very seller wants their home to sell fast and to fetch the best price; but it's not just luck that makes that happen. It takes careful planning and know-how to professionally enhance your home so that buyers will bring out their checkbooks. You must make the decision to "let go" of your emotions and focus on the fact that soon this house will no longer be yours. Make everything neat and tidy. Clean off everything on kitchen counters. Make minor repairs. Make the house sparkle! Now imagine what a buyer believes about you when they see everything organized. It says you probably take good care of the rest of the house as well. Consider painting your walls neutral colors, especially if you have grown accustomed to purple or pink walls. Staging makes your house look bigger, brighter, cleaner, warmer, more loving and, best of all, it makes home buyers want to buy it. Contrary to what you might think, it's about more than preparing the house for sale. Staging is what you do after you've cleaned, decluttered, painted, and made minor repairs; it's all about dressing the house for sale. And don’t forget the garden and driveway. Make the house appealing from the curb with colorful plants and a manicured garden. BVI Sotheby’s International Realty has many years of experience and can help you prepare your home to look its best and to assure the best price.

I first visited Virgin Gorda’s Sunset Watch and Sundowner Villas for a photo shoot for Taste—a new cookbook from aLG Books. The villas' developer, Ajit George, wanted to showcase the availability of in-villa catering at the distinctive property in Nail Bay Resort, so they offered me and six friends a chance to spend a weekend wining and dining in Virgin Gorda.

Chef Donna Arter had already begun preparing the meal for us when we arrived, and the kitchen sizzled. comes complete with a jacuzzi and a stoneclad outdoor shower. After dinner, a stone path led me to Sunset Watch Poolside Villa where I spent the night in a king-sized bed between deluxe cotton sheets. In the morning, I woke up to the sounds of the surf, so I strolled down to the secluded beach on Virgin Gorda’s western shore for a quick pad in the sand. The rock pools reminded me of Italo Calvino’s story “Big Fish, Little Fish” where young Zefferino explores the marine life while his father collects limpets on the boulder-strewn shore. “How could anyone be sad in this enclosure of sea crammed with every variety of fish to fill the heart with desire and joy?” Zefferino wondered. Peeking into the shallow pools and beyond to the resplendent reef, I felt a similar contentment. I clambered over a few boulders to watch some crabs scurry off before I returned to the villa and treated myself to a steaming Jacuzzi in the spa bathroom. I traipsed a few steps down the stone path to wake up my friends who had slept at Sundowner Villa, and soon returned my initial impressions of the villa’s royalty. Sundowner Villa—from the private plunge pool to the patio to the kitchen and dining room up to the king bedroom suite—exudes luxury and comfort.

The layout of the rooms evoked an overstuffed throne—at once the perfect place to sink into and the symbol of majesty. I found my friends sitting out on the patio, dipping their toes in the villa’s plunge pool when they told me about their late-night swim at the adjacent beach. It seems the moonlight and the murmur of the gently lapping waves were irresistible to them after everyone else had gone to bed. Though they live in St Thomas and are accustomed to Caribbean living, they couldn’t believe the peace and solitude of Virgin Gorda and the beach at Sundowner Villa. We joined our other two friends back upstairs at Sunset Watch Villa and drank some morning beverages on the shaded tiled deck, taking advantage of the view of the Caribbean Sea that we had missed the night before. The hammock in the corner beckoned, but I resisted its lure. I didn’t want to find out if there was such a thing as being too relaxed.

While each villa suite has separate spacious outdoor patios and decks, the property also includes an expansive sundeck and luxury villa pool that overlook the Caribbean Sea. The stone and tile sundeck offers a sprawling area for dining, lounging, sunbathing and entertaining just steps from the romantic, secluded beach. As far as amenities are concerned, each villa suite, in addition to fully equipped gourmet kitchens, king-sized bedroom suites and spa bathrooms with al fresco showers, features an iPad-controlled media center that serves as a visitor’s guide— with maps, newspapers, local recommendations and tourist attractions—as well as a storage unit for thousands of songs, books and movies which can be enjoyed on the state-of-the-art entertainment centers featuring surround-sound speakers and flat-screened satellite televisions. We only took advantage of the sound system because we were enjoying each other’s company too much to watch movies or read books, but I could certainly picture snuggling up in one of the living rooms and watching a late-night movie or two. We hated to leave the villas, but we had to go back to the real world and our lives on the busier islands of Tortola and St Thomas. We returned well rested and well fed, each of us excited to return and spend more time there because, like Calvino’s sea bed in “Big Fish, Little Fish,” the private retreat “seems beautiful the first time, when you discover it, but, as with all things, the really beautiful part comes later, when you learn everything…” PY

