In the fall of 2006, I received a resume from Cedar School administration for a proposed week-long internship candidate. The resume consisted of two pieces of plain white paper with black ink and bullet points—all in Times New Roman Bold. Not the typical resume format for a graphic designer. That's because the intern applicant wasn't a designer. He was Richard George, and his graphic designrelated work experience was appropriately listed as "One week of work experience and training in Adobe Photoshop." At the time, aLookingGlass was fully staffed. We had two senior designers and a director. The decision to take on an intern rested in my hands because, ultimately, he would be assisting me in designing BVI Property Guide and BVI Yacht Guide should I need it. Despite the negative connotations I had previously associated with interns (coffee and donut-fetching grunts with little skill), I figured I owed it to the kid to at least take a look at his portfolio, however limited or amateur I expected it to be after reading all those bullet points. The pieces were cool, you know, for a high school kid. Ok, I’ll admit it, they were cool for anyone. I remember a poster design with a moon that he'd manipulated to look oversized and dark yet photorealistic—something I never would've thought of trying to do. Just cool. We brought him in for the week. He was quiet and reserved and got to work before I did most days. It was toward the end of slow season, so we weren't incredibly busy, even with the Guides. I struggled to find design work for him to do, but instead of sending him on coffee errands, I proposed a challenge. I asked him to design t-shirts for BVI Music Fest—I wanted something fresh because it was our fourth year designing for the event. By the end of the first day, he’d given me twenty original and cool designs that could easily be used on a shirt. I was impressed. As the week progressed, I sensed Richard was capable of taking on much bigger tasks. We put together a couple client advertisements, and I started to offer some design direction, but then the week was over. We could tell he was not your average teen, and we didn’t want him to go. His motivation was refreshing and intimidating, if that makes any sense. A year later, our other senior designer planned to leave the territory. We began looking for a part-time designer, collecting resumes locally and abroad. Many applicants responded, but no one really stood out, so I decided to check the vault. I went through piles of fancy linen paper and classic crest vellum designer resumes from every corner of the world. Then I came across two plain white pieces of paper and that oh-so-familiar Times New Roman Bold heading that stuck out like a hairy mole. Richard’s resume and portfolio surpassed those of "professional designers." We called him up directly, and he accepted. When he walked in the door for his first day, it was like he had never left. We threw everything we could at him, and he endured. To this day, he has yet to walk away from any challenge. He eventually took over the BVI Guides, and his design is a testament to his creative abilities. He has put together countless campaigns for local companies like CCT, TortolaExpress and numerous real estate firms with great success. He is a machine. How he juggled work and study and HLSCC still baffles me. We'll all miss this cool, humble and reserved (yet quick to smile) part of our creative team. Perhaps after he graduates from university in the UK he can come back to aLG and put the pieces back together for us.

