Relay For Life of Mountain House, the community action group that has been working yearly to raise funds for The American Cancer Society to help end cancer, is holding this year’s event at the Central Park Bowl area Saturday, June 24, 2017. In a late-breaking development, the leadership committee decided to alter the day’s agenda to lessen heat exposure to participants, given the extensive heatwave. The new schedule provides for the highlights of the event in two segments: 10am-1pm opening, including a Survivors Brunch; and an evening session from 7pm-10pm, culminating the Luminaria celebration. The heat of the day will be a “siesta” time to find cooler climates. continued page 8

Hansen School Construction Set to Break Ground

A community of villages built around K-8 schools is about to see the long-awaited start of construction of its newest, and fifth, such school. Ground-breaking to begin construction of the estimated $38.6 million Peter Hansen school is scheduled to take place Monday, June 26 at 3:00 p.m.

Located at 1400 S. Durant Terrace in Hansen Village, Mountain House, a public ceremony, featuring district and local dignitaries, will officially kick-off construction. The school is expected to officially open in August 2018, in time continued page 5

Kite Run Delights Once Again

Participants in the annual Mountain House Kite Run 5k & 10k, held Saturday, June 3, 2017 at Central Park, were treated to a spectacular morning.

Light breeze with very comfortable temperatures made for a most welcoming setting.

A benefit for the Mountain House Flag Football League, the Kite Run has traditionally been amongst the most popular events in town each year. A bit smaller field participated this time, but the air of enthusiasm for this staple of the community was very present.

Pretty Perfect Day Draws Record Crowds to 2017 MH Kite Festival

The annual Mountain House Kite Festival was held Saturday, June 3, 2017 at Central Park, following the morning Kite Run 5k & 10k. “This was the best Kite Fest turnout we have ever experienced, and the best weather for seen for this event in a number of years,” stated organizer, Angel Lamb. Literally thousands of residents turned out over the course of the five hour event.

Just enough wind to get kites in the air and not such a hot day as to chase folks away, a great day was enjoyed by all.

MH Serves Delivers on “Diversity - Together We are One!” Event

A grand event, put on primarily by an organized bunch of kids, took place on Saturday, June 10, 2017. The event “Diversity - Together We are One”, held in the Bethany School Multi-Purpose Room, was a fund-raiser for two non-profit foundations, VBR and the McHenry House.

Produced by MH Serves, a group of Mountain House teens who came together to do good and give back to the community, the event brought together a fine representation of the diverse cultures represented in this growing community.

“Thank you Mountain House community for making Diversity - Together we are one, a grand success with over 500 people attending,” the group stated in a release prepared following the event. “Right from registration, set-up of booths, staging and clean-up, the volunteers showed the power of - together we are one.”

A mix of cultural performances were showcased from 11am-3pm in the MPR. Food trucks and other multi-cultural food vendors were on-scene. Game booths run by volunteers, and entertaining activities were enjoyed by all.

“We were able to acknowledge our causes as well as some of our local dignitaries. We had several booths with sponsors local to Mountain House and Tracy. The cultural events were well supported by Audio system by MH Karaoke Team and Projector,

which enhanced the meaning of the performances.”

The Causes V. B. R. Foundation is located in Tracy, California and has a fully functioning office in Elk Grove, California. V.B.R. Foundation, Inc. (V.B.R.) is a nonprofit, nonsectarian organization dedicated to providing clean, safe foster homes, education, emotional healing and support to emotionally disabled children. V.B.R. Foundation Inc. was organized in 1986 and has established a history of quality foster care placement services to seriously disturbed children and their families.

Founded in 2002, V.B.R. Foster Family Agency is a treatment program providing homes for children of all ages with a variety of special needs. At present, V.B.R. has a skilled group of professionals working with difficult children and their foster families in a broad array of foster care programs.

At the event, Dr. Valerie Sims, the founder of VBR, spoke on stage, and gave the audience a much better understanding of VBR. McHenry House was also honored. Since 1987, McHenry House Tracy Family Shelter has responded to the needs of families in crisis from Tracy and regions surrounding the City. Heads of Households, who are suddenly homeless or need help to recover their ability to provide a home for their children, come to them.

