ack in June when Michael Weinstein announced that his proposed ballot initiative to repeal Costa Hawkins had obtained the required signatures to qualify for the November 2018 ballot, our industry was fragmented. There were differing factions of small and large owners who were aligned only in their ideology and understanding that Costa Hawkins must remain intact. Over the next 6 months, through tremendous fundraising, coalition building and public education efforts, we were able to come together and decisively thwart Prop 10. And in looking at the map, we did just that.
“fat cat apartment owners” or “private equity giants” and good for the general public. In reality, this initiative was nothing more than another self-dealing effort by Weinstein who is fundamentally opposed to growth, development and any resulting progress as part of his radical political agenda deployed through the AIDS Healthcare Foundation.

We could not have done this alone. That is, the multifamily industry and the real estate sector could not have defeated Prop 10 without help from our allies in the business and social justice communities. The threat was marketed by the proponent as being bad for the

The Year That Was
2018 will forever be known as the year that spawned nearly a dozen local rent control efforts, with activists in Glendale, Pasadena, Inglewood, Long Beach, Santa Ana, National City, Unincorporated Los Angeles County, Sacramento, Pomona, Santa Barbara, Santa Cruz mostly failing to secure the required signatures to qualify for the ballot. Local efforts attempted to draw energy from Prop 10, but largely fell flat. AAOC managed to fend of rent control twice in the City of Santa Ana and played a critical role in the aligned effort to thwart Prop 10. By my count, that makes us 3 for 3 in 2018. Don’t get too comfortable. These victories figure to be short-lived and we are fully expecting additional activity ahead of the 2020 election.
Ever the opportunist, Weinstein attempted to harness the need for affordable housing and use that as his ploy to kill development. The solution to today’s housing affordability challenges remain in constructing more purpose-

built workforce and affordable housing. So we celebrate not the housing burden faced by so many Americans, but the fact that further and future development (the solution to the housing crisis) will not be inhibited by a self-dealing opportunist. We at AAOC remain committed to working with and presenting practical, viable solutions to the housing challenges faced by those across the County, State and Country. So as I write the President’s Message for the last time, I extend my sincere gratitude and thanks for your calls, complaints, concerns, contributions, criticism, emails, feedback, friendship, ideas, input and most importantly, your support. You have helped me learn new things about our industry and great things about what happens when people work together to make a difference. As an English major I always enjoyed a good ending and with regard to 2018, I’d say I got the grand finale. Good luck to my friend and incoming President John Tomlinson on topping that!

ith the Prop 10 battle over for now, it might be a good time to look at some steps to help relieve California’s affordable housing crisis. On November 6, California voters spoke loud and clear reaffirming that destructive retreaded policies like rent control have no place in addressing the state’s ongoing affordable housing issues. Unfortunately, any problem that has festered for such a long time has no easy solution and will require

sacrifice and creative ideas. First a story about Germany; in 2002, I met a German cousin in Berlin who worked in the Economic Affairs Ministry when Helmut Schroeder was the popular Chancellor. He stated the published GDP rate of 1% was calculated by assuming very favorable assumptions and arguably should have been negative. At the same time, the country was struggling with the assimilation of East Germany. A couple of years later in 2004, we met and he told me he was looking for a different job because Schroder wouldn’t be reelected. The reason was because they realized Germany’s social programs were unsustainable and the leadership had to announce unpopular changes to the German people. History shows that lose he did to Angela Merkel. My point is while Germany’s economy was struggling, leadership made difficult and unpopular but necessary changes that required attacking the root of the problem and not merely the symptoms. Since then the German economy has thrived and is arguably propping up the entire EU. I believe only by attacking the many roots of this problem will California’s housing problems be solved or at least relieved. It has taken 30–40 years to get into this mess; it might take 30–40 years to get out. But with most agreeing this is a crisis now is the time to get started and move quickly. Economists estimate that at best, California needs 664,000 new apartments by 2030 just to keep up with current

