During my morning swim in Cane Garden Bay, I usually zone out on the sea surrounding me. I push little, clear waves ahead of my path while doing breast stroke and think about nothing else. My mind is unmuddled. Unless I see someone's trash in the sea. Then my mind spins thoughts of rubbish and recycling and Pockwood Pond and underwater creatures and the evil that is plastic. But if there's no trash in the sea, my swim continues uninterrupted. So, after my morning swim, I pick up at least a few pieces of trash on the beach and deposit them into one of the large, green trash cans by Myett's. While I may pitch in for selfish reasons, it benefits everyone who visits BVI waters. In honour of the 40th anniversary of Earth Day, this month's issue of Property Guide focuses on themes of greenliness and environmental awareness. Our experts discuss everything from legal regulations when building on the beach, erosion control and creating less waste by using all your materials. David learned about biodegradable, plant-based disposable cups and plates that are now available on island. I visited Arawak Interiors and checked out all their products that encourage reuse. Everyone can do something each day to preserve the environment and ensure that the pristine views from Villa Zenaida and other properties continue to dazzle residents and visitors of the BVI.

Our natural environment, including our beaches, underpins our tourism product and remains a significant point of attraction for tourists and residents alike. Imagine stepping out onto your apartment’s balcony to be greeted by the soothing sea breeze, a spectacular skyline and the calming sounds of a ocean tide; or walking out of your backyard for a stroll along a white sand beach. Living in and enjoying an island tropical climate, which the British Virgin Islands affords, fosters a love for the natural environment, beaches and all that nature has to offer. Acquiring and developing a beachfront property allows for the best of both worlds. However, before the groundbreaking, there are several important issues that must be given important consideration. Due to the special environmental considerations, the public right to access beaches, managing coastal land development requires particular consideration in order to avert potential problems which could prove costly. The Town & Country Planning Department (the “Planning Department”), which polices the Physical Planning Act, approves any such development before the commencement of construction activity and monitors the ongoing activities for compliance with developmental approval.This ensures that standards and safeguard measures designed to address environmental concerns are adhered to and to ensure orderly development. The law stipulates that certain developments along coastal areas require the commission of an environmental impact assessment in order to determine the potential environmental impact on the marine life.

Since its opening last year, Arawak Interiors has stocked an inventory abounding in recycled products. Most of the furniture in the showroom is hand-crafted in Indonesia from reclaimed teak—some from demolished buildings and furnishings, others from defunct Balinese fishing boats. In addition to furniture, Arawak carries accessories and accent pieces made from recycled materials or products that encourage reuse. A line of reversible indoor/outdoor rugs are constructed from 98% recycled postconsumer plastic (bottles, packing material, milk jugs). Brightly coloured, reusable shopping bags roll up into a tiny ball and fit almost anywhere so that shoppers who desire not to use plastic bags have them handily available. It's Easy Being Green
(If You Have the Right Products)

Try to imagine your daily life without plastic. It's impossible. Plastic is in everything. Whenever you buy something to drink, once it's gone you're left with what? A plastic bottle And what becomes of that plastic bottle? For most people, the answer begins and ends with: “I throw it in the trash.” And what becomes of that trash? Well, in many communities, the answer might be a shrug of the shoulders. Here in the BVI, though, the answer is provided 24 hours a day by the slow curlicues of foul-smelling smoke rising from the smouldering pits at Pockwood Pond. While few residents of the territory look kindly upon the incineration of their garbage, it is one of those topics that goes largely without comment. Well, some residents have begun to look at solutions to the garbage problem, among them the activists of such environmental organization as GreenVI. One member of that organization, Abigail O'Neal has established a firm, Green Technology (BVI) Ltd., whose mission is to provide technological solutions to some problems of daily living, such as the ubiquitous plastic and other nefarious materials which, once in the system, are extremely difficult to remove. Abby, along with her colleague Mark Austin, has set up a company to import and distribute such mundane
items as disposable cups and plates, food service clamshell dishes and the like. While hardly glamorous, the availability of alternatives to nasty plastic and Styrofoam will have a huge impact on the disposal end, since the products are completely biodegradable. As Abby puts it, “Environmental awareness is the socially and ethically correct way to be. It's in the consciousness of people; it's mainstream. So when we come along with our biodegradable products, people are like ‘We get it, let's do it.’ ” Having lived abroad for some years, her perspective on BVI life changed. “I lived in the UK for 10 years, and I was back and forth all the time, and I could see the BVI changing and evolving. I became very of the UK in my thinking—in terms of recycling, separating my garbage and looking at all the ways we can better treat our environment.” “People here think of rubbish as just rubbish because they've never had to separate their stuff.” But change is coming, driven in part by tourists from countries where the separation of trash and recycling has become second nature. But as Abby points out, “You can't just get up and say you're going to do a recycling programme; you have to have a public-private partnership; you have to have so many things sorted out. If you're going to do something, the community has to support it in terms of buy-in or commitment or willingness to participate.”
“I've always been an environmentalist,” Abby says. “From the time I was six years old, I was like 'We should ban Styrofoam.' Mark and I are both dive instructors, always in the water feeling the natural beauty of the BVI. We can't promote sun, sand and sea and beauty without dealing with our rubbish situation.” Mark, GreenTech's Managing Director, says “The technology's there and the products are there, so I don't see why people are still using Styrofoam.” But there's more to it than strictly business, he says “It's doing something for the islands and for the people.” Abby O'Neal's far-reaching list of contacts has as much to do with her ebullient personality as to the happy circumstance of being the child of a political family. Abby’s and Mark's diving and sailing contacts put them in the orbit of the organizers of BVI Kite Jam who chose the GreenTech products for their high-profile event. Having utensils made from sugar cane or plant starch that are otherwise indistinguishable from their plastic counterparts yet are compostable or bio-degradable is an obvious fit for an event that is all about the natural world and its beauty. GreenTech is also organizing the upcoming Go Green Festival and Concert, scheduled for June 23-26th. PG

