PLOT
Start them young! Would you like to see your youngsters spending more time outdoors and get them eating healthy foods too? Then what better idea than to involve the kids in growing their own?
I was an incredibly picky eater as a child. I remember wanting to like tomatoes because they were such a lovely bright colour but still I wouldn’t eat them! It was only after my mother started growing them at home that I finally plucked one straight from the plant and popped it, warm from the sun, into my mouth - delicious! Jobs for July:Make last sowings of carrots and French beans. Keep harvesting those beans, peas and courgettes. Sow Spring cabbage. Lift onions (and garlic if it’s still in) and dry for storing over the winter. Plait and hang (or store in a string bag). Remember tomatoes.

While we’d all love a string of willing, young, helpers on the vegetable plot you do have to be realistic. Children can have short attention spans, will only want to do the jobs that appeal to them, and usually expect quick results. Us adults on the other hand tend to be stuck in our ways, place great importance in doing things slowly and methodically and don’t usually take well to sudden changes of plan! So how can you encourage your little ones, without boring them out of the garden, or having them dig up your row of prize leeks? If it is at all possible give children a space that is completely their own on the plot. Get hold of some good quality child size tools and encourage their attempts even if it isn’t quite what you’d have done - if digging holes and making mud pies is more in their line than neat rows of seedlings perhaps they could create a wildlife area? A shallow dish sunk into the ground can be used by birds, frogs, toads and hedgehogs, and a log pile will be home to all sorts of insects plus providing a possible hedgehog home. Giant sunflowers are great fun, especially if you have a growing competition, and wild flower seeds can just be scattered and will, in time, encourage useful insects and birds natural pest control!
packets or catalogues to see what takes their fancy. Quick growing crops are a good suggestion - radishes and salad leaves pop up in no time at all and should give them almost instant satisfaction! Sweet young carrots are likely to tempt even picky eaters, as are those lovely little cherry tomatoes. Popping peas out of their pods is very appealing and how about growing their own hideaway in the form of a lush green wigwam of peas or beans? They may not be keen on eating greens, but there is certainly a much better chance that they’ll be tempted to try something they’ve grown themselves. Fruit, such as strawberries and raspberries is usually popular, and if you haven’t got any of your own planted yet you can always get them enthusiastic by having an afternoon out at the pick your own farm. Ready grown plug plants can be good for helping them to set up an ‘instant’ plot - take a trip out to the garden centre to see what is on offer. If you already have seedlings started, then they could have the choice of some for their own plot (and you can see whose grows best!). Finally, don’t forget ‘indoor’ growing activities too clean out the bottom half of a boiled egg and draw a face on it. Fill it with cotton wool soaked in water and sprinkle on some cress seeds - in just a few days the egg man will be growing hair and not only can they cut his hair but they can eat it too!

Upminster’s Around Town Magazine - 1/2 page A5, June - Sept 20
THE NEW PARLIAMENT
First, a big thank you to everyone who voted for me to serve a fourth term in parliament. We have now assembled for swearing in and reopening our offices. Constituents are already asking me to vote for certain policies, but until the Queen’s Speech is made at the State Opening, the plans for new legislation will not be known. As Patron of the Havering Over 50s Forum, I shall be renewing my call for a Minister for Older People. Havering has the highest number of older people in all 32 Greater London boroughs and this puts pressure on our local NHS and Havering Council. It
is important that services are in place to ensure comfort and safety for our older residents, especially those who live alone, and I shall work with all local organisations to help provide for their needs. Negotiations will now start on a new relationship with the EU. The Prime Minister will be holding talks with EU Leaders on repatriating powers to the UK. I shall be seeking a cost benefit analysis, easily understood, so that voters will be able to make an informed rather than an
emotional decision.
I also predict that there may be calls for proportional representation in future elections as some parties gained a significant number of votes, but no seats. People would vote for the party of their choice, but not a named candidate. The job of an MP would become impersonal, with no constituencies and I think it would be a retrograde step.