population growth. That’s a lot of apartments. Currently, California produces less than half the necessary overall housing. Why does the state not produce enough housing? If you don’t produce enough milk to meet demand, you don’t kill the cows but instead find ways to increase the number of cows. It’s simple economics — supply vs. demand. Though this housing issue is much more complicated than milk, it is still economics and supply vs. demand. Yet for years California has killed cows with a byzantine entitlement process, obstacles, regulations, roadblocks, delays, etc. These run up costs and slow down the development process. It’s a fact that between 30–45% of all development costs are due to soft costs. Moreover, a project won’t be built if it doesn’t make economic sense. Relieving this crisis will require a longer list than the following, but here’s a start: a top to bottom look at regulations, CEQA, Nimbyism and everything else that contributes to delays and added costs. Obstacles to development need to be removed and instead good projects should be fast-tracked. The supply problem — 40 years in the making must be dealt with. Private — public partnerships need to coalesce. Additionally new avenues must be developed to bridge the gap between the workforce and needy to affordable housing with ways to fund it. There’s much here to discuss in future Craig’s Corners.

A Guide To California’s New Residential Rental Property Laws

SB 721 (Hill) Multifamily “Deck” and Waterproofing Inspections. By January 1, 2025, and then every six years thereafter, all load-bearing exterior elevated and associated waterproofing elements of multifamily properties with three or more units must be inspected by a qualified professional (licensed general contractor, licensed architect or licensed civil or structural engineer with a minimum of five years’ experience in wood framed multistory buildings and not a building inspector or official of a December 2018
Balconies, decks, porches, stairways, walkways, supports and their structures, and entry structures that extend beyond exterior walls of the building and which have a walking surface that is elevated more than six feet above ground level, are designed for human occupancy or use, and rely in whole or in substantial part on wood or wood-based products for structural support or stability of the exterior elevated element.
2. New Three-Day to Cure Notice Requirements and New 5-Day Notice Requirements
AB 2343 (Chiu) UD Notice and Answer Grace Period Calculation Changes. Under current law, before a rental property owner begins the unlawful detainer (UD) process for failure to pay rent or for breach of a lease condition, the owner must provide the tenant with three calendar days of notice, and allow the tenant to pay rent or cure the violation with within that period. Furthermore, after a UD has been filed with the court and the summons and complaint has been served on the tenant, the tenant has five calendar days to respond to the complaint by filing an “Answer” with the court. These notice or grace periods have always
included weekends and holidays. That changes under AB 2343. Beginning September 1, 2019, the 3-(calendar) day notices to cure or quit, and the 5-(calendar) day answer period will be calculated excluding weekends and holidays. Owners and managers should review best practices and lease/ rental agreements well before the law becomes operative. In particular, grace periods and late payment requirements should be re-examined and modified for new and existing contractual requirements. Failure to calculate the new time periods for the delivery of the notices will delay performance requirements. 3. Mandatory Third Party (Guarantor) Payments
AB 2219 (Ting) Third Party Rent Payments. Beginning January 1, 2019, rental property owners will be required to accept rent payments from third parties (individuals or
entities other than the tenant), so long as certain conditions are met. These conditions were negotiated by CalStrategic team and included in the bill before it was signed. The conditions are as follows: a. Third party must sign an acknowledgement stating that: a) it is not a tenant of the premises; and b) the acceptance of the rent payment does not create a new tenancy with the third party; b. Acceptance of the third-party rent payment does not require any owner to enter into a contract with federal, state, or local housing assistance program, including, but not limited to, the federal housing assistance voucher programs under Section 8; c. The new law does not impact or change a rental property owner’s right to terminate a tenancy;

d. The new law does not extend the due date for any rent payment or require an owner to accept late rent payments beyond the 3-day pay or quit period. Questions & Answers I have a dilemma. I rent a townhouse to three roommates, two girls and a guy. They all signed a one-year lease just four months ago. I got a call the other night from one of the girls, she told me that the guy had moved out a week after they moved in, after the three of them had some sort of disagreement. She said that he called her the other day and said he wanted to move back in this weekend. She spared me the details, but she sounded afraid of him. The neighbors told me some stories
about the guy, sounds like we’re all better off if he isn’t around. She asked if she could change the locks and not let him in. I’m not sure what to do, if he’s locked out, won’t he just come to me and ask for a key? What do I tell him?
The one-year lease agreement provides each of the three occupants the right to occupy and use the premises for the entire term of the lease, or until terminated. No one tenant has greater rights
than any other. Any action, absent a court order, by one or both of the girls to deny the third roommate entry would be actionable. If the remaining two roommates are truly afraid of the third, they should immediately seek a restraining order barring him from coming near the townhouse. The restraining order, if done properly, will allow you to refuse to provide him with a key to the changed locks, and will keep him away from the premises. He

