UTILITIES AND SERVICES
The Four Waterfront Park will have its own back-up power generation, water and sanitary systems, fire protection, air conditioning and trash
collection. There is an element of shared and overlapping parking, but each phase will be provided with parking that meets then current Town
& Country Planning Department regulations at the time of construction.
POWER
The building will be provided with its own back-up generator housed
within the building envelope. It will be connected to the BVIEC supply
and run primarily off this supply. The generator will provide capacity for three working days of continuous operation of essential systems.
WATER AND SEWER
The building will use water collected and recycled onsite for all day to day needs. Top up from municipal supply will be manually controlled
and on an emergency basis only. The buildings will be connected to the municipal sewage system. Grey water and storm water will be recycled on site for use in irrigation.
FIRE PROTECTION
The building will be provided with its own cistern to store water for use in the event of a fire. This reserve will be maintained at all times and
topped-up immediately after an event. Fire hoses and standpipes will be provided at the exit stairs and lobbies on each floor. Buildings will be fully sprinklered.
ACCESSIBILITY
The building will meet the requirements of the Americans with
Disabilities Act will also be taken into account in order to design the buildings and site for universal accessibility.

HVAC Design Criteria
The Building’s HVAC systems are designed to meet Miami Building Code requirements. Design conditions are based upon occupancy of not more than one person per 100 usable square feet.
Air Conditioning
Cooling is provided by chilled water supplied from a central cooling plant Air conditioning systems are decentralized and consist of single floor variable air volume systems with an internal water reclaim circuit.
Electricity
Power consists of 6 watts per usable square foot, connected load, supplied by BVI Electricity Corporation. Two closets per floor. Backup power by diesel generator to supply all essential services in the building.