Property Law: Restrictive Covenants by Myron Walwyn, Orion Law
Property owners generally enjoy an unrestricted right in the use of their property. As such, they are free to use their property however they choose, including making changes to the external features of a building and the natural surroundings.
However, in some instances there are exceptions to this general rule. One such instance includes where there are restrictive covenants in existence over a property. It is therefore worthwhile, before investing in property or before carrying out any work to the exterior of the property or surroundings, that property owners acquaint themselves with any covenants governing the use of their property, as they will determine what owners can and cannot do with the property. What is a restrictive covenant? In property law, a restrictive covenant is an “agreement acknowledged in a deed or lease that restricts the free use or occupancy of property, such as forbidding commercial use or certain types of structures.” Restrictive covenants may apply to a home or lot, a group of homes or lots, such as those found in a housing development or sub-division. Restrictive covenants may be registered against the title to a property or included in lease agreements between landlord and tenants. They are usually imposed by the developers, homeowners associations or the planning authorities. They are commonly attached to homes sold within developments and are aimed at achieving different purposes. Unless
discharged or modified, restrictive covenants usually run with a property. Therefore, a proprietor who purchases a parcel of land is bound by any covenant in existence at the time of purchase. Purpose of restrictive covenants While certain covenants might place a burden on the proprietor; they can operate to their benefit as well. By prohibiting certain activities, they operate to reserve the value of a property and secure the investment. Restrictive covenants give a housing development a standard homogenous appearance and control activities that take place on or within the boundaries of the property and what homeowners can do with the natural surroundings. Restrictive covenants may address a number of areas, including • Additions to the property. • Height of the building or fences. • Minutiae matters such as the color of a building exterior, exterior decorations, parking, pets, landscaping etc.
• In the case of commercial property, the nature of the business to be carried on from the premises. Often where several businesses operate from the same premises, covenants are designed to prevent businesses operating in direct competition with each other. • Restrictive covenants nearly always stipulate the minimum size residence allowed, the number of homes and appurtenances on one lot, the nature of the constructions; e.g. the type of material used in constructing a home.
In order to determine whether any such restrictions exist over a property, a check of the Land Register for the particular parcel of land would prove useful. A breach of a restrictive covenant may attract a monetary penalty, which can be avoided once a proprietor is aware of and abides by their requirements. It is therefore prudent that before carrying out any major work to their premises, particularly where the house forms part of a development, that homeowners reacquaint themselves with any such restrictions over their property. Invisible Design at Little Dix Bay by Traci O'Dea
“The buildings curve along the crescent of the beach in small clusters, tucked away among coconut palms and sea grape trees and altogether camouflaged by the lush vegetation.” —Architectural Digest, November 2005 I’ll admit that on the occasions I’ve visited Rosewood Little Dix Bay Resort in Virgin Gorda, I’ve barely noticed the architecture. This seemed hard to believe as I flipped through Roger Downing’s photos of the mountainous, shingled roofs that, with little else besides some stone support columns, comprise the main buildings. I had breakfasted beneath the pavilion, the tallest of these roofs, the week before, but visual memories of my meal consisted of the sapphire sea, several graceful shorebirds and the lovely Casey McNutt (see Women Under Water in this month’s Yacht Guide). I felt better about my lack of observational skills when the charming and unassuming Roger Downing showed me a photo which at first glance I thought was a picture of a boulder-strewn hillside. When I studied it closer, I recognized that the picture actually was of the rooftops of Sense, a Rosewood Spa at Little Dix Bay, 10
as seen from above. Each building’s granite-coloured roof looked completely natural among the surrounding foliage. And that’s the whole point of the exterior design at Little Dix Bay, encouraging guests to focus on the organic beauty of Virgin Gorda instead of the manmade structures. “The main theme up at Little Dix is we always went for hidden architecture,” Roger Downing said. “Within six to eight months of a construction site, Jeremy [Brown, previous horticulturalist at Little Dix Bay from Anguilla] would have the whole area beautifully landscaped. The spa that we did up there, I mean, you can’t even see the buildings anymore—they’re gone.” Of the spa, the November 2005 issue of Architectural Digest says, “[Rosewood] earmarked a stunning bluff at the western end of the property and enlisted BVIbased architect Roger Downing to build an oasis on it. The more than presentable result—done nonetheless in the Rockefeller style of understated, indeed all but invisible, architecture—consists of an open-air

peaked-roof reception pavilion, a number of treatment bungalows and a spa-suite for ‘post-treatment repose.’ ” When I asked Roger how he felt about the idea of his work being hidden in the Virgin Gorda hillside, he said, “It’s fine by me. I have no problem with that.” He then added, “We were invited to a competition some years ago in St Barts on David Rockefeller’s property, which he was selling, and we were short-listed with two other