They spread cable all over my brandnew roof, leave nails and screws scattered all around, and certainly are causing premature wear to the roof by all of their activities up there, and of course, all without my permission. No one should be on my roof! What do I do?
The problem you describe is one that owners have been facing for years. Often it is the tenants who are the cause of the improper installation, but recently we’ve noticed the problems are more often caused by the actual dish or cable provider, by one of their subcontractors
or employees. The transgressions are many; certainly, the installation by attaching the dish to your building facia or structure, and the stringing of cable on your roof is neither permitted by the rental agreement, nor by law. More importantly, the entry upon your roof without your permission is an illegal trespass. The damage caused to your roof by directly attaching the dish to facia, or by the scattered nails and other debris working their way into the roofing material causing the roof membrane to leak are certainly unacceptable and are actionable. Don’t be surprised when your roofing contractor seeks to void his warranty due to your failure to prevent persons from abusing the roof, the lack of maintenance by allowing nails, screws and debris to remain on the roof, and the intentional penetrations of the roof membrane by the installers. Enforcing the terms of the agreement against the tenant is of course the obvious choice, but not necessarily the best. The fix has become a bit more compli-
cated given the current climate of increasing vacancy and declining rents. In strong rental markets, a notice of default could be served on the tenant requiring the tenant to correct the problem, and if he failed to do so, evict him. Once evicted, the replacement tenant then moves in, calls the dish or cable guys, and the exact same problem happens again, deja vu. Problem solved? No. In the current rental market, owners want to solve the problem, keep it from re-occurring, and yet maintain the tenancy if at all possible. The best solution in today’s market, assuming the installation was not done by the resident, is to put the resident on notice of the breach, and with the tenant’s co-operation, demand that the dish or cable installer correct the problem, and repair any damage done to the roof. A written demand should be served upon the dish or cable provider, as well as the installer, that you intend to pursue Legal Q&A — continued on page 12

Legal Q&A — continued from 11 them civilly and will seek damages for their trespass on to your property, the roof, for recovery of the damages you have suffered and will suffer due to the damage to the roof and facia, and for further damages due to their ‘unfair business practices’ of engaging in illegal activity, trespassing and causing damage to property. Provide them a reasonable amount of time, ten days, to contact you to make arrangements to remove the offending equipment and to repair any damage done to your roof. Upon receipt of your letter, or your attorney’s letter, the provider will certainly prefer to correct the situation and will certainly not repeat the transgression on your property. I’ve been thinking of installing a drop box somewhere on my property so that the residents can put their rent checks in it. I’m thinking I’ll save them a stamp and get the rents sooner. Any problem with doing this?
Many landlords do exactly that, most with absolutely no problems whatsoever. If you are considering the practice, it is very important to install a secure box that cannot be removed or broken into and provide your residents with written procedures regarding the use of the drop

box. Specifically, inform the residents that use of the box is optional; that they may use it for their convenience, but that there always is a risk of loss or theft. Rent will not be considered paid until you actually receive their check. And of course, never deposit cash. Also provide the residents with a physical address where they can personally deliver the rent, not a PO Box, if they prefer not to deposit the rent into the drop box. By not requiring the use of the drop box, the resident will bear the risk of loss, until you actually receive the rent. If you mandate the use of a drop box, and fail to provide a physical address for payment, or require payment to be made to a PO Box, courts will find that the risk of loss transfers to you upon their placement in the drop box, or in the mail. Most of my rental units are large and many have an enclosed yard. I think that tenants with dogs tend to stay longer because not many buildings accept pets, so I allow my tenants to have pets. I recently received a letter from a resident complaining that another resident’s dog growled and seemed to lunge at her poodle. Now, I like dogs, not necessarily poodles, nervous little creatures, I think that the poodle probably started it, but I don’t know for sure. Anyway, no harm done, no bites, no blood, should I be concerned?

