letter from the editor Welcome to the February issue of Property Guide.
This month, I have exploited the fact that I’m no longer limited by my broken leg. Though everyone spoiled me while I had my cast and crutches, I’ve felt even more like a princess now that I can move about. First, I enjoyed a sunny morning exploring the castle-like Sterling House Villa on the beach at Little Bay. A few days later, I took a choppy but fun ride across the Channel for lunch at Cooper Island to inspect their recent upgrades. Then, my friends and I spent a pampered weekend lazing around Mooney Bay Estate in the North Sound while my relatives in Baltimore surrendered to 30 inches of snow. This month marks my one year anniversary with aLookingGlass, and I’m content that I still discover new neighbourhoods, islands, beaches and bays and continue to be surprised by the immeasurable beauty of the BVI. To preserve that beauty, Property Guide encourages green living in the BVI. Steve Fox from OBMI reports on the Tropical Green Building Certification Programme, a system that uses a set of guidelines to rate the environmental performance of Caribbean properties. Each month PG highlights an aspect of green living, but next month, in honour of Earth Day, we will dedicate an entire issue to eco-friendly practices in the British Virgin Islands.

A few years ago, the Harris family, of Harrows Dart Technology, the top dart brand in the world, were seeking a vacation home in the BVI.Their only requirements: beachfront property with a dock. Easy enough wishes to meet in the BVI, right? Not quite. After showing them several different possibilities, their agent mentioned that Cooper Island Beach Club was for sale.The family had previously visited Cooper several times during their 20 years of charter holidays with Virgin Traders and had fond memories of the island, but they hadn’t considered owning a business in the BVI. After revisiting the island, the family decided to take over the property and renovate the restaurant and resort. The restaurant became the priority in the renovation process. BVI architects Alan Smith and Chris Tombs worked on the project along with builder Eugene Smith. Every bit of the revamp, from coral stone tiles to mahogany counters to a copper bar made by Aragorn Dick-Reade, exhibits quality craftsmanship. When the time came to furnish the restaurant, the Harris family, along with managers Samantha Baker and Andy Murrant, turned to Roy Keegan of Arawak Interiors. “We use local companies as much as possible,” Sam said as we sat in the restaurant one afternoon. She then added, as she sipped soda from a biodegradable cup, “We also try to find eco-friendly alternatives when they’re available, even if they cost more.” Alternative Energy Systems installed 90 solar panels on the roof which provide 30-40% of the resort’s electricity. Keeping with the theme of using recycled products, the barstools, chairs and a TV cabinet are all constructed from reclaimed Indonesian fishing boats. Each piece of wood served its purpose at sea and now serves a new one on land. Modern-looking outdoor sofas were made from recycled teak as well. “I enjoyed working on this project,” Roy Keegan said, “because the family knows what they want.” He had many pieces designed based on combinations of other pieces the family

had seen. To compliment the thatched roof and lime-washed beams, Roy added that “they wanted to keep the look rustic but with clean lines.” In the outdoor lounge, Arawak provided the couches and chairs fabricated from recycled teak, topped with made-to-order, durable Sunbrella® cushions. The beachside lounge offers an ideal setting to spend an afternoon with friends or family. Cooper Island Beach Club presents an alternative day sail destination—somewhere between the festivity of White Bay and the exclusivity of Peter Island Resort. The next step in the resort’s transformation includes a room refurbishment and adding a boardwalk to allow greater accessibility, an idea sparked in part by quadriplegic sailor Geoff Holt’s visit to the restaurant in January. Roy said he’s looking forward to furnishing the rooms and creating the style the Harris’ are looking for. Even if it means that they use the back of one of his pieces as a dartboard backstop. PG

First-time property buyers must be mindful of some pitfalls when purchasing land.There are factors which must be at the forefront of their minds if the process is to be as seamless as possible. In spite of the price of a plot of land and the fact they can afford to purchase the property, first-time buyers should give priority consideration to the suitability of the land for the intended purpose—the house to be constructed on the land. Once it is determined that the land is suitable from a practical standpoint, attention must be turned to issues which must be addressed before signing on the dotted line. Attending to such issues will involve time and possibly additional expenses; however, it is vitally important as they may impact the purchase decision or how this couple can deal with the land post purchase. In purchasing raw land, consideration must not only be given to the desired purpose, but also potential limitations on the use of the property.This differs somewhat from purchasing a house; as such issues would have been considered and resolved by the prior owners. Such issues include title verification, defining the property’s boundaries, access to the property, restrictive covenants and land-use restrictions, easements and right of way. The Nor th Sound has always been one of the playgrounds of the Br itish Vir gin Islands. Encircling some of the most beautiful and well-protected water s of the BVI, it has attr acted romantics, sailor s, families and adventurer s over the year s, and some never leave . Located in its own pr ivate cove , the secluded six-bedroom Mooney Bay Estate spr awls over pr istine lawns and a soft sandy beach. It is conveniently situated west of Lever ick Bay and across from Pr ickly Pear and Mosquito islands with access to all the Nor th Sound’s pleasures. When Doug Riegels first proposed the idea of having me spend a weekend in Mooney Bay Estate in order to write a review of the location, I jumped at the chance to stay at what is certain to be the next jewel of the North Sound. Typically, I only spend a few hours or an afternoon at a property, but Doug thought I should have the opportunity to relax and absorb the harmony of Mooney Bay. He said an afternoon would never be enough, recounting how he and his wife have spent many nights out on the dock, gazing at the islands and sailboats moored in the Sound, pleasantly removed from reality. He wanted Property Guide to experience the property by day and night.
. . .relax and absorb the harmony of Mooney Bay A few weeks later, Doug and his family ferried me and nine friends (plus one very small dog) from Trellis Bay to Mooney Bay Villa, which is accessible only by boat. We were a diverse group of twenty- and thirtysomethings with jobs ranging from dolphin trainer to CCT marketing executive to squash instructor to lawyer. The journey was a quick but scenery-filled 30-minute ride, and Doug told me that guests staying at

