The aim of this project is to design co-working space for everyone including millennials workers and students to connect people who work on different businesses and projects together to form a community. The building is designed as a village concept with private areas and communal areas connecting to each spaces in terms of circulation and visuals to encourage communications and interactions among the users. The building is designed as a shell and core building at the first stage where the partitions and walls that will create private offices from the open plans later. Different sizes and shapes of offices are created to provide for different types of companies and users. Voids are created to allow connections between the spaces. The site of the project is located in Ghent, Belgium. Ghent is a city and a municipality in Flemish Region of Belgium. It is the capital and largest city of the East Flanders province, and the second largest municipality in the Belgium, after Antwerp. An urban design proposal was done focusing on the existing industrial area at the North of Verbindingskanaal and along the canal. The site is located in the middle of the urban design proposal along the canal with a public square sandwiched between the site and the canal. In this project, only part of the site will be focused on while the other part of the site will be planned for the future phase of the project. The building is designed to integrate greeneries in the building and office spaces as aving aa wide variety of palnt species inside and out as well as views of nature from workspaces is one of the requirements of good workplace design. This also incorporates with the theme of urban design proposal which is to create a seamless city park at this area.

Ghent is a city and a municipality in Flemish Region of Belgium. It is the capital and largest city of the East Flanders province, and the second largest municipality in the Belgium, after Antwerp. Ghent has developed to become a student city and tourist attractions nowadays despite it was better known as a port and industrial city in the past. A large amount of tourists and visitors are attracted to Ghent every year to attend the festivals and events hosted by the city such as International Film Fest, Ghent Floralies and Ghent Festivities. The ten-day Ghent Festivities which is the largest European city festival and has attracted 1.5 milion of people to attend. As a UNESCO City of Music, Ghent has a wild range of musical events. The population of the city has increased gradually every year since 1999 due to the increase of public transport service in accordance with the mobility plan introduced by the authority in 1997. The mobility plan has improvised the circulations and network of Ghent mainly only in the city centre. The mobility plan is yet to expand the coverage and further reduce car use in Ghent. Therefore, we choose to develop the Northern part of the city centre which is along the Verbindings Canal. Both sides of the canal have been used as one of the ring roads R40 in the mobility plan. This has seperated the two sides of the canal and isolated the industrial area along the canal. Besides, the ring road has also created difficulty to carry out canal activities at the site. The underuse industrial area and poor housing conditions at the site are issues to be solved in our design proposal. The roads and pathways at the site which are inconsistent in term of width and connection have made the site difficult to access around. Meanwhile, the public park provided at the site is currently underutilized due to the poor landscape planning and difficult to access. The design proposal aims to not only create new connections between both sides of the canal, but also to propose a new ring road for the mobility plan to further develop the canal area. New district and edges will be formed by breaking down the big plot of land at the industrial areas to create better access to the site and the existing park to form a more pedestrian friendly site and create more street level activities. The streetscapes and landscapes will be replan to provide better enviroment and living lifestyle for the existing and new resiidents and mix-use developments.

This masterplan is designed based on the concept of creating a seamless city park at the site. The idea of having a seamless city park aims to create a continuous park in the site which could be integrated with paths especially along the canal. This will increase the greeneries at the site which is currently lacking in the city. By creating a seamless city park, part of the area in the masterplan is designed as a car free zone. The existing roads at the site will be redirect to connect to the road network surrounding the site. The existing roadside parking and parking space along the canal will be removed as there will no car access into the site except during emergeny or for services.

48
As the roads and carparks are cleared out, the existing roads and paths will be redesigned to create a more pedestrian and cycling friendly site. Roads and paths that are suitable and comfortable to users will be created by redesigning the existing roads and paths. Areas and spaces for greeneries will be included when designing the paths to enhance the concept of having seamless city park at the site. Landscpape and streetscape will be designed integrating with the paths throughout the site and along the canal, as well as in the public realms. Public squares are designed at the site to allow people to gather for events and activities. Landscape and streetscape such as benches are designed on the public squares to provide shading and seating for users and pedestrians. A sustainable and liveable neighbourhood is aimed to achieve in this masterplan with the concept of creating seamless city park. By redesigning the existing and creating new landscape, infratructure and buildings at the site, the masterplan aims to revitalize the canal to have more canal activities as well as change the current housing situation and environment quality of the existing residential at the South of the canal.

