After completing my MArch degree in the United Kingdom, I would like to begin on my professional practice and work hard towards the Part III examination. I am an active person, with the ability to adapt myself to different tasks and situation, as a team or individually. BRIEF For a long time the term “Ivory Tower” was a building metaphor that summed up the way art schools were in their own intellectual world. At the same time, it also describes the way universities interacted with the built environment around them — in a place but apart from it. But not anymore. This art school promotes a more socially engaged educational model so that the public can be more engaged with student work when they can easily see artworks or students presenting their work. The aim of project is to design an art school that provides conducive environment for art education at tertiary level and also highly encourages interaction between art, student and the public. It join the dots between artists, education and the public, nurturing the internal world of those artists but enabling them to see the external world, and perhaps enabling them to move more seamlessly from art school into the world.

SITE LOCATION Ghent (Gent) is the second most populous city in Belgium after Antwerp. The city is located in the Flemish region of Belgium and is the capital of the 60-municipalities-East Flanders.

CLIMATE According to the Kรถppen Climate Classification system, Ghent has a marine west coast climate, which means it is generally mild, warm and temperate. The area has mild difference in temperature between highs and lows. There is adequate rainfall year round.

KEY ASPECTS OF MASTERPLAN Energy Belgium produces itself 97% of its own energy, but more than half of the energy is from nuclear and fossil fuels. In the wake of climate change Belgium, more focus is to be put on harnessing wind and solar energy, with other future renewable energy initiatives in concern, and Belgium promises a 2030 total renewables target of 18.3%. In Ghent, few power stations are in use and most are at the north. A plan by BEE to build the largest biomass plant of Belgium in Ghent was scrapped as the Flemish government sought to bring down the high energy tax. Farming Countries like Belgium and the Netherlands are agriculture surplus countries and agricultural entrepreneurs need to find a good product-market fit. The current mechanical farm is a pilot project in Ghent, unprofitable due to its small scale. The main speciality for the initiative is its potential to do aquaponics and vertical farming. There are several initiatives started to improve the sustainability of food and social wellbeing, while being innovative and creative to manage food from cradle to grave. However, presently they are too scattered and small to necessarily challenge the dominant urban food regime. Creative & Arts The creation of spaces with a cultural and creative emphasis is a response towards the vision of Ghent to be a leading city of innovation and creativity. The city is currently the largest student city of Flanders, with 70,000 students and 13 world-class research centres. The creative economy is currently concentrated in the city centre with a few contemporary initiatives in the mixed use spaces in this part, as seen in the Dok Noord and Eskimofabriek. Few cultural related items have been planned to be in the site: an art /music school, a museum and few different characteristics of squares.

MASTERPLAN DESIGN PRINCIPLES

Green Industry In order to improve the overall liveability of the entire site, there should be an attempt to initiate the green sustainable activities in the industrial zone in the area. Potential approaches: installation of carbon emission reduction technologies on factories, introduction of renewable energy power plant such as solar and wind turbine hybrid system.

Infrastructure Motorways are important for transportation but at the same time can reduce the living quality of a neighborhood. The ring road R40 has created substantial traffic pressure to the neighborhood. By diverting R40 further out of the site can reduce traffic problems. The freed up spaces can be converted for other purposes.

Urban Farming It is a healthy and beneficial social activity for the neighborhood. Suitable for all ages and is a good intergenerational activity. It acts as a green landscape and also increases the amount of green spaces in the area.

Commercial Activity Commercial activities can attract more people, boost economy and create more jobs. Shops, restaurants and bars at the canal edge, provoking pedestrians and water activity. Car-free policy can be applied to such streets to boost the number of pedestrians at the commercial street.

Green Spaces There is an insufficiency of public green space in the neighborhood. Some of the public green spaces are not properly planned, thus they are usually not used by residents. Public parks are very important to encourage social activities and connections within neighborhood.

Social Housing Social housing provides more affordable houses and properties to the public. Increase the population of the neighborhood. Car-free policy can be applied to such quality streets to boost the number of pedestrians at the commercial street.

Open Spaces There is no clear landmark in this neighborhood. They provide space for interpersonal interaction. Potential space for events, markets, social activities. Often becomes the landmark of an area, also gives a strong sense of direction to the people.