the Estate will be picked up by private motor yacht and transported to Mooney Bay. Once we arrived, Doug gave us a mini-tour, and I dropped off my backpack in the air-conditioned master suite—a bedroom with a king-sized bed, sitting area, a walk-in closet, en suite master bath and outdoor patio with two lounge chairs. While the others romped about the grounds and unpacked in one of the other five bedrooms that fan out from the central pavilion, Doug and I walked the pier to the swimming platform that traverses a seagrass meadow. Doug pointed out a Christmas-stocking-red starfish a few feet away below the surface. Another lurked in the seagrass on the other side of the pier, and two more orange ones lingered by the ladder. I later learned that the squat-armed, dinner-plate-sized

echinoderms are called bat stars. We also saw a puffer fish and minnows darting around the dock. Doug showed me a light at the end of the dock that attracts a multitude of fish large and small at night. Again, he emphasized the beauty of the place by starlight and his personal love of the property shone through as he encouraged me to escape the crowd by dark to appreciate it for myself.

Celebrate this moment forever. Shortly after our chat on the pier and a quick snack by the Estate’s pool, Doug boated away, and our group scattered to take advantage of the activities (or inactivity) Mooney Bay had to offer. Some swam and suntanned. Others played tennis. I won two games of boules. After the tennis players tired out, the gang came together on the lawn for a game of ladderball then dispersed again. While one friend dived off the pier, I sat on the edge, dangling my toes in the water. I leaned back on my elbows and observed the yachts rocking nearby and the gentle breaking waves across the bay at Prickly Pear. A full indoor kitchen and dining room were available, but we opted for outdoor grilling and al fresco dining in the central pavilion. This outdoor great room, with sofas, overstuffed chairs and ottomans, dining table and ambient lighting, overlooks the pool, lawn, beach and docks out onto the sparkling, yacht-strewn waters of the Sound.
…no lights competed with the celestial show. The beauty of Mooney Bay Estate and its 22 acres is the fact that you can hang out as part of the group, or you can go off and do your own thing. After dinner and playing cards, I walked down to the pier to look at the fish while the rest of the gang played Cranium. I observed the minnows for a bit then flipped off the switch. Unlike many night-time views in the BVI, no lights competed with the celestial show. I remembered that the reason we had come in by boat was that there are no roads on that side of Virgin Gorda. The only sounds I heard: the rustling waves, the wind in the mangroves and an occasional burst of laughter from my friends. I knew this was what Doug had been talking about. While I may have felt like I was on a deserted island, the arrival of two masseuses the next morning reminded me that anything we could possibly need was only a short boat ride away. While some of us relaxed with massages on the swimming dock, the rest ate breakfast by the pool, snorkelled, explored nearby shores with the Estate’s private dinghy or lounged on the beach beside the mangrove stand and watched two daysailers race across the Sound. No one was in a hurry to leave. Mooney Bay boasts a rustic yet opulent Caribbean decor complemented by colourful and pristine landscaping. After some minor cosmetic renovations, Mooney Bay Estate will be available in spring 2010 with a full-service estate staff that will cover watersports, concierge, fine dining and spa services. Doug’s intention is to offer the anonymity, seclusion, and service of a private island, nestled close to the amenities of the North Sound, making it available to BVI visitors and residents— the romantics, sailors, families and adventurers. When it comes to doing our part to reduce our negative impacts on the natural environment, most of us are keen to do what we can, and in the BVI, we’re fortunate that most homeowners want to build and live in harmony with their site. However, it’s not simply a question of “blending in” with the landscape. It takes a particularly determined and forward-thinking owner, a creative and knowledgeable design team, and a considerate and careful builder to ensure that the entire process results in a truly sustainable development. The construction industry is notoriously slow to evolve; many of the building methods we use today were established centuries ago, and many principles of design and construction have been tried and tested through the ages and still make good sense. But in our globalised and intensely developed 21st-century economy, we’re faced with new challenges, and a close
We’re all aware of the fantastic natural beauty of the islands of the BVI, but what is less evident is the sensitivity and fragility of this environment, and the potentially harmful impacts of development, road building and construction. Certification Programme for residential buildings. The group has drawn on its wide range of experience to develop a programme which is relevant and easily applicable to our small tropical island conditions. The IGBA programme is points-based, with three certification levels: 5-star, 4-star and 3-star. The points are separated into nine categories: 1. Site Planning and Design Controlling site disturbance and maximizing protection to minimise erosion and storm water runoff and maintain indigenous vegetation. 2. Building Structure Designing the buildings to be responsive to tropical architectural design considerations, promoting natural ventilation, daylighting, shading and cooling strategies; promoting locally produced, renewable, non-toxic building materials; designing for hurricane and earthquake protection; designing for lifecycle cost considerations, with low maintenance and durability in mind.

