WELCOME
These months are coming around quicker and quicker! How are we already in May?! We have enjoyed the first of Mays Bank Holidays, and with another at the end of the month there is plenty of opportunity to relax! If you manage to get away for a few days we hope the sun is shining for you.
as we bring you even more events that are taking place in the Beaulieu area. Please take the time to look and support these events, if you can. As always, we would like to thank our advertisers and contributors. Their support is helping us to make this magazine grow into a community magazine supporting your community.
There are some new articles in this months edition, including a marketing piece from Richard Pond. Each month he will be taking us through an aspect of marketing to help your business thrive. Be sure to give that a read.
We would also like to take this opportunity to thank everyone for the positive comments we have had about this magazine. It is very rewarding knowing how well it is being received.
Again, our What’s On pages are increasing

Update From The Local MP
friend recently challenged me to write an A-Z of great things that I’ve seen in Chelmsford this year. There is a huge amount to choose from but here is my first attempt. I wonder what others readers might like to add to the list? Army and Navy Task Force - The flyover will need replacing in the future, the Task Force has now been set up and has started the work to find a long-term solution. Buses - Last Autumn, Chelmsford buses were in a real mess. Now, extra buses and new evening services are on the way. Do use them, or we could lose them! Children’s services - Ofsted ranked our Children’s Services as “outstanding.” Fewer children in care means fewer vulnerable children at risk. Delay/Repay scheme - Now train users can get compensation, even when there is a 15-minute delay! England and Essex - The England Women’s Cricket Team won the Tri-Nations Series at our county ground, because they are the best in the world. Festivals - The Chelmsford Festival for Music, Art and Dance was great fun. In 2020 we will also host the British Science Festival, the first time it will come to Essex. Green Flag - 14 of Chelmsford’s parks now have Green Flag status, making them some of the best in the UK. Housing - Last year, 692 families in Chelmsford used a Help to Buy Equity Loan to get a foot on the local housing ladder. Infrastructure - The Community Infrastructure Levy has funded upgrades to community centres, youth clubs, CCTV, neighbourhood policing and more. Jobs - Job numbers across the UK are at a record high. Chelmsford is one of the best cities to get a job. Kids - Lottery grants to Kids Inspire and the Essex Boys and Girls Clubs have helped support children in Chelmsford and across Essex. Law Clinic - This new service at Chelmsford Citizens’ Advice Bureau is giving practical advice to some of those who need it most. Medical School - The Medical School at Anglia Ruskin
University is already training doctors of the future. Applications for next year are 12 times oversubscribed! Nightlife - Chelmsford’s pubs and clubs won the National Award for the Best Pubwatch Scheme, keeping us safe at night. Overhead Lines - Network Rail have upgraded the overhead lines on the Chelmsford – London line. Now we should have fewer weekend replacement bus services. Policing - Over 300 more officers are joining Essex Police and Chelmsford’s “C-shift” Team scooped the prize for the best local police team in the UK. Queen’s Commonwealth Canopy - I helped Thriftwood College students plant trees in Admirals Park in a project to make new woodlands across the world. Rough Sleeping - The number of rough sleepers is reducing. Thank you to CHESS, Helping Hands, Sanctus, Open Road, Chelmsford City Council and many others. Second Station - After two years of work, we put in the bid for Beaulieu Park station. It’s now one of the top priority projects for the Great Eastern Main Line. Toilets - the “Changing Places” toilet at Beaulieu Park Community Centre is one of only 1,300 in the UK. It means everyone can join in community activities. Ultima Thule - Teledyne e2v’s technology captured the furthest images in our solar system. A small piece of Chelmsford is amongst the stars. Violence - Prison violence is being addressed. Staffing numbers have increased. New staff training and mentoring has been introduced. Women - EqualiTea Parties were held across Chelmsford to celebrate 100 years of women getting the vote. X-cellent Work - Primary Schools across Chelmsford had outstanding KS2 results, well done to all involved! Young People - Organisations across Chelmsford opened their doors for National Apprenticeship Week, 650 people stated apprenticeships across the city last year. Zero Plastic – Many Cafes and bars joined the ‘Refill Scheme’. Which will help reduce waste from plastic bottles across Chelmsford.

Creating a Culture or Kindness
s a family 9 years ago we moved to the wonderful north East of England. With misguided southern prejudice and ignorance I expected to find the “horrible north” but that description couldn’t be further from the truth. What I discovered was beautiful countryside, stunning beaches, characterful towns and cities and generally friendly and lovable people. We experienced a genuine culture shock but in a good way. This has me dreaming today. Wouldn’t it be amazing if Beaulieu and Channels could become neighbourhoods widely known for an atmosphere of hospitality, generosity and friendship. I’d love to think that a stranger wandering into our suburb would notice a stark and remarkable reminder of what neighbourliness and welcome can feel like. Now I know it won’t be the church alone that wants this or contributes
to it. Indeed it’s already here to a degree. I’m just glad to join as part of bringing the early promise to full flourishing. How can we care for the poorest among us, connect the lonely, engage the creative, challenge corruption, support the addicted, feed the hungry, encourage the entrepreneurs, expose prejudice, unleash the generous, aspire to hospitality, nurture the neglected and promote welcome? It can seem like an impossible dream but I suspect it begins with little things. Personally I’ve set myself a few early challenges to help in my own general disposition. I’m trying (with variable success) to grumble minimally and show gratitude extravagantly. Maybe you can share other ways to help create #cultureofkindness We live in an amazing place.