We didn’t get that job because our design was too hidden; it went too far the other way, so it can work against you as well.” Roger Downing and Partner, Ltd. have worked on different aspects of Little Dix since the early 1970s. Their first project was to build “a proper bar,” as Roger called it, to replace the three oil drums under the
pavilion that served as the previous watering hole. “We spent a lot of time on many different designs that would not offend the original architecture—such a strong concept. After many designs, we said, ‘Let’s pretend we were here first,’ so we designed the Sugar Mill in sympathy with the Copper Mine ruins—old style stonework—and the elements we designed around it were all more modern type stonework. And that cantilever is about fifteen or sixteen feet off that roof, and it’s still there,” he proudly pronounced. Roger Downing and Partner (RDP) also designed the activities building, front desk, beach house and dock, and additional guest rooms. “Then the last things we
were doing were the villas dotted around the hillside. They’re sophisticated. Spacious. We always use stonework, rough-sawn cedar, mellow colours and things like that,” Roger said. “You have to see the villas now—some of them are vanishing.” He again credited Jeremy Brown’s landscaping for the hillside hideaways. As Roger gingerly flipped through an album of postcards from seventies-era Little Dix, I commented on how the design has stood the test of time. He spoke of the different phases and owners that Little Dix has endured since Laurance Rockefeller sold it. “I’ve seen all these cycles go through,” he said and moved his hand up and down
like a rollercoaster. “And now Maritz Wolf and Co. own it with Rosewood Hotels and Resorts managing it. I went around the whole property on Sunday, and it’s fabulous. They really have upgraded and beautifully maintained the hotel. It is truly a worldclass property.” Not all the Downings’ designs are invisible, though. A visit to the centre of Road Town proves this—RDP designed the visibly striking Commerce House for JOMA Properties Limited with its cool, chartreuse glass and rufous walls. Roger said, “You’re here to interpret what your clients want...to interpret their ideas, basically, and that’s what’s really important about being an architect and doing it successfully, too.” PG

From the May Property Guide: We had six days left before the pool was to be used by some of the client’s guests. We had less than a week to lay the limestone, apply a pebble finish, and install multicolor LED lights and energy efficient Variable Frequency pumps. More on that next time… And We’re Back… A few days before installation, we had realized that a proposed change in the finish materials would require extra material, having only 10 days until the guests arrived, we’d have to execute quickly. Most of the exotic Balinese hand-hewn limestone was shipped to the BVI months before and had been in storage until the job required it. While we only needed 400 pieces of limestone, and the supplier had them available, the issue was that the supplier was in Bali.The time difference and the dealing with numerous agents, customs brokers and freight forwarders made this a full-time task, at the end of which we wrote a big check but had the tiles
arrived.This pool would be able to run on a third of the electrical load than before even though we had added a vanishing edge to it. Sensors on the water would detect the use of the pool, and the vanishing edge pump would come on at that time, then when more people were in the pool and made quite a splash, the pump would simply speed up.This technology has been around for some time but has really taken off now that the need to be green has intensified. The electricians were pretty close to finishing, and they had installed a total of 14 lights—6 in the trough and 8 in the pool.The pool’s interior finish was a dark emerald green, requiring more than twice the light of a white pool,
The next morning, the pool was full, and the water was being sampled by one odd visitor—a flamingo from a nearby pond that had come down for an inspection. in our hands just days before the deadline.The crews worked into the night to complete the installation as we still needed to observe minimum curing times. After all, when the price of the materials had more than quadrupled due to freight, you might as well assure that the work is done properly. The plumbers were now on the home stretch—the entire pump room was tiled, all electrical lines were run and tested, and the high-efficiency pumps had just
yet the total electrical consumption was less than 200 watts.These small LED lights would make an impression with their programmable colours; however, they would cost less to run than a single incandescent pool light. With all the mechanical issues completed, we geared up for the final day—the installation of the pebble finish. The materials would be mixed in a plaster rig placed on the access road and then pumped into the pool. A crew of about seven eager men finished off

their last bites of breakfast and coffee. It was, after all, only 6:30 in the morning. Once the materials started flowing from the hose, you could hear the sound of trowels scraping and smoothing the finish in every corner of the pool.The ugly grey-coloured hole in the ground was really starting to look like a pool now.The homeowner had been checking with us on what seemed to be an hourly basis over the past few days, and he could finally see that the end was in sight. By midday, the pebble material was applied and then the tedious task of exposing the finish lay ahead of the crew. Mixtures of acid and soapy liquids were carefully brushed on the fresh materials until just the right amount of pebble was exposed and a uniform finish was achieved. The next morning, the pool was full, and the water was being sampled by one odd visitor—a flamingo from a nearby pond that had come down for an inspection. Luckily, we passed the test. A few minutes later, the pumps were running, and the water was balanced. A final three-hour landscaping issue would be resolved before the guests arrived. Later that evening, my phone rang. It was the homeowner marveling on how great the job had gone. His very happy guests were in the pool; they had selected the purple LED light which created a beautiful bright seam on the vanishing edge.That image alone, he said, was worth a thousand words. PG

