From the Editor The April issue has been a great month for us. Not only have we had enjoyable property, yacht, and BVI life pieces to cover, but we also relished the pleasure of welcoming new contributors to our merry team. Julian Putley, who is renowned for his Caribbean bestsellers Sunfun Calypso and The Drinking Man’s Guide to the BVI, brings his wealth of experience as both an author and ‘sea dog.’ Accompanying his recruitment, comes the return of our much missed monthly feature Skipper’s Tips as well as putting his writing skill to other editorials within our publication. We also introduce you to Sara Sherman, a freelance writer living in the US Virgin Islands, who has been producing articles for our online magazine bvipropertyyacht.com. She now branches out to join our print medium with her perspective on VI lifestyle from across the waters. Kicking off our LAND section, our cover feature this month showcases Batu – an amazing, architectural masterpiece built on the famous boulders of Virgin Gorda, neighbouring The Baths. way the Caribbean is often promoted. And in our SEA section, we are pleased to revive our Skipper’s Tips feature, reviewing the etiquette surrounding gratuity for charter yacht captains. Yacht Spotlight highlights Xenia 62, which literally means ‘hospitality,’ – a fitting name, having experienced the crew’s warm nature with their guests. From Sea Level uncovers the versatility of mangoes – there’s nothing our writer/chef Megan Schlobohm can’t create. BVI Maritime History Tales mourns the passing of two of the island’s oldest comrades, starting this month with White Squall II. And if you haven’t heard already, our interview with DataLinker developers will be an exciting, revolutionary insight that can greatly assist your sailing needs. Coastal furniture is the décor theme with Things We Love this month. Then finally, we present the VI with a store for the discerning modern man, BVI’s Marco’s Men’s Clothier; a boutique that will guide your dress sense into the future with perceptive designs accommodating fashion, function, and climate.

Wishing you enjoyment of the LAND, SEA, and LIFE of the Virgin Islands

The BVI is blessed with unique properties that range through varying degrees of architectural superiority. Batu places at the highest end of any measure, commanding reverence and creating an astounding visual feast with its Balinese influenced interior, and distinctive, natural exterior. The name Batu meaning ‘boulder’ in Indonesian, is aptly chosen as the property is situated on the boulders of Virgin Gorda (VG) in Whale Bay. Neighbouring the renowned tourist hotspot The Baths—which is approximately a 5-min walk from the home—this villa rental aided by property managers Smiths Gore, possesses incredible allure. The phenomenal architecture, warm interiors sourced by Arawak, and the property owner’s vast experience within the hospitality industry, form the finest vacation retreat a BVI visitor could desire.

working as a hotel manager for small adventure cruise Clipper Cruise Line. “The beauty of the huge boulders as they spill into the sea always stuck with me,” said the pioneering proprietor of Batu. “Once we realised it was actually possible to build on them, there was no stopping us.” There are theories about how VG’s enigmatic boulders were formed: “they are volcanic rocks, but the way they lie appears to be glacial,” explains Paul. Their mystery was sufficient appeal to see the initiation of a dream project which began in 2010, enlisting Jon Osman as the Architect. Paul created the original visual concept of building the villas on top of the boulders and Jon assumed the structural implementation. “One of the things that we liked was Jon’s passion from the first meeting,” said Paul and his wife Wendy. “When he first saw the site, he was jumping from rock to rock, brimming with ideas and excitement.” Owner of Phoenix Construction Samuel Bascombe was tasked with the challenge to build on top of the boulders and Jones Wood Work Corp

The perceptive design maximises privacy between the suites, accentuates attention to detail in its decor, and is exemplary of form and function in review of its exterior design. The gourmet kitchen is the epitome of a culinary expert’s dream. “There is no better equipped kitchen in the BVI when it comes to accessories used by a professional and home cook alike,” said Paul, whose own vast experience of the hospitality industry testifies to this fact.

