The Volunteers and Staff of AAOC

A

s President of AAOC, it’s amazing to see first-hand how much time and energy the staff and volunteers spend to promote and improve this rental housing industry that we’re all so passionate about! Volunteers and staff have always driven AAOC’s legislative successes and educational development and today is no different. Most of you can’t begin to realize all the things happening behind the scenes that make AAOC a leader in our industry, so here’s a peek at what AAOC staff and volunteers have been accomplishing recently: • Since 2011 AAOC has spearheaded the formation and development of a state apartment association called California Rental Housing Association (CalRHA). This organization has had some growing pains, but today with the guidance of Steve Duringer, Nicholas Dunlap and Lou Penrose, this association is growing and coming together as a solid organization and legislative advocate. Today CalRHA represents the interests of 18,209 members of affiliate state associations. To put this into perspective, that represents 25% of NAA’s nationwide membership! • In 2016 — The State Legislature introduced 156 state propertyrelated bills and AAOC successfully helped to defeat or amend the worst bills.

• Several highlights from that legislative session include: — AB 551: (Bedbugs) successfully amended! — SB 7: (Sub Metering and RUBS Requirements) successfully amended! — AB 2502: (Rent Control) voted down! — AB 2820 (Price Gouging and Rent Increases) successfully amended! • Nicholas Dunlap is the 2017 Chairman of our Legislative Committee and has his hands full! With the Democrats enjoying a supermajority this year, there are 140 bills being monitored, one of which would mandate all owners accept Section 8 tenants. • Earlier this year, AAOC along with other associations launched opposition against rent control. AB-1506 was pulled for this year thereby weakening legislative attempts to make rent control easier in the state. • Locally, AAOC is working with several OC cities to find a fair system to relieve the acute on-street parking problems. Ray Maggi has been instrumental in dealing with the city of Anaheim to create a fair and working model that other cities could adopt.

• AAOC held its 46th Annual trade show, and the staff excelled in making this another trade show that continues to be one of the best in the industry. • The Education committee is chaired by James Wohrman and is assessing all education seminars, classes and workshops with new and exciting changes being developed. The one I’m personally most excited about is the new LEGACY program that includes education about legacy, trusts and estate planning! • Tim Gorman is AAOC’s treasurer, who along with Janet Proctor, has retooled our financial reports and continue to keep a close eye on the dollars and cents of your association. There are a number of key volunteers who I haven’t mentioned that are just as involved and as passionate about the industry. This has been a quick look at some of the volunteers whose efforts along with staff have greatly slowed Sacramento’s out-of-control attacks on rental housing industry and property rights in general.. AAOC is having a positive impact! Your membership is vital to the level of success we can achieve as well as how successful we are fighting on your behalf! Thank you. Craig has been in the rental housing industry since 1981. He currently lives in San Clemente with his wife and enjoys traveling around the world.

he Apartment Association of Orange County and its Legislative Committee, headed by Legislative Vice President Nicholas Dunlap are hard at work. And be sure, there is work to be done. Statewide, the efforts to impose regulation and ordinances that negatively affect our rental housing industry are gaining momentum at a pace not seen before in a generation. Now, those of us in government advocacy are often criticized for spin

and use of hyperbole. So here are some basic facts. You can decide for yourself if it qualifies as a warning signal, or just fake news. San Jose, California — New just cause eviction regulations. Mountain View, California — Measure V compels rent rollback. Alameda, California — Rent control and mandatory relocation fees.

Government’s Reaction to the Housing Problems

o how has the State and local governments responded to housing shortage? To begin with, in 2017, the Legislature introduced over 130 housing related bills, nearly 50% more than typical legislative years. Among the bills are ones that help generate funding to build affordable housing and remove obstacles to development. Then there are the ones that seek to regulate the rental property ownership and development industry. On the supply side, a few bills are aimed at increasing funding to build affordable housing. ACA 11 (Caballero) imposes a quarter percent sales tax to generate yearly funding for middleincome earner housing. SB 3 (Beall) is a 3-billion-dollar one-time state general obligation bond to build and rehabilitate low-income housing. SB 2 (Atkins) would impose a $75 fee on all real estate recordings (with the notable exception that the fee would not apply to a single-family home sale), which in

turn would generate a regular stream of funding for affordable housing. While these bills promote development of housing, none of them increase market rate housing. On the regulation side, there appears to be a target on the backs of rental property owners, managers and developers. Both on the state and local level rent control is on the agenda. Despite consensus among experts that rent control does nothing to solve the State’s housing supply problems, and actually leads to the development of fewer homes, and homes remaining off the market, lawmakers continue to target rental property owners for regulation. AB 1506 (Bloom) is probably the worst bill in years. It essentially allows all cities and counties in the state adopt the strictest forms of rent control on all types of housing. Currently, under the Costa Hawkins Act of 1995, newly constructed units and single family homes are protected from rent control.

