Home & Property News Home & Property News Buy to Rent - A Good Time? Prices of second hand housing have fallen by 44.5% since they reached a high in 2007. This has led to some people who had money saved to invest now in bricks and mortar and rent it out. According to a study buying a home and leasing it is now more profitable than before the crisis. This is an operation that can give high returns but certain factors must be taken into consideration. Before purchasing a property, you should consider a number of factors: 1) The lower the price, the higher the returns. To know what is reasonable to pay find out what the average price of a similar house is. 2) There are various methods to calculate the annual return on a home purchased to rent. One is to calculate the PER by dividing the house price by the monthly income from the rent. But in this calculation you do not take into account expenses, so that would also have to be factored in. To be a little more exact you could take the monthly rent and multiply it by the number of years you would be renting for and then subtract expenses for the lease period. Lets say you earned 600 euros a month for 20 years that would be 144,000 then take away 40,000 euros for expenses. If the house was purchased for 120,000 it would have generated a return of 104,000 so that profitability would be 86.66%.
Conditions improve for mortgage customers. In November 2014 the Euribor was at a record low of 0.335%, a specific action taken by the European Central Bank to stimulate the economy and curb recession. Those seeking a mortgage can now really appreciate low rates. But that's not all. Credit conditions for new applicants are improving too. According to the Council of Notaries, the number of loans grew by 16.2%, while loans for house purchases rose to 49.7%. The average amount for a loan was 116,618 euros. According to the National Statistics Institute the number of mortgages stood at 19,323 in September, up 29.8% from the same month in 2013. The communities which recorded those greater numbers of mortgages were Madrid, Andalusia and Catalonia. 85% of loans in the third quarter of the 2014 were provided by banks and savings banks and the interest rates associated with those mortgages declined by 3.6%. The average monthly mortgage payment stood at 556 euros which was also down 0.91%.
You must consider if this is worth the risk of renting bearing in mind you need to also figure in maintenance costs. 3) You need to factor in also the area where the house is located - is it a high demand area that has little supply? This can make the rental price more and therefore higher profitability can be achieved. 4) Consider the type of house; does it have a defining element, such as a private garden or swimming pool? 5) Keep in mind costs such as tax expenses like IVA, stamp duty if applicable, costs of registration and the initial fee of opening a mortgage. 6) Think about any risks. Since you are having tenants in there is always a risk of damage to fixtures and fittings or contents. Or what happens if the tenant fails to pay. Profitability by Regions According to a recent study by Fotocasa, from the last report of nationwide housing prices for sale and rent for the month of October 2014, purchasing a home to rent is more profitable than before the crisis. This data showed that, on average, the annual yield that can be obtained in Spain from a property bought to rent is 5%, while in 2013 it was 4.8%. The study reveals that it would take an average of 20 years to recoup the investment. This performance has increased by 1% since 2007, when housing prices reached a record high. purchases have also grown by 1.6% compared to the previous twelve months. In the third quarter of 2014, sales of second-hand flats garnered 84.9% of the market (68,057 transactions), while transactions of new homes accounted for the remaining 15.1% (12,079 units). Similarly, operations by foreigners accounted for 17.2% of the total, with 13,789 transactions. Of these, 12,764 were made by foreign residents in Spain, 17.2% from a year earlier.
The Canary Islands, Catalonia and Madrid are the most profitable places to buy a home to rent. The Canary Islands offers a yield of 5.5% (compared to 5.1% in 2013), followed by Catalonia and Madrid, both with a yield of 5.1%. “Profitability is increasing because housing prices are falling, an option that is becoming more interesting for many Spaniards because of the economic situation and where we see that prices are stabilizing. In fact, in some areas of Madrid and Catalonia rental prices are rising, which explains why they are placed among the most interesting regions to buy a rental property, “says Beatriz Toribio, Head of Studies, Fotocasa. Meanwhile, Galicia supersedes the Basque country as the Spanish region offering lower profitability, namely 3.9%. In the case of the Basque Country, which occupies the second position as the least profitable community, with 4.1% compared to 3.8% of 2013. As for the provincial capitals, Tarragona is the city that ranks as the most profitable, with 5.7% annually, followed by Lleida (5.5%), Córdoba (5.3%) and Las Palmas de Gran Canaria (5.2%).

