Goals for 2021, beyond will ensure strength, success of AMA members I am honored and excited to be taking on the role of 2021 Board Chair as the Arizona Multihousing Association begins its 54th year of being the voice and advocate for the state’s apartment industry.
AMA provides leadership for Arizona business and government. In that regard, AMA will continue to be the “go-to” voice for Arizona housing issues. AMA has been among the top industry organizations in Arizona and will continue to be.
I have set some ambitious goals for 2021, and with the support of our members and leadership, I have no doubt we will achieve them. My goals are both aspirational and inspirational.
As we enter a new year filled with endless opportunities for our members, we will embrace our industry’s —Continued on page 4
Leadership is what drives our organization in good, bad times Leadership is defined as “… the action of leading a group of people or an organization.” The AMA, our Board of Directors, and our members each took huge leadership roles in 2020, a year we all hope to never again witness. The AMA staff displayed leadership by continuing to provide our members with education classes and fun and engaging virtual events. A heartfelt thanks goes out to our 2020 Board and Board Chair, Kim Pacheco, for their leadership in 2020. In her first Letter from the Chair in the January-February 2020 issue of Apartment News, Kim said: “I believe that 2020 is going to be a year to remember in AMA’s history.”
As we look back, it was a year to remember. Not because of the economic devastation wreaked on our industry by the pandemic, but because we held our ground as an industry, as an organization and we rallied around and supported each other. A goal in 2020 was to raise $1 million for our Better Government Fund. We reached and surpassed that goal. We started 2020 with more than 288,000 units in membership and enter 2021 with a little more than 300,000. That’s 100,000 more than 10 years ago. As we enter 2021, leadership will again be at the forefront of our organization. The AMA team is shifting to hybrid, virtual and in person education classes for 2021. We will return to live events in a safe manor, with our key signature
events scheduled for the last two quarters of the year. We look forward to the leadership Reid Butler will provide as 2021 Board Chair. Guidance. Direction. Influence. That’s true leadership.

My goals are to focus on regular member engagement at events and education as well as on the committees. I would also like to see enhanced membership marketing material and work with NAA on rolling our employee benefits to member companies. WHO WE ARE The Arizona Multihousing Association (AMA) was founded in 1966 as a state-wide trade association to represent and serve the rental housing industry through legislative, legal, and regulatory matters. The AMA provides services, products, educational programs, networking opportunities, and helps to promote ethical, quality rental housing throughout Arizona. Major AMA events include Trade Shows, Reverse Trade Shows, Tribute Awards, Golf Tournaments, Maintenance Manias, and Dinner Meetings in both Phoenix and Tucson. Two Memberships for One Price Membership and representation is included at the local, state, and national levels. AMA is the 5th largest affiliate of the National Apartment Association. AMA GROWING INDUSTRY AWARENESS BY GROWING ITS BETTER GOVERNMENT FUND The rental housing industry continues to face targeted attacks nationally and in Arizona over misguided policies like rent control. They eventually will impact the industry directly as regulatory changes like these also threaten a property’s bottom line. Almost everywhere one turns lately, political figures, including presidential candidates, step up to take dead aim at property owners with proposals such as draconian national rent control initiatives. Arizona, a traditionally pro-private-property-rights state, is not immune to such proposals in today’s political environment. Media outlets and state legislators continue to attack the eviction process as unfair, unethical and in need of so-called “reform” meant to diminish the rights of property owners. Rent control proposals are no longer only in New York, California and Oregon. They have recently surfaced in Arizona; thus far such ill-conceived measures have been defeated in the state Legislature.
While the Arizona Multihousing Association has long been an extremely effective voice on behalf of the industry, attacks like these means defending what it does and has never been more crucial – or more difficult.” With the Arizona Legislature set to convene in 2021, AMA leadership has outlined a proactive campaign meant to tell “our side of the story” to a full range of stakeholders – everyone from elected leaders to the statewide media, the business community to Arizona’s nearly 7 million residents.