I love historic houses. It might be genetic. Both my mom and younger sister work for non-profit historic preservation organizations, and my older sister owns a gorgeous, 1930s, Victorian-style house with original, stained-glass windows and hardwood floors. Most of the homes that I review for BVI Property Guide have been recently built, so I rarely get to see houses with the personality and venerability of an historic home. Not only is Governor’s Point a distinguished, classic home with views of islands, sea and sky, but the front garden also features extensive stone ruins from the eighteenth-century residence of John Pickering, the first Lieutenant Governor of the BVI. The same garden setting that provides a limitless playground for children presented a botany lesson for me. At every turn, I asked Trish Dobson from Sotheby’s International Realty the name for a specific tree or paused to sniff a pink frangipani or scarlet ixora blossom. At Governor’s Point, I learned of the neem tree and the turpentine tree. The former, from the mahogany family, is known in India as “Nature’s Pharmacy.”According to Wikipedia, “Products made from neem tree have been used in India for over two millennia for their medicinal properties.” The tree also makes a natural windchime, I thought as the wind tapped through the numerous, thin, cascading leaves. Governor’s Point features several sprawling, sturdy turpentine trees, or gumbo-limbos, known for their hurricane resistance. They sport a red and peeling bark (the reason they are also often referred to as a “tourist tree”) that smells of turpentine when rubbed between the fingers. In addition to the neem and turpentine trees, I spotted the biggest rubber tree I’ve ever seen as well as countless palm, poui, loblolly, eucalyptus and sea grape trees and colossal organ pipe cacti. The flora and its accompanying fauna (butterflies, bees, geckos and birds)
proved to be difficult. Governor’s Point sits on a flat, lush, grass-covered knoll with 270-degree views of Hodge’s Creek, the Sir Francis Drake Channel and surrounding islands. The closest island is the privately owned Buck Island with its castle-like residence. Beyond Buck Island are Ginger, Cooper and Salt. As I said, it took a lot of control not to stand gawking at the palette of blue that ranged from cyan to sapphire. Governor’s Point sits on a flat, lush, grass-covered knoll with 270-degree views I tore myself away to wander the interiors of the capacious, airy main house and cosy guest of Hodge’s Creek, the Sir Francis Drake Channel and surrounding islands. house, managing to keep the sea in sight for most of my wanderings. Five sets of double French doors link the vast stone patio to the main house’s great room, and when almost overwhelmed me, but I was able to focus on life on land as long as I open, they seamlessly extend the great room to the outdoor living space. Again, I imagined a family happily occupying these spaces— eating a huge meal at the large farm table, assembling a jigsaw puzzle in one of the quieter nooks, or lounging on one of the sofas reading a book while enjoying the breeze. And the breeze penetrates the entire house due to the location of the house on a promontory. The spacious master bedroom suite is composed of the bedroom, sunroom/office, en suite bathroom and walk-in closet. All rooms contain custom-made, built-in cabinetry— entertainment centres, shelving, cupboards, closets—that
add to the uniqueness and durability of the home and its furnishings. In the master bathroom, an enormous, sunken teardrop tub with windows on two sides made me wonder if anyone could ever be too relaxed. Two more bright and breezy bedrooms off the columned gallery feature en suite bathrooms and more custom cabinetry. green living Green Globe Summit