Around a dozen amateur winemakers from the Axarquia and Granada entered the first Local Wine Competition held in the village of Maro last month. The jury selected Juan Cobos from Almachar as the winner, with Antonio Moreno from Frigiliana in second place and local Mareño, Miguel Muñoz, in third. Hospital stays shortened by 18% in last decade

Residents get free guided tours in Almuñecar. The average stay in hospital for patients in Málaga province has been reduced by over 18% over the last decade, thanks in part to advances in medical technology and practices, such as less invasive surgical techniques. The average hospital stay in the province, including both public and private hospitals, was 6.5 days in 2013, compared to eight days in 2003, according to data released by the National Statistics Institute last month. For some types of illness hospital stays have dropped even more dramatically, such as bronchitis, for which the average time of hospitalization dropped by nearly half, from eight days to 4.3 days. Other big reductions included tuberculosis and stomach cancer, both down 33% from 21 to just over 14 days, and throat cancer, down 23% from 17 to slightly over 13 days.
Accident - Car falls down ravine Firefighters had to rescue a 70 year old foreign national when his car left the road and plunged forty metres down a steep ravine in Torrox. The accident happened at kilometre 12,500 on the A7207 which apparently is the only area without a barrier on the side of the road. The car stopped when it hit a tree, the driver was admitted to Velez Malaga hospital.

An initiative has been launched in Almuñecar to encourage residents to learn about the historical heritage of the town by giving free guided tours of Almuñecar's San Miguel castle and the museum Cueva Siete Palacios. The visits will be at 11am and 5pm on a Saturday and 11am on a Sunday. The council have hired qualified guides and are taking residents on the tours so they can be advocates for the town. The council say that they are thrilled to take part in the initiative about the history of the town and that it will contribute to the tourist and cultural development of Almuñecar.
Torrox Park Friday Petanca Group The sixth annual competition was held on Friday 5th December 2014 with 24 entrants. After three games the winner was Peter McWilliam with an individual score of plus 26 points. It was unusual to have four joint runners up each with a score of plus 13 points. They were Sue Sharp. Val Harris, Mary and Noel Archbold. After the competition 30 people attended a celebration lunch at TK's Restaurant, Torrox Costa organised by David and Betty MacKenzie who sponsor the

Woman from Velez crowned Miss Latin America of the World A model from Velez Malaga has been crowned Miss Latin America of the World. Yanire Ortiz was born in Torre del Mar and has a degree in Architecture from Malaga University. Ms Ortiz was announced the winner of the event when Panamanian model, Nicole Pinto, rejected the title. It is the first time in the history of the contest that a Spanish woman has won. Yanire is not only beautiful but smart and also engages in community issues. She has called for young people to stand together against unemployment. She says that many young people are emigrating to move forward with their lives but she says action should be taken to change this as Spain is losing a generation of talented people. The crowning ceremony did not take place at the gala as Yanire has only just been declared the winner. The model was crowned in her home town by the mayor of Velez Malaga.

A 9 year old boy from Velez Malaga who has disabilities including hydrocephalus, recorded a video singing with his sister and it has now been seen by more than a million people. The little boy is well known in the Axarquia area as he won a local talent show in the summer. The boys parents were very surprised by the response from people and confirm they have now talked to media from around the world who are interested in Adrian's story. The parents say they would like to thank everyone for their support and confirm that Adrian is a very happy child, especially when he sings.
Nerja Council launch campaign to reduce truancy Nerja Council are putting a campaign together to try to reduce absenteeism in schools. From statistics it seems that truancy often tends to begin at the age of 12. To try to combat this, the council think it is necessary to educate slightly younger children about the importance of their education and the consequences being off school can have. The programme is therefore aimed at the final year of primary school.