Moreover, owners of controlled units are able to raise rents to market rate when a vacancy occurs. Bloom’s bill would remove all of those protections, allowing local governments to control even vacant units (a form of rent control called “vacancy control”). Owners would be required to keep their rents artificially below markets forever. Rent control, especially the most severe kind like vacancy control, makes building rental units cost prohibitive. Owners cannot make money off of them, so investors stop investing. Owners of current rental units eventually get out of the rental business because renting property becomes unprofitable. Ultimately, rent control increases the housing shortage problem, which then increases competition and costs, and makes housing even more unaffordable. It also encourages legislative bodies to adopt additional restrictions on rental properties. Assembly Member Bloom has since pulled his bill back for this year, but promised to bring it back next year with some amendments. Several members of the legislature that seek to repeal the Costa Hawkins Act or amend the act to severely injure the important aspects of the act join Mr. Bloom. Tenant groups are using AB 1506 as a platform to organize and demand changes in several laws. Inclusionary housing mandates are also back on the table. Inclusionary housing mandates force developers to build affordable housing units as part of a larger market rate development


without the requirement of the government providing density bonuses or sufficient cost offsets. Without offsets, the costs associated with the “affordable units” are borne by the property owner and possibly the other tenants. Again, the more burdensome development is, the less investors are inclined to develop. These kinds of mandates, as noted by the LAO, do nothing to address the housing shortage. Locally, there are several communities considering adopting rent control regulations to address affordability issues. Rent control is a hot topic, promoted by well-organized tenant advocacy groups. It will continue to be discussed, and ultimately, some communities will cave. Communities that ordinarily would not have given a second-thought to regulation a few years ago have recently considered rent control. Concord and Burlingame are just two of many examples that considered rent control. Other cities are “strengthening” rent control laws. Just a few weeks ago, the City of Long Beach considered adopting an ordinance that would permit every tenant to use the same credit report for 90 days. One significant explanation to adopt the ordinance is the cost of credit reports is simply too expensive. If rent control and inclusionary housing mandates have not captured your interest, the state administration, notably the Department of Fair Employment and Housing Council (DFEHC) has proposed three significant regulations that should affect every property owner and manager. Occupancy limits have not changed in decades. If the DFEH draft regulation becomes law, owners and managers could not discriminate against tenants that want 15 occupants in a three-bedroom, 9 occupants in a two-bedroom and 6-occupants in a one-bedroom. Owners would no longer be permitted to advertise that a rental unit has a living room, dining room, and kitchenette because those rooms could be used as a

Questions & Answers I own a small apartment building in a “rough” area. Seems like a day doesn’t go by without some sort of violent crime in the neighborhood. I have a vacancy now, and I don’t know if I have to tell them about all the stuff going on. If I did no-one would rent, what do I do?

In many areas throughout Southern California, crime is a fact of life. When asked by the prospective resident about crime in the area, refer them to the

local sheriff or police department for statistics. Be careful not to portray your building as a “security” building or advertise it in any way that may create a false sense of security or safety. If your property presents an increased risk of harm, or has had a recent rash of criminal conduct, you may have a duty to disclose this fact to the prospective resident, even if not asked.

Most of my rental properties are residential multi family, but I have one small retail strip center in Los Angeles that I own as well. I’ve never had a problem with my commercial tenants, but I have one who hasn’t paid rent this month. Can I use the same three-day notice to pay rent or quit that I use for my residential properties?