Kensington Vision is a live project for Kensington Community Investment Company (CIC). Kensington Community Investment Company (CIC) leases 6 out of 7 ground floor retail units of a building block, located on Holt Road in Kensington. The 6 retail units are used to house a range of small scale social enterprises - ‘Onya Bike’; cycle repairs and sales, an independent Sour Dough Bakery, Kensington Community Radio Station and a cafe: ‘The Croissant of Inequality’. As the Kensington Community Interest Company continues to grow, they are seeking to further develop the whole building in partnership with their landlord, who currently rents out various flats above the retail units. Kensington CIC has received funding from Creative Civic Change, to promote meaningful civic change in their area, and they are working with Creative North to develop a clear business plan to underpin the development of their building. The current vision is to convert some of the currently poor quality flats above of the building block into an Arts Hotel, a youth hostel, capitalising on tourism in the city and bringing more employment and expenditure into their neighbourhood. Additionally the project seeks to expand the existing successful community radio station facilities, and provide studio space for a local animation studio. The Live Project is to design a strategy for the entire block, including the residential spaces above to develop more long term viable social enterprises. Working with a business plan and outline cost information the Live Project seeks to enable progression of further bids for charitable and regeneration funding, perhaps identifying a phased approach such that some redevelopment work can be started in the near future.

This project is a community driven proposal which aims to increase job opportunities in Kensington and revitalize the area. Local business could be encourages once more visitors are attracted to that area. Proposal has been developed with the consideration of the requirements and budget. The design team decided to divide the development into phases. The hostel which is the priority of the proposal that will be one of the main source of income for the following phase is included in the first phase. The cafe which will be functioned as hostel reception will be relocated and also included in Phase 1 of the design proposal. The character of existing facade should be remained with only some necessary changes such as creating more openings to have more views from and into the building. Also to be considered, mural paintings or graffiti to attract attention of passers-by. During designing the ground floor, possibility to extend out to the yard could be considered. Creation of roof terrace can be considered once there is extension to the yard. However, prevention of sightlines to neighbouring buildings from the roof terrace has to be considered as well. As the main programme of the building is hostel, access for the disabled persons could be considered. Existing structure of the building block has to be considered when designing the spatial layout of the building. (RIBA Pow Stage 1 Preparation & Brief)

Due to the budget constraints, the layout has to be designed with minimal structural work. The ground level of the building block remains as commercial while having the building extended to the yard. The cafe is relocated from Lot 55-57 to Lot 45-47 to incorperate with the hostel to serve as the hostel reception. The building area will increased with extension to the yard to provide more seatings and kitchen space. Lift will be provided to increase the accessibility to the hostel above. Lot 49 remains as bakery at ground level with extension to the yard. Lot 51 remains as shop at ground level. The first and second floors of the building block which currenly serve as flats are designed to hostel. Demolitions will be done on the walls between lots to create accessible corridor. Partitions will be added to create rooms. Different types of rooms with shared toilets are provided and separated into different floors. Private bedrooms for one person and two persons are located at the first floor while second floor is designed to be dorms. Roof terrace is designed on the first floor above the extionsion of the building at ground floor. Besides the changes on the internal layout, the facade will be painted with mural painting or graffiti to give the building a new appearance that attracts more visitors. Kensington CIC has requested the design of hostel to be able to fit in as many beds as possible as the more the number of beds, the more revenue they can made to develop the future phase. Timeline The Kensington CIC team were keen to start the renovation work in January 2020.However, this is proved to be overambitious as there are many stages to go through before the construction begins such as the client have to hire architect to submit for planning application. The design team has briefed the client about stages of the project based on the RIBA Plan of Works that will used to help the design team to keep focused on the next tasks and what to expect from various members of the design and client team. The design team has came out with layout with minimal structural work to fit the budget as well as save the construction time required. Due to some miscommunication, the final presentation that was supposed to be held in mid of December before Christmas was called. However, the design team has sent the final presentation to the client to allow the client to find a suitable architect to take over the project over the Christmas period. Gantt Chart / Procurement Methods The Gantt chart on the left page is an estimated timeframe of the completed and remaining works related to phase one of the development. It would be interesting to see the project progress so that we could utilse the remaining 3 stages through completion. A single-stage procurement route has been determined to be the best route to fulfil the needs of this project due to the size and scope of the proposal. The proposed documentation for tender would be the JCT Standard Building 2016 Contract for phase 1 of the Development with it also being suggested for later stages. This has been chosen as the correct route due to the size and scope of the project. The future success of the development would make finding an appropriate Architect and Contractor a key aspect of the process in later stages. The design team has handed over the final presentation to the client by mid of December. The client is expected to find a suitable architect to take over the project with the procurement following the standard JCT contract route in 2020 with the allocations of time. At the same time, the client also has to find a certified quantity surveyor to outline design team costs and architect design costs. The quantity surveyor need to ensure the project remains within a viable budget that would be key to liaison with the existing financial advisors to Kensington Vision. Planning permission will be obtained following the Architects involvement in the project with an estimated time for submitting the application in mid-January. Construction work can then be estimated to start in mid may following planning and building control approval and the appointment of the contractors. Handover to the client would be in November 2020 however this is subject to change following the Architects and Contractors more detailed programme of works being created. Risk Assessment The risk assessment document shown on the left page is produced for the construction phase of the Kensington Vision project. The designer is responsible to make design decisions during the pre-construction phase. According to the CDM regulations, the decisions made by the designer have to ensure the project is delivered in a way that secures the health and safety of everyone affected by the work. The risk assessment deals with risk to the contractors and their employees, visitors to site and the general public who would be endangered by the construction work. Assessments have been made for risks for site security, when working at height, services, public access, fall of objects and hazardous materials. An adequate risk assessment is done with design measures to eliminate or reduce the hazard. (RIBA Pow Stage 2 Concept Design) (RIBA Pow Stage 3 Developed Design) Unexpected Situations The design team has designed the layouts based on the floor plans drafted according to measurements taken on site. A proper surveyor plan is required to be done before the construction work begins to find out the exact locations of existing structure. There might be some dispancies in the measurements that might affect the proposed layout by the design team. As there are demolition work on the existing walls of the building, there will be risk of affecting the existing structure.

