to Oswestry Life Welcome

This month it’s Halloween! You’ll find the tradition of Trick or Treat in some streets, but if you prefer to decorate your house and give out the treats, there are fun family games for the evening. My favourite is Pumpkin Pong! You need: ping pong balls, small/large buckets and a prize of course! Line your buckets up on the table/floor in front of you one behind the other. Bounce the ball in front of the first bucket, so it bounces into that bucket and on to the next! It takes practice but great fun for the kids! Have a spooktacular month!

Fitness Club shortlisted for national award

Coach House Fitness in Oswestry has been recognised by the National Fitness Awards and are in the running for a prestigious national award. The club has been shortlisted in the Newcomer of the Year category.

The annual event recognises excellence and achievement in gyms throughout the country with shortlisted facilities being as far north as Aberdeen and as far south as Devon.

This next stage involves a visit to each finalist by a member of the awards team who will take a look around the facilities and chat to members and staff before compiling a comprehensive report, which will then be passed on to an expert judging panel to decide the lucky winners.

The Coach House Fitness team are now looking forward to attending the glittering awards ceremony on Friday, 29 November at The Athena in Leicester where British athlete Derek Redmond will be presenting the trophies.

National Fitness Awards’ event director, Dominic Musgrave, expressed his excitement, stating, “The National Fitness Awards are now in their 14th year, and with more entries than ever before, our finalists have every reason to celebrate. Making it to the shortlist is a huge achievement and reflects the hard work and commitment of the teams behind each facility.”

Since opening its doors in January 2023, Coach House Fitness has continuously invested in enhancing its services. Over the past 18 months, the gym has expanded its range of equipment and converted the former swimming pool and spa into a state-of-the-art studio for fitness classes.

On receiving the news of the shortlist, Rad Danailov, Owner of Coach House Fitness, said, “We’re incredibly proud of what we’ve built here at Coach House Fitness. Being shortlisted for Newcomer of the Year is a testament to our team’s dedication and the support of our members. This recognition motivates us to continue growing and delivering the best possible experience for everyone who walks through our doors.”

Funding awarded to seven community groups

Oswestry Town Council has awarded grants to another seven community groups to support a range of services, arts and sporting projects in the town.

The grants are part of a rolling programme of funding which the council allocates to organisations that support the local community.

The community groups to benefit are:

• Oswestry SEN Parents and Children’s Group

• County Counselling CIC

• The Cuddle Collective CIC

• The Drama Forge CIC

• Music MOB (Music Matters in Oswestry and the Borderlands)

• Oswestry Team Tennis

• Lights Out Trefonen community group

Clive Knight, Chairman and Trustee of Oswestry Team Tennis, said, “Having local funding is really important as we endeavour to reach our financial target through more internal fundraising and applying for national grants, as it will demonstrate that we have significant local support for our project. So, a big thank you to Oswestry Town Council for their ongoing support and this grant.”

Applications for grants are available to not-for-profit community groups based in or serving the Oswestry Community.

Three-year-old smashes charity bike challenge

A three-year-old with cerebral palsy has shown that superheroes come in all sizes after taking on a monthlong cycling challenge to raise money for a charity that is helping her get stronger.

Little Lola James showed her true grit by undertaking a distance of 14.5 miles on her trike over the course of a month to raise money for The Movement Centre charity.

The centre, in Oswestry, has benefited Lola with a year-long programme of targeted physio training and the loan of a special standing frame that allows parents Bethony and Greg to help the little girl gain muchneeded strength and stability through improving her core muscles.

Lola’s cerebral palsy means she is unable to stand or sit independently, but she has shown great determination in intensive physio sessions that are most beneficial before she reaches the age of five.

The goal of her training with The Movement Centre is to help Lola one

day be able to stand on her own.

Lola’s parents Greg and Bethony have been able to access help from The Movement Centre free of charge so have been giving back through Lola’s charity challenge.

Her father Greg’s employers –Derbyshire-based science company Lubrizol, where he works as a photographer and videographer –were so impressed by the little girl’s efforts that they boosted her total too.

Lola undertook her cycling challenge by using her trike to cycle round the block every day with her parents.

In taking on the huge effort Lola was part of the Superhero Series Race, a mass participation event dedicated to the 14.4million people in the UK living with disabilities.

Mum Bethony said, “Lola’s progress thanks to help from The Movement Centre and other physio over the last year has really given us hope for the future. I think anything is possible for her. She has been

absolutely determined. She has worked so hard and as her parents we couldn’t be prouder of her. We would like to thank everyone who has supported Lola in her journey including Lubrizol, The Movement Centre and all those who have raised money. The support means the world to us.”

Lola has also benefited recently from more fundraising after three students at Lubrizol raised more than £3,500 by taking on a half marathon to raise money for her physio treatment.

The fundraising link is still open for anyone who would like to support Lola’s challenge: www.justgiving. com/page/superhero-lola

MAYOR’S MINUTES

Mayor Cllr Mike Isherwood

The Chairperson of a town council is a role required by law and in Oswestry and other towns the role also carries the historic title Town Mayor. As well as the civic ceremonial aspects of the Mayoral role - the ribbon cutting, meeting and greeting and tea drinking, I also have the duty of chairing council meetings.

The Council (all 18 councillors) meet once a month in the Council Chamber in the Guildhall. The meetings are open to the public and you’re welcome to join us if you wish. I am writing this column the day after September’s meeting which took a marathon three hours!

We awarded grants of over £14,000 to local community groups and organisations which support people from across our community, but with a particular emphasis on children and young people. These community groups provide invaluable services in areas such as arts, culture and sport. I am very happy that we can support them.

Alongside these grants, we discussed the future of local government and services given the financial pressures faced by Shropshire Council – you will have noted the pressure they are under with their introduction of charges for green waste.

As a ‘parish council’, Oswestry Town Council receives no funding from Government, nor do we receive any of the business rates paid in Oswestry. Our main source of income comes from you the taxpayer and from our car park income, and we understand the responsibility that comes with that.

We publish a regular newsletter to keep you updated on council news and events. The latest edition provides updates on the restoration of the Cross, bus shelters, Llywd Mansion, The Centre, and dates for your diary including our annual Oswestry Fireworks Display on 2 November, amongst other news!

I hope this column has given you an insight into the non-ceremonial part of my job but, rest assured, I will be pushing the button to switch on the festive lights as well!

10 YEARS OF ADRENALINE

This summer marked the 10th anniversary of Adrenaline Sporting Events. Well known locally for organising 5k, 10k and half marathons around our beautiful border countryside.