Q&A — continued from 12 tenant laws differ in many ways. One major difference between the two is the ability to accept partial rent payments after service of a notice to pay rent or quit for a commercial property, and not for a residential property. Provided the necessary language is included in the commercial notice, you may accept a partial payment without waiving your notice, and may proceed with an unlawful detainer action without having to re-serve a new notice. For that reason, all commercial notices to pay rent or quit should contain language stating that in the event a partial payment is made, it will not act as a waiver of your right to commence an unlawful detainer action. If you have served a notice that does not contain the proper language, and your tenant tenders a partial payment, you may immediately provide the tenant with a letter acknowledging the partial payment, but also stating that the partial payment will not act as

a waiver of your right to proceed with an unlawful detainer action. Other than that, review the cure periods stated in the default portion of your lease. Typically, the cure period for non-payment of rent or other monetary sums due is three days. Failure to provide proof of insurance is typically three days as well. Most commercial leases will allow ten or thirty days to cure a non-monetary breach. Ensure that the forms that you intend to use are consistent with the terms you have negotiated in your lease agreement, as the terms of your lease will control. I’m in escrow to purchase a small regional shopping center, and am in the middle of conducting my due diligence. I’ve gone through the leases and am having some difficulty verifying the terms of some of the tenants’ obligations. My agent, nice guy but a bit green, isn’t much help. He just wants escrow to close so that he can get paid. The seller appears to be disorganized, but not

sure if he is giving me the full story. How can I be sure I’m getting the straight story?

Thorough due diligence is absolutely critical to ensuring that the deal is one that makes sense to you. A good real estate agent and his broker will actively assist you in ensuring that your requests for information are properly responded to, and will assist you in conducting your due diligence. Contact your broker and request that he assign a more seasoned commercial agent or broker to assist you in the transaction. Depending on the size and complexity of the transaction, you may wish to retain the services of a real estate forensic accounting firm to verify the financials. Ensure that you have complete copies of all existing tenants’ leases as well as all addenda. Estoppel agreements signed by each of the tenants as well as the owner, affirming all of the terms of the tenancy, including any options are a must. A site

confirmed that he was out, said he left the keys in the unit. Guess I’m kind of glad he’s gone, won’t have to go through the eviction process, but now what? He’s only six months into a one year lease, and I don’t have any prospects. What is my next step?

First thing is to confirm he’s out, pick up the keys and change the locks. Document the condition the unit was left in, by taking several pictures of the premises. If there is damage, take detailed pictures of the damage. You will need to provide an accounting of his security deposit within twenty one days if the property is residential, thirty days if it is commercial. Now that you have possession of the premises, you have an obligation to mitigate your damages, that is, to attempt to relet to minimize the loss that you are sure to incur. Ensure that you maintain a log and document your actions in attempting to relet the premises. If you retain the services of a broker, ensure that he or she does the same. Your former tenant is

responsible for the remaining term of the lease as well as any costs that you will incur in re-letting the unit. When the bathroom faucet was new, turning off the hot or cold water knobs would cut the flow of water immediately. Two years later, upon turning them off, the faucet weeps a bit of water. Is this a sign the knob isn’t working? Can a clogged spout screen be fixed? With all these problems, do I need to buy an entire new fixture? Paul

Dear Paul:

Most types of faucets are repairable with standard tools and a rebuild kit. Note the brand and style of the faucet and find a corresponding repair kit at the local plumbing supply house or home improvement center. Repair kits often come with the specialized tool you may need to repair the faucet. The faucet screen can be cleaned and is housed in a removable assemble at the end of the spout. These can be spun off and the screens cleaned and replaced.

Keep in mind the cost of repairs may rival the cost of replacement. If the cost of repair is more than fifty percent of the cost of replacement, we recommend the faucet be replaced with new modern fixture.

How can I add more storage to my utilitarian type bathrooms? The residents complain that they need to store their toilet paper in the hallway! Please list a few suggestions on what to do? Robert

Dear Robert:

It does seem bathrooms are sometimes designed as an afterthought. Sink, toilet, bath and that is it. A modern bathroom will take into consideration the need for storage, electrical devises, personal hygiene etc. The first item that comes to mind is installing a bath sink cabinet. An old style cabinet might only have a set of doors under the sink. We find

this is not adequate and a cabinet should have drawers along with access to under the sink. The drawers can store hair dryers, and all manner of personal bath items. A unique system we like utilizes the space between the studs in the wall. Cabinet doors or mirrors can be used to cover storage in the walls. The wall storage is perfect for toilet paper, rolled up towels, tooth brushes, and most other small items. Install multiple towel racks on the back of the bathroom door for additional towel storage. The space above the toilet can easily accommodate an overhead cabinet for larger items. Reversing the swing of the bathroom door from inward to outward will greatly increase the usable room and make the bathroom appear larger.