Creative Area Spaces for cultural exchange is necessary in a neighborhood. Create opportunities for art events and a big platform for artists to perform and exhibit their talents. A place suitable for people of different culture regardless of races, nationality, backgrounds.

BRIEF Kensington Community Investment Company (CIC) leases 6 out of 7 ground floor retail units of a building block, located on Holt Road in Kensington. The 6 retail units are used to house a range of small scale social enterprises - ‘Onya Bike’; cycle repairs and sales, an independent Sour Dough Bakery, Kensington Community Radio Station and a cafe: ‘The Croissant of Inequality’. As the Kensington Community Interest Company continues to grow, they are seeking to further develop the whole building in partnership with their landlord, who currently rents out various flats above the retail units. Kensington CIC has received funding from Creative Civic Change, to promote meaningful civic change in their area, and they are working with Creative North to develop a clear business plan to underpin the development of their building.

BRIEF Liverpool City Council has identified a few sites for future residential development. One of the sites is situated on the Commercial Road, Liverpool, surrounded by factories and warehouses with residential housing at a larger scale. It is located 300m away from the Sandhills railway station, with a Public Transport Accessibility Level (PTAL) of 2-3. The proposed design not only aiming to accommodate the rising population, most importantly to provide high quality and sublime living experience to its inhabitants. It is well-equipped with facilities such as public park, shops, social spaces, and indoor carpark. Proposed pedestrian and cycle bridge connects the extensive industrial territory to the residential area. The site sits on a slope facing the River Mersey. With the aim of exploiting this under-appreciated views, every unit are having the maximum amount of glazing at the west and south sides. Generous roof terraces facing the canal also help supply sunlight to most of the flats, even throughout winter.

BRIEF Office work has often been related to managerial and knowledge production. The existence of work can be traced back to the Middle Ages. It is mostly done by monks in the scriptoriums, a room for writing and replicating original literature for cultural preservation, similarly to working in an office today. This form of knowledge production has contributed to a major part of working history.

THE UFFIZI PALACE COURT

LARKIN BUILDING

Uffizi Gallery, the world first large building to be constructed solely for office uses was constructed. In fact, the English term “office” was derived from the Italian word “Uffizi”.

Office towers were created and becoming a worldwide trend. Frank Lloyd Wright introduced an open plan layout which consists of a number of small tables arranged in rows.

CASE STUDY I: CO3 SOCIAL OFFICE, MALAYSIA CO3 Social Office is a 3 stories coworking space in Puchong, Malaysia. It is founded by Sin Chew Media Corporation Berhad with a team of Malaysians and Bruneians. Its name derives from the words COnnectivity, COllaboration and COmmunity. It encourages the meeting of new people, social networks creation and the formation of community. It was established in 2017 and is currently accommodating around 200 members ranging from freelancers to startup corporations. The company had planned to open up 4 more offices in other regions of Malaysia after the opening of CO3 Puchong.

CASE STUDY II: WEWORK SPINNINGFIELDS, MANCHESTER WeWork is a leading company that provides coworking spaces for more than 100 thousands members worldwide, including freelance workers, small and big corporations and entrepreneurs. It was established in 2010 in New York by Adam Neumann and Miguel McKelvey. They founded WeWork with the initial aim of utilising empty building left from the economic crisis and provide a space to unite the community.

CASE STUDY III: SIGNATURE WORKS, LIVERPOOL Signature Works Bling Bling Building is one of the three coworking spaces under the Signature Group in Liverpool. Situated in the city centre of Liverpool, it is an ideal location for local businesses. It was established in 2017 to accommodate the high demand for office spaces for freelance workers and small corporations in Liverpool. Its objective is to bring changes to Liverpool, open up affordable workspaces to startups and young generation.

BRIEF I chose to further design the main axis linking the community college to the leisure hub. Those buildings on both sides of the street are mainly residential buildings of 3-5 floors except for the store frontage. The frontages separate the residents from the public. There are various events happening along the street. It is like a local neighbourhood rather than a conventional shopping high street. This urban space will become a popular public spot due to its relaxing atmosphere and its location as a centrall spine of the whole masterplan.