Having raised somewhere in the region of £500,000 for local charities, Adrenaline is the brainchild of Alan Lewis – someone you might see cycling around town or driving his Adrenaline branded truck. But it’s not been an easy ride to this point.

With his sporting background as a Team GB Triathlon athlete, Alan knew he wanted to organise local events as soon as he left his sports career behind. Back in 2014, there wasn’t anything like a 10k run held locally, so Alan set about holding running events, with everything he made in the following five years, donated to charities.

It wasn’t until 2019, that Adrenaline was officially made a business…then the pandemic hit, and everything stopped – 15 months of nothing. No events, no runners and as soon as things opened up again, Alan found the number of applicants halved because people no longer felt safe to go about as they had done before.

Luckily, things have recovered since, and Alan happily organises the following popular sell-out running events:

Lake Vyrnwy Half Marathon

Oswestry 10k

Shropshire 5k Santa Run

Brynkinalt Running Festival

Welshpool 10k

Wrexham 10k

Newtown 10k

Lake Vyrnwy Running Festival – New for 2025!

This year, Oswestry 10k was voted one of the best 10k races to enter in 2024, by the well-respected magazine, Runner’s World. A huge nod for Alan’s dedication at mapping a challenging route and working with Shropshire Council’s Highways department for road closures. As you can imagine, there’s a lot of planning that goes into each event.

Off the back of the popularity of the Oswestry 10k, which sees people coming from other areas of the country, Alan launched the Wrexham 10k. This had a whopping 950 runners take part for the first event this year, with JCB as the main sponsor.

But Alan is clear that the events wouldn’t happen if it wasn’t for the support of the sponsors, support partners, local running clubs and local businesses.

Locally based company, Aico, are the main sponsors for the Oswestry 10k. Due to take place on Sunday 13 October at 9am, and only a last few slots remain. With the age of runners varying

from 15 years old up to veterans, this race really does feel inclusive.

If you love following sports on TV and you’re interested in hearing stories from athletes, in 2020, Alan expanded into talks with well-known sportsmen and women and people who work with high-profile athletes willing to share their stories with an audience. Limited tickets and a ‘chance to meet’, means these events are always sold out.

The next workshop in November at Oswestry School, is with Ben Davies, a Chartered Psychologist at Chimp Management, who will share insights from the author of ‘The Chimp Paradox’. This is a mind management performance programme, used by top athletes to achieve their goals. Not to be missed if you want to discover how high achievers optimise their performance.

Supporting Our Heroes: Inside the Veterans’ Orthopaedic Centre

Within the Robert Jones and Agnes Hunt Orthopaedic Hospital (RJAH) lies a vital resource dedicated to those who have served—the Veterans’ Orthopaedic Centre. This specialised facility offers a range of orthopaedic services tailored specifically to the needs of veterans. What truly sets the centre apart is the warm, supportive community that surrounds it, particularly the veteran volunteers who dedicate their time to helping fellow veterans navigate their healthcare journeys.

The significance of the Veterans’ Orthopaedic Centre was highlighted when it was officially opened by Her Royal Highness The Duchess of Edinburgh, GCVO, in April 2023. The Duchess, who holds several honorary military appointments, recognised the importance of this centre in providing specialised care to those who have served in the Armed Forces.

A cherished tradition at the centre is the dedication of regimental shields by various military regiments. These shields, displayed on the walls, honour the service of soldiers, sailors, and airmen.

The centre offers a full spectrum of orthopaedic services, including joint replacement surgeries, rehabilitation, and specialist consultations. Many patients have sustained injuries during their military service or have conditions exacerbated by their years of duty. The centre’s expert team, led by Lt. Colonel Carl Meyer O.B.E., is wellequipped to handle these complex cases with precision and care.

However, the Veterans’ Orthopaedic Centre is about more than just medical treatment—it’s about community, understanding, and shared experience. Managed by the hospital’s League of Friends, these volunteers are the backbone of the

centre’s community outreach, offering unique support that only someone with military experience can provide.

Veteran volunteers at the Orthopaedic Centre offer more than just assistance with day-to-day operations; they provide emotional support, guidance, and camaraderie to veteran patients. For many, undergoing surgery or rehabilitation can be daunting, but having someone by their side who understands their experiences can make all the difference. Volunteers engage in friendly conversations, share stories, and offer reassurance, creating an environment where patients feel valued and understood.

The centre’s support extends beyond medical care, thanks to the outreach work conducted by Shropshire County Council. The council works tirelessly to connect veterans with other charitable organisations and facilities they might not be aware of. This wraparound care ensures that veterans receive comprehensive support, addressing not just their medical needs, but also their social, emotional, and financial well-being.

In addition to their day-to-day interactions with patients, veteran volunteers play a crucial role in the centre’s outreach and fundraising efforts. From participating in community events like the Shropshire Armed Forces Family Fun Day to taking on challenges such as a 150ft abseil to raise funds, these volunteers are committed to ensuring that the Veterans’ Orthopaedic Centre has the resources it needs to continue its vital work.

The Rendezvous, or RV Café,

located within the Veterans’ Orthopaedic Centre, is more than just a place to grab a coffee—it’s a hub of warmth and connection, run by the League of Friends.

RJAH’s commitment to veterans is further demonstrated by their status as Gold Award holders of the Armed Forces Covenant. This prestigious award recognises the hospital’s outstanding support for the armed forces community, ensuring that veterans receive the respect, care, and opportunities they deserve.

As the centre faces challenges such as funding shortfalls, the role of these volunteers becomes even more critical. The Veterans’ Orthopaedic Centre is a testament to the power of community, and the veteran volunteers are the heart of this remarkable organisation, working tirelessly to ensure that no veteran is left behind, in keeping with the motto: Facta non verba—Deeds, not words.

Create Beautiful Ribbon Wreaths in Minutes with Our Kits

If you can tie a knot, then you can create a stunning centrepiece for your front door, wall or window. Keep it simple or go all out, all you need are ribbon, scissors and a metal hoop.

During 2017, a member of staff working at Simply Ribbons, suggested making a ribbon version of a rag wreath. This is where traditionally you would tie scraps of material around a metal hoop to form a fabric wreath.

This is where the popular ribbon crafting kits started. With the combination of ribbon colours and patterns available in the warehouse, the experiment of replacing rags with patterned ribbon on a wire frame worked well and it wasn’t long before the company had a couple of very attractive kit designs for sale on the website.

Since the kits only needed a sharp pair of scissors to complete them, they appeal to a wide age range – perfect for an afternoon family activity.

Simply Ribbons started 16 years ago in a cattle shed up near the waterfall in Llanrhaeadr. From very humble beginnings the company and its products have grown and changed with the times.

