American Dream of Home Ownership Remains Strong

FACT: Fully 80% of homeowners would advise a close friend or family member just starting out to buy a home, even among homeowners underwater on their mortgages

Despite the economic pain of the Great Recession and unheard of pressures on the housing industry, the American Dream of owning a home is still very much part of our psyche. We know this because of a comprehensive, scientifically valid study conducted last month on behalf of the National Association of Home Builders (NAHB), our national affiliate. Here are some stunning findings: • Seventy-five percent of those surveyed say that owning a home is the best long-term investment they can make (the survey covered 2,000 eligible voters across the country of all age brackets, ethnicity and political affiliation). • Even those who don't own homes wish they did. Some 73 percent of Americans Surveyed who do not now own a home say it is a goal of theirs to eventually buy one. That powerful desire is strong regardless of their age. • If you do own a home, you are happy about it. Ninety-five percent of homeowners say they are happy with their decision to own a home, and believe that owning a home is important. • Americans believe that homeownership is the single best investment for middle-class families and helps provide for their retirement and children's education. What is clear from this study is that despite the ups and downs of the housing market, people feel home ownership is worth the risk. Charlie Cook, admired and acknowledged Washington, DC, political analyst, concluded in a recent column in the National Journal that, “The clear message is that owning a home is among the values that Americans most cherish – an important part of the American Dream.”

Cook is right. This survey suggests that owning a home is as important as being successful at your job or being able to pay for a family member's education. Only saving enough for retirement and staying or getting out of debt are more important to those in the survey. Here's another surprising finding. Fully 80 percent of homeowners would advise a close friend or family member just starting out to buy a home, even among homeowners underwater on their mortgages. For our industry, which has been rocked by economic headwinds, this is welcome news. We know pent up demand exists. We know interest rates are low. Coming up with a down payment and paying closing costs presents a challenge for many wouldbe home owners. Additionally, mandates and regulatory requirements add cost to our homes. The bottom line: Owning a home is a core value and still part of the American dream. Americans want government to develop policies that encourage growth in the housing market. And they do NOT want the government at any level to make it harder for people to achieve the American dream. We can be proud that our federation of home builders associations has invested in quality research that proves what we've been saying for years. You can be proud as a member of BATC, the Builders Association of Minnesota and NAHB, that your industry Association is stepping forward to lead on in this challenging time. Here at BATC, we'll be using this information assertively in our lobbying and regulatory work with cities and at the Minnesota statehouse. You can use it as well as you address councils and others. BATC STAFF UPDATE Deb Earl: Membership Recruiter Extraordinaire! We’re very pleased to announce that Deb Earl has agreed to join BATC’s membership team. Deb will be out in the marketplace turning over every stone and peeking under every rooftop to seek out companies that will benefit from BATC membership. She’ll get to use her ample sales skills as well as her vast and comprehensive history as a BATC member herself to entice firms to join. Many of you know Deb from her long-standing membership. She joined the Builders Association in 1988 as owner of Closet Concepts. She moved to Creative Lighting in 1993 and continued as an active and busy member. She left Creative Lighting in 2008, and joined BATC’s advertising sales efforts from fall of 2010 through this Spring Preview sales cycle. When we turned over our advertising/sponsorship sales to Kori and More, Deb slipped easily into membership sales.

EVENT RECAP: Builder Finance & Development Conference BATC’s first Builder Finance & Development Conference on April 4th offered builders and remodelers an opportunity to network with banks and other financial providers. A breakfast and keynote address by Brett Boyum, Director of Marketing for Marvin Windows and Doors, kicked-off the conference. Brett gave an informative presentation about key drivers and trends for consumers choosing companies to do business with in the postrecession economy. Much of his presentation utilized consumer research by Yankelovich. After the keynote, a panel discussion comprised of lenders and builders led to a very lively question and answer session between the panelists and those in attendance.

