MARKET SQUARE AT BEAVER CREEK

The central, public skating rink and surrounding restaurants and shops are the hub of the village, encouraging residents and guests to linger long after the lifts stop running and the sun sinks behind the slopes. Market Square’s luxury condominiums, the world-renowned Vilar Performing Arts Center, a large public parking area, and a skier drop off leading directly to slopeside escalators all help define Beaver Creek as one of the finest, friendliest resort destinations in the world.

INNOVATION KEY TO SUCCESS Ski boots are not made for walking, especially up two flights of steep, icy stairs. Our insightful and innovative design team did something unprecedented to remedy this common burden: They installed covered escalators to whisk gear­toting skiers safely from the bustling plaza of Market Square straight up to the slopes. Today Beaver Creek offers conveyors and escalators throughout the village.

THE WESTIN RIVERFRONT RESORT & SPA

PROJECT HIGHLIGHTS • East West Partners donated a five-acre parcel along the Eagle River to the Town of Avon as permanent public open space. • The Riverfront Express Gondola established a convenient, direct connection between the Town of Avon and the resort, reducing local traffic and carbon footprints. • Spa Anjali was Colorado’s first dedicated green spa, using only environmentally-friendly products and organic spa linens.

HEY SAY A RISING TIDE— or, in this case gondola— lifts all ships. When we conceptualized the Westin Riverfront Resort & Spa, we were confident it would raise the land- and usevalue for Avon and the entire Vail Valley. And we were right. Working with Avon leaders to create a new transportation hub adjacent to the Resort, the Riverfront Express Gondola adds value by relieving on-mountain traffic congestion while improving quality of life for Westin guests and the whole community.

As the centerpiece of the village area, the Westin Riverfront Resort & Spa champions community with spaces that bring people together. The Westin Fitness club accommodates hotel guests, vacation club guests, and owners year-round with amenities like a saline pool and fitness facilities including Mikaela’s Corner, named for Olympian Mikaela Shiffrin, who works out there. And like all East West Partners projects, the resort boasts uncompromising amenities such as Spa Anjali, Richard Sandoval’s Maya Restaurant, Westin Kids Club, retail shops, and the world-renowned Howard Head Sports Medicine facility.

SUSTAINABILITY KEY TO SUCCESS The first hotel in Colorado and only the ninth in the country to earn a Silver LEED Certification from the U.S. Green Building Council, the Westin Riverfront Resort & Spa represents East West Partners’ dedication to preserving our pristine mountain environment. Fifty percent of the resort’s electricity is produced by renewable sources, including wind power, and automated climate control systems ensure unoccupied rooms aren’t heated or cooled unnecessarily.

We selected Empire Pass ridge on Flagstaff Mountain for two reasons: views and access. Our team envisioned a Village with a broad collection of residential offerings, single-family homes, townhomes, and condominiums all situated strategically along the Silver Buck ski run and Silver Strike chair lift. Each home is steps from the slopes and boasts views of Empire Mountain or the Snyderville Basin.

COMMUNITY KEY TO SUCCESS A lodge keeper who knows everyone and helps make connections. Common spaces that are well appointed, comfortable and encourage interaction. Flagstaff and One Empire Pass have brought these elements together to enhance the community, including continental breakfasts, aprĂŠs-ski events, family rooms with games for all ages, and beautiful outdoor spaces. These all help ensure owners feel a direct, meaningful connection to the community.

Yet each island puts its own distinctive spin on the Aloha Spirit that pervades life across this archipelago. Home to sunny Poipu Beach, the Na Pali Coast, Mt. Waialeale, Hanalei Bay and Waimea Canyon, Kauai is as close as you’ll get to Neverland. From mauka (the mountains) to makai (the ocean), reverence for the island’s proximate landscape is what attracted East West Partners to Kukui’ula and made it the ideal location to enter the Hawaii market.

N PARTNERSHIP WITH A&B Properties, East West Partners founded Kukui’ula Club Villas in the fall of 2013. Boasting spa and wellness areas, pools, plus an organic farm and lake, the 13 single-family villas are within walking distance of Kukui’ula’s five-star clubhouse and the Tom Weiskopf golf course overlooking Kukui’ula Bay. These four-bedroom residences were designed with seamless indoor/outdoor living top-of-mind, boasting pocket walls that open the main living spaces to expansive lanais with meticulous landscaping and gorgeous rock walls for added privacy and serenity.