Their mission is to empower families to self-sufficiency. McHenry House offers counseling, guidance, and referrals for employment, housing, medical care, and treatment for addictions. They also assist with education for the children and financial planning services and nutrition workshops for heads of households.

Dignitaries Dignitaries from the Mountain House CSD and LUSD board were honored, as well. Mr. Brian Lucid, President, MHCSD Board; Dr. Andy Su, Director, MHCSD; and Ms. Sharon Lampel, LUSD Board Trustee, presented a certificate of appreciation to MH Serves. “It was such a nice gesture from them and we are thankful.”

New MH Dog Club Leaders Push for Dog Park

Several had questions, and noted there is clearly more work to be done. But, this signified a big step toward building at least an interim park, if not the start of a permanent facility.

Early estimates put the completion of the dog park at around $50,000. The CSD board approved, in 2012, an initial $5,000 contribution to establishing a dog park, as the Dog Club at that time sought to enter the PetSafe Bark For Your Park contest. The following year, the Club won a $25,000 prize in the contest.

However, those funds have been held by PetSafe until such time as plans were in place and ready to break ground.

Given the time span that has

passed, the prize money was at risk of being forfeited. Through efforts by the previous dog club leaders last year, with help from MH Developers, and most recently continued pressing by Ms. Collins, PetSafe appears prepared to honor the prize. The

board wanted that reassurance before contemplating further financial support.

“The dog park will serve as a goodfaith demonstration of progress to the community,” stated Ms. Collins.

The long-awaited Mountain House Dog Park appears to be moving toward reality.

New leaders for the Mountain House Dog Club, Monica and Bob Collins (President & VP, respectively) presented their case for continued and renewed support by the Community Services District, appearing before the board at the June 7, 2017 budget workshop.

Complete with slides showing the proposed site, as provided

by Dave Sargent, of Mountain House Developers, LLC, the duo cited an extensive study done by UC Davis regarding proper dog park facilities. A minimum size of one acre, with squared dimensions, and quality ground-cover, were among the key factors drawn from the study.

for the 2018-2019 school year. An estimated 500 students are anticipated to fill its halls in the first year.

If all goes according to schedule, the plan is to actually have construction done by June 2018, so that staff may begin to prepare for the school year, according to Lammersville Unified School District Superintendent Kirk Nicholas.

Peter Hansen Elementary School, named for a pioneer who helped establish the original Lammersville School District in 1876, will include 37 classrooms in a two-story design, all built with a 21st century educational process in mind.

Technology-driven, with a library/learning center in what’s being called a “Modern Prairie” design, the layout makes optimal use of available space, and will serve as a cornerstone of the new village.

A portion of funding for the new school has been made available by way of passage by local voters in June 2016 of Measure L, a $56 million bond. The vast majority of the bond money is dedicated to the completion Mountain House High School but, in all likelihood, Hansen School might still be a wish for the near future without it.

Kiwanis Club Formation Meeting Friday, June 23

Organizers working to form a Mountain House Kiwanis Charter Club are holding a Formation meeting Friday, June 23rd, at 7:00 p.m. at the Fire House Community Room: 911 Tradition (on the high school side of the building).

“We will discuss what is a Kiwanis Club and it’s impact in the Mt. House community. Kiwanis is a Worldwide Service club with 600,000 members as a family of Kiwanis Clubs,” said lead organizer, Tony Montalbo.

Since 1915, member have united to serve children and uplift communities. Each year, the Kiwanis family dedicates more than 18.5 million hours of service and raises more than USD100 million for local and global causes. “We have nearly 600,000 members of all ages and a presence in more than 80 nations and geographic areas,” Mr. Montalbo stated.

What makes Kiwanis special?

Member-driven clubs; Hands-on service; with a Global impact Kiwanis offers many levels of involvement, beginning with their “K-Kids” - Elementary school, students ages 6-12. From there, they offer a “Terrific Kids” Program, focused on elementary student character.

The “Builders Club” and “Bring Up Grades” (BUGS) for middle school and Jr. Hi students, range from ages 12-14.