From simply offering plain coloured ribbons on reels, they now supply a whole host of products for every use you can imagine. You’ll find traditional wedding ribbons, cut lengths for book bindings, bag handles, ribbons for medical equipment, printed packaging ribbons and even hospital death tags.

When Covid hit in 2019, Simply Ribbons chose to offer a rainbow wreath kit which proved to be extremely popular due to the

therapeutic process of making it. Customers found it to be very satisfying to have created a beautiful object that could be displayed on front doors and fences to show support for the NHS.

process of to be very satisfying beautiful object that could fences to show support for the NHS.

Owner, Joanne Moller remembers, “We had groups of people of all ages meeting up on zoom with a kit and making them together as a socially distanced event! We were inundated with photos of people’s creations which was fantastic to see and share.”

As times moved on and covid passed, the business started receiving requests from groups –women’s institutes, care homes and companies asking if Simply Ribbons could run events for them using the wreath and garland making courses for social and team building sessions.

This was welcomed by the staff, who relished and rose to the challenge and opportunity to leave the warehouse, and travel around to fun events across neighbouring counties.

Last November, the Friends of Shrewsbury NHS trust hosted an event for around 50, with the aim of raising funds by selling tickets to the course.

This was very typical of the type of event run by Simply Ribbons, to help organisations and charities fundraise. It also gives those taking part a different experience and a unique trophy to take home.

Events are anything from small groups of friends meeting at a local pub, to residents of a care home with dementia, to large team building sessions for 200 staff. The beauty of this type of craft, is that it can be adapted to any group. There’s no right or wrong with the assembly of the wreaths and garlands.

“New additions to the wreath ranges have launched recently, following the themes of Autumn, Halloween and Christmas and compared to the ones we launched in 2017, they’ve come a long way and look stunning,” says Joanne.

As a unique way to fundraise, Simply Ribbons can help you organise events for your group, school or charity or even just for a social event with friends. The team are full of ideas and who knows, you might end up with your very own self-made Christmas Wreath Kit to display!

To talk to the team, call 01691 780416, email sales@simplyribbons.com or visit www.simplyribbons.com.

TRENDY TROUSERS

The wide leg trousers are the look of the season. Dress up or down, the trick with these is to create balance. Wear with a close-fitting top, tuck it in and add a blazer/jacket. Or try a lightweight knit tucked into the front. A short or long statement jacket also works. Smart trainers finish the look for a functional outfit. Just have fun with the fabrics!

Paws for thought

REMEMBER, REMEMBER...TO PREPARE EARLY!

Firework season is around the corner. It’s important to prepare your nervous pets EARLY, and not leave everything until the start of November.

Animals can’t always make sense of changes in their environment, and feel frightened as if “under attack”.

IN PREPARATION:

• Ensure your dog’s microchip details are up-to-date to give you a better chance of being reunited if they run away.

• Check the dates of nearby firework displays.

• Make sure you have curtains/blinds on all your windows so you can block out fireworks flashes.

TIPS FOR OWNERS OF SMALL ANIMALS:

• Hutches, cages and enclosures should, if possible, be brought into a quiet room indoors, or into a garage or shed.

• Give your pet extra bedding to burrow into so they feel safe.

TIPS FOR OWNERS OF LARGER ANIMALS:

Signs that your pets e.g. cats and dogs are stressed can be clear e.g. barking, hiding, scratching. But look out for subtle signs like yawning and panting also.

IDEAS TO HELP YOUR PET RELAX INCLUDE:

• Stay home with your pet.

• Feed and give plenty of exercise earlier in the day, so they are tired.

• Close curtains.

• Distract them with calming/classical music or turn up the TV.

• Pressure wraps e.g. Thundershirt.

• Massage or snuggle your pet for reassurance. FEAR is an EMOTION NOT A LEARNED BEHAVIOUR.

Help to make local friendships

Oswestry Oddfellows wish to thank everyone who came along to one of their Friendship Month events during September. The group reports how wonderful it was to see so many people from across the community come together and enjoy themselves at the special events.

“Our members enjoyed getting together at a variety of events. Coffee and homemade cakes, lunch out at the Orangery and the regular exercise classes are always popular,” says Vivienne.

One key outcome this year, has been several new members sharing that in later life, while they were eager to connect with others, they often felt unsure about how to go about it.

Oswestry Oddfellows want you to know, if you’re experiencing this, their meetups are a great starting point for building local friendships. With activities running throughout the year, they bring people from all backgrounds together. During October they will be enjoying a lunch at the Orangery on the 10th and a Coffee Morning on the 29th at the Memorial Hall in Oswestry.

Oswestry Oddfellows is one of 99 branches across the UK and is one of the oldest and largest friendly societies in the UK. It aims to improve its members’ lives through friendship and support.

If you would like to try Oddfellows or want to receive a copy of their local events diary, contact Vivienne on 07706 036305 or email vivienne.osborne@oddfellows.co.uk. They look forward to welcoming you.

Wicked Little Letters (15)

AVAILABLE TO STREAM ON NETFLIX AND RENT OR BUY ELSEWHERE.

Disproving the old adage that there’s nothing big or clever about swearing, and that getting a national treasure like Olivia Colman to do some industrial strength cussing only makes it funnier, is this month’s choice from 2023. Recently arrived on Netflix and based on a true story, we’re in 1920s Sussex and devout Christian spinster Edith (Olivia Colman) starts receiving obscene anonymous letters.

Suspicion falls on her neighbour Rose (Jesse Buckley), an Irish migrant single mother whose lifestyle and choice of boyfriend is seen as scandalous by many in the town.  Rose is arrested and it falls to a plucky new WPC to help prove her innocence.  The identity of the writer won’t take anyone too long to work out, meaning you can sit back and watch a cast of British stars including Timothy Spall and Joanna Scanlan, and familiar faces like Tim Key, Hugh Skinner and Gemma Jones, enjoy themselves in a light hearted caper that occasionally probes deeper at a few social issues before Colman unleashes another volley of laughably foul-mouthed vitriol. I swear you’ll love it.

Wednesday Night Is Film Night in Oswestry

Wed 2 Oct: FIRST MAN (12A) - Ryan Gosling stars in the riveting story behind the first manned mission to the moon, focusing on Neil Armstrong and the decade leading to the historic Apollo 11 flight. It explores the triumphs and the cost on Armstrong, his family, his colleagues, and his country, for one of the most dangerous missions in history.

Wed 16 Oct: FUNNY COW (15) - Maxine Peake is magnificent in this unflinching drama about a stand-up comedienne on the 70s northern club circuit. The now successful adult meets her childhood and then young woman self, striving to break out from poverty, helplessness, and the bottom rungs of society.