Although you are not the owner of the dog and would not directly be responsible for any injuries that may result from a vicious dog attack, you may be held responsible based upon the theory that you, as a landowner, allowed a dangerous condition, the vicious dog, to remain on your premises. Mice droppings and nesting can carry the Hantaviruses, so a bit of caution needs to be used. When you begin cleaning, it is important that you do not stir up dust by sweeping or vacuuming up droppings, urine, or nesting materials. • Wear rubber, latex, or vinyl gloves when cleaning urine and droppings. • Spray the urine and droppings with a disinfectant or a mixture of bleach
and water and let soak 5 minutes. The recommended concentration of bleach solution is 1 part bleach to 10 parts water. When using a commercial disinfectant, following the manufacturer’s instructions on the label for dilution and disinfection time. • Use a paper towel to pick up the urine and droppings, and dispose of the waste in the garbage.

I am in the process of installing new dead bolt locks on a number of doors at my building. These doors have never been drilled for dead bolts before. The problem I’m running into is how to line up where to drill for the latch plate in the doorframe. The door is either tight against the fame or is too loose. Do you have any good tricks for getting this done? Ken
Dear Ken:
Indeed we do. Lip stick or shoe polish is the answer. After the dead bolt lock is installed in the door and with the door open, extend the bolt. Now, dab the end of the bolt with lip stick or shoe polish and return the bolt to the unlocked position. Close the door and attempt to lock or extend the bolt into the frame. Open the door and on the frame should be the exact location of the latch plate bolt hole. Using a one-inch wood bit, bore a hole 1.5 inches deep. If your wife will not let you use her lipstick, here is an alternate method. Cut a one-inch thick dowel rod three inches long, insert a small finish nail into the end of the dowel rod, and be sure to center the nail. Cut the head of the nail off. With the dead bolt lock removed from the door, insert the dowel rod into the latch hole in the door with the nail end facing out. Close the door and with your finger, push the dowel rod into the doorframe. Pull the rod out and your drilling site is marked exactly. One last item, if you are doing a number of doors, it may be worth purchasing a doorknob drilling jig. It will contain all the tools needed for profes-

Try using “Rope Light” for accent lighting in some units. Rope light is very flexible and has a life expectancy of 25,000 hours. It can be installed behind the lip under the upper cabinets or if you have space above the cabinet, just lay it on the top. Rope light produces a
nice subdued light, not too bright. Other areas where rope light can be installed are closets, inside cabinets, in the garden, (it is very tough material), under the roof eave to accent the building etc. The problem with rope lights is that you can go crazy with it, there are so many applications. Rope light can be found at most hardware stores and it comes in rolls as long as 150 feet or in small sections of 10, 12, 24 and 48 foot. Text Messages: Senders Beware BY COLIN P. CALVERT
Introduction
Text messages are a common way employers and employees communicate, both during the working day and after hours. The convenience of text messaging is a large reason for this phenomenon. Employers can be sure that employees have received the information, and employees can quickly respond. However, sending a text message can have significant and unexpected consequences for employers, both financially and in potential litigation. Understanding these costs will better position employers to know when it really is worth it to hit send, and when something can wait until Monday morning.
Labor Code Section 2802: Show me the Money
Labor Code Section 2802 requires all California employers to “indemnify his or her employee for all necessary

expenditures or losses incurred by the employee in direct consequence of the discharge of his or her duties, or of his or her obedience to the directions of the employer…” Cal. Lab. Code § 2802(a). Employees are entitled to reasonable costs, including attorneys’ fees, for enforcing the law. Cal. Lab. Code. § 2802(c). Employees can recover money that should have otherwise been reimbursed by the employer under this section and the employer can also face civil penalties. Cal. Lab. Code § 2802(d). The California Court of Appeal for the Second District has held that employers must reimburse employees for their cell phone expenses based on how much the employee reasonably uses his cell phone for work, even if the employee has an “unlimited” plan. Cochran v. Schwan’s Home Service, Inc., 228 Cal.App.4th 1137 (2014). The court stated that “[t]he threshold question in this case is this: Does an employer always have to reimburse an employee for the reasonable expense of the mandatory use of a personal cell phone… The answer is that reimbursement is always required.” Id. at 1144. Employers must pay “some reasonable percentage” of an employee’s phone bill when an employer requires an employee to use a personal cell phone for work. Id. Unwary employers who do not reimburse employees can face a class action lawsuit, as did Schwan’s Home Service in the above case. The resulting