As the tourism and hospitality industries become more sophisticated, and travellers everywhere become increasingly aware of the potentially harmful impacts of mass tourism on the planet, an urgent need has arisen for improvement in the sustainability of the planning, design, management and operations of hotels, resorts and other travel and tourism companies and related businesses. When planning a holiday, many people now look for evidence that the hotel or resort they’re heading to is doing the right things when it comes to its interaction with its environment and local community. As a result of this increasing awareness, a plethora of certification systems which aim to indicate the sustainability credentials of a destination have been introduced. Unfortunately, there is great potential for “greenwash”; some systems are more rigorous or meaningful than others. It can be confusing for the traveller to make a judgment when planning a vacation. At OBMI, we’ve been investigating the suitability of various systems to the Caribbean region, in order to advise property owners on the best way to go green and gain recognition for making the effort. Although the LEED programme, now widely established in the US and internationally, has great potential to be used here for certification of commercial or government buildings, it’s not so applicable to resort properties. LEED is great for helping to improve the green qualities of the building design itself, but it doesn’t deal with social or community issues, it doesn’t look at operational and management aspects, and 22
it currently doesn’t allow for long-term assessment of the building’s performance. We have come to the conclusion that, as an alternative to LEED, the best certification programme for use with hotels and resorts in this region is the Green Globe standard. Green Globe was developed in the early 1990s, when the concept of “sustainable tourism” was in its infancy. Pioneering tourism operators, concerned about the effect their operations were having on the environment and how best to measure that impact, were often categorized into special interest tourism. Green Globe aimed to provide a way forward for these organisations, to measure their environmental impact and then develop and implement strategies to reduce those impacts. Over the next ten years, the system gained momentum and became widespread internationally, particularly in Asia and the Caribbean. In the past two years, the programme has been revitalised, expanded and restructured.
In order to achieve certification, the business needs to comply with 50% of the standards, including a number of critical, mandatory indicators. In May 2010, I joined a group of 45 delegates in Kassel, Germany, for three days of debate and discussion at the second Green Globe summit meeting. Senior Green Globe organizers, partners and members were brought together to review a draft of the

new certification standards and to consider the future for the organisation. The group included experts in a broad range of ecotourism-related fields, and a large contingent of specialists in certification and auditing standards. The new, improved certification programme is comprised of an extensive set of criteria, with 339 indicators—standards which the property should aim to meet. In order to achieve certification, the business needs to comply with 50% of the standards, including a number of critical, mandatory indicators.This certification must then be maintained on an annual basis, with a 5% improvement each year.The annual audit is carried out by an independent accredited auditor who provides third party inspection and validation. One of the great benefits of the Green Globe system is the wide-ranging and extensive scope of the standards, which cover sustainable management ractices (legal compliance, staff training, communications, health and safety), design and construction, social and economic issues (community development, local employment, fair trade, exploitation, employee protection), cultural heritage (historical sites and artifacts, incorporation of local culture), and environmental practices (conserving resources, reducing pollution, conserving biodiversity, ecosystems and landscapes). So far, in the Caribbean region, there are over 120 properties certified—from Antigua, Aruba and Barbados through Jamaica and Mexico to St Lucia and St Vincent. No properties are certified yet in the BVI, but we will be working to rectify this. Since its inception, the Green Globe brand has represented the best in environmental responsibility. The brand and its associated programmess hold even greater promise as the world further embraces the need for sustainability and a serious response to global climate change as essential core values. Decorating the Outdoors

In contrast to many tropical locales that display patio furniture in pinks and purples, the trend in outdoor decorating in the BVI is to create comfortable, liveable outdoor spaces in colour palettes that don’t compete with the surrounding vistas.

One option for this type of unobtrusive design for homeowners or decorators who still want to incorporate colour into their outdoor furnishings is to choose a palette plucked from the scenery. I spoke with Jim Wood, one of the owners of Villa Aja, a luxury rental villa above Trunk Bay, about his choices. “Thematically, we wanted a combination of modern contemporary and durability that tied all the outdoor elements together—the ocean and the hills. We wanted vibrant but not the coral-like pastels you might see in Miami,” Jim said. He chose synthetic rattan furniture from Arawak in modern shapes with cushions in blues, greens and sandy golds. When I visited the protruding decks at Villa Aja, I felt like I could step right into the postcard views, and I had to force myself to concentrate on the furniture instead of staring at the azure sea that appeared to be dotted with bits of broken, green beach glass—the distant islands. For those homeowners who want to avoid bright colours altogether, another option is utilizing a neutral palette or earth tones to blend into the background, so as not to detract at all from the natural beauty. Though available in shades of magenta and