Films start 7.30pm. Tickets £8. More details and info via  www.oswestryfilmsociety.com

Maisie vs Antarctica

Maisie vs Antarctica is a fast-starting book which grabs your attention straight away. This book is about a girl called Maisie. She lives with her dad, who likes to write information books about things he hasn’t even done. He is about to leave to write his next book called ‘How To Survive in Antarctica’ when Maisie’s next-door neighbours cancel and say they can’t look after her, so her dad has no option but to take her with him. Once their plane leaves things start to get strange.

I really liked this book as it was very different to the thriller and young adult books I usually read. Sian strongly encourages us all to read a variety of books even if we don’t 100% like them which is good because it makes you appreciate other books more. I would personally rate this book 7 out of 10.

To get involved in selecting the Children’s Choice, sign up for one of Booka Bookshop’s Junior Book Clubs. Book Mice is for 7+ and meets on the 3rd Monday of every month. Books Worms is for 9+ and meets on the 3rd Tuesday of every month. Book Dragons is for 12+ and meets on the 3rd Wednesday of every month. Book Clubs run only during term time from 4:15 to 5pm. POETRY

On Llangollen Bridge

Morning mist stroked the valley sides, from high above in lapis skies the sun poured honey on the town. I lingered on Llangollen Bridge, looked up at last night’s moon on Geraint’s Hill, looked down on the roaring Dee, straightjacketed in rock, and swallowed healthy, pristine air whilst bathing in an ecstacy of heat.

Discovered: The Oswestry Four

For an artist to become recognised across the country and internationally, it takes an established network of contacts and a lot of hard work finding the right galleries. It turns out, our little town of Oswestry is actually a hub of fine art and accomplished artists. International art agent, Turner Fine Arts, moved to Oswestry to find a haven of talent that seemed to be largely unnoticed. With this in mind, and equipped with the connections, Turner Fine Arts is now making sure our home-grown talent receive the recognition they deserve.

Introducing ‘The Oswestry Four’: Amy Brown, Alfie Bradley, David Bannister and Myfanwy Powell. All local artists who are now producing pieces for galleries across the UK and commissions for individuals.

Meet

the Artists

AMY BROWN: If you love the vibrant colour of pop art twinned with symbolism, Amy’s creations are easily recognisable. Meet the ‘Potheads’, with beautiful flowers standing on the shoulders of ‘normal’ people. Or are we normal? That’s the message. Using texture within her paints, you can feel the depth of the flowers as they burst out the canvas. Her pieces demand attention in any room.

ALFIE BRADLEY: Remember the Knife Angel? This significant sculpture was the brainchild of Alfie, so you can expect the rest of his sculptures to be as equally meaningful and captivating. Although now you’ll find pieces that fit perfectly into your living room, worthy of being the focal point in any conversation. Specialising in working with metals, Alfie’s clever designs show he’s a master in turning the mundane into the mind-blowing.

DAVID BANNISTER: David is an expert at using light and colour within his work to stir emotion. Well known for his atmospheric impressions of the sea and landscape, his beautiful pieces allow your imagination to visit another world, that’s already familiar. Also known for his

portrait work, David works to capture the individual by using texture and expressionism.

MYFANWY

POWELL: If you love animals, in particular horses, the work of Myfanwy is wholly captivating. You can feel her passion for horses as you study the detail of her paintings showing the beauty and resilience of these amazing animals. Myfanwy has exhibited across the UK winning recognition for her work and frequently produces commissions for owners who want to see their beloved animals captured forever.

Don’t miss next month, when you’ll hear exclusively all about artist Amy’s work and the story behind the flowery Potheads!

Want to own a piece for yourself? View the paintings and contact the artists for commissions by visiting www.turnerfinearts.com.

This hearty midweek family favourite is slow-cooked in one pot, meaning fewer pans on the hob and less washing up! method

• 15g dried porcini

• 1kg beef shin, diced

• Salt and black pepper, to taste

• 75g plain flour

• 4 tbsp vegetable oil

• 1 x 390g jar Opies Pickled Walnuts, pickling liquor reserved

• 2 onions, peeled and cut into chunks

• 4 cloves garlic, peeled and crushed whole

• 1 tbsp tomato purée

• 450ml red wine

• 1 beef stock

• 3 bay leaves

• ½ tsp dried thyme

• 1½ tsp sugar

• 200g carrots, peeled and chopped

For the cheesy garlic bread

• 1 baguette, cut into slices diagonally

• 1 ball of mozzarella, diced

• 80g mature cheddar cheese, grated

• 50g butter, softened

• 2 cloves garlic, peeled and finely chopped

• A handful of fresh flat-leaf parsley, chopped

1. Preheat the oven to 180°C, fan 160°C , gas mark 5. Add the porcini to a small bowl, cover with hot water and set aside. Season the beef generously then toss in the flour to lightly coat.

2. Heat 3 tbsp of the oil in a large ovenproof casserole dish on high. Shake off the excess flour and add the beef, frying in batches until evenly browned. Remove using a slotted spoon and set aside on a plate.

3. Deglaze the pan with 4 tbsp of the reserved pickled walnut liquor to help loosen any brown bits on the bottom of the pan, then drain the porcini and add the soaking water to the pan before roughly chopping the porcini. Add another tbsp of oil, reduce heat to medium, add the onions and garlic, and fry for 4-5 minutes before adding the beef, tomato purée, wine, beef stock, bay leaves, thyme, sugar and porcini. Stir, cover with a lid and transfer to the oven for 2 hours.

4. Remove from the oven, add the carrots, then cover and return to the oven for 1 hour or until the carrots are cooked through and the meat is tender. Halve the pickled walnuts and place on top of the stew.

5. To make the cheesy garlic bread, combine the mozzarella, cheddar, butter, garlic and parsley in a bowl. Season and spread the mixture over the baguette slices. Arrange the slices on top of the stew so they overlap with each other and bake for 15 minutes until the cheese is golden and bubbling. Remove, sprinkle with parsley and serve hot.

Gingerbread skeletons

Kids will love helping to make and decorate these fun spooky Halloween treats!

Ingred I ents

Serves 20 | Ready in 1 hour, plus colling method

• 115g butter

• 115g light muscovado sugar

• 100g golden syrup

• 450g plain flour, plus extra for dusting

• 2 tsp bicarbonate of soda

• 3 tsp ground ginger

• Salt

• 1 egg, beaten to decorate

• 400g black ready-to-roll icing

• Icing sugar, for dusting

• 75g ready-made royal icing

• 2 x 19g tubes white writing icing

• 1 pink and 1 black edible writing pen

1. Preheat the oven to 170C / 150C fan / gas mark 3. Line 2 large baking sheets with baking paper. Place the butter, sugar and syrup in a saucepan and heat gently until the sugar has dissolved and the butter has melted.