litigation can cost the employer millions of dollars in attorneys’ fees, damages, and penalties. Therefore, employers should think carefully before sending work related information to personal cell phones and demanding a response from employees.
Wage and Hour Issues: De Minimis No More
Until recently, California followed the federal standard which allowed employers to not pay employees for regular de minimis work that took place off the clock. The California Supreme Court changed all that in July of 2018 in Troester v. Starbucks Corp. (publication pending). In this case, a Starbucks manager regularly performed brief tasks after clocking out, such as setting the store alarm, locking the door, and doing other miscellaneous tasks that on average took 4 minutes of work off the clock per day. The manager brought a class action against Starbucks, alleging that Starbucks violated the law by not paying for the manager’s off the clock labor. The California Supreme Court held that Starbucks had to pay the manager for work that regularly took place off the clock, and that Starbucks could not rely on the de minimis doctrine to defeat the manger’s claim. Employers who call or text their employees off the clock could face a similar problem. If an employee were required to check in with their employer
at a certain time every day, or if the texts and calls were regular enough to be analogous to the managers off the clock duties at Starbucks, then the employer would have to pay the employee for the time spent texting. This could raise a host of issues, including potential meal period or rest break violations, unpaid overtime, and incorrect wage statement penalties. Employers should consider these compliance costs potentially associated with hitting send.

Litigation: I’ll Text you in Court
Most people have seen a police officer on television or in the movies triumphantly scolding an arrested suspect that anything he says can, and will, be used against him in a court of law. Employers would be wise to keep that warning in mind when texting employees, as what an employer texts can, and will, be used against the employer and the company in litigation. The California and Federal rules of evidence generally forbid hearsay, which is defined as an out of court statement used to prove the truth of the matter asserted. Essentially, courts do not want a witness taking the stand and saying “I heard so and so say that the defendant did it!” as the jury would not be able to judge “so and so’s” credibility, and the defendant would not be able to confront “so and so,” as he or she is not actually in court. However, there are many exceptions to the hearsay rule. In California, statements made by parties to a case are admissible even if they are hearsay. Cal. Evid. Code § 1220. The federal rules do not even consider these kinds of statements hearsay, and therefore they can be admitted as evidence. Fed. R. Evid. 801(d)(2). Employees could use these exceptions to great advantage in a lawsuit as it is likely that the supervisor who sent the text will be sued along with the company. Even if these exceptions failed for whatever reason, an employee would have numerous other avenues to defeat the hearsay rule and ensure that the text

The Analytics and Psychology of Pricing from Cash In on the Myths of Real Estate
L
ast month I focused on negotiating a successful sale. Before negotiations can begin, a price needs to be established, which is the task of the seller and the selling agent. Establishing an effective asking price on an income property involves more than just an evaluation of like-kind sales
(i.e. comps) and/or the application of that favorite short-cut tool used by many investors — a gross rent multiplier or cap rates. You also need to look at how values are trending. This is one of the primary reasons that real estate professionals pay so much attention to factors like days on market, price reductions

and cancellations. On top of that, there are the psychological aspects of effective pricing as addressed by my father in his book, Cash In on the Myths of Real Estate. Pricing — continued on page 28
Myth 4-2 It is best to price high and leave room for negotiations. Popular Belief: In the time-honored tradition of negotiations, sellers think that they need to build into the price enough dollars to meet buyer demands. Bill’s Truth: Pricing high actually has an adverse effect by reducing the number of interested buyers, which tends to make the property seem less desirable. By definition, pricing to market requires a large enough sampling of willing buyers and sellers to establish a true value. A property receives the most attention when it is first listed and, unless there is a lot of buzz, interest trails off quickly. A property that remains on the market for a long period of time raises questions and often receives lower-than-market-price offers. A more effective pricing strategy is to calculate the value of the property and then set the asking price just below that value. When the market value is established correctly, this approach is apt to generate excitement among potential buyers and multiple offers. What often results is more buyers willing to pay more for the property with fewer concessions. Multiple buyers also allows for the possibility of backup offers.