ORE THAN 15 YEARS AGO, East West Partners set out to build Riverfront Park and to revive the historic Union Station area with a vibrant, new, mixed-use neighborhood in what had become an urban wasteland. Principles borrowed from our mountain communities became the pillars of the projects: a pedestrianfriendly lifestyle, collaboration with the city, and communal cohesion. Spanning the Denver metro area, East West Partners has built 1,300 residences, 75,000 square feet of community retail space, and 750,000 square feet of Class-A office space. Most importantly, we’ve given rise to a community where none existed before.

PROJECT HIGHLIGHTS • Created a Master HOA to help provide services and funds to maintain the project. • Helped establish the Riverfront Park Community Foundation to foster diversity and opportunity in education and the arts. • Established the Platte Forum, a non-profit organization that supports artists and at-risk underserved youth in Denver. Through innovative long-term programs, the Platte Forum allows youth to work side-by-side with artists in residence.

IVERFRONT PARK WAS East West Partners’ flagship project in Denver. Overlooking Commons Park and the South Platte River, it is an urban master-planned neighborhood with lofts, condominiums and apartments; as well as shops, restaurants and services. Built under a form-based zoning code, the development encompasses 1,859 privately developed, forsale, for-rent, and affordable homes, with buildings first opening in 2001 and with construction ongoing through 2014.

RIVERFRONT PARK

From its inception, Riverfront Park became a revered neighborhood at the urban core of Denver, and The Glass House remains one of the most coveted addresses in the city, not only for its location but for its outstanding amenities and incredible views in all directions. Today, residents of Riverfront Park can play, wander, skate, swim, and walk their dogs along non-vehicular pathways or in any of four adjacent parks built by the state, the city, the developer, donors, and residents alike.

SUSTAINABILITY KEY TO SUCCESS The neighborhood, built on a brownfield and former rail yard, was an early model of sustainability. It fits within the city’s grid and is connected to surrounding areas by four pedestrian bridges that cross railroad tracks, an interstate highway, and a river, to encourage a car-free, pedestrian lifestyle that reduces each resident’s carbon footprint.

PROJECT HIGHLIGHTS • The re-imagined plazas and the historic terminal building at Union Station are the new gateway to Lower Downtown, also known as LoDo. • Private investment from East West Partners and the other developers has funded more than $1 billion in new projects in the neighborhood. • The design and construction of the Union Station Neighborhood has been on budget and on schedule.

OGETHER WITH CONTINUUM Partners, East West Partners realized the opportunity of a lifetime after becoming the master developer of the Union Station Neighborhood. The project has been pivotal in revitalizing Downtown Denver, and the impetus of an urban migration that’s drawing young singles, families, and retirees back to the city’s core. In partnership with the Regional Transportation District and the City of Denver, we led the design, financing, and development of the $480 million project, uniting eight different modes of mass transit under one roof.

UNION STATION NEIGHBORHOOD

Our vision for the surrounding neighborhood has been to transform 14 city blocks between Wynkoop and Riverfront Park—previously an expanse of abandoned rail yards— into a progressive urban center. To date East West Partners has completed two office projects, One Union Station and The Triangle Building; is constructing a third, 16 Chestnut; and is underway on The Coloradan, a condominium project at the heart of the neighborhood. Once complete, the Union Station Neighborhood will provide a host of spaces including apartments, restaurants, stores, offices, condominiums, hotels, and entertainment.

COMMUNITY KEY TO SUCCESS Perhaps no other project in Denver’s history has been more collaborative, beginning with a 98-member advisory committee. East West Partners worked with private investors, public agencies, and the citizens of Denver to create a project that today everyone can claim responsibility for, and be proud to call their own.

PROJECT HIGHLIGHTS • One Vendue won the Preservation Society of Charleston’s Carolopolis Award for Excellence. • A seamlessly integrated infill project in the French Quarter Neighborhood with existing buildings dating to the early 1800s. • East West Partners forged a public/private partnership with the City of Charleston.