First Driving Impressions – Fiat 500X, International Press Launch, Balocco, Italy.
The 500’s mum has just given birth to a third child. The first born was the cute, small and loveable baby, then the larger, not as pretty 500L, which is more about being practical than good looking. And now the 500X, a handsome crossover, the latest addition to the growing 500 family.
T
hese three kids do have grandparents, and these are the iconic 500's which were produced between 1957 and 1975 in a saloon, estate and panel van, with a total of almost fourmillion being produced. The current 500 was introduced in 2007, fifty years after the original - and now seven-years after that we have the 500X. The 500X is being built at the recently modernised and rebuilt Melfi Plant in Italy, and is up to a high quality build standard. There are in effect two models available: the ‘normal’ X and the more rugged off-road version, the ‘Cross', and 'Cross-Plus’. This model has slightly different styling and does look a bit chunkier. It also has more body protection. Models available when the 500X goes on sale next April in the UK will be: Pop, Popstar, Lounge, Cross and Cross Plus, along with a Opening Edition. Engines on offer will be: Petrol – 1.6 E-torQ 110HP, 1.4-litre MultiAir 140hp. Diesels – 1.6 MultiJet 120hp and 2.0-litre MultiJet 140hp. The 1.4 petrol and 1.6 diesel are both front-wheel drive, and the 2.0 diesel All-Wheel-Drive. We drove a number of cars while in Italy, and by far the best was the 120hp 1.6 diesel. It has plenty of power, is quiet, refined and just a great drive. This engine propels the Fiat to 0-62mph in 10.5 seconds, a top speed of 116mph where allowed, and returns C02 emissions of 109g/km. The 500X is 4,248mm long, but the Cross and Cross Plus are slightly longer at 4,273mm. This new car from Fiat will compete with other cars such as: Vauxhall Mokka, Nissan Juke, Peugeot 3008, Skoda Yeti, Renault Captur and Citroen Cactus. Hardly any of these are offered with a four-wheel drive option, so the 500X has an almost unique selling point. The 500X is in good company, as its main competitors are very competent and do sell in large numbers. This sector of the market is growing, and no doubt will continue to grow. In 2004 the Crossover accounted for just 5% of sales in Europe - this is now up to around 20%. The Pop version has quite a good standard specification for a leadin model, but does not have alloy-wheels, although it does have manual air-conditioning, cruise control, remote central locking, electric front and rear windows, height-adjustable drivers seat, body-coloured dashboard panel, body coloured bumpers and chrome effect brightwork. The Pop Star adds: 17’’ alloy wheels, body coloured door mirrors, auto air-con, rear parking sensors, ‘Drive-Mode’ selector, five-inch screen with Uconnect infotainment system with Bluetooth. The Lounge model offers addition specification such as dark tinted rear windows, 6.5’’ screen, sat-nav, adjustable front armrest with storage and ambient lighting, 18’’ alloy wheels. The Cross models have a standard Traction Plus, roof bars, unique bumpers, chrome exhaust trims, leather trimmed gear 18 THE MARKET PLACE
shifter. The Cross Plus adds a further: HID headlamps, adjustable cargo floor, 3D SAT-NAV. For me, the one I would choose would be the 1.6 diesel 120hp Pop Star costing £19,095. We took the 500X out into the hills above Turin and found it to be more than capable in any situation. It cruised happily at motorway speeds, and went round corners like it was on rails. It went up and down the mountain roads with ease, and felt rock solid and safe. It was the sort of car you could get in and drive mile after mile, and enjoy every minute of it. Fiat have obviously spent a lot of time and money on sound insulation, as the cabin is so quiet and such a nice place to sit for long periods, and interior space is above competitor average. The one criticism of the 500X is the upper glove box that does not have a mat in it, so anything you put in it tends to roll about and, as we found out, becomes very annoying. After the road route, and taking in some very pretty little villages in Northern Italy, we went back to Fiat Groups Proving Ground at Balocco. It is a massive complex in the middle of nowhere, and where all Fiat Group Companies do their testing of new vehicles, so you do see and hear some strange things while in the area. We took a 500X AWD on the off-road track to test its capabilities and although the course was fairly tame, being nowhere near as extreme as we have been on previously in ‘proper off-roaders’ such as the JEEP Cherokee, the Fiat did prove it was capable of going through the mud and slippery surfaces that was under its wheels. Get some winter tyres on one in the UK and you would be able to get almost anywhere in the depth of a bad winter, without the cost of a large expensive 4x4. On some models a 9-speed auto is available. We tested this gearbox on a 2.0-litre diesel and it was very smooth and quick to change either up or down. Such a nice, sweet gearbox. You can see the 500 design in the 500X - it does have similarities throughout. The 500L doesn’t carry the same DNA, it's the uglyduckling of the family, but does serve a purpose I suppose. The X and L are, in my opinion, like chalk and cheese. I was speaking to an Italian Fiat representative who said ‘The 500L is one of the most beautiful cars Fiat have ever built’ – I really would like to borrow his rose-tinted glasses sometime..!! The 500X is a great all-rounder, looks great, drives even better, high quality throughout and fun to drive. It has loads of interior space and some clever gadgets to play with. Good engine choice and having AWD on offer is a bonus. Prices start in the UK from £14,595 OTR and go up to £25,845 OTR. I really enjoyed my time in the 500X in Italy, and it is just a shame that the British public are going to have to wait until April to get the same experience of this very good new car from Fiat. Here in Spain it will available a bit sooner.

