 year old Beagle/Lab mix. Milo is a very sweet, laid back dog who loves to just lay on the couch and watch Netflix with his family. He is non-reactive to other dogs but would also be fine as the only pet in the household or in a home with another mellow dog. Milo is house and crate trained.

Meet Memphis, a 1 year old Lab/Pit Bull Terrier mix. He loves to spend his days lounging around on the couch cuddling with his foster mom and 5 year old foster brother, but jumps right up for a game of fetch or playtime. Memphis is very smart and knows sit, shake, lay down and is working on “stay” and “off”. His perfect home would be filled with lots of love, snuggles and playtime in the backyard and have a fenced in yard. Memphis love kids and does great with other dogs. He is mostly house trained and is a good boy when left home alone. He is working on crate training.
Ask Willow
Hello furry friends! My name is Willow and I am a canine amateur advisor. What qualifies me, you ask? I have been homeless, lived in a shelter, survived heartworm disease, and stayed in a foster home. I have overcome! In my neighborhood I am known for barking; sound, compassionate advice in a high-spirited style. Please send me your questions, concerns or comments ... After all my advice is free; it won’t even cost you a treat. Woof!
Dear Willow, I bark at the Mailman; he concerns me. Am I wrong? I am all ears, Oscar Dear Rocco, It is completely legitimate to bark at the mailman. I bark at mine everyday too. Obviously, the mailman would never leave unless we barked at him. You are simply protecting your family, staying on alert. You, as well as I, probably get hollered at for doing just this. But I’ve heard the stories, Oscar, about “going postal.” We do not want mailmen on our property! Be vigilant my friend.