2. Sift the flour, bicarbonate of soda, ginger and a pinch of salt into a large mixing bowl. Add the melted mixture and the egg, and mix together to make a dough (see TIP).

3. Roll out the dough on a lightly floured surface to the thickness of a one pound coin. Stamp out gingerbread people shapes with a cutter. Re-knead and re-roll the dough trimmings and cut out more shapes. Place on the baking sheets and bake for 15-20 minutes until golden. Leave on the sheets for 5 minutes then transfer to a cooling rack and leave to cool completely.

4. To decorate, roll the black icing out thinly on a surface lightly dusted with icing sugar. Use the cutter to stamp out shapes and attach to gingerbread biscuits with a little of the royal icing. Spread a circle of royal icing on each biscuit to create a white face. Use the tubes of white writing icing to pipe bones on the biscuits. Leave until the icing has set then use the pink and black edible pens to draw skeleton features on the white faces.

TIP The dough may be a little sticky at first, but should become firmer as it cools. Add an extra sprinkling of flour, if needed.

Pickled Onion Perfection

Did you blink and miss summer?

At Covent Garden Fruit & Veg we certainly feel that way - autumn crept up on us fast!

The locally farm-sourced giant marrows and courgettes were fantastic this year, and as soon as the delicious Victoria plums and damsons landed, it sent our jammers into a frenzy.

Now, it’s time for pickling and cocktail onions. If you’re just making the odd jar for yourself, you’re probably looking for small quantities. But for those considering themselves serious picklers, we recommend a 5kg net. You can’t make pickles without vinegar so what’s your preference - spiced malt (available in 2.5ltr and 5ltr) or white distilled vinegar (available in 5ltr)?

For those who want the end result without the tears, Dawn’s been hard at work, filling all the recycled jars that our lovely customers have been saving for us, with her delicious homemade pickled onions. A quick win if you’re in a rush. But don’t miss Dawn’s other delights - pickled beetroot, eggs and red cabbage.

Now October’s here, it’s time for pumpkins and we love receiving deliveries from the same local farm as our marrows and courgettes. They come in all shapes, sizes and varieties. Whether you use them for cooking or carving we guarantee you’ll find one (or two) that’s perfect for your needs.

We want to help you create the most memorable event, from the tiny details to the extravagant gestures. Oswestry Cricket Club can help you with your layout, decorations, music choices all the way up to your food options - be that a delicious menu or making way for your favourite caterer. Whatever your budget, we can help.

Burnt Basque cheesecake with caramel sauce

This Spanish-style baked cheesecake, with crème caramel-style bittersweet notes and creamy yet lusciously light centre, will quickly become a favourite as it’s really simple but so, so good!

Ingred I ents

• 1kg cream cheese

• 400g caster sugar

• 2 tbsp plain flour

• 7 eggs

• 2-3 tsp vanilla paste

• 200ml double cream

For the caramel sauce

• 250g caster sugar

• 1 tbsp water

• 50g butter

• 120ml double cream

Recipe extracted from John and Lisa’s Kitchen by John Torode and Lisa Faulkner, out now, published by Quadrille, priced £25, with photography © Dan Jones.

method

1. Preheat the oven to 220°C, fan 200°C, gas mark 7. Line a 25cm springform cake tin with enough baking parchment to extend over the edges of the tin – this will help you remove the cheesecake from the tin later on and prevent it from sticking. Just scrunch the parchment in! It gives a beautiful, rustic look.

2. In a stand mixer or using an electric whisk in a large bowl, beat the cream cheese, sugar and flour together. Whisk the eggs with the vanilla in a separate bowl, then slowly add to the cream cheese mixture a little at a time, whisking continuously. When it is all combined, add the double cream just to incorporate; don’t over-whisk it at this point.

3. Fill the lined tin with the mixture and bake in the oven for 40-45 minutes until brown, yet still a little wobbly in the middle. Remove from the oven and leave to cool slightly before putting in the fridge to cool completely.

4. Meanwhile, to make the caramel sauce, put the sugar in a large frying pan and add the water so it’s like wet sand. Place over a high heat, but do not stir it at this point. Leave to bubble away until it is a dark amber colour, then gently swirl the pan to combine. Remove from the heat and add the butter, then put back over the heat and whisk. Now add the cream, bring to the boil and whisk again to combine. Remove from the heat and leave to cool slightly before serving along with a slice of your delicious cheesecake.

Discover the Magic of Moreton At School Open Day

Moreton Hall is opening its door and inviting prospective families from Reception through to Sixth Form to join them for their Whole School Open Day on the 28 September at 10am.

Moreton Hall prides itself on being a school like no other. Named Boarding School of the Year in 2021, Moreton is said to be an “exemplar of all that a great boarding school can be.”

Regardless of their background, pupils are welcomed through the front gates every term and are given the opportunity to find their own talents and interest in the comfort of a safe and nurturing environment.

Moreton has been built on the optimistic values of embrace, achieve and enjoy, and pupils at Moreton recognise the importance of these values and embody them wholeheartedly and throughout their academic career. Moreton delivers an ambitious and innovative academic curriculum, coupled with outstanding pastoral care. Combined with access to high-end facilities, pupils are given the best possible chance to not only learn and grow as individuals but achieve outstanding academic success.

91% of Moreton Hall students received their first choice of University, most of which are the more competitive Russell Group institutions. This year’s GCSE results saw a 99% pass rate and, in a year where, national figures show a steep decline in the uptake of Drama across the UK, Moreton Hall’s Drama department continues to flourish, increasing its intake of students and achieving outstanding success. In

GCSE Drama, every pupil achieved the highest possible grade of a 9 whilst at A Level, students achieved a combination of A*s and As across the board.

At Moreton, all disciplines are equally valued and our pupils progress into a diverse range of fields, from national and international sports teams to the Royal Academy of Dramatic Art and Oxbridge. When pupils leave Moreton Hall, they are not only prepared for life outside the gates but equipped to work in a diverse range of fields with the skills they need to succeed.

Last year saw a refurbishment of Moreton Hall’s site, with a £1 million investment in the infrastructure of the school site. The work undertaken not only benefits current Moreton pupils and families but also the wider community. Moreton’s 25 metre indoor swimming pool, which is also home to local competitor swimming groups, Oswestry Otters and Chirk Dragons, underwent a full refurbishment and was reopened this March.