International Sailing Federation’s Olympic qualifier in Perth, Australia—really couldn’t get any farther apart in either nautical miles or nautical knowhow. But to me it all somehow harmonizes. At the ISAF Sailing World Championships, over 1,000 elite athletes and heroes at the top of their game, such as the UK’s favourite sailor Ben Ainslie, were sailing to win a world title and qualify or endorse their position in Olympic squads. On the other end of the scale, at the DYAS Christmas Youth Regatta, almost 40 youth sailors were determined that regardless of what mother nature decided to dish out, there was no chance that they would be disappointed by unsafe behaviour or “gross misconduct.”

All this hilarity doesn’t take away the power and appeal of tight competition even in the Christmas Regatta. As the fleets were invited up, visiting Governor of Rotary District 7020, Guy Theodore, awarded the trophies designed by Green VI’s glassblowing studio. I think it comes down to a couple of themes: simplicity and intimacy. There’s a certain scale to a place that fits two people, that allows them to focus on each other, that frames the activities spent together in a particular place and moment. Our first real house was a cottage in Secret Harbor. I had designed it when I was still a bachelor as the caretaker’s quarters for a client’s main house. At the time, I had no idea I’d be living there with my new bride. It became immediately known as The Honeymoon Cottage. Perched on the edge of a low cliff above a rocky beach, it was a small-scaled love nest: one bedroom, one bath, a small kitchen, a living room and a porch that cantilevered out toward the water. It was perfect for two people and the occasional guests. And once, in the still nights that followed a hurricane, when there was no power for a fan or a light, we pulled the bed onto the porch to catch the night breeze. And in the middle of the night, waking to the full moon

shining like diamonds on the water and casting an ethereal glow through the mosquito net, suspended in the breezy air above the waves, we were adrift in another world. I was later asked by some friends to design a

This was aptly called Seventh Heaven. What makes a place romantic? Along with simplicity and intimacy, I think it’s enhanced by a sense of retreat; that you’re in a place all your own, even in the middle of a bustling city or atop a tropical island. And in the Caribbean, it includes having a particular view of the larger world that only the two of you can see. It’s Two lovebirds enjoy their nest at Seventh Heaven, overlooking St Thomas Harbour.

High above Sopers Hole, further beyond the exclusive properties that dot Belmont Estate’s lush hillsides, exists eight acres of paradise, prevailing on one of the highest points of Tortola. From there, views give way to Virgin Islands eyefuls that extend past St Thomas—to St Croix on a clear day—and along the expanse of the Sir Francis Drake channel to Virgin Gorda and beyond. A 180-degree rotation reveals postcard panoramas that extend over Long Bay and Smugglers Cove past Jost Van Dyke and across a spattering of rocky outposts. From St Bernard’s Hill House— the highest residence of Belmont Estate—the dream-like seascape is mesmerizing. So much so, perhaps, that its occupants may forget that virtually every inch of the surreal playground exists ripe within reach.

The expansive main colonial-style house and four cottages can comfortably accommodate up to ten guests. The property, now fully staffed with all-inclusive amenities, recently opened its doors to guests who wish to experience its beauties near and far—from the pampered privileges on the property to the adventures that exist far beyond. I was invited to meet the estate’s new manager, Chris Plowman, and experience the property on a balmy day in December. I ascended toward the billowy clouds, and as I drove the gradual climb from Tortola’s West End, St Bernard’s gated entrance opened in grand form, welcoming me to the neatly manicured estate. Past two separate cottages up the long winding driveway, I then entered the palatial property through its main house’s arched entrance. I was taken aback by the tall, cathedral ceilings that peak above its great room. Within, through the main house's interior, local