At that time, we were in the first phase of a new 18-Year Real Estate Cycle, when demand was high and buyers were eagerly making offers. But that was then and this is now. That initial upswing has basically peaked. However, at the bottom line, whatever the timing within the cycle, pricing principles remain the same. In fact,
as the market starts on a downward trend it becomes even more critical to correctly apply both the analytics and the psychology. No longer can you rely on comps from a year or, even, six months ago. You need to take a very realistic look at what properties are being sold right now and at what price. Concurrently, you also need to think long and hard about the consequences of setting the price too high and never getting an offer that you are willing to accept.

If you miss your window of opportunity, you may have to wait another three, four or five years to obtain the target price that you set in your head. Do you really want to hold onto your property that long? Yes, the property may be generating a positive cash flow, but what types of major repairs will be needed in the future? How is the neighborhood aging? Is this a location where you will be able to raise rents to cover increases in operating expenses? What happens if your overhead costs accelerate faster than you are able to raise rents? Consider, too, how the proceeds from a sale might be put to better use. Perhaps there is another investment alternative that provides a less risky rate of return. What about the personal costs? Are there ways to be putting your own time and labors to better use? The very fact that you put your property on the market says that, consciously or unconsciously, you have acknowledged that now is the time to sell. So in making that decision, be fair to yourself and run the numbers for all of your options, including setting a price that will actually generate a sale.

AAOC Legislator of the Year Assemblywoman Sharon Quirk-Silva
O
ur 2018 Legislator of the Year has been strongly supportive of the rental housing industry and private property rights throughout her elected career. This year she was firmly against Proposition 10 and she was supportive of our successful efforts in January to stop the State Legislature’s push to weaken the Costa-Hawkins rent control protections. Sharon Quirk-Silva was elected to the State Assembly in 2016 to represent the 65th Assembly District which includes the cities of Anaheim, Buena Park, Cypress, Fullerton, La Palma and Stanton. She was re-elected to her second term in November of this year. Prior to her election to the Assembly, Quirk-Silva served as a two-term
mayor of the City of Fullerton and was first elected to the Fullerton City Council in 2004. A passion for education and public service have guided Quirk-Silva throughout her career. Growing up as one of ten children, she learned the benefits of negotiation and teamwork at an early age. She was educated in the Fullerton public school system from kindergarten through high school and went on to earn an AA degree from Fullerton College, a BA in sociology from UCLA and a Teaching Credential from Cal State Fullerton. Earlier this the year Assemblywoman Quirk-Silva reaffirmed her general opposition to increased taxes and her strong support of Proposition 13. Her

Three Important Steps For Welcoming New Property Management SuperStars!©

nce you have hired a new property management SuperStar, the next step is critical. It’s now time to welcome this SuperStar into your property management company in a way that will accelerate their success and make a lasting first impression. Read the three steps outlined in this article to learn special tips for welcoming a new SuperStar and how to organize a positive and productive first week. Organizing their arrival: When organizing the arrival of a new SuperStar, preparation must begin at least one week before their first day of employment with your property management company. This preparation might include gathering the following: a company directory/handbook, a telephone/address/email list, a cell phone, personalized business cards, a computer/ laptop with all the necessary software already loaded for them, a folder with any corporate or medical/health forms they will need to complete on their first day and any property management