ROM THE VERY BEGINNING, One Vendue set the standard for 21st-century mixeduse construction, marketing, and real estate sales in Charleston. The property is comprised of four buildings with luxury residences and two private garden plazas. Successfully integrating private residential condominiums and a public art gallery on 1.5 acres in a dense, historically sensitive district was no easy task. The design of the One Vendue complex—which

includes a public gallery featuring local and regional art—respects the architectural integrity of the city and, in turn, enhances the character and culture of Charleston’s historic Waterfront Park and the surrounding neighborhood. INNOVATION KEY TO SUCCESS By extending the fabric of the historic neighborhood to blend into Waterfront Park, preserving existing view corridors and respecting surrounding historic structures, One Vendue fit comfortably among its surroundings. We also designed appropriately within existing maximum height requirements, while observing considerations for building in a flood zone.

DEVELOPMENT MANAGEMENT East West Partners has developed millions of square feet in office space and over 4,000 residential units as condominiums, townhomes, apartments, and cluster homes. These developments are both mixed-use and stand-alone projects. We are unrivaled in our ability to structure financing to protect and increase property values. We have received financing from 12 banks and have worked with equity providers of every stripe: family funds, publicly traded REITs, private investment funds, and public municipalities.

One of the best opportunities for value creation is during the initial stages of a project. Creating a vision for the land, working with the community and town to create a project that works for all parties and getting the land entitled are huge value creators. When not done correctly it can lead to long delays and significant legal challenges. East West Partners has effectively navigated this process and has an excellent reputation in our communities and with their public officials.

Our streamlined but thorough reporting process provides total transparency. It furnishes decision makers with market and demographic data, establishes and updates a robust financial proforma to quickly identify cost overruns and revenue enhancements, creates and tracks a bank budget through the draw process, and meets all regulatory requirements.

PROJECT VISION & DESIGN Project design should be timeless. While great floorplans are a key attribute of all East West Partners projects, we do not design by checking boxes for attributes. We start by understanding the market and visioning what is desired. We utilize our extensive network of architects and interior designers to determine the right professionals to bring this to fruition. And then we sweat the small details to ensure the design is timeless. While the latest in kitchen cabinets and granite countertops will go in and out of favor, a well designed unit will be lived in and loved for a long time.

CONSTRUCTION MANAGEMENT In total, East West Partners has managed $5 billion in construction projects including infrastructure, condominiums, fractionals and timeshares, townhomes, office buildings, restaurants, and amenities such as golf courses and clubhouses. Our experience gives us a unique insight into controlling costs, managing general and subcontractors, and meeting schedules.

SALES & MARKETING FINANCING Over the past two decades, East West Partners has arranged $4 billion in financing through public and private partnerships. We have worked with a variety of equity providers and construction lenders, including Wells Fargo Bank, Vectra Bank, and First Bank to name a few.

Since 1986, East West Partners’ real estate transactions total more than $5 billion. After college Joel began his career in residential construction, building single-family homes. From there he moved on to larger projects, leading the construction of more than 2,000 multifamily units, totaling over $200 million in volume. Joel joins the East West family from the General Contracting firm Creative Builders, where he served as Project Manager.

Having grown up in a family of real estate developers, Bhavik was intrigued by the industry at an early age. Bhavik began his career in architecture and development in India and is currently helping oversee the development of The Gadsden, a $60-million condominium project in downtown Charleston.

After six years in Vail, CO and four years at Kukui’ula Club Villas on Kauai’s South Shore, Andy moved to Kauai’s North Shore to oversee the future success of a new community. Joining hands with Hawaii’s The Resort Group, East West Partners will manage the Prince golf course, clubhouse, and develop and sell ocean-side residential homesites.

Sonya is a licensed real estate Broker in Hawaii, Idaho, and Nevada.

After studying Mechanical Engineering in Boulder and being a project manager for IBM, Sonya focused her career on high-end residential developments. Sonya’s passion for real estate led her to the North Shore of Kauai, where she lives with her husband and twelve-year-old son. Sonya spends her free time taking surf lessons, SUP’ing or jogging on the beach in Hanalei Bay.

Mark moved to Kauai in 2014 to work as a Project Manager for Kukui’ula Development Co. Once East West Partners won the North Shore development deal, he came on board as Construction Manager. Always looking for new challenges, Mark loves returning to the Rockies to fly fish and ran his first marathon in Orange County, California in 2016.