The comprehensive effort requires two things: Engagement by AMA members, and an increase in the financial resources. AMA is funding this effort by growing its Better Government Fund (BGF). AMA surpassed the $1 million goal late in late 2020. The goal is to continue to grow the BGF and keep it above the $1 million mark. Because the Arizona rental housing industry requires marketplace freedom and the preservation of private property rights to thrive – and because these foundational elements often are attacked by politicians and special interests alike – our industry has an ongoing need to defend itself. The BGF, established in 2010, historically has been used to protect the state’s apartment industry from harmful legislation, to support candidates for office who support the rental housing industry and to fund the legal fight against civil actions that would severely curtail private property rights or financially harm Arizona’s rental housing community.
Why does AMA need to maintain a $1 million BGF? Nationally and locally, the political and media landscape is changing for rental housing providers. This fund will be used to:

The BGF provides the organization with the resources necessary to combat legal, regulatory and legislative issues aimed at harming the apartment industry. The BGF funds supporting and advancing policies to strengthen the rental housing industry. This fund also allows AMA to independently support candidates and initiatives that align with its mission. An undersupply of housing units and increasing aggression by self-styled “tenants’ rights advocates” and reporters have created the possibility of California-style overregulation and rent control in Arizona. Rather than “hoping for the best,” the AMA has made a strategic choice to proactively confront these challenges by growing the BGF.

AMA PROGRAMS AMCF Big Hearts Since 2005, the AMCF Big Hearts Committee and dedicated members of the AMA have raised over $1,000,000 to benefit at risk families and children of Arizona through the Arizona Multihousing Charitable Foundation (AMCF). In 2020, the funds raised through AMCF were distributed to UMOM New Day Center, SARRC in Phoenix, and Our Family Services. Combining networking with fundraising, our AMCF Big Hearts Committees host annual fundraising events such as the Bowla-thon, Car Raffle, Silent Auction, Dollar-A-Door campaign, Charity week, UMOM Supplies Drive, El Tour de Tucson, and Tucson Fun Run.
The Julie Hurst & Steve Peters Education Fund The Julie Hurst and Steve Peters Education Fund Provides funding for the employees of a company that is a member in good standing of the Arizona Multihousing Association (AMA) and their immediate family members. The scholarships are for one year of undergraduate study for part-time and full-time students at an accredited college, trade/vocational school, or university located in Arizona. In 2015 the Arizona Multihousing Charitable Foundation decided to create a scholarship fund to provide post-secondary educational funding for the employees of the AMA member companies in good standing, and their immediate family members. The AMA Board of Directors decided to name the education fund in memoriam, honoring Julie Hurst, a Senior Vice President with Riverstone Residential. Julie served on the AMA Board of Directors until her passing in 2012. In 2017, the AMA lost another dear friend, Steve Peters, a Senior Portfolio Director with Shelton-Cook Real Estate Services. Steve’s accomplishments in our industry inspired the Board to rename the fund to include his name. In 2020, the Julie Hurst and Steve Peters Education Fund scholarships were awarded to five participants - Burke Wood, Madison Furnas, Melodie Bridges, Macy Danjou, and Katlyn Wilcox.
Ambassador Program
It includes attending a variety of AMA events, one-on-one interviews with the Ambassador Chairman, and a commitment to maintain a high level of participation throughout the year. Upon completion, Ambassadors receive a certificate and an Ambassador name badge to identify them as they perform their many duties within the Association.
The AMA has opened applications for its Ambassador Program— AMA members must complete an application to be considered for the Ambassador Committee and complete the Mentorship Program. AMA Ambassadors perform many important tasks; most importantly, they help recruit and retain members, assisting the AMA in meeting its membership goals for the year. Mentorship Program The Mentorship Program is designed to ensure that Ambassadors fully understand the requirements of the committee and are trained to perform their roles within the AMA membership.
Welcome New Member Select Ambassadors make calls to new members to follow up on the new member experience, and suggest ideas as to which of the many benefits of membership will be most effective for them. Event Support Special name tags make Ambassadors prominent at AMA events. You’ll find them welcoming attendees, making sure everyone is comfortable and finding the contacts they are looking for. Ribbon-Cuttings Ambassadors appear in Ribbon-Cutting photos, tour member facilities, and spread the word about the host companies.