The “Key Club” is for the high school students. “We currently have a Key Club at Mountain House High School, with 175 members,” Tony added.

Once onto college, young adults may join the Kiwanis “Circle K International”. the largest collegiate service organization in the world.

Kiwanis also features their “Aktion Club”, designed for adults with disabilities.

other meetings well before, were left with three options from which to choose on the issue. Director Manny Moreno spelled out those options to the near capacity audience who largely came in protest of the proposed rate increases.

1) levy a one-time surcharge to all rate-payers to cover the cost of the subsidies; 2) create a multiple year roll-out of rate increases to end the subsidies; or, 3) do nothing and continue drawing funds from the Mountain House general funds to subsidize the costs of operation and maintenance. The second choice was the one the board had agreed was the best approach.

At the outset of the town’s development, the Mountain House master planners were tasked by order of San Joaquin County that, in order to build this town, there must first be water facilities in place. Those included: a Water Treatment plant; a Waste Water Treatment plant; and a Storm Water system.

Before even one house was built here, hundreds of millions of dollars were invested in those facilities. The developers, who fronted the money, were later repaid by the community services district through two bonds - one in 2007 and another in 2011. The ratepayers, then, are obligated to pay on that debt with each monthly utility bill.

The debt aside, the question for the day was specifically addressing the Operation and Maintenance expenses that must be paid in order to keep things running. It was understood early-on that there was no way the few rate-payers at the start of development could possibly cover that full cost, so an intentionally established subsidy was put in to help make ends meet. Calculations reckoned that, at some point - probably around 5,000 rooftops - the CSD could begin to consider

ending those subsidies. 14 years and some $7 million later, that time has come, according to independent expert analysis.

In the early years, general funds for things like road repairs were not needed. Everything was new. Now, however, those needs are materializing, stated GM Ed Pattison.

The need for increased services is real as the community grows. From proposed increase in law enforcement, needs of the fire department, roads and community recreation programs - all of which fall under the 18 powers of responsibility the CSD adheres to - there is arguably plenty of use for the monies in the general funds without continuing to borrow from them.

Following a great deal of impassioned public comment during the public hearings on both the Waste Water and Water Treatment rates, the number of submitted protest votes were tallied. A total of 912 were submitted against the rate increase for O&M on the Waste Water plant. 916 were submitted opposing the Water Treatment plant rate increase. Nearly half of each of those protests were ultimately rejected as incomplete or inaccurately filled out. But, “even if they were all allowed it wouldn’t be nearly enough to change anything,” stated Secretary to the Board, Nicole Adamo.

In the end, the rate increases each passed their respective board votes by a measure of 3-2. The new rates, which should account for an initial total monthly increase of about $5 per rate-payer, will take effect July 1, 2017.

Relay For Life Moves to Central Park

Relay For Life Program Schedule - Saturday, June 24, 2017 - The Bowl @ Central Park

The name, “Relay For Life” implies a walk-athon type event. While there are walking laps involved, the day’s event is designed as much more of a festive, family-oriented, free-to-attend community-wide experience.

Teams coordinate creative fund-raising efforts leading up to the day of the event, as well as providing games, food, live entertainment and more for folks to enjoy, while helping to continue the fund-raising efforts.

The end-goal is to eradicate this devastating disease that’s touched so many lives.

Originally billed as running from 10am until 10pm, the event planning committee met Monday evening and decided to abbreviate the planned schedule for the event.

Due to the expected continuation of this blistering heatwave, the event will occur largely as planned, but split into the two segments. Opening ceremony will remain at 10am, and live performances, theme laps, and such, will continue just until 1:00pm.

Resuming the event from 7-10pm will allow for the culmination of a lot of effort. The Luminaria Ceremony has become known as the emotional peak of the event, allowing participants to honor loved ones.

“We had so many great things planned throughout the day,” said Team Reegan leader, Jennifer Snyder. “We resisted altering the program, but all agreed it was the best way to go, given the continuing extreme heat. And, our team came up with tremendous solutions. This will be a great event!”

