O’Donnell Dannwolf & Partners Architects design is a reputable architectural firm based in Hollywood, Florida. Their mission is not only to satisfy the highest expectations of today’s clients, but also to exceed them. Their mission is important, because as competition levels rise, efforts to stay on top is the drive behind a lot of successful businesses and their ability to innovate makes a significant difference. Also, another important component of their mission is: “to create efficiently constructed, distinct building forms”. Their team and teams they work with, consists of architects, designers, general contractors and construction managers and they all strive for efficient and timely construction.

The organizational structure of the ODP is functional since there are several divisions within the company. Each one of the departments is specializing in overall independent tasks and has its own area of expertise. For instance, Kurt J. Dannwolf, President and Design Principle at ODP Architects & Design, leads the team of architects and designers. The Vice President Edward O’Donnell is responsible for project operations as well as the firm’s financial and administrative management. Lachmee Chin was brought to ODP Architects & Design in 2005 to create, set-up, develop and lead the design division of the firm. However, their collaboration is necessary and success of completing their projects efficiently and in a timely manner heavily depends on adequate communication.

Distinction is a guiding force behind O’Donnell Dannwolf & Partners Architects design. They are convinced that every building is the symbol of the business. Therefore, integrate recognizable branding in each of their projects will make a building easily recognizable is one of the goals for every project ODP gets involved in.

Some of the publications include: Architect Magazine, Architectural Digest, Spacecoast Living and the list goes on. The concept behind this project is “Reflection of the Rhythm”. It is derived from a fundamental philosophy of ODP, which is that buildings should represent their business and reflect their brands. Based on the aesthetics of exterior and interior spaces designed by ODP, this office will depict a similar dynamic and style that reflects the culture of the company. For example, the visual impact will be created through the use of bold choices in finishes, contrasting textures and colors selected, as well as a mixture of organic and geometric shapes. Architectural elements will reflect company’s relentless attention to detail and precision depicted through clean lines, grounding, and alignment. Overall openness and lightness will be achieved though use of ambient, natural lighting as well as use of accent lighting to create functional, inviting, yet very stylish atmosphere. Intent behind this design, is to create a well balanced environment that is consists of private, collaborative and social spaces promoting creativity and a sense of belonging, that clearly reflects the rhythm and dynamic of O’Donnell Dannwolf and Partners Architects.

The goal of this project is to provide a design for a 10,000 sq. ft. office space that would occupy two top floors of its new building. This office will be designed for a well established, but exponentially growing firm, O’Donnell Dannwolf and Partners Architects. The company is relocating to a developing popular urban district of Miami, Brickell. This area is a well-balanced mix of financial establishments, wide variety of business, restaurants, malls and entertainment centers, providing a diverse demographic base for the firm to target. The office must house several teams belonging to different departments such as management, architecture, design, financial, HR, visiting consultants, and many of the company employees. It is important to provide private, collaborative spaces and social hubs as well as formal and informal settings to meet with clients.

Project Goals 1. To design a multipurpose space that is highly functional, easily adoptable and aesthetically pleasing. 2. To design an office that could accommodate several departments including: collaborative spaces for creative teams of designers and architects as well as more private spaces appropriate for tasks requiring longer periods of focus for departments such as finance and Human resources. 3. To create an atmosphere that reflects the culture of the firm depicting their luxurious taste through a complexity of parametrically designed forms, finishes and lighting techniques to appeal to potential clients as well as recruits.

4. To design a space influenced by latest office design trends using sustainable, eco-friendly materials, incorporating greenery and other natural elements. This will be done with intent to accommodate employees need for overall wellbeing.

Project Goals Solutions An extensive research on a client as well as currant trends has been conducted during the pre-design stage. Based on the findings it was determined client needs a space that is functional, aesthetically pleasing and fulfills the demand of culture in a work place. Office was designed to accommodate the following: 1. Collaborative spaces as well as work alone and unconventional work areas to provide a desirable environment for employees and to increase productivity. 2. Incorporation of biophilia into a design to bring the outside in to help employees focus, improve creative abilities and overall wellbeing and also to improve indoor air quality. 3. Aesthetics of the office are aimed to reflect ODP’s general stylistic direction. Office demonstrates their luxurious taste through a complexity of parametric custom designed forms, finishes and lighting techniques to appeal to potential clients as well as recruits.

Work place trends 2 Biophilia Lack of time spent in nature could have negative effect on ones mood, productivity, longevity of direct attention and overall wellbeing. Long work hours at work could deprive a person from a very important component of everyday living such as spending time in nature. Biophilia is a trend that is here to stay and “bringing outside in� should be heavily incorporated in every workplace design. It has been proven to lower blood pressure, restore direct attention and has positive effect on overall wellbeing. Nothing says an employer truly cares like a healing garden, green-wall or even small plants throughout the office. This will allow employees not only to take a break in nature, but also be surrounded by it at all times increasing productivity. Design Implications: Install healing gardens, green-walls, and greenery throughout along with other natural elements.

Why Steelcase? Extensive research was conducted in a process of choosing of a vendor. Taking several key considerations were at play while making this decision such as what is their mission, their reputation in the industry, and how would their input improve the atmosphere in the client’s day-to-day flow of operations. Their mission is to revolutionize not only corporate office, but also the entire mentality of the corporate world. For instance, based on the research presented during the workshop, cognitive wellness is equally as important as physical and emotional. Their focus is to create an environment to accommodate those needs. There have been several publications showcasing their achievement globally. For instance, Steelcase was named one of the world most admired companies by Fortune Magazine, another publication brought a lot of attention to Steelcase shaping the smart and connected workplace with Microsoft Azure. Built on the Microsoft Azure lot platform, it delivers advanced analytics for real-time, 24/7 reporting, with enterprise-reliability and security. Another key factor worth mentioning is their valuable input in the global environmental footprint. After Steelcase released their 2017 corporate Sustainability Report, the positive impacted on the on the Environment Globally due to their awareness is evident and something to love and admire about them. Steelcase is the kind of company that could truly make significant difference not only in a small office, but also globally and environmentally.

Studios were designed with the wellbeing of the employees in mind from start to finish. All four studios are featuring access to natural light, comfortable seating for tasks requiring direct attention at the desk as well as for more relax setting.

Incorporation of biophilia was an important design consideration for this office. Green-walls were installed to accommodate the need to stay connected to nature and promote health of the employees as well as creativity.


Design Library

Design library is conveniently combine with interior design studio so designers could not only demonstrate their drawings, but also demonstrate material under three different light temperatures.

Waiting Room/ Event Space

Waiting area is located next to the reception as well as conference rooms, so clients can explore the space and get familiar with the company. Light furniture selected with intent to be moved and this room easily transforms into a small event space.


WORKCAFE

Workcafe is designed for a relax working, socializing atmosphere. It is meant to allow designers and architects to get together in small groups and exchange their creative ideas in an informal setting. Space also allows for meetings with clients over a cup of coffee or an informal lunch. Workcafe is featuring custom architectural elements that highlight company’s general style, parametric design.