Virgin Island Brewers owners Chirag "Cheech" Vyas (left) and Kevin Chipman pour a couple frosty ones at their Tap Room bar and restaurant in St John.
They worked odd jobs and lived day-to-day under the beautiful blue skies and on the soft sands of the Virgin Islands. It’s a timeless tale of the likes that many visitors envy and many VI residents share. But when Chirag “Cheech” Vyas and Kevin Chipman set out to make the Virgin Islands’ best-brewed micro beer, their story would change everything—for beer-loving locals, at least. Before moving to St John, Cheech worked as a scientist for NASA in California; his close college buddy Kevin was a practicing physical therapist in Boston. Life was good, they said, but the beach life beckoned. Soon after hatching a plan to pursue a dream life in the tropics, the two found themselves entrenched in the island life of St John. The Tap Room, which offers their brews and sodas on draft, was launched in 2006 “out of necessity” to reach a larger audience. Several years would pass until their simple beer batches would turn their alcohol-infused science projects into a full-blown business venture. They hit the mark in 2005 when they experimented with a mango-infused batch that caught on across the community.

It eventually became their first bottled beer and the first to wear the colourful St John Brewers label. As demand for their unique beer grew, Cheech and Kevin eventually made the ambitious investment in 1,400 cases of their tropical mango pale ale. “We were like, ‘Okay, either we’re going to sell this or we’re going to drink a lot of beer ourselves,’” Kevin said. “And, fortunately, just because of how supportive St John is, people were ordering ten cases at a time.” They lugged the beers around St John in their 1989 pickup truck, and eventually made it into ten locations in

They also sell their tangy Green Flash energy drink, a root beer and a lemonade. “We’re definitely growing,” Kevin said. “There’s a challenge of living in the Virgin Islands, just because of the nature of the location and our lack of general resources. … For a new, growing company, there are plenty of challenges, but we’re good at finding clever ways to work around them.” PY

Contemporary Complements
Within Rustic Road Town By Debi Carson
As you step off the streets of Road Town into Commerce House, you are transported to a space with the feeling of utmost professionalism, a rival to any worldly bustling city. Conyers Dill & Pearman, a law firm with a strong presence in the BVI, was in search of a new home for their offices. The firm had outgrown its existing location over the last few years and split into two offices within Road Town. In the summer of 2011, Conyers Dill & Pearman sought and acquired the appropriate location and completed their construction fit-out to settle into two floors of the new Commerce House. In the early phases of design, a collaborative vision

established. Most importantly, the facility needed to thrive on functionality. In addition, the focus for aesthetics was one for a mix of materials to spark interest and vitality, as well as to add warmth to a sleek, tailored atmosphere. I worked with Conyers to create an interior that would reflect the client’s vision: to create a workplace environment which heightens employee satisfaction,

forward-thinking. Before pen could go to paper, a great deal of time was invested analyzing and identifying the functions of the individual staff, various departments and artistic relationships. These functional aspects were important in the planning phase, as they began to shape the layout and reveal areas of flexibility for aesthetic elements. The shell of Commerce House created challenges but also welcomed opportunity to try new materials and design solutions. The building's façade has a random scaling of windows, so glazing inserts that reflect the scale of the exterior windows were implemented to allow light to be transmitted

The linear interior space is visually broken with the implementation of curved and textural walls, as well as horizontal striping in the flooring materials. Upon entering the space, warm woods are underfoot, evoking a feeling of grounding and lending to the impression of the firm’s rich history. With a desire to consider environmentally friendly finishes, reclaimed woods were utilized on floors, millwork, and interior doors. The hues of the woods range from light gray stains—to mimic aged driftwood—to a rich, ebony chocolate. When navigating the premises, one immediately sees an aray of colours and textures. These design elements keep the space alive. Light originates from several sources, including of natural daylight, warm LED fixtures, millwork lightboxes, and the indirect and direct lighting. As the light filters through semi-opaque glazing and colored resin, it adds to the energy of the work environment. Two meeting rooms conveniently located off reception are equipped with the latest technology for video conferencing, sound and lighting controls; each has it’s own unique personality. The meeting room, which is designed for fewer occupants, features a round back-painted glass table. There is a textural wall of oval shapes and this theme is repeated in oval ceiling coves which have an upward glow stemming from LED indirect lighting. Avid sailor and Conyers partner Guy Eldridge was the inspiration for the design features of the large conference room. The sailing theme is strewn subtly through the room; the ceiling is constructed of curved metal panels shaped into a lapping wave. The lighting is attached to stainless steel cables at angles across the space, much like the rigging on a boat. The lighting has the effect of a shimmering sea as it reflects off the blue granite table. www.bvipy.com