Entertainment Director, Bob Corden, had the most complete and diverse line-up of live acts all set to go. The logistics of everything that goes into making it all happen are difficult under the best circumstances. Changing plans at such a late date was really tough.

“As disappointed as I am not being able to enjoy all of the great performers sharing their talents,” Bob explained, “everyone’s comfort, and well being, must be put first. There will still be plenty of great entertainment.”

Relay For Life of MH is a small group of local folks stepping up to make a difference. The day of the big Relay event is geared toward the broader community to come enjoy, have fun, and do their part to help support the cause.

Flexibility is a cornerstone of strong planning skills. Regardless of the harshness of the weather, Relay For Life leaders have adapted to the situation and made changes accordingly.

Virtually 66% of families in America own their home. Homeownership remains an important prong of the American dream and, as indicated by an American Housing Survey by the U.S. Census Bureau, 9 out of every 10 Americans accomplish it amid their lifetime.

Likewise, the notion of “moving up” is key to American homeownership, i.e.: purchasing a home, living in it for a couple of years, then selling to reap the benefit with the aim of buying another property, either a higher-value place or one that better suits the owners’ present living condition. This has been particularly prevalent in high-development regions like California and Las Vegas.

Presently, the choice to sell your home and trade-up is not as obvious as once thought, and owners are left pondering; should we stay, or would it be a good idea for us to go?

The choice to stay or buy relies on upon the distinction between home mortgage yield and rent yield.

People want to rent a house when they pay generously less as rent than what they would be paying if they somehow were able to purchase a home on loan.

Until 2012-13, when the interest rate was high, and taxes were lower, higher mortgage led to yield of 7-8%, contrasted with 3% rent yield – people still purchased real estate since they get to enjoy 10-12% annual appreciation in the cost of the house.

Presently, the interest rate is falling with mortgage yield close to the 5.5% mark while rent yield is around 3%. A further fall, in home loan rate, would make it affordable for individuals to purchase a house to live in rather than stay on rent.

If you are considering making a move, one of the first choices you have to come to is whether to buy a house or rent another one. Since owning a house is the “American Dream,” many individuals essentially assume that the purchase of a house gives you an advantage, and, for most, it does.

With regards to buying a house, the Millennials plan to purchase a home within 2-5 years while the Xers, Boomers, and Matures intend to remain in their present home as long as they deem fit. 19% of Millennials, 42% of Xers, 56% of Boomers and 73% of Matures plan to remain in their present home for a long time.

30% of Millennials, 17% of Xers, 10% of Boomers and 5% of Matures plan to purchase their first or next home within 2-5 years  The Millenials are the newest individuals from the workforce. They are second just to the Baby Boomers. They are multitaskers who love freedom, flexibility as well as money.  The Xers make up 33% of the workforce; they are littler in number and will have numerous alternatives. They are okay with job hopping, and they have a strong independent spirit.  The Boomers are Forty-five percent of the workforce populace and the largest of all. They focus on personal achievement and goals; they are willing to sacrifice for success and worthwhile causes, and frequently named workaholics.  The Matures built a significant portion of today’s institutions (business, education, and church). They love work experience, history, company legacy, and a strong tradition based on hard work, conformity, and loyalty.

Crime Numbers Remain Low Throughout Mountain House

Despite how things may sometimes appear on local social media, reported crime in Mountain House remains quite low, as shown on the adjacent chart. Reporting Fiscal Year-To-Date (July 2016 through May 31, 2017), calls for Suspicious Persons and Disturbing The Peace rank highest. The Sheriff’s Department has stated and reiterated frequently that they appreciate and encourage Suspicious Persons calls, saying that it helps them to have the eyes and ears of the community working with them. Somewhat surprising to many is that the numbers aren’t higher for mail theft claims.

The overall picture is that, while more on-duty officer patrolling would be a good thing, in the scheme of things could be a whole lot worse.

“The children will learn to cook dishes from our garden produce. Your child will learn the basics of sewing and create fun projects.

They will enjoy paper crafting and learn some scrapbooking skills. Keeping the mind sharp is a must so we will play math games and have a reading time.”