Moreton Hall is a through school, with a nursery, prep school, senior school and sixth form. At Senior School we are predominantly a boarding school with day students being fully integrated into the school, they also have the option of flexi-boarding.

A prospectus can provide only a glimpse of the wealth of opportunities that await pupils at Moreton Hall. We warmly invite you to come and discover what makes Moreton such a remarkable place on the 28 September at 10am.

With expert guidance and one-to-one Peri lessons, students can pursue their artistic passions alongside academic studies. The arts program at Ellesmere not only enriches the educational experience but also prepares students to be innovative and adaptable individuals.

Leadership is a core component of the Life Ready philosophy. We provide numerous opportunities for students to develop leadership skills, through both academic and co-curricular activities. Students engage in programs like the Combined Cadet Force, the Duke of Edinburgh Award and various sports and arts initiatives, as well as volunteering opportunities in the local community. Leadership development is integrated into the curriculum, encouraging students to step out of their comfort zones and build resilience, time management and perseverance. Students cultivate the qualities necessary to become effective leaders and productive members of society, ready to face future challenges with confidence.

We embrace a global perspective, as a boarding school which fosters an inclusive environment of students from diverse international backgrounds. By integrating global awareness into the curriculum, students gain insights into different cultures and global issues. Our international schools in Muscat, Riyadh and Doha further enhance this global outlook. The college’s commitment to developing a global mindset ensures that students are not only academically prepared but also culturally competent, enabling them to navigate and contribute positively to the global community.

New Opportunities at Wrekin College and Old Hall School

New subjects, new opportunities and new faces are all part of an ambitious new academic year as a Shropshire educational trust looks forward to another successful 12 months.

At Wrekin College the leadership team has recently announced the introduction of Law as part of the line-up of A Level subjects.

It comes as the school clocked up numerous successes in sport, music and the arts during the last academic year.

Youngsters at the school have built on those experiences over the summer with more than 20 heading off to Kenya on a month-long expedition and others taking part in an exchange programme with schools in Australia.

Head at Wrekin College Mr Toby Spence reflected on his first year in the role as he looked forward to another positive and uplifting year.

“There is a real and collective push to provide the best education possible and allow each individual to flourish with genuine support from their teachers, families and peers.”

Old Hall is also gearing up to build on recent successes with a new member of staff announced for Innovation and Technology. It has already enjoyed significant success with a national prize awarded in January and further new initiatives planned.

Staff are ambitious for all age groups with children from Reception taking part in an exciting and innovative curriculum including weekly swimming and Spanish lessons.

Mrs Karacan said she was very much looking forward to the new academic year feeling energised and positive for what can be achieved.

“I am very fortunate and proud of an innovative team who have already introduced so many new opportunities for our children, including taking part in national competitions. They are now looking at even more inspiring ways to encourage engagement and a positive learning experience,’ she added.

Reserve your place today: Enjoy a tour of our school, hear from staff and pupils, and ask any questions you may have about the admissions process.

Oswestry lawyers joining TV star on charity challenge

Staff from an Oswestry law firm are supporting Andrew Jenkins, who rose to fame on the TV show The Traitors, on an epic trek to highlight the challenges of living with a brain injury.

During the show, Andrew described how his life had been turned upside down when he was involved in a near-fatal car crash in 1999. He sustained a severe brain injury and doctors initially feared he may never walk again, but he defied the odds and made a miraculous recovery.

Now Andrew is raising funds for Headway, the brain injury association, by walking 1,200km between castles in the UK.

Called The Big Trek, Andrew has invited organisations to join him on the walk and lawyers from Lanyon Bowdler in Oswestry are supporting him on a section as he nears the finish line in Cardiff.

Andrew’s route starts at Ardross Castle in Scotland where The Traitors was filmed, down to Cardiff Castle in his home city. His journey will include stops at Lancaster

Castle in England and Carrickfergus Castle in Northern Ireland, covering all four home nations.

Dawn Humphries, head of Lanyon Bowdler’s personal injury team, said Andrew was an inspiration to anyone who was dealing with a brain injury and the firm was pleased to offer its support.

She said, “We work with numerous clients who have suffered a brain injury and are coming to terms with the fact that their life will never be the same again.

“We recently held a conference about life after a brain injury, sharing inspiring stories like Andrew’s which show that it’s possible to not only survive but thrive following a brain injury.

“Andrew is a great example of what someone can achieve with the right support and a lot of determination.

“Headway is a fantastic charity which helps people recovering from a brain injury to rebuild their life, and we wish Andrew all the very best in his challenge.”

We have seen an increase in clients asking if the correspondence they have received from HMRC is genuine, so we are glad to see that HMRC’s published guidance entitled ‘Check genuine HMRC contact that uses more than one communication method’ has been updated.

The list is intended to help taxpayers check if recent contacts purporting to be from HMRC are actually a scam.

The guidance contains a list of emails, phone calls, letters and text messages recently issued by HMRC that are genuine. The list can be useful to help taxpayers decide if a contact is from HMRC or from a fraudster trying to trick taxpayers into supplying confidential or personal information.

Some of the most recent additions to the list include the following:

HMRC customer experience research. HMRC is working with independent research agency Verian to find out customers’ experiences and opinions of interacting with HMRC. From 10 July 2024 up to and including 21 March 2025 you may be contacted by letter, email, text message or phone call to take part in the research.

HMRC agents, small and mid-sized business research. HMRC is working with independent research agency IFF Research to understand users’ perceptions and experiences of interacting with HMRC. From 27 May 2024 up to and including 14 March 2025, you may receive a phone call, email or letter to take part in the research.

National Minimum Wage geographical compliance approach research. HMRC is working with independent research agency, BMG Research, to conduct research into the National Minimum Wage Geographical Compliance Approach. From 13 November 2023 up to and including 31 October 2024, HMRC and BMG Research may contact you by email, letter or phone. Participation in any of these research items is voluntary. If you are still in doubt contact your accountant, as no one wants to be scammed by a fraudster!

The

Natural Way to Boost Your Immune System

As we enter cold and flu season it’s time to refocus on how your diet can support your immune health. This month I’m focusing on Beta-glucans - a powerful type of soluble fibre found naturally in certain foods. Beta-glucans have gained attention for their remarkable health benefits, particularly in supporting the immune system, lowering cholesterol levels, and promoting gut health.

One of the most celebrated benefits of betaglucans is their ability to modulate the immune system. Unlike typical immune boosters that stimulate the immune response indiscriminately, beta-glucans enhance the body’s ability to respond to potential threats in a balanced way. They achieve this by binding to immune cells, priming them to act quickly and effectively when pathogens are detected. This makes beta-glucans particularly beneficial during cold and flu season to bolster your overall immune resilience.