Equal design attention is given to public and private spaces within the office. In an office culture that often requires high-powered attorneys to spend far more than eight hours in a workday, facility spaces need to be highly detailed. Coffee bars are centrally located in the work areas. Restrooms have full partitions made of a recycled cementitious panel, and wood stall doors are stained in a warm translucent gray. From the Isle of Wight to the Virgin Islands:
Importing Maywatch Maywatch rests at her new home at Nanny Cay Marina. Photo by Dan O'Connor.
By Traci O'Dea
When I first saw the 34-foot powerboat Maywatch in Yarmouth Harbour in the UK, I said “Miami Vice,” but Richard, my boyfriend who was on the brink of buying it from his dad, said, “No. James Bond.” Every guy wants to be James Bond—a superspy known for his intelligence, wit, strength, patriotism and sexual prowess. Maybe Richard thought that ownership of Maywatch would prove his possession of these qualities, and that’s why he decided to purchase this custom-made beauty and ship it from the UK to the BVI. Maywatch’ s former life, Richard told me, was as a Class 1 racing powerboat operating out of the UK— The Spirit of J&B (as in the whiskey) that had three outboard engines. Its pedigree definitely gave it more James Bond credibility. After its run as a race boat, the hull “sat in a boatyard in Poole until my dad found it when I was about 20.” Richard’s dad took the boat to the River Yar Boat Yard on the Isle of Wight which Richard’s stepdad ran. The boat was then fitted with two inboard diesel engines, a radar arch and a cruising cabin with an electric blue and white suede interior. Definitely more Miami Vice than James Bond. “It was the coolest motorboat in the south coast by a country mile—unique, beautiful and had a habit of overtaking anything vaguely similar.” Richard moved to the BVI six years ago and has been trying to convince his dad to let him buy the boat ever since. “He’s been taking it out less and less,” Richard said and mentioned that he’s already used the boat more in the past month in the BVI than his dad had in the past year in the UK.

Once he had swayed his dad to let him purchase Maywatch , the importing process moved fairly quickly. First, “various things were done to the boat in the UK to make it ready for the BVI,” he said, such as “refitting the electrics so it operated on the US instead of UK voltage system, sourcing a new type of anti-fouling that works in the Caribbean and sticks to the outdrives, sourcing two years’ worth of service parts for the engine to keep costs down if I need things that aren’t always available in the BVI.” Maywatch being loaded in Southampton. to get a few more refurbishments done in the UK (like the electric blue zebra-striped upholstery I’m lobbying for to complement its Miami Vice appearance), and he also would’ve taken the opportunity to fill up the boat with “anything I wanted to import from the UK,” using the boat as a shipping container. As far as differences between locations, Richard finds the boat easier to navigate in the BVI than in the UK “where there are extremely fast tides, and weather conditions are generally a bit more severe. Here, you don’t have to think about those

things.” He added, “If you can dock Maywatch up the River Yar, then the dock at Nanny Cay is pretty simple.” So far, our excursions have been fairly limited—Peter Island, Norman, Cooper. I just finished my powerboating course with the BVI Watersports Centre to ensure that I can be competent crew, and I’m getting accustomed to the speed of Maywatch — she can reach 50 knots flat out. Richard is looking forward to “staying on the boat in Anegada or Eustatia Sound, just north of Prickly Pear, on a calm, quiet night” and “finding spots to stay that are off the beaten track” as well as “going on kite surfing sessions for the weekend with all the kit on board.” Hmmm… wasn't there a kite surfing scene in Die Another Day? Sigh. As if I needed to encourage the James Bond parallels. PY

Artists' COrner
Story and photos by Dan O'Connor

David Hill’s art is not easily defined by theme or genre. His work often varies from one piece
to the next in an intentional attempt to inspire a creative flow within his art. Sometimes on his canvas, the brush’s soft bristles are dipped in oil-based paints and are used to define the smooth contour of a woman’s body. At other times, sharp tools etch out the sophisticated landscapes of a rocky Virgin Islands coastline. Within variance, Hill finds his genius.