Using data to shape a team’s strategy is not brand new. The book Moneyball, published in 2003, covered the project embraced by the Major League Baseball outfit Oakland Athletics. The A’s general manager, Billy Beane, had the second lowest payroll in baseball and needed to build a team capable of competing with more illustrious opponents. He has turned Oakland into regular contenders by statistics and data to identify previously unheralded players to bring to the club. Recently, in an interview with the Guardian, he discussed whether he could translate that approach to football. One example of how this data was translated practically can be demonstrated by the Germany national team improving their passing speed; reducing average possession time from 3.4 seconds in 2010 down to 1.1 second earlier this year. Technology can also be used to forecast injuries, which can have a serious impact on the performance of a team. From Russia, with gratitude Last month, my husband Dave and I were privileged to be invited to the presentation of the Ushakov medal to Jim Bromley. It was given to him by a charming young woman, Julia Piyakovskaya, who is Third Secretary to His Excellency Mr Y Korchagin, Ambassador of the Russian Federation to the Kingdom of Spain. This was the first such award ceremony that Julia had done, but she carried out her duties proficiently and caringly and with a grace that belies her youth.
A quote from the letter from the Ambassador which accompanies the medal, states that “Your heroism will always be remembered in Russia and Britain and by all the people of good will. Your deeds will continue to serve as the supreme expression of bravery and high point in human spirit”. I have to say that this informal ceremony to mark such an important time in their lives said more about the kind of people Jim and Vera are, the tributes paid to them, and the modest grace they showed, made us realise what an honour it is to know them. For the second year running, the CĂĄnovas Theatre is presenting its Christmas Circus spectacular Circo de Navidad, featuring different high-class circus acts suitable for all ages. It has been especially created and designed for the festive period, with a generous helping of humour. In any Costa del Sol town or city there will be the celebration of the 3 Kings. Malaga puts on a fantastic procession, one that it is worthwhile to go and watch. The colourful and fun parade with music, decorated carriages, Christmas songs and of course tons of sweets that are distributed among the hundreds of children who are waiting on both sides of the streets filled with people. It is an event of great joy. The parades usually take place during the evening of January 5th.