FIRST TIME BUYERS It’s perhaps the cheapest time in history to get a first time buyers’ mortgage with rates at historic lows and the new Help to Buy ISA due. Yet that’s not the same as saying it’s the best time to buy a house. Property is an ‘asset class’ that means prices move so never assume buying a home is as safe as houses. It’s far more important to examine your own reasons for buying. Here’s what you need to know… Step 1. Learn the lingo. A mortgage is likely to be the biggest financial transaction you’ll make, so arm yourself with knowledge to understand the terms commonly used. Here are the key facts you’ll need to understand about any mortgage. a. The Rate: This is the interest you are charged, and it dictates the amount you repay each month. b. The Type: Most mortgages have rate reductions for the first two to five years. These come in a few types. Fixes are where the rate is locked in. Trackers are where it can only move in relation to UK base rate moves and variable rate, where they tend to move with UK base rates, but can also move at the lenders whim. c. Length of the deal: If it’s a short term deal (e.g. a 2yr fix), when does it end? d. Term: How long is the entire mortgage borrowing length e.g. 25yrs and when will it be fully repaid? e. Penalties: Are there any early repayment penalties if you try and pay it off or move, before the deal ends? f. Can you overpay? Are you allowed to pay
more off without any penalties? This can be very useful as it means you pay less interest over the mortgage terms and clear the debt more quickly. g. Your loan-to-value (LTV): The proportion of your home’s current value you are borrowing. e.g. a £20,000 deposit on a £100,000 means you are borrowing £80,000 so it’s an 80% LTV. The lower the LTV, the better deal you can get. To help with this I’ve a totally free 60 page First-Time Buyers mortgage booklet you can download from www.mse.me/FTB. Step 2. Deposit, deposit, deposit. Every 5% bigger deposit up to 40% cuts the rate so a little more can have a big impact. Of course saving for a deposit is often a struggle. From autumn you’ll also be given the chance of a cash boost towards buying your first home if you save into a new type of Help to Buy ISA. You can save up to £200 every month and the Government will add 25% on top (so £50 on £200). You can also save an additional £1,000 when you first open it, meaning you can save £1,200 in the first month. The minimum you need to have saved to get the bonus is £1,600 (so a £400 bonus) and the maximum the Government will contribute is £3,000. Step 3. Speedily compare to benchmark your cheapest. It’s important to start to work out the exact cost you’re likely to pay as soon as possible. Mortgage rates are currently the lowest they have ever been, with even 5 year
fixes below 2%. While there is always the chance that they could sneak even cheaper, there’s not that much room to fall, yet there’s far more room for them to rise in the future. To find a mortgage you want to look across the whole market if possible. There are a number of lenders like Yorkshire BS, Tesco Bank and HSBC who only offer their mortgages direct, and these may be missed by mortgage brokers. So it’s important to start by doing a comparison that includes all deals. Step 4. Two things that can kibosh your application. The days when lenders flung out deals to all and sundry are long gone. Getting accepted is now a challenge I would suggest you start preparing and you position yourself at least a year in advance. a. The credit check. It’s crucial to manage your credit score, preferably months in advance, e.g. never make late payments, minimise other applications and put a landline not a mobile on applications. b. Affordability checks. Lenders must stress test if your mortgage is affordable, even if rates were 6-7%. They’ll want evidence of income, big bills, expenses, even eating out. So being frugal in advance helps. One way to navigate through these checks, is to use a top mortgage broker, you can search for one using www.vouchedfor.co.uk or www. unbiased.co.uk they have info on how harsh each lender’s checks are and can help ease acceptance. You’ll generally pay a fee for face to face advise though brokers like www. lcplc.co.uk operate fee free via the phone. Step 5. Don’t fall for ‘Help to Buy Mortgage’ branding.. While much hyped, the main Help to Buy scheme (i.e. not the original only for new builds) is about the Government giving LENDERS a guarantee to enable them to
offer more 5% deposit mortgages, meaning more are available. If you’re looking for a 5% deal, it makes no difference to you whether it’s a Help2Buy or not. Just go for the best available. Step 6. Fixed or variable? With a fixed mortgage, the amount you repay is, fixed so it’s like buying an insurance policy against possible rate rises. Variable deals move with UK interest rates (sometimes just at the provider’s whim). Currently you only pay a touch more to fix.
