Since I handed over the reins of BVI Property & Yacht in January, I’ve missed being welcomed into the most exclusive homes and properties in the BVI, so when Maritha Keil of BVI Sotheby’s International Realty called the office while Dan was on vacation, I jumped at the opportunity to visit Maarib House in Shannon. A Hebrew word, maarib, according to Encyclopedia Brittanica, means “who brings on twilight” and signifies evening prayers recited after sunset. For me, the concept conjures vespers at summer camp when I was a kid. It was a time to unwind and be still in nature after a full day of hiking, canoeing, swimming and exploring. We would walk down a packed earth staircase to the amphitheater built into the hillside. Through the canopy of trees, we’d observe the stars and listen to the sounds of the night before lighting candles and singing songs. This quiet peacefulness, this natural inner stillness came back to me as I sat at Maarib House, also built into the hillside, and listened to birds twittering, wind rustling through the fronds of the coconut palms and geckos scuttling through the leaves. The surroundings were so lush, I could almost hear the vegetation growing as I looked out over the blue sea and the islands near and far. Shannon has always been one of my favourite neighborhoods in the BVI, since my earliest visits to the territory. I was fortunate enough to frequently housesit in Shannon, and that is when I became acquainted with the solitude and serenity that defines this private hillside escape. I could sit reading for hours without hearing one manmade sound. The road to Shannon, with vines draped across it, is

One of the largest sailing schools in the BVI, Sunsail's sailing instruction encompasses both American Sailing Association (ASA) certification and the Royal Yachting Association's (RYA) renowned qualifications. Both have special rates for local applicants. “We're here to get people on the water whilst teaching them safety and seamanship,” says Alan Lavery, the company's chief instructor. “That's what a lot of sailing schools forget. The Deadly
1924 Hurricane By Hugh Whistler
At 3 pm on Friday, Aug 27, 1924, the brunt of a severe hurricane hit the BVI and caused serious damage to many buildings. Main Street was choked with smashed buildings. Twenty-nine people were killed and around 80 badly injured. Most of the population was made homeless and destitute. We know what happened as the then-Commissioner Capt Otto Hancock’s wife Agnes kept a detailed record and later wrote it all down to describe to her family in the UK how they survived. That eight-page typed letter is on display at Old Government House and can be read in the very room that she and her husband their two sons, age 4 and 6, their cook and two maids sheltered from the violent storm, as the rest of the building was flooded and destroyed around them. Here are some extracts from her blow-by-blow account: 2 am: It’s the morning of Thursday, Aug 28. Awoke to find Otto on his crutches [he had lost a leg in the Great War]. He had been downstairs to look at the barometer, which had dropped alarmingly since the night before. 5 am: Warning signal was blown through town. ... A very curious morning: wind coming fitfully in small gusts, sea calm, wind due north [of] our dangerous quarter. 3 pm: The wind is very strong. ... Sea now roaring into harbour over reef. We shut upstairs and barred all doors, and shutters, securely. 6 pm: Wind getting worse, barometer falling fast, gusts getting more frequent. 8:35 pm: Wind now terrific, and we can see lightning through cracks of door, but all sound of thunder drowned by the wind.

11:43 pm: I said to Otto: “I shall light the lanterns in case electric light fails.” 11:45 pm: Electric light suddenly went out. [The generator shed had blown away.] Terrible noises and bumpings. Sounds as if the verandah and roof are departing!! [They did] Trying to dodge the water which is pouring through the ceiling. ... Moved to pantry, where three maids are. Put meat safe in front of door... and cook with her back to it. Put up umbrella and tried to keep babies dry. 1 am: The barometer shows signs of rising, very slightly, but how we got through the hours of 12-6 [pm], I don’t know. We just watched the doors, nailed up more supports and hoped for the best. 6 am: We hear voices outside, but are almost afraid to open a door, as [wind] is still blowing hard. Finally we did ... and were struck dumb by the sight we saw. It was worse than dreadful. Nothing but wreckage all around us, trees torn as if they were twigs. All the mountains black and brown, and looked as if they had been burnt. Government House was essentially destroyed and had to be rebuilt, which is the structure you see today. Only the two-foot-thick walls of the pantry and living room survived. The schooner Fardjina was ashore below (where the tennis court is now). The government launch, Saint Ursula, was aground in the cleaning hole below Fort Burt. In Roadtown (as it was then spelled), “A house stood here and there, but most of them just masses of wreckage, completely blocking the road. The sea did much of the damage as it came up and literally floated the wooden houses off their stone foundations,” Ms Hancock wrote. The injuries were extensive and the sole nurse was hard pressed to cope. The commissioner’s wife had been concerned about a patient in the hospital with a broken leg as she could see that the building’s roof had been torn off, but the patient had the presence of mind to roll under his bed and survived, though buried in debris.
Help came from St Thomas first. A launch with food, medical aid and a doctor

HMS Valerien arrived 10 days later from Antigua with the Leeward Island’s governor and more supplies of food and clothing and all the ship’s crew worked for two days helping clear up. But not before Commissioner Hancock with one gang started clearing the high street from one end and Mr Roy started from the other end, “shaming certain lazy individuals into helping,” as Agnes Hancock succulently put it. The day after the hurricane, the gardener showed up with a basket of fruit. “This is what the breeze left, Mistress,” Ms Hancock recalled him saying. The offering allowed them the first laugh they had had since the storm terrorized the territory. It went on record as being the strongest “breeze” that anyone could remember. PY