lime, the synthetic furniture colours that Arawak most frequently sells are shades of brown, slate and tan. While the owners of Villa Aja used an island palette for their cushions, the furniture itself is deep brown. “We wanted wood-looking colours,” Jim said. “The darker furniture outside aligned with the darker furniture in the house.” For me, the lack of colour in the outdoor furniture on my porch encourages me to focus on the sunlight slanting through the coconut palms and the tree-covered hills, not my table and chairs. Another factor to consider when designing for outdoor living is creating a balanced setting that functions for socializing as well as relaxing. Of the pieces he ordered from Arawak, Jim said, “We wanted furniture that was comfortable and durable.” He added, “The aluminum frames won’t rust which is conducive to outdoor living. Also, the pieces are modular, so they can be rearranged as needed.” Villa Aja and Arawak worked together to create inviting outdoor living spaces that have their own charm while not competing with the stunning views of Trunk Bay, the Atlantic Ocean and all the islands in between. At the 14th Annual Caribbean Hotel and Tourism Investment Conference held in Puerto Rico in May 2010, guest speakers reflected on the uncertainty facing investors in the Caribbean region in the near term. While tourism arrivals began to show signs of recovery in the fourth quarter of 2009 and the first quarter of 2010, it was forecast that the deep discounting of hotel room rates to maintain occupancy levels over the past eighteen months will require six to eight years to return to pre-recession room rates, adjusted for inflation. The general perception was that major investment in the region would not recover until 2011. The recently released 2009 annual report by the Caribbean Development Bank (CDB) echoed similar analysis, noting that “economic recovery in 2010 is largely predicated on the timing, pace and magnitude of the incipient global recovery, with recovery in the Region expected to lag behind that of the major economies by a few quarters. In 2010, growth is expected to return to some of the global economies that contracted in 2009, but the recovery of regional economies is not likely to take hold before 2011.” The recent turmoil in the Eurozone, based on concerns about some country’s ability to tackle sovereign debt, has rocked stock markets, underlining the fragile recovery in the economy that has been witnessed since the last quarter of 2009. In the Caribbean, an increasing number of receiverships at the start of 2010 for resort properties reflects the view that the property investment market is still stabilizing with banks unwilling to wait any longer for market conditions to improve. Many islands in the region are faced with partially completed projects that cannot source financing to complete the development as the financial models on which those projects were originally based, and financing advanced, no longer provide a positive return. These failed projects have dented the confidence of private investors who purchased villas and condominiums offplan, only to see their dream homes never completed. Bucking the trend in the British Virgin Islands is the development of Oil Nut Bay, one of the very few major developments in the Caribbean to commence in earnest after the economic meltdown gathered pace at the end of 2008. Rob Wassell is the director of Caribbean Technology and Cay Electronics, both are BVI companies established in 1980 with Caribbean Technology becoming the land-based division of the marinebased product and ser vice strong arm Cay Electronics. As Rob and I travel up to Nail Bay in Virgin Gorda to examine a prime example of his works, he smiles and says, “Here in the BVI experience is ever ything and learning to move with the times and the swing of industr y equates to good business.” The generator plant in Virgin Gorda is capable of supplying power not only to its current residential lots but to its complete acreage. Caribbean Technology is in the business of back up services ranging from UPS and surge protectors, water treatment and recycling to stand alone generators for commercial to residential needs. As Rob explains to me, “There is increasing competition from overseas contractors to bid on local sites here.That is not a problem, but understanding the logistics of working locally are crucial. On paper everything looks good, but getting two generators selected specifically for a client’s needs to the island are one thing, getting it that last five miles on a boat, up a dirt incline and then installed in rapid time with a local workforce are another thing altogether and delivering the product in a timely fashion is in the planning of the last five miles as it is the former 1500.” I ask Rob to elaborate, “ Well, what works for Florida