downtown Charlotte Amalie’s historic shopping district. “I’d always loved
those alleys,” Hill said. “Growing up here, I had fond memories of running
to the little toy store back there and that monkey that blew bubbles. It was
like a total labyrinth.”
From within his gallery, amid the maze of fond memories, Hill was able to channel his creativity onto his canvas. He worked on etchings, prints and larger pieces that were accommodated by the facility’s tall ceilings. Often, Hill would switch mediums from day to day—again having his art inspired through change. “It takes away a bit of your artistic creativity when you’re working with [someone else’s] gallery, but by having my own I could really just explore anything I wanted: go off in one direction, completely fail, or go off in another and succeed,” he said about his sporadic style. “When it works, the beauty is so amazing because it’s just this spontaneous moment that happens—a performance in

Some artists are able to really find a theme and cultivate it in their entire life, maturing it over time. I find that sense of achievement through a different path— by going all over the place.” Hill recently sold his store in St Thomas and moved to New York with his wife and young child. “I believe in pink.” —Audrey Hepburn
PINKis PERFECTION
By Traci O’Dea
Pink is the colour of candy hearts, cherry blossoms and flamingos. Though currently associated with little girls, pink was once considered to be more masculine than blue due to it being a shade of red, while blue was considered more feminine, possibly because of blue-shawled images of the Virgin Mary, according to Pink and Blue: Telling the Girls
From the Boys in America by Jo B. Paoletti. Other examples of masculine pink include army pinks—“beige dress trousers with a pink cast” that

English Dictionary, a publication which also revealed that pink was a traditional colour for men’s fox-hunting coats in England in the early 20th century. Outside of its gender associations, the word “pink” also means the epitome or very best. When one is feeling “in the pink,” one feels tiptop. This use seems appropriate for the various pink items at Arawak Interiors— oversized, waterproof Santai bean bag chairs; eye-catching ceramic hearts and mermaids handmade in Mexico; striped velvet pillows; an

sufficiently definite, clear and final to be capable of becoming binding once the other party has accepted the letter of intent. A good litmus test is whether there is sufficient detail in the letter for the real estate transaction to be carried out to completion in accordance with those terms. If you don’t want the letter of intent to be binding, ensure that it states that its purpose is to set out the heads of terms on which the parties intend to negotiate an agreement for sale. It should then go on to state the key features of the deal but without including specifics such as timelines—these are best left for the agreement for sale. An agreement for sale is absolutely necessary. It provides certainty to both the seller and the buyer, by setting out all the agreed terms and conditions in writing, such as:

In the BVI, if you hold the property under a Non-Belonger’s Landholding Licence, be prepared to provide a copy of your original transfer and original NBLHL, registered withing the Land Registry. Don’t sign an Agreement for Sale unless you are absolutely sure that you are satisfied with all its terms. You cannot cancel a sale and purchase agreement just because you have had second thoughts about buying or selling the property. In general, once you have signed a sale and purchase agreement and the conditions set out in it have been met, if you don’t proceed with the sale/purchase of the property, you risk having to pay a significant amount of monetary compensation to the other party. Next month, I’ll look at how the Agreement for Sale deals with the standard housing reports; the rights of either party; and the practical steps parties can take, when the outcome of these reports are unsatisfactory. SOUP for a
Winter Sail Virgin Islands residents like to exaggerate the coolness of the weather in the winter, much to the amusement of visitors who come to these tropical islands to escape truly cold and icy climate. At the start of my first winter in the VI, I tried to sympathize with a friend who lamented that her pool was too cold for swimming during the holidays (yes, life in paradise can be tough), and I laughed at scenes of women in Road Town shopping while wearing thick scarves, likely as much for warmth as fashion. Seasonal temperature changes are slight in the islands—winter low temperatures average 70, versus 76 in the summer—but spend four consecutive seasons in the islands and one will appreciate the subtle signs of winter: sleeping under a duvet at night, reaching for a shorty wetsuit during long winter snorkeling sessions and craving comfort food such as soup. Winter is a relative concept, and it’s easy to start thinking