Film and Tapas Evening at FTK, Nerja The present season of “Film & Tapas Evenings” continues at FTK’s Nerja premises in Pasaje San Miguel (near the main Mercadona) on Friday 16th January at 7.30 pm with the acclaimed “There be Dragons.”
A
nyone interested in the recent history of Spain will find this film both fascinating and illuminating. The movie portrays a time when fascism, communism, Nazism, nationalism and anarchism all fought with each other in Europe in one of the most turbulent times in Western history. Amid the scenes of war, a priest fights with himself (his dragons) and faces all the pain suffered. This is a film that scales the same heights as “The Pianist” or “Schindler’s List”. It will make you cry but will also cause you to shed tears of joy as you see the impact of forgiveness. “There Be Dragons” follows the story of controversial Opus Dei founder, José María Escrivá, in a portrayal of the organization that is much more in tune with reality than Dan Brown’s fictional “Da Vinci Code.” This action-packed film begins when a young journalist begins investigating his estranged father’s relationship with Escrivá during the
tumultuous times of the Spanish Civil War and uncovers a compelling drama of the two men’s complicated lives and the dark secrets of his family’s past. Faced with the hardships and injustices that are tearing Spain apart, these two friends’ paths diverge when one pursues a life of faith and the other is swept into the brutality and horror of the Spanish Civil War. Thus the film explores the senseless nature of war and its consequences, the spiral of hatred that slowly engulfs men, the repentance for terrible mistakes and the struggle to forgive them. As personal and national battles rage, the characters’ lives collide and their deepest struggles are examined. Only then can they face the ultimate choices that will result in tragedy or triumph. Each character follows a path filled with dilemmas and suffering at the end of which they must fight themselves and their dragons.
Technically, the film is a masterpiece, as great care is devoted to the accuracy of every scene; the detail with which the history and scenery of 1937 Spain has been recreated is astounding. Even so, the story talks about people, about soldiers; never about leaders or politicians. The film captures the essence of human conflict in its most raw form. “There Be Dragons” is an intense film; deeply personal and spiritual, reflecting unapologetically about the darker side of humanity. It is true to its title, where this film takes us, there be dragons. Nerja Players as they sat down and tucked into a festive meal at the Sal y Pimienta on Tuesday 16th December to celebrate the end of a successful and enjoyable first half of their 2014-15 season. This half included a multitude of different play readings, a very informative talk on the “Essentials on Building a Character”, and a long awaited evening of Noel Coward songs and sketches compiled by our very own Ian Mortimer that delighted and titivated the assembled members and guests. This was so well received that Ian has been requested to repeat it next year.
Coast FM Gold, broadcasting on the 97.6FM frequency, covering Torrox, Nerja, Frigiliana and Le Herradura. The station is managed by Les Alan, a voice you will know well from his time with Coastline FM. Les and his team are very excited about the new station – it will be featuring a totally new collection of shows, but with all your favourite presenters, and regular slots like Morning Extra, Breakfast Review, the Short Siesta Show and the Sunday Roast show will continue to be aired. The creation of the newest English speaking radio station on the eastern Costa del Sol and the fresh approach has come about due to technical difficulties at the previous station, Coastline FM. In an effort to improve reception and coverage for loyal listeners and clients, the decision was taken to move the station to new premises, install new equipment and, in keeping with the concept of a new start, rename the station COAST FM GOLD.
However the main thrust of the season was the highly acclaimed public performance of “Poetry of War – Homage to Remembrance” to mark the centenary of The Great War held at Nerja’s Casa Cultural. DVD videos of the show are still available from Club Treasurer, Peter Burch on 952526925. Club President, Joan Tarver, said: "We look forward to a full programme of events in the second half of the season, starting on the 6th January and also to welcoming new members and guests to our meetings." hen the final bell of the day rang I hurriedly shoved my books into my bag and headed towards my locker. As I walked through the hall I heard someone shout my name, “Dana! Hold up!” I turned around and smiled as I saw my best friend Leo running towards me. “What's up?” I asked, he just shrugged. “This new?” he asked, touching the blue streak I had in my jet black hair. I nodded. We reached my locker, I opened it and shoved my books into it. Leo leant against the locker next to mine and said, “Wanna hang out this weekend?” I stiffened. Shaking my head I said, “No. I'm sorry, I can't. I'm grounded.” Leo sighed, “Again?! I swear you're always grounded. What is it for this time?” “This.” I said, tugging at the blue streak in my hair. He huffed, “Your parents are so controlling.” I just nodded, unable to look in his eyes. I hated lying, especially to Leo. But I had no choice, I couldn't tell him the truth. I couldn't tell him that the very sight of him made my mouth fill with drool, never mind his smell. “I'm sorry.” I mutterred, shutting my locker and pulling my now almost empty bag onto my shoulder. “It's okay.” he shrugged, although I could tell he was disappointed by the look in his eyes, “I'll see you tomorrow Dana.” He began to walk away. “Leo,” I began. “It's fine.” he interrupted, then turned around and walked off. I sighed and leant against my locker. I hated upsetting people. Pushing off my locker I walked towards the front doors of the school. As soon as I stepped out of the doors a ray of sunlight hit my bare hand and I recoiled, wincing. I pulled an umbrella out of my bag and opened it up before walking outside again. I reached my car and unlocked it quickly, trying to ignore the stares from all the people around me. I got into the car before I put my umbrella down and then closed the door. When I did I took my first deep breath of the day. Then I realised that I wasn't alone, there was a girl in the passenger seat. My hand flew to the door handle but before I could make another move someone shot up behind me in the backseat and placed one arm around my throat, pulling me against the head rest of my chair. The person behind me pointed something long and sharp at my heart. It was a stake! I breathed deeply and caught a sour and musky kind of smell. I knew where that smell came from. “Now, now Vincent.” came the voice of the girl in the passenger seat, “Be nice.” I assumed Vincent was the person, well, the man holding the stake over my heart. “Hello Dana.” the girl said. “How do you know my name?” I asked, it came out rather strained because Vincent still had his arm around my throat. “Sweetie I know almost everything about you. I know that you've only been one of the living dead for three months, I know that you haven't been feeding because you don't want to hurt anyone, and you're dying because of it. You know what you are and you hate yourself for it. You haven't told anyone because you're terrified. And I know that lying to your best friend and to your family is killing you inside.” she stated. I hated the fact that everything she had said was true. I knew I was a vampire, and it was the worst. “We can help you.” she said.. I scoffed, “So then why is your friend holding a stake over my heart?” She snorted, “Good point. But we didn't know what you were going to be like. There was every possibility you would be agressive. However I can see that you aren't like that. Vincent.” Vincent's arm and the stake instantly pulled back. “So,” I said “Before we carry on, what's your name?” The girl smiled, she didn't seem so threatening when she did that, “I'm Charotte.” 34 THE MARKET PLACE
I nodded. “We can help you.” she carried on “You're one of us now and vampires always help each other. You can have a better life.” I shook my head, “My family, I..” “I know it will be hard.” Charlotte said, “But you're putting them in more danger by staying here and not feeding. If you lose control, who knows what you could be capable of?” I sighed and looked out the window of my car at all the people outside. All the people I would never see again if I agreed to this. Taking a deep breath I turned back to Charlotte and said “Tell me what I need to do.” *** “I'm here.” I anounced to the night. I heard a rush of wind and Charlotte was right beside me. “Did you bring everything you need?” she asked. I nodded, pointing out the bag on the floor by my feet. “You okay?” she also asked. I just shrugged. I'd met Charlotte on the edge of the city, just as she'd instructed. I'd said my silent farewells to the people I loved and would never see again and my bag was full of things that were important to me. We were going to head out on foot. Start a new life somewhere. Charlotte sighed and picked up my bag for me. “Ready?” she asked. “As I'll ever be.” I said. I turned towards the place that had been my home for seventeen years and took my last look at it. Turning away from it I took a deep shuddering breath and said to Charlotte, “I'll race you to the edge of the next city.” She grinned, “You're on.”