AMA PROGRAMS Social Responsibility Committee Programs Project S.A.F.E. Project S.A.F.E. stands for Safety Awareness Family Education. Project S.A.F.E. is the AMA’s premier community program for properties to bridge the gap between their residents and their surrounding communities by providing high-quality safety education in a fun, family-friendly environment. Everyone can agree that a safe and secure home is critical to Arizona families. This program protects not only the residents and staff, but also the assets of our owners. It is a win for all involved. During the Project S.A.F.E. season, from March 1 through August 31, properties hold events that bring their residents together to educate them on important and relevant community safety concerns. The wide variety of topics range from ID theft to cyber bullying identification and prevention, as well as community and personal safety. After the events have concluded, the AMA recognizes the “Best Of” properties for best use of theme, best flyer, and highest participation. Project S.A.F.E. is a proven, valuable program for property managers, staff, and residents alike. Residents and managers who have participated in Project S.A.F.E. have attributed many success stories directly to their participation in this program—from saving a drowning child to preventing a fire in a senior community. 28th Annual Tribute Award Winners 2020: The first-ever online celebration More than 500 members gathered online to celebrate the best and brightest of the multifamily industry in Arizona at the 28th Annual AMA/Cox Communications Tribute Awards. This year was the event’s first virtual celebration. The Tribute Awards Committee, under the leadership of Reid Butler, Butler Housing Company, worked tirelessly to prepare for an entirely online event. A total of 660 nominations from 34 member companies participated. Volunteers donated 575 hours of their time to help judge. It truly was the highlight of the year for the AMA – even if it was online.

Appliance Repair This hands-on course will cover electrical safety – Lock out/tag out, how to read a wiring diagram, operating cycles, troubleshooting, common repairs, and preventive maintenance for kitchen and laundry appliances. Phoenix: June 3 - $30 Americans with Disabilities Act (ADA) and Assistance Animals This course will cover multiple issues that are faced by on-site personnel including: reasonable requests, accessible apartment homes, accessible websites, deaf or hard of hearing residents or prospective residents and assistance animals. Issues surrounding assistance animals are some of the more complicated ones to navigate in the property management industry. In this course you will learn how assistance animals apply to multifamily properties, strategies for handling accommodation requests

Topics include: Using technology to generate traffic, monitoring and managing your community’s reputation, effective marketing plans, maximizing revenue and much more! EDUCATION CLASSES CPO Certification Course We are pleased to offer the PHTA Certified Pool Operators Course. The CPO certification program is the world’s leading education and certification program for keeping pools safer and keeping them open. Training provides individuals with the knowledge, techniques, and skills required for proper pool operations. This course is 16 hours in length and held over 2 consecutive days. (Pool & spa operator handbook required.) February 23-24 - $250 CPR & First Aid Certification It is important for your on-site staff to know how to recognize and handle an emergency until paramedics arrive. Those who successfully complete this course will earn a two-year CPR & First– Aid completion card and Arizona state certification. October 19- $70 Conflict Resolution Strategies Designed to help overcome conflict in the office, with residents or even at home, this course will give you key take-aways to implement immediately. We will cover the verbal techniques and body language that may be used should be used to defuse a situation before it becomes physical. You will learn how to calm a hostile person to prevent violent behavior with an option for live role play scenarios. Applicable for managers or anyone who deals with conflict. July 28 - $30
Day in the Life of a Regional/ Asset Manager Today more than ever, managing a multi-site portfolio is challenging. You are pulled in multiple directions day in and day out, with responsibility for HR, accounting, recruiting, marketing, and resident retention, just to name a few. Your plate is overflowing and the hours in the day seem too few. What if one class could provide the tools you need to manage your portfolio more efficiently and provide the results your owners are looking for? May 14 - $30 Domestic Violence Awareness This training is will provide resources and information during the Domestic Violence Awareness month of October. Community policing and resources will be available for help and support. Additionally, a member attorney will be available to discuss what managers and community staff are required to do in conjunction with the Landlord Tenant Act. EPA Section 608 Certification Do you service HVAC equipment during your workday? Have you completed the EPA Section 609 exam? If not, this training session is for you or anyone on your team that regularly services, maintains, repairs, or disposes of appliances that contain regulated refrigerants. (Prep manual required.) March 17-18 - $75 Fair Housing For rental property owners and managers, understanding and complying with fair housing laws and the American with Disabilities Act (ADA) is more important than ever. This interactive course will provide an overview of fair housing and ADA law, and investigative procedures. This course is taught by an AMA attorney. Get your CALP, CAM, CAPS and Real Estate CEC’s. January 14, July 08, September 09, November 09 - $30 Financial Investment This is a 3-hour course that will provide insight on all financial and investment from the owner’s perspective.