HIHO
My Own Private

When I think of HIHO, I think of a windsurfing adventure in the BVI that attempts
some hundred miles or so over the course of a week. Throw in a few crazy parties
and catamarans as a home for a week, guaranteed wind and a lot of training and anticipation and it’s grit, go and as the legend of the Highland Spring HIHO is known, “go big or go home.” In fact, this year’s event was all big—all of it. I joined the last two days of windsur f racing, and jumped into what struck me as an evolutionary event. For over 25 years, the windsur fing event has been know worldwide as a master of challenges—big sails and big boards, big winds and big parties. Promoter, owner and race director Andy Morrell purchased the event after winning the event himself, before heading back to the BVI’s familiar and fawned after waters. A big fan of stock board racing on any level, he spent years developing the event and the complimenting brand of clothing alongside. Andy is no stranger to event organizing. In addition to the international event, Andy is credited with running several successful surf series for youths and adults. Drawing local surfers from the USVI, he also initiated the long board shootout which roped in international celebrities such as ‘Wingnut’ Weaver from Santa Cruz, better known for his roles in the Endless Summer surf movie series. There were water sports enthusiasts from Brazil, Switzerland, Australia, South Africa, England, USA, Canada and the BVI. But one thing was clear: once the race began, there was no turning back. This year’s differences made the event very different and one of the most relaxed I have ever seen. Paddlers, windsurfers and sailors by title made up for 100 people on tour in the BVI, enjoying every minute of it. Conditions were difficult or epic at times, depending on which way you look at it. Some days blew 30 knots, others a clean 25, and Andy was careful to try and put the windsurfers in the wind and the paddlers in the lee.
Bottom line is, when you get to a prize giving and everyone has a sun soaked, wind burned suntanned smile, you know you are amongst people sharing a fun experience. There were winners everywhere this year, and Andy made a special point of thanking everyone, crediting everyone for making it happen and in turn they all thanked him. I left the event knowing all well that—as a BVI resident—I can go back and experience the pristine waters on a paddleboard, or steady winds with a kite or sail, just about anytime. Some compare closing a real estate purchase to taking a final exam. Undoubtedly it can be a stressful process. Here are a few tips to reduce the stress and any surprises that come along with a closing.
What is closing? Closing, also called, completion, is the process by which (a) title to property is transferred from the seller to the buyer, in accordance with the terms of the contract; and (b) if there is a mortgage involved, the buyer grants a charge (mortgage) over the title to the bank, and the bank pays the balance owing on the sale price to the seller.
When should I start thinking about closing? Even before you make an offer. You have to factor closing costs into the assessment of whether you can afford the purchase. You will need to come up with funds to cover: (a) the earnest money deposit of 10%; (b) at least another 10%—most banks lend 80% of the sale price or appraised value, whichever is lower; (c) stamp duty at 12% of the sale price or appraised value, whichever is higher (4% for belongers); (d) bank fees on the loan of at least 1% plus the cost of stamping and registration of the charge and any other security for the loan; (e) attorney’s fees; (f) structural and boundary surveys, an appraisal, and a pest report; (g) Non-Belonger Landholding Licence application, collection, and registration fees (if applicable); (h) insurance—most banks will require you to obtain property insurance and to have a policy of life insurance assigned to the Bank to cover the mortgage.

An attorney can easily deal with essential matters that you either may not be aware of, or are unsure how to handle, such as title searches, freezes and requisitions, and securing documentary proof of clear title.
When is closing scheduled? After all conditions of the Contract are met. All surveys and inspections must be satisfactorily completed, and all financing and licences obtained. The contract

The attorneys for both parties (and the bank, if financing is involved) will settle a closing statement, which you should review a few days ahead of closing.
What is my proof of ownership? The Land Register for your particular property—called a parcel. Each parcel is part of a larger block and registration section. The original is held in a register book at the land registry but a certified copy can be obtained. Proof of purchase is the land registry stamped transfer instrument passing title from the vendor to you. At the end of that process, if anyone were to look up that property in the Register Book, your name would show up as the official owner! PY

If your house is surrounded by any trees and shrubs, it is likely that your pool will become the gathering grounds for leaves and foliage from gardens in your yard and beyond. Hopefully the trunks and limbs from the trees themselves are not following that same route. However, we have seen the occasional palm tree so thirsty during the height of the storm that they seem to prefer the pool to their recently detached roots. Also, during the longer lasting deluge, it is not unlikely that the soil surrounding the pool gets so saturated that it too lets loose and finds its way into the bottom of your pool. In many cases where a substantial amount of foliage and soil has entered your pool, replacing the water will be the easiest and the least expensive option. The usual prolonged power outages and full cisterns that accumulate after a tropical system has passed make emptying and refilling your pool with fresh water the best option. Sure, there are chemicals that can make your pool nice and clear again, but keep in mind that the introduction of nitrates and phosphates found in soil make the water so inept to change that the cost of these chemicals and the increased total dissolved solids will make your pool balancing at least ten times harder and will trump chemical costs in the long run.
In many cases where a substantial amount of foliage and soil has entered your pool, replacing the water will be the easiest and the least expensive option. After preparing for the worst, we hope that we will be lucky recipients of a calm and peaceful hurricane season. But, if the threat of a building system exists, try to prepare your pool like you would for a kid's party: balance the pH, up the chlorine levels and, if you have weatherproof deck furniture, dump it in the water for a rinse—that way the wind will not send them flying. And, most importantly, keep yourself safe. PY