This year, Camp Sew & Sew will be following weekly themes for projects. “We will also be having an Art Teacher come share a fun art project and a field trip to Tracy Nursery and Gardens.”

One of the camp highlights is their “Summers End Dinner” that the campers will be preparing for all summer and will host for there families on July 29.

MHTC Honors MH Heroes at Ugadi Celebration

Summer is finally here! Since we usually have a lot of time to spare during this wonderful season, many of us focus on fulfilling the resolutions we’ve wanted to keep throughout the whole year. For me, this means getting the right amount of exercise and nutrition. Even though working out is beneficial, we may start to ignore its advantages and get lazy once in a while. During these times, I look towards motivational quotes to help me get through my daily routines. Recently, I read a quote that I soon learned to fall in love with, “Don’t watch the clock; Do what it does. Keep going.” I recognized this quote from something that I had read before, but at that time, I never deeply understood its meaning. When I finally decided to take the time to reflect on these encouraging words, I realized how true this quote was!

On the occasion of Ugadi (new year) MHTC honored its heroes, Sheriff's department, fire department, LUSD district and Mountain House Principals.

When the quote states, “Don’t watch the clock,” I feel as if it’s telling us that we are wasting too much time preparing for the plans that we want to execute. The quote, “Remember to balance wise preparation with actually making a start,” can give you a better view of what I’m trying to say.

The second part of this quote, “Do what it does. Keep going,” means that you have to keep on moving forward to put your plan into action and achieve the goals that you have set for yourself. The quote, “You don’t have to go fast...you just have to go,” puts the meaning into better perspective, but at the same time, introduces something new. What we can learn from this new quote is that you don’t have to move fast to make progress because as long as you keep going, you will make progress.

Battalion Chief / Deputy Fire Marshal, John Gish, thanked the community for inviting him and his team.

On Sunday, April 9th 2017, the Mountain House Telugu Community celebrated Ugadi (new year) honoring our heroes, Sheriff’s department, Fire department, Lammersville School District and Mountain House principals, enjoying various performances.

The event, held at the Questa School multi-purpose room, was complete with live performances, sponsor booths, beautiful decorations and authentic home made Indian food. A day-long festival, the event ran from 11 am to 7 pm.

The MHTC board warmly welcomed the dignitaries on to the stage stating that without their service mountain house residents could never feel safe.

Addressing the crowds, Sergeant J Petrino, from the Sheriff’s office, thanked the MHTC board and members for inviting the department, calling the occasion one of the fun events he gets to attend. He also proclaimed his love for Indian food. Sergeant Petrino appreciated the dance performances and encouraged such interactions to promote community harmony. Sergeant Petrino was accompanied by MH Deputy Jordan Duncan.

Ugadi celebration event is filled with various cultural and talent shows throughout the day. Cultural programs included Indian classical dance, Indian classical vocal singing, Bollywood and Tollywood dances performed by kids, youth and adults.

The day’s event started with a lamp lighting ceremony, performed by MHTC board members. Lamp lighting is symbolic for driving away any evil forces MHTC members welcomed Principal Jennifer Duran, and welcoming the onset of sprint season, happiness Questa Elementary School and prosperity for everyone.

Ugadi celebration also includes an almanac reading out of ‘panchangam’ by the eldest member of the family or a learned priest, who typically makes predictions for the upcoming year. The predictions are made out of the moon signs.

MHTC volunteers met weekly for the previous three months to plan this spectacular event. From kids to youth, adults and seniors, along with dignitaries, there was a great variety of people in the crowd.

I’d like to conclude by saying that you shouldn’t let any obstacles get in the way of achieving your goals. Overcome those barriers and keep on going step-by-step. If you follow these tips, then you will make a lot of growth in no time at all!

MHHS Class of 2017 Graduates with Flair

With all the pomp and circumstance one might expect or hope for, Mountain House High School graduated the second class in the school’s brief history May 26, 2017.

Some 200 students took their walk across the stage, set up on the football field, and finally turned their tassels.

Principal Ben Fobert, along with the entire Board of Trustees and Superintendent, Dr. Kirk Nicholas, were on-hand to celebrate this life achievement.