It’s very difficult to predict future interest rate moves. Even top economists are singing a different tune now from a year ago, and there’s even the possibility they may fall before that. So focus on your own situation.

It is sometimes hard to know when summer has started in England, especially in recent years, but certain events help remind us that summer months are approaching. With the winter sport seasons drawing to a close, sports fans around the world will turn their attention to London as Wimbledon captures the British public for two weeks. Even those who are not avid Tennis followers will tend to keep up to date with the progress of the tournament. Strawberries and cream, dressing in all white, the temperamental weather and the chance of Cliff Richard breaking into song ensures that Wimbledon has kept its traditional British feel. Andy Murray gave Britain something to cheer about when he won the title in 2013, a year after when he claimed Olympic Gold on Centre Court. However, as well as turning our focus to the sport globally, I wanted to focus on the local scene and whether or not we had clubs nearby that are perhaps nurturing the next British Tennis star. I have been speaking to the club coach at The Grosvenor Lawn Tennis club, Upminster, about tennis on a local level as well as the national game. How do locals join up? This summer we are hosting an Open Day on Saturday 27th June from 9.30am-3pm for anyone to come along and find our more about not only what we do, but also how we do it. What does the club do for youngsters? And what about the adults? We have a wide range of playing and coaching opportunities for everyone of all ages. This ranges from structured coaching sessions across the whole week, ‘turn up and join in’ social play, matches against other clubs and all year round internal tournaments. There are also lots of opportunities for members to use the courts throughout the week for friendly matches against other members. We currently have 50 adults and 160 juniors having coaching each week. We are a fun, friendly and vibrant club.
I think Tennis still has a ‘rich person’s sport’ tag attached. I think a lot of people think it is going to cost a lot monthly for them or their child to be a member, where as other sports may not have that financial commitment to think of? As with lots of other sports, tennis used to be expensive. These days what you need for tennis is much more readily available and much cheaper. Our coaching costs, ranging from £3.50 to £7 per hour are about the same if not cheaper, than charges for tuition in other activities. You do not need to be a member to sample our coaching programme. The most expensive adult membership only costs the equivilant of £20 per month (including 3 sessions a week of social tennis, matches, internal tournaments etc) and even if you pay half price membership, there are courts available all days to play. Juniors can have a key to the courts for as little as £2.50 per month. With Wimbledon fast approaching, I expect the local park courts will be full again, what are the advantages of coming down to the Lawn Tennis Club over the local park? A club like Grosvenor gives a totally different playing experience to that of a park. We are extremely proud of our recently refurbished courts and clubhouse and the quiet location is special. There is a pleasant area to sit and relax, a bar and clean and modern changing rooms. As a Club there are a wide range of playing opportunities and people to play with. We host a wide range of social events throughout the year as well as monthly Men’s Nights, Ladies’ Nights, Social Tennis BBQ nights and junior tournaments. As a small club we feel we have found our niche in the community. We are big enough to attract players of all ages and standards and we have a very experienced and talented coaching team, yet we are small enough for everyone to feel as if they belong to the club as a whole. You can be sure of a warm welcome AND a place to develop your tennis, whatever it is you are looking for.
We are confident we can make a big difference to the number of people playing tennis in our locality in the future. This is the third year of our new coaching scheme and we are already seeing the benefit of a well thought out and structured coaching scheme which offers not only quality coaching sessions but also progression for all. We feel it is important to constantly challenge our players who want to improve and our membership fees are low to encourage everyone to play more. Youngsters with talent and potential have access to the Essex LTA Performance Squads and we have members of the Essex squads already. We are particularly excited at the prospect of running a ‘girls’ training programme from September 2015 as we have identified the local need for such groups. It seems that whether you are looking for a competitive Tennis or a social game with locals, the Grosvenor Lawn Tennis club have it wrapped up. See across the page their advert for details if you have any questions or are interested in joining. No doubt Andy Murray, Roger Federer and the Williams sisters will have you searching in the shed for the Tennis racket again!