The recent success of the LEED (Leadership in Energy and Environmental Design) building certification programme from the US Green Building Council (USGBC) has led to great improvements, and “green building” is now common practice in the US. On the US mainland, the benefits of LEED are enormous; the programme provides a rigorous route for verifying environmental performance. But the system is geared to commercial development and high-volume home building, and can’t be applied to smaller-scale home construction in the Caribbean. So in tandem with the LEED system, and with the blessing of the USGBC, the Island Green Building Association (IGBA), a group of construction industry professionals and residents based on St John in the US Virgin Islands has developed its own Tropical Green Building
3.Water Management Encouraging water collection; maximising water retention on site; minimising water consumption in household use, waste treatment and irrigation. 4. Energy Conservation and Management Reducing energy needs, maximising energy efficiency, maximising uses of renewable energy systems. 5.Waste Minimisation and Recycling Reducing waste during construction, encouraging use of salvaged and re-used materials, encouraging on-site composting of kitchen and garden waste. 6. Light Pollution Designing exterior lighting to minimise the amount of ambient light visible from outside the property. 7. Visual Pollution Ensuring that the visual impact of the building is in harmony with the surrounding community. 8. Landscaping, Green Belts and Natural/ Native Vegetation Preserving natural vegetation, avoiding importation
of invasive plants and animals, mimimising chemical pesticides and fertilisers. 9. Innovation in Green Building Design Encouraging new and innovative initiatives in design and technology. As with LEED, the IGBA programme will be valuable because it will help to focus the environmental aims of the owner, the design team and the builder, to ensure that these objectives are met, and to reward the project for successfully achieving a good level of sustainable construction. From the second-floor balcony of Sterling House, I discern between the sounds of waves crashing below me: the sea splashing against the beach wall, one-foot waves breaking on the beach, ripples over outcropping rocks and the distinct sizzle of the foam atop the sea. I sit at a custom-made marble table for two that makes this corner of the massive veranda seem intimate, and as I listen to the calming surf, I watch hundreds of tiny, milk-coloured butterflies pirouette about the vines on the blossom-covered hillside beside the house. Beyond the hill spans the Atlantic Ocean, broken only by the emerald knolls and golden beaches of Jost van Dyke, Little Jost and Sandy Cay. From this cosy corner of this expansive home, I’ve seen and heard enough to be perfectly content, like when I stopped in front of a masterpiece at Musée des Beaux Arts in Nice, France only to realize that there were at least a thousand other paintings that I had to visit. But, like Sterling House, once I accepted that I should try to take in as much as possible during my time there, I was able to move around and enjoy each room. The fact that the villa evoked a European setting is no surprise nor is it a mistake. Designed in the Mediterranean style, this castle-like structure overlooking Long Bay could easily be imagined in Antibes or Alicante. But if I were in the Med this winter, I’d be wearing a coat, scarf, wool trousers and boots instead of a sleeveless sundress and flip flops. Through towering archways, the sights, sounds and scents mingle into the villa’s great room—replete with travertine marble floors, a granite-topped breakfast bar with eight barstools, and a sitting area with leather couches—then they spill back out into the outdoor lounge and kitchenette beside the infinity-edge pool. With blue iridescent tiles, the pool shimmers as much as the sea. One waterfall cascades from a wall furbished with arches and columns while another creates a rainfall barrier between the swimming area and the built-in spa. Both waterfalls are more than just visually and aurally pleasing as they also massage the neck and shoulders of swimmers beneath them, similar to ones I’ve experienced at top resorts in the Caribbean. The outdoor kitchen features top-of-the-line stainless steel appliances with a barbecue grill while the indoor kitchen boasts floor-to-ceiling, custom-made hardwood cabinetry that conceals a 46-inch, flat-screen television, a pantry, an entertainment centre and a side-by-side refrigerator/freezer. Two dishwashers and a commercial stove are artfully hidden behind the breakfast bar. The villa was obviously built for entertaining, and I can picture guests weaving in and out of the arched doorways. It would be untrue to say that working with stainless steel is a thing of the past. In fact, Nautool have diversified their business to be recognized everywhere in the BVI.