Often residents relocate during the summer months due to a change in schools their kids attend. They want to be close or within walking distance. The other more problematic reason is poor maintenance service. According to the 2011 national resident study, “Getting Inside the Head of the Online Renter,” the number one factor in a resident’s decision to renew a lease is “Quality of Maintenance Services.” Additionally, the current SatisFacts Insite® Index for Work Orders indicates that 18% of all service requests are not completed right the first time. And of those, only one-third of residents received notification that there would be a delay in completing the request. What the above means is poor maintenance service can lead to higher vacancies. How to Protect Yourself from a Tenant Lawsuit

B

eing a landlord can contribute to the community and to your cash flow. Nevertheless, all landlords need to know that part of being a landlord means bearing some risk of eventually being sued by a tenant. The key is to follow practices that are fair, equitable, and responsible. Here are 10 things you need to do to avoid a lawsuit from any future tenants. 1) Make sure your lease follows state law. Many states mandate the inclusion of certain information in rental leases. Some regulate deposit amounts and late fees. Some, like California, require clauses pertaining to past sexual offenders in neighborhoods. Make sure all the information your state requires is part of your standard form.

2) Draw up a lease that specifies rights and responsibilities. Make sure that your standard lease is very clear about rights and responsibilities. Is heat and electricity a tenant responsibility? Is it yours? Specify these things in the lease. Do tenants have access to laundry

facilities but must pay for each load? Include that in the lease, as well. 3) Screen your tenants. Don’t have a potential tenants sign a lease just because they look responsible. Your application form should include a place for references. These can include former landlords, employers and banks or credit unions. Call all of them, and get facts on your potential tenant’s past.

If a unit has been significantly damaged during a rental period, it may be the tenant’s responsibility though. It is a good idea to take pictures of each room and area before a new tenant moves in. In fact, you can encourage the tenant to take their own pictures, as well. Pictures will give you a record of the rental property’s condition when the tenant moved in. Was a carpet new and shiny on the first of the month, but riddled with cigarette burns a year later? Was a kitchen table new one year and stained the next? Having documentation will protect you from a tenant’s claiming the responsibility is yours — and ensure that the cost of repair will come out of their deposit.

If repairs are due to normal wear and tear, your tenants are not responsible and they should get their security deposit back in full.

To protect yourself from a potential lawsuit, you want to make sure the person has no criminal history. Even a history of bounced checks or nonpayment could indicate your potential tenant has a need for money or a disregard of responsibilities. You don’t want other tenants becoming victims of one you didn’t vet properly.

4) Handle the security deposit properly. Some landlord-tenant disputes center around whether a landlord or tenant should pay for repairs. Repairs after a lease is up come out of the tenant’s security deposit if they are

on the property, the equipment must be fitted with Tier 4 emissionsreducing equipment. If this is the case, it’s also considerate to check in on your tenants to see how they are affected by any dirt and debris from the project.

There must be heat and adequate ventilation and air conditioning. There must be light. If you live in a cold climate, snow and ice must be removed from the walkways on your property so they are safe to walk on within a reasonable period after a storm. If there is construction

Most states require at least 24 hours’ notice before a landlord enters a tenant’s place. Some states may require more, so make sure you know your state’s laws inside and out. 9) Treat all tenants fairly. Make sure that your tenants know your rules and regulations. It’s a good idea to have them written out. Either provide a copy with the lease or post it, if your rental is a multiunit dwelling, in a communal area. Then, follow all rules and regulations with every tenant.

o understand when is the best time to rent out a vacancy, or figure out how much the rental price should be, keeping a keen eye on

the rental housing market in your area is a big part of that process. While you can easily spend hours reading market trend reports and analyzing the impact on your property, it’s important to come up with a plan in case the rental market slows. With technological alternatives and preparation to decrease your costs and improve your internal operations, you create a buffer for yourself in case the market takes a turn for the worst. According to the National Multifamily Housing Council (NMHC), their recent quarterly survey “remained below the breakeven level of 50,” with “market tightness” hitting a score of 41

and “sales volume” reaching 30. From 25 to 41, 20% of respondents reported that the market had tightened since January. Half of respondents reported lower sales volumes (with 11% reporting a higher sales volume) since January as well. While the NMHC’s survey covers the market conditions of apartment complexes, it is likely that this increase in market tightness and sales volume will affect independent landlords and real estate agents like yourselves. “You Only Have to Get Rich Once”