Perhaps the greatest assets these islands have to offer are their crystal clear waters and abundant reef life. However, these assets are under threat from the impacts of human development. Whenever we make a cut in the hillside, we disturb the natural systems which protect our waters from the harmful effects of erosion and sedimentation. Erosion is the process where soil and rock are loosened and removed from their original position, primarily by the affects of rainfall and wind. Surface rainwater runoff carries away sediment and deposits it in ghuts andwaterways that lead to bays, harbours and coral reefs. Without human influence, the rate of erosion is slow enough for nature to compensate for the adverse affects. But human activities dramatically accelerate the erosion process until nature struggles to absorb the negative impacts: terrestrial and aquatic habitats are smothered, degraded and ultimately destroyed. Look down at many of the bays of the BVI after a heavy rainstorm, and you’ll see the usually clear water turned brown and cloudy. Drive along the coast road, and you’re likely to see a heavy flow of brown runoff crossing the road as you pass through each bay. Sediment eroded from dirt roads, construction sites and other cleared areas is by far the most significant pollutant responsible for harming water quality in the BVI. All of us involved in development activity are therefore responsible for minimising, controlling and managing erosion and soil loss in order to protect our coastal waters. Although most of the damage is caused by road building, every construction site has the potential to have a harmful impact, so all individual home builders should be mindful of these issues and should ensure that their design and construction team employ appropriate mitigation measures set out in an effective Erosion and Sedimentation Control (ESC) plan. Sediment control is not as effective as erosion control, because it does not remove most clay particles (most of the soils in the BVI are clay), which
can pass through silt fence material and can take a very long time to settle out of runoff in holding ponds. It’s much easier and more cost-effective to keep the soil in place than it is to attempt to remove soil from stormwater, and the best way to keep soil in place is to preserve existing vegetation and replant cleared or bare areas as soon as possible.
the basic principles and proper thought and planning to prioritise efforts which are too easily overlooked or forgotten. As with most aspects of “green” design and construction, the end results will be beautiful, naturallooking, cost effective and durable. PG
An effective ESC plan should: • Minimise the disturbance and clearance of vegetation. • Prevent upper watershed rainfall runoff from flowing across bare soils, using perimeter dikes, swales and other diversions. • Minimise quantities of loose soil, and stabilise bare soils on the site, using erosion control matting, temporary seeding, mulching and planting. • Remove sediment from runoff before it leaves the site, using stabilized site road entrances, silt fences, sediment traps, gravel or stone berms and check dams. • Plan construction so that, if possible, soil disturbance activities take place during the dry season.
After construction has been completed, the site should be permanently stabilized and landscaped. Retaining structures should be built where slopes are too steep for planting. Pervious surfaces can be used in low-traffic areas such as parking areas and walkways to encourage absorption of rainwater, and driveways can be built as tyre-strips with a grassed central strip. Rain gardens, known as bioretention systems, can be used in drainage areas on shallow slopes to absorb excess stormwater and filter sediment. These require good loamy planting soils to ensure adequate absorption and filtration. Mimimising erosion and controlling the transport of sediment is not difficult to achieve. Villa Zenaida is named after the Zenaida Doves that are found in the BVI. The villa and its many vistas evoke the sensation of soaring in the clouds above our islands. In part, because it changes constantly—passing sailboats change the scenery as do the breeze-blown blossoms. Also, because there is an infinite amount of things to see, I can imagine being delighted by a new discovery every day—something as simple as a ripening fruit tree on a neighbouring hill to an overlooked cove on one of the rocky shores. Shoreside Review Caribbean Mountain Coffee

I am not a coffee drinker, but my officemates are obsessed with Libbie Oliver’s Caribbean Mountain Coffee. Six months ago, she dropped some by for them to try, and they are hooked. I must admit, it smells amazing when they grind the beans in the office’s Magic Bullet.Then the scent lingers all day after they brew a pot or two.When I ask Nick why he likes it so much, he calls the flavour “bright and nutty” and says it’s richer than other coffees he’s had.