THE SAVINGS GURU
I
May Savings Round Up
f you keep an eye on best buys, you’d be forgiven for thinking that last month was a quiet month in the market, as headline rates have barely changed in the past few weeks. The names at the top of the tables remain almost the same too. Where we have seen changes, these have been minimal – Al Rayan Bank replaced Gatehouse Bank at the top of the 2 Year tables but the reverse happened in 3 Years with Gatehouse brining in a new best buy. However, this masks a number of changes below the top line rates which will impact savers. Easy Access changes Kent Reliance have removed their best buy 1.50% online saver and now have a 1.40% paying easy access account available online, in branch and via post. Virgin Money and Marcus by Goldman Sachs continue to lead the way paying 1.50% but Marcus has reduced the maximum balance from £250,000 to £100,000. While this won’t be an issue for many savers, it could indicate that Marcus is receiving a significant number of large deposits which it is now seeking to limit. Where there was a strong supporting cast tucked in behind Marcus and Virgin, paying rates between 1.40 – 1.50%, these have also diminished with Yorkshire Building Society, Sainsburys and Ford Money all either withdrawing or reducing rates. This leaves just Shawbrook (1.43%) and RCI Bank (1.42%) filling the gap down to 1.40%. The market has seen a significant movement of cash with around £30bn moving in to easy access accounts. This means that providers are seeing higher inflows to best busy forcing them to reduce or remove products to stem the level of savings. One Year Fixed Rates While Islamic banks, Bank of London & Middle East (2.20%) and Al Rayan Bank (2.17%) continue to lead the 1 Year tables, a number of providers have changed behind them during the month. We did see a short period where no non-Islamic banks 14
were paying 2% or more. This has been remedied with Atom Bank launching a 2.03% product and Metro Bank increasing its rate to 2%. Atom has a very low minimum balance of just £50 but it can only be applied for via the Bank’s mobile app, which can be downloaded on to your phone. This may limit appeal for some savers. We don’t expect either rate to be sustained for long so do move quickly if either appeal. National Savings & Investments changes Index Linked Certificates NS&I, the government backed savings provider, is changing the rate on its index linked savings certificates. The products are popular because they pay 0.01% above inflation over two, three and five years. However, from May, NS&I will be calculating inflation using the CPI (Consumer Products Index) and not RPI (Retail Prices Index). The change means that a saver with £10,000 invested in the certificates will receive 1.91% using the new CPI measure and not 2.41% on the RPI measure, a fall of return of 20%. While these certificates are no longer available to new customers, those with maturing products face the decision of whether to reinvest on the new lower inflation measure of move their money elsewhere. The products still beat the inflation measure but savers with certificates maturing from May onwards will find deals paying 0.50% or more than the current CPI measure if they switch to ordinary fixed rate bonds. However, the certificates are tax free and are guaranteed to beat inflation so savers considering switching should weigh this up against what may look like a compelling initial case to move. ABN Amro ISAs that are too good to be true We often get approached by savers with deals and offers that they are concerned about which
MAY 2019
B eau L ieu look too good to be true, which we are always happy to help with. The last version circulating is targeting savers hunting for better Isa rates as the ISA season peaks. Savers should steer clear of fraudsters masquerading as the British asset management arm of one of the largest Dutch banks. ISAs purporting to be from ABN Amro Asset Management offering 1 Year cash ISAs at 3% and easy access at 2.65% are a scam. Both ABN Amro and the Financial Conduct Authority are carrying warnings on their websites. Although the rates don’t appear high, they beat the current top cash Isa rates of 1.62% for 1 Year and 1.47% for easy access easily. The fraudsters appear to be using these lower headline rates to dupe savers in to believing they are authentic. What are the best rates currently? The savings market does move quickly, so we always recommend that you check our website for the latest rates. At time of print, our best personal savings rates are:

A TRIBE CALLED SWEAT
M
Happy Bank Holiday!
ay is definitely the month of Bank Holidays. As such thought a little banking analogy might be useful for some…
I was thinking about daily choices (specifically around nutrition, exercise, sleep, stress & supplements), and it occurred to me that when it comes to our health we either make deposits or withdrawals… We either improve our health or we take from it. But then I realised that the deposits have an additional “interest” and the withdrawals have an additional “tax” on them… Think about it - a workout today is a deposit, but there’s also the ongoing benefit (interest) you receive on it for days to come… It could be as simple as the metabolic boost that a proper workout can give you for the next 24+ hours or it could be the cumulative effect (compounding interest) that multiple workouts days, weeks, months, years bring. On the flip side, a night of partying (drinking, sugar heavy foods foods, less sleep) is clearly a major withdrawal…
But, there’s also a “tax” you’re going to pay on that. You know what I’m talking about - one wild night can turn into a series of less productive days and just feeling like crap! Obviously, regular withdrawals will lead to all kinds of bad stuff diabetes, heart disease, cancer… So, I recommend you start looking at your HEALTHcare plan (not SICKcare, which is our medical system) much like you would your financial plan. Look at each choice you make as a deposit or withdrawal, and be extra sure to keep in mind the “taxes” you pay on some of those choices. I don’t mean life can’t be fun. You may just redefine what “fun” means to you. Having to drive around in one of those little scooters because I cannot walk, or being in hospice care in my 70s or 80s doesn’t sound like much fun to me… Personally, my HEALTHcare plan is about living really well and having lots of fun past 100! If you’re onboard with living a LONG life and being happy, healthy and fit to the end, maybe viewing your habits as deposits and withdrawals will help you.
Ben is the owner of A Tribe Called Sweat, personal training centre. I’d love to hear back from you… Tell me if you found this to be helpful or if you have a different system that works well for you I’m always game for learning ways to be more productive