EAT SEASONABLY... Chickpeas Regular consumption of chickpeas has been shown to reduce the risk of heart disease. Specifically, several studies have demonstrated reductions in total cholesterol and undesirable LDL cholesterol when chickpeas are consumed regularly. 1. Combine cumin, coriander, star anise, cloves, peppercorns, cinnamon, nutmeg, mace,
turmeric, and cardamom in a spice grinder and grind to a fine powder. Set aside. 2. Heat oil, butter, or ghee in a large saucepan over medium-high heat until melted (or until oil is shimmering). Add onion, garlic, ginger, and chili. Cook, stirring frequently, and scraping bottom of pan until golden brown and starting to burn in spots, about 10 minutes. Add cayenne, cashews, and half of spice mixture. Cook, stirring constantly until fragrant, about 30 seconds. Add coconut milk and remove from heat. Scrape up any browned bits from bottom of pan. 3. Transfer mixture to blender and starting a low speed, slowly increase speed to maximum. Blend until smooth, about 30 seconds. Return mixture to pot. Add chickpeas, spinach, and remaining spice mix and cook over low heat, stirring constantly, until vegetables are heated through and spinach is wilted, about 10 minutes. Add salt and lime juice to taste. Stir in half of coriander. 4. Medical device thought to spread cancer in women A medical procedure used on women preparing to undergo surgery for uterine fibroids may actually spread cancer throughout the body, potentially turning easily treated cancers into life-threatening forms. The procedure, performed by a device known as a power morcellator, consists of pulverizing uterine fibroids prior to surgery, in order to allow their removal with a much smaller incision. If there is any cancer in the uterus, however, power morcellation also shatters the tumors, spreading cancerous tissue through the abdomen and potentially inducing metastasis. Because it is impossible to determine if a women has uterine cancer before performing the surgery, there is no way to prevent this risk. According to research carried out by US government body the FDA, two dozen women had their uterine cancers worsened by power morcellation in the last year alone. Uterine fibroids are non-cancerous growths in the smooth muscle tissue of the uterine wall that most women develop at some point in their lives, typically without symptoms. In some cases, however, the condition can cause problems severe enough to warrant surgery. Traditional treatments for uterine fibroids include a full surgical hysterectomy or myomectomy, laparoscopic (keyhole) hysterectomy or myomectomy, and non-surgical interventions. In recent years, power morcellation has become a popular pre-treatment to laparoscopy.

