CONTRIBUTORS Edward Childs Edward joined Smiths Gore in 1990 having trained with Savills in London in commercial property surveying. Edward established the commercial department at Smiths Gore and was instrumental in expanding the firm’s presence in the Caribbean region.
The month of April is welcome in the BVI for its gift of great weather, pleasant sailing and a host of exclusive events across the islands – the most renowned being the BVI Spring Regatta & Sailing Festival Mar 31 – April 6. Arriving with the freshness of spring, we would like to introduce several new columns to VIPY: Virgin Islands Life – a photo column that will tell a different story every month about the luxury lifestyle here; BVI HomeSense which will answer all your questions regarding real estate and property purchase; and From Sea Level which this month showcases its third piece in the series, emerging from the perspective of a crewed yacht charter chef. In this issue, we feature two properties—one currently under planning stages on Brandywine Estate in Tortola and the other situated in the North Sound of Virgin Gorda—that are ideal for avid sailors; a prominent group in our BVI community due to the excellent sailing waters and abundance of yachts. In the 2008 recession, the bare boat fleet didn’t noticeably slow in the flow of chartered boats leaving the dock. Perhaps this was because many of the trips had been planned and paid for before the financial crisis hit. The season of 2009 did lull a little but also managed to maintain the bookings – the superb cruising in the BVI has kept crewed yachts and bare-boats busy for decades. But what happened when the money in the coffers diminished? Did that dampen the enthusiasm for people to cruise the BVI? It certainly didn’t seem so. The initial response on the market seemed to be a shift to the low end charter companies, with older boats and smaller fleets. There was also a suggestion that for all charter companies to encourage business, there should be less vetting of the resume and qualifications of the named captain. It does beg the question: how many inexperienced captains are out there? The notorious “Ode to the Credit Card Captains”, now viewed by thousands on YouTube, stands as a lesson that being in charge of a boat must demand some level of skill. But despite this thought, Husky Salvage mentioned that there was no noticeable increase in numbers of accidents by bare-boats when the recession hit. Perhaps in the drive to economise, people felt that they could justify the expense of a holiday in a recession period as long as investment in sail-training meant that money would be saved on subsequent trips. Doris Colgate of the Offshore Sailing School noted that 90% of students who responded to the graduate questionnaire said that they planned to

charter within two years. Indeed, there are many sailing students who declare that they have a plan to return soon with friends and family and maintain the skills they have learned. There are some who might reasonably be sceptical of the zero to hero sailing course. The fact is with application, it is incredible what one is capable of learning in a very short time; if the quality of instruction and the dedication of the instructor ensure that the syllabus is observed and time honoured, then none of us are wasting our time or money. One noticeable trend observed by Gina of Rob Swain Sailing School in the years after recession hit, was a change of demographic. Where before many of their courses were used as a family vacation, after the crisis they became the reserve of couples or singles on holiday. Many of those responsible enough to invest in sail training have in fact prior experience, but come for further skill development or perhaps the undoing of previous bad habits learned. Flotillas are common here, most particularly with Sunsail and a responsible way for the weekend sailors to explore these ideal, non-tidal cruising grounds. This is because with relative ease they can get out on the water, be independent enough to drive their own boat, not have to share their quarters, but live within the safety blanket of a fleet captain to help on navigation and engine troubleshooting. Yachting is still considered a high-end type holiday, but there have been many changes in the business making it much more accessible and economical. Production built yachts are easier to drive and cheaper to charter and the skills to bareboat are all the easier to acquire; you really can be your own captain. It is the privilege of every instructor to empower their students with competence and confidence. So for the month, consider this: apprentice under a good mentor, then gift them with the joy of seeing you return with your new found independence. Knowledge is power. Bon voyage! It has been said “the earth does not need us–we need the earth.” This pragmatic statement may seem like an obvious over-simplification, but our current behaviours indicate that we do not link the consequences of our daily actions to the bigger problems humanity faces. Problems such as climate change, inequality, shortage of landfill areas, polluting our water and the air we breathe, thereby leaving this challenging legacy to our children for their generation to clean up. The term sustainable development, as defined by the Brundtland Commission in its 1987 report “Our Common Future”, is defined as “development that meets the needs of the present without compromising the ability of future generations to meet their own needs.” What does this mean for the BVI and how can we set about applying these concepts in our daily lives? It’s easier than you think and, more often than not, it’s cheaper.
Do you really need more stuff? Take time to think before your next purchase and try to focus on buying what you really need
Is all this packaging really necessary? Select items that minimise packaging and take your reusable grocery bags to the store in order to reduce waste. Avoid single-use disposable plastic bottles and styrofoam containers
Does this have to be thrown away or can it be used as a resource to make something else? Vegetable peelings can easily be composted to become potting mix for your houseplants. Quite a lot of your trash can be turned into treasure - jewellery, lamp shades, furniture and much more. Formal recycling will soon be arriving in the BVI, so be ready to recycle
Can this be repaired? There are options in the BVI for repair of appliances as well as shoes, bags and clothing. Simple repairs can extend the life of items and help to reduce waste. You can also refill ink cartridges on Tortola instead of throwing away old cartridges TradeWinds Yachts: 2013 Save the Blue award winner. 2014 Yacht Sales so far…

The 2014 yacht sales market in the BVI has been very active in the first two months of this year–
a flourishing marketplace with some interesting trends when compared to previous years. The most significant observation is that in 2013, the value of the five most expensive yachts to sell was $953k where as in 2014 so far, the value totals over $1.5M with the most expensive individual yacht trading in the first two months of this year falling in at $400,000. This indicates a strong recovery of the top end of the market this season.