Crafting the Idyllic Living Space Creating this heavenly respite, Arawak Interiors owner and buyer Roy Keegan sourced and designed furnishings that would parallel the warm, earthly appearance that the exterior exhibits. Arawak, who have been involved in interior design for hotels, restaurants, and private villas in the Virgin Islands for over 15 years, are known for offering Balinese or modern, tropical interior packages. Within their portfolio are famous projects such as Necker, Cooper Island, Little Thatch, Peter Island, Saba Rock, Coco Maya, and Golden Pavilion Villa. “I was first introduced to Paul and Wendy by Jon Osman,” said Roy of the

all logistics. “From the carved entrance doors, to Jon’s original furniture drawings concept that he put forward to the owners when they first started the project, we took these drawings and concepts and delivered a full interior and exterior custom package for the Batu project,” said Roy. Arawak made sure that all sourced furniture, fixtures, and fittings blended naturally with the surrounding environment. This included the carved entrance doors, courtyard doors, outdoor stone Batu sign, stone boulder outdoor lighting, synthetic rattan for balconies, bedroom and living room furniture, TV room built-in cabinets, wall art carvings, mirrors for the bathrooms, curtains, and wall sconces made from alabaster throughout the property. The main house entertainment and living rooms offer cosy, oversize daybeds to accommodate enjoyment of the amazing view from this space. “We try and give the customer the dream interior package…offer the correct materials…[to] stand the UV and salt conditions most building sites have to endure in the Virgin Islands,” said Roy. “Once we get a feel of the

This villa is a delight to return to after a day enjoying the BVI’s many tropical pleasures. ‘Location, location, location,’ is a catchphrase we often hear when a site for a shop, restaurant, or rental villa is anticipated. Moonstone receives a 10 on that question. It looks out on beautiful vistas and is within walking distance of arguably Tortola’s best beach. It is within easy reach of several fine restaurants, a good supermarket, shops, and water sports at Soper’s Hole.

There is a wide selection of properties available for purchase in the BVI. They range from one bedroom beach front condominiums to luxurious residential estates. When the time comes to sell your home, you need to guarantee your property stands out to potential buyers – the following pointers may be useful. 1 Preparation:

While buyers expect to find some features that need some attention, it is

essential that time is allowed to ensure the property is looking its best. Prior to viewing, confirm that the layout of the furniture and general ambiance of the property matches the photographs either prepared by you or your agent

2 Evaluation: Obtain professional advice when valuing the property. With the wonderful diversity of BVI architecture and geography, no two houses are alike. Your valuer or realtor will provide comparable sales, allowing a benchmark for your property as compared to recent sales

3 Survey: Have a copy of the legal survey to hand – this is easily obtained from Land Registry 4 Title: Secure documentation which confirms whether there is a clear title – this is normally freehold, but can be a private lease or crown. Covenants and service charges should be clearly defined

5 Contract: It is essential that an experienced conveyancing lawyer is appointed who has a comprehensive understanding of contract law, including government license requirements, planning, building control as well as environmental issues bvipropertyyacht.com

Words and photography by Megan Schlobohm, Chef – SV Lolalita

Mango Versatility Toward the end of a week of charter, I often find myself becoming increasingly inventive as a chef and I enjoy the exercise of stretching my creative muscles. Planning for a week of cooking almost 20 meals for 12 people takes some thought, and having a versatile, go-to recipe that can be used in a variety of ways is always helpful for a yacht chef’s menu. A few years ago, Lolalita hosted guests that requested an abundance of mangoes throughout the week. Being a lover of this particular fruit myself, I was more than happy to oblige. After using mangoes with breakfast, lunch, snacks, and dessert, I wanted to be able to highlight the well-suited potential of pairing mangoes with a savoury flavour. Several experimental tastes later and I came up with a perfect salsa that goes well with fish, chicken, shellfish, pork, or stands alone by itself. Introducing…

2 large mangoes, peeled and cubed ½ red onion, diced 4 sprigs green onion, diced ½ red bell pepper, diced 1 jalapeño, diced ½ cup cilantro, chopped Juice from ½ a lime 1 Tbsp mango nectar 1 Tbsp agave nectar 1 Tbsp olive oil Salt and pepper

Mix all ingredients in a large bowl, adding salt and pepper to taste. This recipe can be served up to 24 hours later if refrigerated. To serve with meats, I recommend the salsa be at room temperature. Serves 8 guests.