"It's a big deal because even if you can only increase oxygen delivery by 10%, that can be the difference between a patient being wheelchair-bound versus getting up and walking around and interacting with his or her family." Researchers found that, after drinking beetroot juice, participants experienced a 38% increase in blood flow to their skeletal muscles while exercising. Significantly, blood flow increased most to the fast-twitch muscles that are used for explosive running. These muscles are typically less oxygenated than other skeletal muscles. The increased oxygen flow would be enough to significantly improve quality of life in heart failure patients, the researchers said. "Heart failure is a disease where oxygen delivery to particular tissues, especially working skeletal muscles, is impaired, decreasing the capacity to move the arms or legs and be physically active," Poole said. By enabling heart failure patients to get more exercise, beetroot juice could be the first step in producing deeper, more permanent health improvements. Why does beetroot juice have such a dramatic effect on blood flow? The answer lies in the drink's high concentration of a chemical known as nitrate. Indeed, just 70 millilitres of beetroot juice contains as much nitrate as 100 grams of spinach. In the body, nitrate is transformed into nitrite, which has been shown to help protect blood vessels from injury. The nitrite is eventually transformed into nitric oxide, which dilates blood vessels and thereby increases blood flow. Because more oxygen is delivered to muscle cells, these cells are therefore able to produce more power and perform for longer without tiring. 48 THE MARKET PLACE

The virus that causes this disease is often referred to as the "cousin" of Marburg virus. Like Marburg, Ebola is highly fatal and is found mostly in Africa. Recent studies indicate that bats are likely to be a natural source of this virus, although no Ebola virus has yet been isolated from bats.

News from local animal charities C.A.S. (Costa Animal Society) Málaga bans live animal acts The Costa Animal Society is amongst animal rights groups which are celebrating a victory after Málaga's mayor said that circuses and fair attractions featuring live animals will no longer be authorised in the city. The promise came during a meeting last month between Francisco de la Torre and a recently-constituted collective of animal protection groups. Interested parties across the province will be consulted in the coming weeks and councillors in the city are expected to approve the measure, a long-time demand from animal rights supporters, during January. The new Málaga Federation of Animal Protection Groups has as its principal objective the freedom of animals, and claims that circus training techniques can include aggressive methods which produces unnecessary animal suffering. Activists also say that ponies used in live merry-go-rounds at fairs often spend up to 12 hours a day walking in circles to give rides to children. This, they claim, produces physical and psychological problems for the animals and is in contravention of Andalucía’s animal protection laws. Sevilla, Almería, Granada and other cities nationwide have already banned such fairground attractions. The local group, named Tidus after a dog which was burned to death in Valencia, also plans to fight against puppy farms which, it claims, exist in every town in the province of Málaga. Here, it claims, dogs are tied up day and night, sometimes without shelter, and are subjected abuse and neglect. The collective says it is united in providing, “a strong voice which will not be silenced until animals are treated with the love and respect which living beings deserve.”
A Roaring end to 2014 The Roaring Twenties Ball held on December 5 proved to be another successful dinner dance in aid of the Costa Animal Society with over 1,700E netted for the CAS coffers. Music by the fabulous Flying Dophins set the mood for the evening as many in attendance arrived in classic 1920s fancy dress. More than 82 guests enjoyed the lovely four course meal and danced until midnight. The committee would like to thank all of our sponsors, especially Scott and Nete of Denta Danés and Miguel of JJs Cafe Del Mar, two of our main sponsors for the evening. The grand raffle prizes were a big hit with a 300E Electronics Voucher from Rogelio’s being won by Joyce from Fandango, a DVD player donated by Seacrest Kennels won by Jean Chadwick and the Hemingway’s Bar big box of wine taken home by Mick Brophy. In particular, more fundraisers are needed to work with our team, people are required to help with the feeding of the cats at the numerous feeding stations maintained by CAS, and animal lovers who could undertake a monthly airport run are necessary to take animals being re-homed in northern Europe to catch their flights. In addition, fosterers are always required to take short-term care of animals until a permanent home can be found for them. was once a sleepy fishing village but now the town has a population of over 21,000. The Balcón de Europa is a magnificent promenade that was made famous by King Alfonso XII , who’s statue now takes pride of place at the far end. Close by is the 17th century Church of El Salvador, and the beautiful gardens of Capistrano Playa. The town boasts an active Centro de Cultura, and a new attraction is The Fuente de Europa in Verano Azul Park, which is a very impressive monument, made from pieces of stone donated from EU member states. There are many beaches to be found either side and in front of the town, including Burriana with its numerous cafés and restaurants. Here too, you can take advantage of the water sports on offer, including water skiing, scuba diving and sailing. Just outside Nerja on the coast road towards Maro is a very impressive aquaduct which used to supply the local sugar factory, but is now used to carry water to local farms.