This sailing season’s sales have been the hottest we have seen in this region in the past four years. This has been great for the local yachting market; the presence of increased spending means business for brokers and following, more money for registration agents, sailmakers, mechanics, marinas, boatyards and any other businesses tied with yacht ownership. However, it’s not all about the most expensive yachts on the market. Companies such as Nanny Cay Marina are aware of this and enforce a policy of diversity to protect themselves from market trends as well as to ensure a well-rounded and enjoyable community for all involved. At the other end of the spectrum, the five bargain-priced boats this season have sold for a total of $165k or an average of $33,000 each – the steal of them all at $21,000. This compares to a total of $265k for 2013 with the lowest priced yacht selling at $25,000. It’s interesting to see that the yacht sales’ revenue for the top of the market has increased and at the lower end decreased, which works well to help make the BVI more accessible to sailors with varied budgets. It also shows that our region is succeeding in attracting a wide audience of visitors from around the world, all here to enjoy the fabulous sailing we provide. So just what are the most expensive boats and least pricey yachts to sell this season so far?

Asking the following specific questions can usually direct the buyer to the type of property purchase they seek: Is the solitude of a private island the right choice or do you like being around lots of activity? The decision to buy a private home, or a managed property, whether it is a condo or free standing home, has much to do with lifestyle. Condos or managed properties are a great option for snowbirds—those who fly home for the summer months—and cater to a more carefree style of living. A managed property has a company look after the residence and rent it if that is so desired. Having your property generate income can be a motivating reason to buy in the BVI as it is a desirable vacation destination and the rental market is very active. A private home may be the perfect choice for families and permanent residents of the British Virgin Islands. Property in the British Virgin Islands is either freehold—also known as fee simple—or leasehold. Freehold is simple enough; the owner owns the property outright. With a leasehold property, the land is often owned by the government and leased for a fee for a certain length of time, initially 99 years. It is important to consider the length of time left in the lease as the yearly lease cost is likely to increase upon renewal, which will affect the present owner and the resale value. The mean value of homes sold in 2013 was $1.31M. Due to the small number of total sales, mean sale values can be influenced by one‐off, high end villa sales as is seen by the higher mean value achieved in 2012 where there were two sales above $3.0M but only five sales below $1.0M. Historic data is outlined in the tables. Analysing the sale of finished homes only provides a part of the picture of the real estate market in the BVI as land sales and new construction are also important. This is particularly the case in the North Sound area where the sale of land within resort communities has established North Sound as one of the leading destinations in the Caribbean. The developments at Oil Nut Bay and Mosquito Island are setting new standards in regional resort residential communities and the sub‐division at Blunder Bay Estates is now underway as a smaller estate community designed to attract niche purchasers. All three developments are primarily focused on the sale of lots although a limited number of finished homes are offered at Oil Nut Bay. The transaction sale volume of lots from these three developments alone will eclipse the combined sales transactions for finished houses in the remainder of the BVI. Elsewhere in the BVI, land sales have generally slowed as purchasers are now opting to acquire developed property which is more competitively priced. In the growth years between 2004 and 2007, land sales were more prevalent as land prices had generally not increased at the same rate as developed property. Purchasers could sense that a profit could be made should they elect to sell on completion of construction. There was also a strong market amongst Belongers and residents looking to establish a home, but who found purchasing developed property beyond their means as prices for houses increased with few properties available below $1.0M. With changing market conditions, this advantage disappeared with purchasers reverting to a preference for developed property where vendors have reacted by reducing asking prices. Looking forward as the 2013/14 high season draws to a close, this season has generally reflected the same level of activity as the previous year. Quicker approval times for land holding licences, combined with a more buoyant North American market, has led to a substantial increase in year on year sales between 2012 and 2013. However, the BVI is a small market and given the large inventory of homes available, for the time being, it remains a buyer’s market.

Virgin Islands don’t see the drastic change that happens in other parts of the world—what with a lack of snow, ice and temperatures anywhere near freezing—there is actually a change in environment that comes with the progressing months. April marks the first hints of what we Virgin Islander residents know as spring: even warmer temperatures, bath-like waters, gentler breezes, and quieter anchorages. For yachtsmen, the Virgin Islands transforms from a bustling social mecca into a more secluded tropical playground. April also welcomes mango season – a highly anticipated time of year for chefs everywhere. Mango trees are dripping with colour – radiant purples, fiery reds, glowing yellows and the enticing promise of delectability.

The versatility of this gorgeous fruit inspires many gastronomic creations for meals and cocktails throughout the day. One of my favourite uses of the brilliantly-coloured mango, has it perfectly paired with a seared tuna steak for a refreshing and light lunch.

In a mixing bowl, combine soy sauce, honey, 1 TBS sesame oil, curry paste, ginger, and sesame seeds. Place tuna steaks in a long, flat pan with high sides. Pour soy marinade over the steaks, let sit in the refrigerator for an hour, turning the steaks over several times. Slice the mangoes, jalapeĂąos, red onion, and red bell pepper into thin, julienned strips, place in a large mixing bowl. Add in diced up green onions, cilantro, cream of coconut, mango nectar, and sesame oil. Toss to evenly coat. Let sit in the refrigerator for an hour, stirring occasionally. Place in each corner of your plate: a lime slice, pickled ginger, wasabi, and a dollop of chilli garlic sauce. Fill a plating ring 1/3 full of vermicelli rice noodles; fill the rest with mango slaw. Remove the ring and garnish with tarragon. Heat sesame oil in a non-stick pan and sear the tuna steaks very rare; slice in half on a bias. Place the two halves leaning next to the mango slaw. Garnish with black sesame seeds and enjoy!