In addition to immune support, beta-glucans are known for their cholesterol-lowering properties. They work by forming a gel-like substance in the gut, which binds to cholesterol-rich bile acids and prevents their reabsorption. This process effectively lowers LDL cholesterol levels, contributing to better heart health.

Beta-glucans also promote gut health by serving as prebiotics—compounds that nourish beneficial gut bacteria. A healthy gut microbiome is crucial for digestion, nutrient absorption, and an effective immune system. By supporting the growth of good bacteria, beta-glucans help maintain a balanced gut environment, which can alleviate digestive issues and support your immune health.

Beta-glucans are found in oats, barley, and mushrooms. Oats and barley are particularly rich in a type of beta-glucan known for its cholesterollowering effects. Mushrooms, such as shiitake, maitake, and reishi, offer beta-glucans that are especially potent for immune support. You can eat the mushrooms themselves or buy the powdered form to add to smoothies or make into a hot drink.

• Companionship

• Personal care

• Post-hospital stay care

• Dementia & Alzheimer’s care

• Paliative care & more

Incorporating beta-glucan-rich foods into your daily routine is a natural way to enhance your health. They are great to focus on over the autumn and winter period to prime your immune system ready for cold and flu season.

Full range of independent audiology services now available, including hearing tests, hearing aid advice and fitting, hearing protection advice, and microsuction earwax removal.

Why did the chicken cross the road?

Why do you see your GP? On the face of it this seems a silly question, just like our title, but your GP will have this on their mind - “Why is this patient seeing me today?” The answer is often not simple but finding it is the key to a “good” consultation.

Crudely there are only two reasons a patient comes to see the doctor: either they have reached the limit of their anxiety or the symptoms are limiting their life in some way.

I saw many thirty-year olds with chest pain. They had often had the pains for some time but then saw something on their phones or the TV about cardiac pain. Now, heart problems can occur in a 30-year-old but not very often - other things are much more common and more likely, and the patient probably knew this, but we are not logical beings and anxiety takes root easily. Often patients were not consciously aware of the root of

their anxiety and a bit of digging was required. Have you been asked, “What do you think is wrong?” by your GP - it’s a blunt question and begs the response, “Well you’re the doctor”! A lot of patients don’t want to appear ill informed if they have been worrying about a particular condition and are not sure if that is a sensible worry or not. Your GP may have asked the same question more obliquely. Perhaps, “Well, this could be x, or y or z – what do you think?” Much more likely to provoke a discussion that could answer why you’re there.

Your doctor might have also asked, “How is all this affecting your life?” This comes across as an interest in your personal life and can feel, and often is, from a caring perspective. But it is also aimed at the heart of our original question. If Doctor and patient work together the chicken gets across the road!

Healthy Focus

Spirit and Stars

Research shows a connection between your beliefs and your sense of wellbeing. Positive beliefs, comfort, and strength gained from religion, meditation, prayer or quiet contemplation can contribute to wellbeing and may even promote healing.

Mindfulness has become quite the buzz word in the last few years. If you’ve ever wondered if it could support your mental wellbeing but don’t know where to start, come along to the meditation for wellbeing group facilitated by hypnotherapist and meditation teacher Alex River Clarke at Oswestry Library. No booking required, just drop-in. For all enquiries, please contact river1clarke@gmail.com.

The Rookery Studio at Treflach Farm, SY10 9HX, www.turiyayoga.co.uk/workshops-retreats

Spirituality can also be linked to greater awareness of the natural world around us which can frequently be a source of ‘awe’. Research suggests that awe can make us happier, healthier and even more humble, so how do we go about finding those awe-inspiring moments? With the nights getting longer one way is to look up and appreciate the night sky to give you a mood boost. Take a wander (maybe with a torch to find your way!!) to the Old Racecourse or Hill Fort on a clear night and look up for some impressive sights.

THREE PROVEN WAYS TO IMPROVE YOUR HOME DURING RETIREMENT

There comes a point, when we need to make life easier for ourselves. Knowing you need to make some modifications to your home doesn’t mean you’re losing any independence. In fact, keeping your home comfortable and meeting your needs means you can take control and enjoy your retirement.

If you are worried about making changes, there are three major stress-reducing things you can do to improve your home for your retirement years.

Make it Easy to Move Around Your Home

Most homes aren’t designed with retirement in mind, so struggling with tight spaces, heavy doors, reaching and bending over can become cumbersome and even threaten our safety.

Think Safety First

Feeling safe and secure on your own is a must. Changing floors to give level access and widening doors for any future changes that may come with changes in health are all things to think about. Maybe it’s time for the open plan area you’ve been longing for?

Go For Bespoke Design

Re-designing a room, cabinets and furniture can improve quality of life no end. Moving a room you love or even

your bedroom to the ground floor for instance. Having key pieces of made-to-fit furniture designed for your home can last years and enhance your home comforts.

Makers House offers a free consultation to help you work out where you can make key improvements for your future at home. They believe that home adaptations for retirement can and should be stylish not simply functional.

Specialists in extension, renovation and improving existing spaces they are a true end-to-end solution for design and build projects. With their workshop in Gobowen, Makers House can deliver bespoke furniture and timer frame builds.

“Ben is a gifted designer and helped us develop the vision for our complete home renovation and was then patient with us as we changed the plans midway through.” - Christopher

EIGHT WAYS to update your home office

Whether you’re self-employed, a remote worker, starting a new business, or simply need space for day-to-day admin, here are our ideas on how to improve your work-from-home space.

1 Desk space

Is your desk big enough? A slightly deeper desk won’t take much room but lets you spread out comfortably. Other options are adding a second desk to create an L shape, or investing in a spacesaving corner desk.

2 A good chair

Experts recommend a height-adjustable chair with a five-point base on wheels. The seat should be deep enough to support your legs, and the back rest should provide good back support. Some people like adjustable armrests and the ability to lean back. Less conventional options include kneeling chairs, saddle chairs and balance balls.

3 Position your monitor

Your computer monitor should ideally be directly in front of you at eye level, about 50cm from your face. If necessary, buy a monitor or laptop stand, and an ergonomic keyboard and mouse if you’re concerned about straining your wrists.

4 Consider the lighting

Maximise the natural light in your workspace but avoid glare by ensuring there are no bright lights behind your screen. Either reposition your computer or add a simple sheer curtain or blind to the window. A good desk light is a must – an adjustable style with an energy-saving LED bulb is ideal.

5

Minimise clutter

Adding coordinated storage of an appropriate type is always a good idea, and you may need to allow for expansion. Options include a slim shelf, a peg

board on the wall, or a stack of lidded boxes. Some may need a filing cabinet, drawers or large cupboard; others may find that almost everything can be stored in the cloud and a few desk accessories will be enough.