forms or special business tools they will need. Here are some additional ideas: stock their office/desk with enough office supplies for a full month, a company credit card, easy-to-follow directions for common office tools like the telephone, computer scanner, email and copier, a day planner or new calendar logged with important events or meetings, and maybe a nice company mug to say “welcome aboard”. Tip From The Coach: Remember, the preparation that is done prior to the arrival of your new property management SuperStar will make for a smooth first day and ensure that training can continue on the second day, with no interruptions. Assign a person in your property management company who will be fully responsible for welcoming each new SuperStar in a way that is consistent with your company culture and high standards. Start by selecting a SuperStar on your current team and assign him or her to be a welcome mentor for your new SuperStar during their first week. This person can show your new SuperStar around your property management company, make introductions to your residents, go to lunch with them the first few days, and explain the company hierarchy and procedures. Most importantly, this mentor can answer the many questions all new SuperStars will have. Tip From The Coach: On the first day you can help your new SuperStar gain acceptance among the team by quoting him or her about a new idea or suggestion they shared with you. This demonstrates that you value their feedback and will be quick to give them credit. This also shows your current team that the new SuperStar on their team can make valuable contributions to the success of your property management company and will accelerate the acceptance process. Scheduling the first week: As the hiring manager you are also responsible for meeting with your new SuperStar at
the start of their first day to share with them the written plan you have for their first week. This written plan should include a specific agenda, detailing their exact training steps and who will be assisting them in their learning. In addition, this plan must include a space for each of you to sign and date every step in their training plan as they are being accomplished. This is an important check-and-balance, because it communicates to your new SuperStar that they are responsible for the success of their training and you are equally responsible for the completion of a comprehensive training program. Tip From The Coach: At least for the first week, meet with your new SuperStar for fifteen minutes at the end of each day. Make sure they are settling in, answer their questions, review their responsibilities and ask how their transition into your property management company is going. Remember, whenever someone new joins your company they bring fresh eyes and new ideas— so listen and watch closely to see what you can learn. obile devices have revolutionized the way we communicate and access information. Yet as we constantly communicate with others via social media sites and cellphone apps, it sometimes comes at the expense of face-to-face interactions, which are so crucial to establishing and maintaining meaningful personal relationships. Below are five tips to help you enjoy your favorite gadgets without sacrificing quality time with the people you care about most. Free up your hands. Licensed clinical social worker and relationship therapist Rhonda Milrad says most of us
are more deeply connected to our mobile devices than we realize. In fact, according to a recent study by Deloitte, people in the United States collectively check their smartphones more than 9 billion times per day.¹ To truly unplug, you have to eliminate all temptation. “The phone has to be turned off and put in a place where you cannot see or hear it,” Milrad says. “Only then are you free to be more mindfully present to yourself, your surroundings, and others.” Physically separating from your mobile device also frees you to engage in important nonverbal activities that nurture human connection. A 2015
study² published in the journal Social Psychological and Personality Science indicates that touch-related gestures strengthen the bond and feelings of closeness between couples. Similar studies indicate that touching can improve and protect adult relationships — romantic and otherwise. to give yourself permission to disconnect to feel comfortable separating from technology. “We experience the most trouble disconnecting on our days off because we have an impulse to stay connected but feel a pull to make the most of our weekends,” she says. “The paradox can be quite anxiety-inducing.” When her clients struggle with the idea of disconnecting because of work demands, Hall suggests they schedule 30 minutes on Sunday mornings to comb through email for any emergencies or fires to put out, write a to-do list for the week ahead, and make specific short- and long-term goals. Tending to pressing business (briefly) and outlining what the week ahead will entail can relieve the sense of anxiety that powering down often presents. Create a new morning ritual devoid of electronics. Hall says that you’re sending yourself a signal that electronics will rule your day if you reach for the phone first thing. “Take time for yourself in the morning: meditate, have a screenless breakfast as a family, set positive intentions for your day before you ever glance at a screen,” she says. Although your mobile device may give you access to vital information, news, and tools, you’re in charge of where you place your attention. aving spoken for the AAOC for nearly 40 years, Clem Morin was the natural fit to provide members with all the information they will need as they prepare for their 2018 tax returns. We are very fortunate to have their support and the support of the entire Product & Service Council membership. We were then given an update on the Proposition 10 fight from our President, Nicholas Dunlap. AAOC continues to provide resources for our members and hand out free No on Prop 10 yard signs. From the statistics we have seen, it appears that we will win the battle, but the fight will never truly be over.

Let’s Take it from the Top —Your Roof
If you think about your home or investment property from a risk exposure standpoint, you must start from the top—your roof. Everything you own, including your building, furnishings and most importantly, your family, are exposed to harm if you have a faulty roof. The cost of keeping your roof in top shape is small when compared to the overall value of your property, but it protects 100% of the building and interiors. Over the years, I have utilized a concept called “The 3-R’s of roofing: • Restore: restore your roof by performing maintenance on it. The goal is to extend the life of the existing roof and prepare it for wet weather conditions • Repair: This repairs an existing or potential leak. This also extends the life of your existing roof. • Reroof: This is recommended only when Restore or Repair will not be effective in protecting your property. Don’t let anyone sell you on this unless you have a few opinions. Basically, it comes down to trusting that your roofing provider will be honest and ethical with you in estimating what is needed to protect your property from the elements. Remember, not every roof inspection needs to result in an “urgent repair”. If your roof is fine, an honest roofing vendor will tell you so.