Caribbean Mountain Coffee tastes better than other coffees, Libbie tells me, because it is shade-grown, organic coffee from the highest mountain range in the Caribbean. “I went there searching for the best coffee I could find. I lucked out and found a small association of farmers with limited processing equipment and built a relationship with them.” Typically, Libbie adds, coffees from the DR and other Caribbean islands use mixed beans gathered from an array of farmers who grow their coffee on all different terrains—from sea level to mountaintops. “Coffee grown at a high altitude is harder, denser,” Libbie says. “You can roast the beans

darker with mountain-grown beans than beans grown at a lower altitude without the coffee getting bitter.” It becomes bold instead of bitter because of the density. Caribbean Mountain Coffee offers two roasts— medium roast, which Libbie describes as a “broader range” of flavour and the “bolder but narrower” dark roast. Coffee addict Nick says, “The regular roast is great when sweetened and on ice. The dark roast has a smooth and rich flavour. I also like to eat the dark roast beans like M&Ms because they have a natural sweetness similar to chocolate.” Libbie intends to offer a blend of both roasts in the future.

Other future plans include introducing the first commercial coffee roaster to the BVI so that she could roast the beans here. She also hopes to begin a line of Caribbean products similar to her coffee in that she would find the best that the Caribbean has to offer and bring them to the BVI. Libbie tells me that she wants to offer authentic Caribbean products to retailers and food servers so they can give their customers the opportunity to choose Caribbean. “The response has been good,” she says. “I can’t keep it on the shelves. Necker Island couldn’t find it on the shelves, so they tracked me down.”
Other hotels and restaurants in the area serve the coffee, and local gift shops and grocery stores sell it. Libbie’s company also directly benefits the BVI because she employs the participants enrolled in BVI Services’ adult day programs to assist with packaging and labelling the coffee. “I’m so relieved to have BVI Services on board. Recycling in Your Industry by Owen Waters
When I asked Mike Masters from Nautool about recycling metal, the initial response was that, in fact, nothing is left to waste.When I dug a little deeper, Mike began to tell me how his efforts in the 90s were born out of frustration and how he has always advocated recycling as a religion on an island that is full of trash. Perhaps there was an old way, when we made use of everything over and over and didn’t disregard everything as trash when used and saw it with value one time and lasting. It’s an old way of things but one that lasted for the longest time. In 1992, the then Deputy Chief Minister Mr. O’Neal , as the title was at the time, was quoted by the BVI Beacon as stating “Keep the issue of conservation in the forefront. It’s crucial to the survival of the tourist industry.”Truly it is important that our tourists see the

In 1992, Mike formed the company Metal Masters, which had a machine that compressed waste and exported it to Puerto Rico. At the time, he was reported to look into the feasibility of recycling glass as well. He was discouraged at seeing discarded metal and glass everywhere and a practical approach to recycling. In a letter Mike addressed to the community, he concentrated on Tortolian recycling, whereby “In the

State of the Market Global Recovery

Yet, the media continues to draw on optimism as the way forward. According to the National Association of USA Realtors’ website as published in February, “The national housing affordability index (in the USA) closed out 2009 just a fraction below its all-time record high, meaning new and existing houses are now more affordable for a broader group of households than at just about any time in the past twenty years” Okay, but what does that mean? Certainly so many foreclosures in the States has brought the average cost of buying a medium house in the States affordable and those buying before the crash need to upkeep their mortgage in the hope that the property market will one day revalue to the original purchase, if not more. Once the foreclosure stocks have depleted, then perhaps we will see the market gain strength on a steady track. The BVI has for the longest time boasted a resilient strength in value in a solid market.This is supported

Therefore, prices hold as does the seller hold out on the price, a waiting game that retains the value in the market. International Property Journal cites 2010 as a new reality in terms of global property whereby the fear of economic apocalypse has now gone and a new era is appearing.The article cites several trends of the 2010 market ahead. Perhaps the most interesting to us, and probably most closely related, are safe havens which listed as a factor that could affect the market.The article says, “A germ of a marketing idea will continue to develop as a movement, as buyer and investors look for overseas spots to stash income. Fear of economic collapse will spread, along with Ayn Rand quotes. Smart
promoters and developers will market property as a hedge against financial disasters.”That might just be ringing true as developments such as Oil Nut Bay, Scrub Island and Nanny Cay continue to sell lots to the higher end market and also as realty houses promote the BVI as a solid investment being the practical approach. Drawing on local sources, Coldwell Banker’s Chris Smith told me from his perspective that, “Following a quiet summer in 2009 we noticed an upturn in activity in November 2009 which continued through the holiday season. January 2010 saw the usual lull as people returned to the real world and now, as we get into our high season, activity is increasing again. Whilst there is definitely more purchasing interest than last year, properties that are sensibly priced are more likely to move than those commanding a premium as buyers are still being cautious.” In conclusion, it would be a falsity to say that the BVI did not suffer or continues to suffer in the new world explained to us.Yet, the sun does still shine and the water is still blue, a practical approach in a paradise.