MARKETING FOR BUSINESSES
I
By Richard Pond
have the pleasure to announce that Around Town Magazine has asked me to run a series of marketing tips in this fantastic monthly magazine. Over the next 12 months, I will be bringing you a series of lead generation tips that you can implement into your marketing plan to help you grow your businesses. My name is Richard Pond and I have been working in the marketing industry for over 20 years now. Over that time, I have seen many changes in the way we market our companies including the introduction of email, the internet for mainstream businesses, social media, smartphones and self-shot marketing videos to name just a few.
Over the course of the next year I will be covering a number of subjects within this magazine including: How to create a marketing plan, how to define your ideal client or clients, Facebook for business, using video in your marketing, how to measure everything you do online, email marketing, how to write a killer headline that gets your posts and emails opened and much more. Running a small business isn’t easy you have to wear a number of hats, but with my monthly tips, hopefully, marketing and lead generation will start to become a bit easier. If you have any suggestion on specific things you would also like me to cover then please get in touch with either myself or Around Town Magazines and I will try my hardest to include these in the monthly articles.
The big question I get asked on a weekly basis is what I should be doing to market my business online. I have been really lucky over the last few years to work closely with some of Billericay’s fantastic businesses both at my training courses and on a 1-2-1 basis.

THE CRISIS COACH
I
Identity crisis? Want to change, but where to start!? How to reconnect with your identity and purpose
had a huge identity crisis when I became a mum, I had this new dimension to my life, these little precious beings who turned up and in the very best way they turned my life upside down! I went from being a person driven by income, wealth and power to someone who lived for my children and for experiences. My purpose was to be there for my children and explore the world from their viewpoint. Why does that man live in a sleeping bag on the street? Why are the whales dying with a belly full of plastic? Children ask a lot of fascinating questions and their innocence shows up an awful lot of wrongs in society if we were only to listen! Being responsible for a couple of mini humans made me aware of the fragility of the Earth, the resources we take for granted, and the importance of creating a legacy. I felt that I should achieve something to better the world or help the people within it to help build brighter future. But this is not the normal way to bother about such wider questions. Social responsibility is something we don’t often have the time to think about. The corporate world especially does not allow you the luxury of time to have such existential thoughts. I felt like this wasn’t somehow as valuable or accepted that I could focus right now on ‘just’ being a mum. Why has society become a place that does not give value the raisers of the next generation: teachers, child carers, support services, charities all work towards supporting and improving the life we have and yet they are among the worst paid jobs in the field. I began to realise that it was my purpose to help others realign with their own inner strength, to understand when we are doing and thinking how we’ve been conditioned to think, and to tackle the stress that modern day society suffer from seeing the world like a money machine with a bottomless pit of food, water, animals and life. So here is my
purpose and reason for being that I hope will shape the direction of my decision making and career. I’m a life coaching, society helping, responsible human being with a message… we all have the power to make positive change for ourselves and our future! My 7 values are: 1. Share -
(Give back, pay it forward, gratitude, talk, listen) 2. Family - (Family, Friends, Honour, Respect, forgiveness) 3. Passion - (Heart, soul, kindness, creativity, playful, try, laugh, drive, become, learn) 4. Balance - (fairness, strength, personal space, health, fitness, mindful) 5. Connect - (Synchronicity, Order, humanity, life, soul, spiritual) 6. Protect - (loved ones, self, rights, feminist, future, planet, all beings, greater good, faith) 7. Feel (trust, risk, relax, truthful) Who are you? You are not your job title, or your role. You are not just a name; you are a unique individual with hopes and dreams and unique potential. What drives you, motivates you, puts fire in your belly? On those days when you feel most alive, what is it that made you so very happy? If you can find 7 words that sum all of that up then you’re doing well. Reconnecting with your identity is the first step to becoming your greater self. Defining your true identity will open your mind to understand what you feel is your true purpose and with identity and purpose comes a clarity of mind that will help turn down the noise of life’s busy demands and light up the one thing you should put your energy into. All you must do is take notice when you make decisions, do they agree with your core values? Yes – please proceed… No – take caution!
NLP Coaching helps clients to find out what they really want, to feel positive and empowered, and to turn dreams into reality. 26