Maro
is a small village only 4 km from Nerja with only 2000 inhabitants. There are many fine restaurants and cafés, and views of the sea from the Balcón de Maro. Maro is the closest village to the Nerja Caves, which are some of the most famous in Spain.

Torre del Mar
is just 30 minutes from Malaga, and is the beach resort of Velez Málaga. Its population of 21,000 grows between June and September to 150,000. The towns attractions have expanded over the last few years to cope with the demand, and now the four kilometres of beach have been enhanced by an impressive promenade, which stretches all the way to Caleta de Vélez, a port providing over 200 berths and offering sailing and water sports. Throughout the summer, there are many Chiringuitos on the beach, serving fresh barbequed fish and ice cold beers. In 2002, Paseo de Larios was pedestrianized, and is now a tranquil promenade, with plenty of pavement cafés and restaurants. At the seafront end of Larios is a line of bars and discos which continue throughout the night on Fridays and Saturdays. The history of Torre is uncertain, but it is thought that it might have been part of an ancient Greek settlement, known as Mainake, which was destroyed by the Carthaginians. Tombs of the Carthaginians were found at the mouth of the river Velez. More recently, it was a small fishing village until major development began in the 1970’s.

The bay enjoys shelter from west winds creating mostly crystal-clear waters, and is a popular location for water sports & paragliding. The Marina del Este near La Herradura is tucked betwen Punta de la Mona to the west and Cotobro to the east. Lake Viñuela
is a 15 minute drive from the N340 Autovia, leaving at the junction for Velez Malaga. Head inland along the A356; this direction also leads to numerous inland white villages. The first turning on our map is to Benamocarra, which is sign posted to the right after the last roundabout into Velez Malaga. This road will take you back over the main road and then also on to Iznate, and divides to take you to Almachar, El Borge and Cutar. The second turning off the A356 is on the right (after the Repsol garage) to Trapiche. Continue on the A356, and immediately you will see another junction on the left, sign posted to Benamargosa, Triana, Comares and Cutar. This road will also take you as far as Rio Gordo (for a scenic drive). There is a popular Spanish bar on the corner of this junction called El Cruz. Back on the A356, continue on and you will pass another junction on the right, to Canillas de Aceituno, and finally you will see Lake Vinuela in front of you. Turn right before the lake for Puente de Don Manuel, Alcaucin, Viñuela and Periana; carry straight on for Los Romanes, Rio Gordo and Colmenar.

Frigiliana
encompass 39.74 sq km within which live just over 3,000 people year round. Frigiliana is a popular tourist destination, and because there are many holiday homes here, the population triples during the summer months. The history of Frigiliana dates from prehistoric times. The village has been inhabited by numerous civilisations from the Phoenicians and Romans to the Arabs, who had the greatest impact on the town’s development. During the Christian reconquest, Frigiliana was the site of numerous battles culminating in the famous battle of the Rock of Frigiliana in 1569 which ended in the complete expulsion of the Moorish people. One can learn the history of this struggle by walking through the streets of the historic section where there are a series of twelve ceramic plaques posted about which explain the entire story.