S

o goes the saying anyway. It’s a phrase commonly associated with stock and bond trading. A bit crass perhaps, but the statement’s subtext does evoke a certain sense of optimism: If you play your cards right an opportunity for financial success awaits that could provide meaningful rewards for a lifetime. Now, that concept may play well on Wall Street, but what about on Main Street where many apartment investors dwell? To the point, can you get rich in rental housing investing in 2017? In considering the question, let’s start with the obvious, which is that, as an overall asset class, apartments have been performing in stellar fashion. A few illustrations of multifamily prowess selected from the chart on the adjacent page: • The occupancy rate in Orange County was running at a powerful 96% at the conclusion of first quarter 2017, while nationwide the occupancy stood at 94.5%, still a respectable figure; • A key valuation metric, gross rent multiplier on 5+ unit apartments, came in at 14.52 for OC and 13.44 for the country as a whole, both robust figures indicative of strong investor appeal; note that GRMS on 2–4 units are typically even higher than on 5+ unit properties; • Average monthly rents in OC reached $2,059 in Q1 2017, up

13.6% from two years ago; the nationwide average was $1,280, a 6.4% upward move from Q1 2015; • And supportive of continued steady tenant demand for rental housing are the Q1 2017 unemployment figures of 4.5% both in Orange County and nationwide. A range of 4.6% to 4.8% is normally thought to be the sweet spot for maximum economic efficiencies; the current 4.5% rate is that much better for rental housing…less people out of work translates to more prospective tenants; and as this article goes to press (6 -10-17), May 2017 unemployment numbers for OC and the nation have both fallen to an even landlord friendlier 4.3% rate; These are among the factors that explain why apartments have been a strong performer in the modern, post-recession era…let’s call that 2012 forward. CoStar data reveals that the price per unit in Orange County from Q1 2012 to Q1 2017 rose from $163,524 to $240,794, a 47% increase; nationwide, price per unit in the same five-year period went from $92,515 to $129,927, a 40% increase. Indeed, these price jumps have made lots of apartment owners rich, including a boatload of moms and pops, many of whom had originally invested in the 1980’s and 1990’s, then road out the 2007 subprime mortgage July 2017

triggered real estate debacle, finally to be rewarded for their patience as apartment values came into full flower these past few years. But that was then. What about the next five years? Will today’s buyers — those acquiring units at 13.5 or more times annual gross scheduled income — see major appreciation in asset value over the next half decade? Not likely. However, this doesn’t mean that rental housing is an unworthy investment. On the contrary, apartments are extremely well positioned in the marketplace. Demographics suggest that stout demand for rental housing won’t slacken. Multifamily revenue streams are about as stable as cash flows get, with rent levels expected to climb given existing hefty demand for affordable housing. The problem for the mid 2017 buyer, of course, is that markets have come to realize just how wonderful apartments are, and the positives are now fully baked into prices. At this stage I see rental housing as a steady, if somewhat modest, cash flow producing investment that will hold relative value nicely through recessions and during inflationary periods and, additionally, comes with attractive tax benefits (at least for now). Today’s buyers will enjoy a decline-resistant asset and reap rewards over an extended holding period. Not a get rich quick plan, just a quality asset that will upgrade virtually all portfolios.

Where’s the Real Estate Market Going?

veryone would love the answer to this question. There are lots of opinions, but no one knows for

certain. I, too, have my own take on what is going to happen. However, I also pre-

scribe to a long-held theory that has enabled me to achieve my personal wealth-building goals and, for the most

Popular Belief: Because of the rapid free flow of information, the established pattern of real estate cycles can no longer be used as a reliable predictor of market trends and timing. Bill’s Truth: Real estate cycles do exist and will continue to serve as an effective indicator of what is happening in any given market. A student of economics and markets for over 25 years, Phillip J. Anderson studied U.S. real estate land sales from 1800 forward and found that there is a definite 18-Year Real Estate Cycle at work. Anderson surmised that, based upon 19th Century economist David Ricardo’s Theory of Rent, the forces at play are so universal that the cycle is going to keep repeating. There may be minor variations, but the pattern is there. Anderson says he teaches you how to remember the future.

I charted my own 60 years of investing. Over the course of three cycles (from 1965 to 2015), I completed more than 60 transactions and, with the majority correctly timed to the cycles, I achieved an IRR of over 20% per year. Be aware also that different markets, particularly those in different geographic regions, may be in almost opposing phases of the cycle. This is what creates some very profitable arbitrage opportunities. Most importantly of all, there is also a Long Wave Cycle that runs approximately 54 years. This consists of three 18-year cycles. Each is similar, but with different intensities. The third cycle has more severe drops and inclines, yielding greater opportunities for profit or loss. Understanding both the 18-Year Real Estate Cycle and the Long Wave Cycle is the key for contrarianstyle real estate investors. This can be a game changer for your investment strategy. Cash In: Learn to recognize where the market is positioned both within the 18-Year Real Estate Cycle and the Long Wave Cycle, and be ready to take action.