SEA Words and photography by Geoffrey Brooks, Curator – Virgin Islands Maritime Museum

I must confess that I’m a very sentimental person. I’m capable of becoming attached to some strange objects; for instance, my favourite hammer which I have coveted for the last 27 years or almost every vehicle I’ve owned which I tend to keep way beyond their useful life. Boats are no different and rank high on the list. This past year, I

After the war, she began a career as a charter yacht out of Charlotte Amalie and in 1979, she came to the BVI and began her life as a day sail charter.

Sailing on White Squall II was a wonderful experience. It felt to me like I had gone back in time to a slower, simpler life. On several occasions, the captain would let me take the wheel and steer the boat. For 10 years, the owners and crew along with the Marine Centre at the College would sponsor a Christmas day sail for the staff and children from the Rainbow Children’s Home. It was a holiday tradition that made Christmas special for all who took part. The mounting cost of maintaining an 80 year-old wooden vessel combined with lean economic times and personal challenges for the owners led to her demise. Two years ago, she was no longer in active service and as dock space was very expensive, White Squall II was moved to the western end of Road Harbour and anchored. Over the course of this last year as attempts were made to find a new owner, she began to leak. On at least two occasions, she was almost up to the deck and had to have emergency pumping. Finally, sometime before Christmas, she was towed to Soper’s Hole and driven nose first onto the beach. There she sits today. Although there is a rumour that a new owner has purchased her, it is hard to see how she can make a comeback in her current condition. I dedicate Part 2 next month to another old friend…Isabel

SEA Interview by Lauren Charley Photography by aLookingGlass

“The problem:

you would like to send your boat’s

sensor data to the internet, but your phone internet is jammed, because you have to use Wi-Fi to get the data in the first place. DataLinker enables you to get your boat’s data (NMEA0183) via Bluetooth 4.0, enabling you to use your internet and saving your battery in the process. Did we mention it’s plug-and-play? The uses are limitless: a regatta live on screen for the spectators, the ability to record and analyse your performance, or receiving data from the windward mark are just a few possibilities.”

dinghies and I came up with this mobile weather station idea. It was a small minicomputer which hooks up to a cell phone where the information can be put on a cloud to share with people who need to see it. We extended the idea to the BVI Spring Regatta race committee last year in 2015 which led to the development of the SailRacer race committee app.

What is the benefit of using Bluetooth 4.0 over similar connectivity methods? We went with Bluetooth because it keeps the internet channels open and is far less complicated to set up than a similar Wi-Fi scenario. Using Bluetooth allows

How does SailRacer work in conjunction with DataLinker? DataLinker is the supplier of information to SailRacer, a full feature app acting as the interface between the instruments and the cell phone which displays numbers in a readable form. In addition, it graphs and averages these numbers so you can tell at a glance what the trends are.

Is DataLinker only for competitive sailing, or can it be used for leisurely sailing? DataLinker is the interphase between the phone and data, so it can be used anywhere and it’s incredibly versatile, therefore useful to any sailors. For example, fishing boats can check the depth of water and bottom graph.

What sensors will the DataLinker device transmit? Position data • Speed of water • Boat speed • Battery of service voltage • Water depth • Wind Speed and direction • GPS information

What are some of the competing technologies available on the market which use Wi-Fi to share sensor data? There are companies which make several different devices using Wi-Fi solutions: NIMEA 2000, NMEA 0183 (old protocol), and Ciroc Raymarine.

How will DataLinker be a revolutionary technology in the world of sailing? DataLinker is a plug-and-play device sharing wind, GPS, and compass information from your boat network to a mobile device. It uses Bluetooth 4.0 that requires less battery power than Wi-Fi and keeps 3g/4g internet channels open all the time. From now on, data you need is always in your

pass vessel instrument data to your mobile device and the internet, thereby giving you the ability to display and record your instrument data, provide live tracking in real time, and analyse your performance after sailing. DataLinker has already been tested so there is minimal risk of it having any technical issues. Once the product has been certified by Bluetooth, FCC, and NIMEA 2000, SailRacer will