6 Plugs and cables

Trailing leads are unsightly and not always safe, so if necessary ask an electrician to add extra sockets in a convenient position – perhaps versions incorporating USB outlets.

7 A comfortable temperature

In winter, you may want to heat only your workroom. A small, plug-in heater could be a good investment, or consider a heated blanket, seat or foot pad, or a hot water bottle. In very hot weather, turn off unused electrical items and add a fan. Keeping the curtains shut while the sun is blazing in through the windows can help, but if this isn’t an option you may need to consider an AC unit.

8 Make it personal

Anonymous white walls may be your go-to, but if you prefer colour there’s no reason not to personalise your home office. Experts recommend soft greens as being conducive to calm and productivity. A lick of paint can be transformative and not overly expensive. Add accessories that will brighten your day, including plants, artwork and photographs. A scented candle or diffuser makes the environment much more enjoyable, as do a soft throw and your favourite mug for that all-important cup of coffee.

Three Ways to Spot a Quality Builder

So, you’ve got a building project you want to start at home. In fact, you have a few things you need doing but how on earth do you go about choosing a builder you can trust and that will give you the end result you want?

Harvey Coombes, from Oswestry based HAC Building, takes us through three essential qualities to look for in a builder:

Experience and Expertise

A reputable builder will have a proven track record of successful projects. Look for a company with a portfolio showcasing their work in similar styles and scales to your project. Ask about their experience in specific areas, such as foundation work, roofing, or electrical installations.

Communication and Collaboration

Effective communication is essential for a smooth building process. A quality builder will listen to your needs, provide clear updates, and be responsive to your questions. They should also be willing to collaborate with architects, engineers, and other professionals involved in the project. You can usually see evidence of this with their previous projects, but don’t be scared to ask.

Attention to Detail

Look for the builder’s attention to detail in their previous work. Look for projects with clean finishes, wellinstalled fixtures, and a high level of craftsmanship. A builder who takes pride in their work is more likely to deliver a quality product.

It’s no surprise most building firms cover quite a few services, because customers usually need help with more than one change. But making any change to personal space is a big step for homeowners because they’ve

already invested a lot. Which is why it’s so important you have complete confidence in the builder who does the work.

Local company, HAC Building, offers a range of services they are experts in:

• Extensions

• Brickwork

• Patios & Driveways

• Fencing

• Groundworks & Drainage

• Steel Frame Buildings

• General Repairs

Owner Harvey is known locally for his accurate work and has a constant stream of repeat business – a testament to his dedication to customers. It’s not often you’ll find evidence of a builder returning to see their finished work in full use, but you will on HAC Building’s Facebook page. There’s something comforting about knowing from the customer’s perspective that everything was ok.

WHAT OUR CUSTOMERS THINK

“We recently hired HAC Building to knock down a wall between our kitchen and dining room and couldn’t be happier with the results! This project was a game-changer for our home, and Harvey made the entire process smooth and stress-free.” Nicky

“We are so pleased with our garage Harvey built. he is such a hard worker and very professional. We would recommend him 100%, we have already been asked for his details by a neighbour.”

For a no obligation chat or a quote, call Harvey on 07966 784840 or email hacbuild@gmail.com

Navy & Orange

Navy and Orange is the perfect autumnal colour palette for your home. As the summer fades into autumn and the evenings close in, we start to crave a cosier living space, and deep colours like navy blues and dark burnt oranges create a luxurious warmth. Think about colour drenching your walls in these cocooning tones and layering up rugs for softness underfoot. Incorporating textiles like velvets, wool and intricately patterned accessories will have you forgetting about the dreary weather outside while you are curled up with a throw blanket all toasty warm on your sofa.

October in the garden

October is the month for closingdown and preparing for the cold winter months whilst planning for a hopefully better 2025. It’s also the month gardeners keep a close eye on the weather forecasts. The risk of frost becomes more likely. Pumpkins and squashes need to be harvested before the freezing nights hit and delicate plants need to be brought indoors or into the conservatory. Check drainage holes in outside containers as freezing waterlogged plants can kill them and break terracotta and ceramic pots.

Tidy, tidy, tidy. Gather fallen leaves and create a mulch pile, remembering that leaves from some trees may take several years to rot down. Rake up all the garden debris, fallen fruit and dead annuals, and remove the straw if used around strawberries.

Cut back straggly perennials allowing air and light to get into the flower beds. This will keep pests and fungus at bay. Depending on variety, there will still be some apples and pears to gather and store away in a cool, dry place. Just make sure you check them regularly and discard any that start to perish.

The greenhouse is a key place for plant diseases to spread and multiply. Clean everything and disinfect it. It’s a much nicer task to do on a sunny October afternoon that in freezing January. I grow everything in large pots in my greenhouse, so these are emptied as a mulch around the vegetable plot and will be refilled with fresh compost next spring. If you grow straight into the ground, then removing the top layer of soil is good practice.

Having done all the work, take time to appreciate the autumn colours. If you’re lucky enough to have your own Acers, then you’ll already be a convert. If not, take a walk and appreciate the colours of the wonderful trees by the river in Llangollen, and I’ll guarantee you’ll be soon looking at the Japanese Acers in the garden centre.

When should I give notice to my landlord if I’m buying a property? And can I use vendor’s solicitor to save money?

Q: I am currently renting a property but am looking to buy a house and I have two questions. Firstly, so that I can work out when to give notice to my landlord, how long does it usually take for a sale to conclude once an offer has been accepted? (My lease says I have to give one month’s notice.) Secondly, would it be cheaper if I used the same solicitor as the seller?

A: It is impossible to estimate how long a sale transaction may take for you as it depends on many different factors. For example, how many buyers and sellers there are in the chain, whether it is a new property that has not previously been registered at the Land Registry, or if there are any existing covenants on the deeds. It is a common dilemma for buyers living in rented accommodation, because if you give notice too soon and there are delays you could find yourself homeless, and conversely if you give notice too late you could end up paying both rent and mortgage costs.

A general rule of thumb is to give notice to your landlord when you exchange contracts on the property you are purchasing. This is because whilst you and the vendor can agree a completion date, it is only on exchange of contracts that a completion date becomes legally binding. Once you have exchanged you and your solicitor can work out a suitable completion date.

With regard to you using the same solicitor as the vendor, this would be considered a conflict of interest under the rules laid down in the Solicitors Code of Conduct. Only in exceptional circumstances would it be acceptable, and only if a different solicitor in a different department in the practice acted for each party.