Ask yourself, if you knew how real estate cycles worked, would you have an advantage over other investors? The answer is clear to me. 40

part, avoid major pitfalls. My breakthrough moment came when I first learned about real estate cycles. I spent a lot of time reading and studying this concept. Although there are many forces at play and host of variables to be considered, understanding this concept is crucial. In fact, real estate cycles are one of my four top myths as covered in the first chapter of my book, Cash In on the Myths of Real Estate. So where are we in the current cycle? In my opinion, Orange County is nearing the end of the first seven-year period and our market is due for a reset. What does this mean to you? First, take note that the cycle is near or at a peak so be very careful about buying today. Don’t over-leverage and be ready to handle any cash-crunch issues should not just prices, but rental rates drop. If you are still seeking to add to your portfolio, the reset may create opportunities to exchange or purchase additional properties. So, setting aside some cash might be good idea. Even if you plan to do nothing, take the time to look at how the cycles might affect your legacy. With the recognition that a reset is apt to happen, now is the time to make sure that your properties are not over-encumbered and that there are sufficient reserves for major maintenance or repair expenses as well as any cash shortfalls due to higher vacancies or a need to reduce rental rates. Whatever your situation, understanding the real estate cycles gives you an all-important extra edge in your planning and decision-making — be it now or even a decade from now when we will be in the period we call the Two-Year Winner’s Curse. After 4-nights before leaving the Serengeti for the Ngorongoro Conservation Area, we have a special permit allowing us to pass through the Nabi Hill Ranger Gate into the protected short grass plains of the Southern Serengeti. This is one of the areas you have seen on the National Geographic specials and home to one of the most iconic animals of Eastern Africa and the fastest land animal on earth, the Cheetah. Last time we were in this restricted area, we did not see one other safari vehicle all day. We continue East exploring on our way to the UNESCO World Heritage Site of Ngorongoro Crater. This is the world’s largest intact nonfilled volcanic crater in the world and due to the large lake which sits in the center, is home to 25,000 mammals and all the Big 5 in Africa. The rim of the Caldera is nearly 8000 ft. high and perched on the very rim is our home for the next 2 nights is out lodge. The near airplane views from the balconies into this spectacular wildlife arena will leave you in awe. On the way to Ngorongoro today, we will stop by a Masai Village, the tribe who are the stewards of this conservation area.

We will descend the winding road from the top of the ridge to the Crater floor, and you'll gradually emerge from the clouds and notice a steady shift in both temperature and scenery. Eventually the landscape melds into the tawny grasslands of the Crater floor. For as far as the eye can see, you will be surrounded by generously sized herds of all types of animals, all taking haven in what has been called "Africa's Garden of Eden." Gazelle and buffalo, wildebeest and zebra, elephant and even the rare black rhino live in concentrated numbers here. We will spend two night at Ngorongoro crater before heading overland back to Arusha. After enjoying dinner, some wonderful craft shopping and a wonderful day room to relax at the beautiful African Tulip Hotel, we return to Amsterdam for our second overnight in the city on the way home. We have some light touring in the Netherlands for the stop-over and a fabulous hotel location for some free time exploration as well.

The spring of 1958 was monumental for a favorite amenity now found in the common areas of many apartment complexes…it was then that a young gas engineer, while lighting the charcoal grill for a Friday night Barbeque, first came up with the idea of a gas grill. A couple of days later, after taking the grid out of his wife’s oven, the log lighter out of his fireplace, and a bunch of lava rock out of his garden that he invented an product that has changed the way we look at our backyards forever! Eight years later he left a secure job with a public utility and headed west to start a wholesale distributing company known today as AEI Corporation. He had given the idea of a gas grill to a young entrepreneur making gas lamps under the Charmglow name, who took the rough prototype, refined it, and started manufacturing grills in the early 60’s. One of AEI’s first customers was Oakwood Garden Apartments who felt that a gas grill would be a great amenity for their residents. Their idea of using this amenity proved to be a good one as quality gas grills have become a standard on almost all Multi-Family complexes across the country today. Although the product has evolved since the early 1960’s into a much broader offering, the idea has remained the same… provide an appliance that allows people living in apartments to enjoy the fun of outdoor cooking, while keeping the smoke and mess away from their homes. Soon after opening the doors at AEI, Phil Arnold was approached by a local manufacturer who had just invented
