REINZ Regional Commentary “Median house prices in the Manawatu/Wanganui region achieved a record equal $580,000 in July 2021. Additionally, four districts in Manawatu/Wanganui reached median price records including Manawatu District ($629,000), Palmerston North City ($678,000), Rangitikei District ($520,000), and Tararua District ($445,000). July saw a decrease in the proportion of properties sold in the sub-$500,000 price bracket, making up 29.6% of sales in the region, down from 62.5% of sales in July 2020. First home buyers have taken a small step back from the market as they take a wait and see approach around the latest government initiatives. 348 properties sold across the region in July, down 21.4% annually to the lowest level we have seen for the month of July since 2015. As we are seeing across the country, Manawatu/Wanganui is also experiencing a shortage of available properties with 8 weeks of stock available (a total of 490 properties), down 15.5% year-on-year. Investors have also taken a slight step back in July as they wait to see what impact the various government initiatives will have. The REINZ House Price Index for Manawatu/Wanganui increased 48.5% to a new record high of 5,051 in July – the highest annual percentage increase across all regions in New Zealand.” Jen Baird REINZ CEO

Cat v panel heater: Which is better? How many cats do you need to heat an energy-efficient home?

I

t’s the question on everybody’s lips. Well, maybe not everyone’s lips, and it’s possible this is a niche topic, but it is relevant. A 3kg cat has a heat output of 14.8 watts, or 129.65 kilowatt-hours - the metric commonly used by power companies to show you how much energy you’re using. These numbers are important when it comes to the design and building of energy-efficient homes, as the heat output of random things like cats can lead to overheating. For example, to be certified Passive House, a building must have an annual heating demand of less than 15kWh per square metre to maintain a comfortable temperature. For a typical Kiwi house of 150sqm, the annual energy demand would be

2250kWh. The number of cats required, therefore, would be 17.35, but let’s avoid chopping cats and round up to 18 whole cats. This equates to 1 cat per 8.33sqm. Easy as. Let’s bulk order a cat litter. Cats cost about $250 per year to ‘operate’ which equates to a total running cost of $4,300 per year*. This is a bit more than $475 for gas or $675 for electric, although the installation cost is less for cats. * The calculations have used an average heat load. In reality, the heat load will vary considerably throughout the year. You will need significantly more cats in colder weather and less during mild weather. In hot weather, you can, of course, let the cats out, but this represents a significant waste of resources if you

continue to feed them. And as cats cannot be used for cooling, you would also have to introduce an alternative cooling system such as lizards or other cold-blooded animals. Sourced from OneRoof.co.nz

Creating an ideal outdoor space

f you’re right at the beginning of the process, it’s always a good idea to chat with people who have completed a bathroom renovation and can give you some handy tips. 1. Know your budget. Have a clear idea of your budget for the renovation, this is important to know at the outset! Your budget can be influenced by so many things, so if you’re wondering what a realistic budget is and what you need to include in it, check out a few of our Room Reno videos on our YouTube page. And, remember to include budget for the extras like accessories and a buffer for any unforeseen costs. 2. Know your space. Measure up your bathroom and any additional space

you have to work with, including where the doors, windows and fixed features are, as well as existing plumbing pipes and electrical wiring. You can move plumbing and wiring - even your toilet if you want - but it adds time and cost, so think carefully about whether it’s worth it. Also keep in mind which way doors open and how far. Agency Agreement

If you are using a licensed real estate agent to sell your property, you’ll need to sign one of these agreements — it sets out what the agent will do and what they will be paid. Remember you can negotiate the conditions, such as who pays for marketing and how much the commission is. Make sure you get legal advice before you sign.

Beo Or Bbo

This stands for ‘Buyer Enquiry Over’ or ‘Buyer Budget Over’, which means the price listed on the advertisement indicates the minimum the seller will accept. The seller actually needs to give serious consideration to any offer over the BEO, so this figure needs to be selected carefully.

Anodised Sublimation GLASS - In New Zealand, buildings must meet certain energy efficiency standards which vary across the country. For most homes, that will mean single glazing may not satisfy the standard, and instead you will need to use insulated glass units (or IGU).

An IGU is made up of:

• 2 or more panes of glass (of which there are varying types and thicknesses to choose from) • Held apart by a spacer (standard and thermally improved options are available) • With the space between the panes of glass filled with air or an inert gas • And sealed around the edges The right glass can maximise light, reduce heat loss, provide sound protection and minimise fading of your furnishings.

PRIVACY GLASS - You may wish to consider the areas of your home where privacy is important. There are a number of glass options that can provide more privacy to areas such as bathrooms or windows that are close to neighbours or roads. Before making your final selection make sure you check whether the glass will provide the same level of privacy in daytime and night time when internal lights are on. REFLECTIVE GLASS - Is a processed glass which reflects more amount of light and provides mirror-like finish. Reflective glass also blocks solar heat coming from outside and thus helps in reducing the cost of air-conditioning. TINTED GLASS - Is made by adding metal oxides during manufacturing, reducing glare from outside and decreasing the amount of solar heat that reaches through the glass. Tinted glass will provide more privacy than clear glass, as its harder to see in.