The site is located at Toxteth, an inner city area of Liverpool, England. Toxteth is located to the south of Liverpool city centre. Based on the site study, the site is located in residential area with mainly two to three storeys residential houses. In this project, a new housing scheme will be designed on the site. A social housing is proposed for this scheme. Different typologies will be designed to form the housing scheme to accommodate different category of users. The different types of units are arranged like tetris to form the block of building instead of having single type of units together. This is intended to break the boundaries between different groups of users and to connect the community. According to demographic of the site, majority housing occupancies are one and two persons. Hence, more units are designated for one person or two persons. Social housing which is a unit with living area shared by single persons is introduced in this housing scheme. The site is divided by Malta Street into two blocks. The block facing Park Road is designed with commercial shops and offices on the ground floor to respect the continuity of the existing street which having shops at ground level. Some of the units are designed to be small offices or shops at the front while having residential space at the back or above of the units to create work and living in one unit. As the block facing Park Road has better view with open space and greeneries on the opposite of the site, a four storeys block is designed, Studio in duplex design with more luxurious space provided is designed on the second and third floor of this block. Young single professionals are the targetted users for this typology. This design can be transformed into two bedrooms unit in incremental scenario. The block behind Malta Street are designed to have three and two storeys to blend in tieh the neighbour buildings which are two storeys terrace houses. This block has more privary as it is protected from the main road and therefore it is more suitable to house units for families. Three storeys ntergenerational house is proposed in this block.

In this design scheme, most units are designed to have window openings at both front and back elevation of the units. The main facade facing Park Road is facing the South West direction has made the building to expose to sunlight for longer period during day time. Unit typology - Type H is used to explore the interior and light in this study. Natural lighting is studied using sunlight during four seasons in a year. This typology which is designed to be open floor plans has natural daylight throughout the year. Besides, artificial lightings are proposed to enhance the design of the unit. Location of the artificial lightings are shown in the floor plan. Materials used for finishings and furnishings in the units are studied and proposed as well in this study. Types of materials used has been minimized to maintain the consistency of the building interior design. Hence, materials used for interior are similar to materials used for building facade. Proposed materials will be shown in this study. 103

The Urban Design Project is divided into two phases, with ‘Phase 1’ being developed in more detail. This project will aim to educate not only the young but also the old through urban farming and mixed residential properties. We understand that intergenerational living can be hugely beneficial for both young and old. Phase 1 will see new urban farming develops that will allow old and young to socialise through education. We also know that the connection from the canal to Ellesmere Port town centre is limited so we have developed the existing subway to provide a more enjoyable experience. Other developments such as converting existing green areas to seating platforms allows occupants to view out into public spaces. Phase 2 will see the inclusion of a UTC which will increase the amount of students in the area. The UTC will be linked to LJMU as an Urban Farming/Environmental department.

Reframing Ellesmere Port
Proposed scheme: Based on the urban analysis, Ellesmere Port has aging population. A UTC is proposed in Phase 2 to attract more young people to move into the town. An intergenerational living which is hugely beneficial for both young and old is proposed in Phase 1 to provide a platform for the young and the old to spend time together and learn from each other through urban farming and mixed residential properties. This allows old and young to socialise through sharing same activities. The connections from the canal to Ellesmere Port town centre is improvised through allowing various public transportations to the site. In this development: The existing waterfront street mainly focusing on South Pier Road is further developed into a pedestrianized street. It is the main route between the boat museum and the lighthouse. There will be market, cafes, restaurants, pop-up market, retails and hotel besides residential provided for various users including the local and tourists. 131