BATC has been in the Green Building world for five years. We’ve learned a lot. We know green isn’t a trend or a niche for a select few, but rather it is a mainstream expectation of newly built and remodeled homes. This is revealed more clearly as the industry emerges from historic challenges and finds new buyer preferences and capacities. Those changes are paralleled by increased regulatory demands for efficient design and building performance. Most green building programs don’t work for most of the market. We recognized this and have leveraged that knowledge to create this program. MN Green Path is de-coupled, meaning you can get certification on our green path by participating in the two most valued areas – energy efficiency and indoor environmental quality. The entry point of the program is different than most, but MN Green Path will raise participation in green construction at all price points capturing the heart of the homebuying market. Beyond initial certification, there are Advanced and Master Certification levels with progressive increases in the requirements and broader green participation needed to meet these standards. “Jim worked very hard at the store—68 to 72 hours a week,” says Nonie. “And I worked more than that at home.” Slowly Jim and Nonie’s kids began helping out at the Falcon Heights store, doing odd jobs like cleaning up or unloading and delivering appliances. In the 1980s, Jim began transferring ownership of the company to his nine children, but continued to stay involved with day-to-day operations. “Those of us working for the company voted on our positions,” says Carla, adding that even today, most issues are resolved democratically. After taking over the business, the Warner siblings set their sights on expansion, after all there were now more families to support. The siblings opened two new stores even before Jim retired in the mid-1990s. “After our father retired, we expanded by three more,” says Carla. The Warner siblings have retained their father’s philosophy that the customer, no matter, what comes first—for good reason. “It costs a lot of money to get a customer to come through your door, so you never want to throw them away in a second by some nonchalant salesman who doesn't care,” says Jim. And no one cares as much as an owner, or owners in the case of Warners’ Stellian. “When push comes to shove, if the family sticks together, they’re hard to beat. The competition just can’t touch us when we stick together,” says Jim. Warners’ Stellian’s seven stores carry 50 brands, substantially more than their big box competitors. “We have the everyday brands and then we have what I call the designer brands, as well as the professional series,” says President Jeff Warner. “We have something for everybody, something to fit every budget and every lifestyle.” Besides weekly meetings with the operating partners, and quarterly meetings with the nine owners, twice a year the Warner siblings meet with their children who are 16 or older to talk about the future of the business and how all family members can be strong advocates for the stores. “The company is bigger than any one individual,” says Carla. “We have 265 employees. The Warner siblings also face the responsibility of one day transferring ownership to whom they now refer to as “3Gers,” or third generation. “We are already in meetings to discuss third generation transfer of power. I’m not involved in that—the kids are,” says Jim. “I don’t know—when I did it, it just happened. Me, I wasn’t that sophisticated, but they are. They want to have a plan so it just won’t sneak up on them.” Once that’s complete, Jim and Nonie’s grandchildren will, no doubt, follow their parents’ lead and begin prepping the growing ranks of 4Gers—now 15 strong. Even getting shut out of the country the first time around, (no not because of team members’ actions, but because of political unrest) couldn’t keep this BATC team away. Their determination evidenced itself in the accomplishments and impacts it set in motion. They started with pouring concrete floors at a school in Williamson, which were previously gravel (can you imagine the dust!). They formed and poured foundations for five new homes as the first phase of a 15-home project. These five homes are now completed (thanks to our Haitian counterparts) and the five families have moved from tents to permanent homes! They began the block laying on another home as well. The team members also visited “Foyer des Enfants de Jesus” children’s home where they played games and gave gifts to the children. They even found a little time to tour Port au Prince, learning more of the history and culture of the area.

A. It’s clear to me that it is going to come down to compromise. Both the executive and legislative branches feel that they have mandates and are pushing their agendas. In the end, both will need to agree. There is now a strong push from the private and public sector urging both sides to come to an agreement.

Now that I have seen, up close, this legislature through a full session, it is clear to me that we need to collaborate more with other like-minded development groups. I would like to strengthen our relationship with those groups so that we can work together to show a united front. Away from the Capitol, we need to continue to be actively involved in environmental regulatory issues, keeping a critical eye on governmental agency fees, and limiting builder/developer obstructions, such as development agreements

Q. The Minimum Impact Design Standards (MIDS) development is an important regulatory priority for BATC. What do you think about the policy targets to date, and what is the focus for BATC as the MIDS package comes together over the next year?

We work to expedite projects through the planning, governmental approvals and construction phases of a project by providing land planning, surveying, civil and traffic engineering, and environmental commercial development on the land side, and wind, solar, transmission and oil and gas pipeline development on the energy side of the business. I’ve been involved in land development for 15 years. My focus has been on working with builders and developers to create new neighborhoods in the metro area. I have previously been a State President of the Minnesota Society of Professional Engineers. At Westwood, my role is Land Sector Leader and Eden Prairie Office

Let’s be clear, there are several very large benefits of this change – increased energy efficiency, improved comfort, and protection against combustion backdrafting from the furnace. However, replacing a chimney-vented furnace with a sealed combustion model is perhaps the single largest change you can make to an existing home. It will dramatically change the home’s air exchange rate and move the typical winter neutral pressure plane downward. And it might leave an atmospherically-vented water heater very susceptible to combustion spillage or backdrafting. The biggest impact on moisture and air quality in the home will be in the winter, so that’s where we will focus. In an atmospherically-vented furnace, when air goes out the chimney, the same volume of outdoor air must be drawn into the home. This is why older inefficient furnaces, fireplaces, and wood stoves tend to dry out the home in the winter. A cold chimney will exhaust 10 to 50 cubic feet per minute (cfm) up the chimney depending on chimney and outdoor conditions simply due to natural stack effect. This is similar to operating a continuous bath fan. When the furnace is on, there is 150 to 600 cfm going up the chimney depending on furnace size and efficiency. This is similar to running a large range hood and the colder it gets the more it runs. When the furnace is off, but the chimney is still warm the exhaust flow is somewhere between these two conditions. The bottom line is simple-- this is a major change in the home’s overall air exchange (or ventilation) rate. This means that existing moisture and/or indoor pollutants will stick around a bit longer. Also, since the neutral pressure plane has been lowered, more warm, moist air will exit the upper portion of the home than before. This could contribute to attic moisture problems, frost on exterior storms, or peeling paint on the upper portion of the home. Summer conditions are generally not so dramatic. However, an atmospherically-vented water heater may have a bigger challenge venting properly, both winter and summer, if the chimney isn’t resized and /or relined. With that in mind, it might be a good time to consider a sealed combustion or power-vented water heater.

Continuing education consists of approved courses that impart appropriate and related knowledge in the residential construction industry… and other relevant federal and state laws, rules, and regulations.

Course content must demonstrate significant intellectual or practical content and deal with matters directly related to the practice of residential contractors, workforce safety, or the business of running a residential construction company. Courses may also address the professional responsibility or ethical obligations of residential contractors to homeowners and suppliers.

A qualifying person of a licensee must provide proof of completion of 14 hours of continuing education per two-year licensure period. This is to include one hour relating to energy codes or energy conservation measures applicable to residential buildings.

Credit may not be earned if the licensee has previously obtained credit for the same course as either a student or instructor during the same licensing period.

One credit hour of continuing education is equivalent to 50 minutes of educational content.

Courses approved for energy credit will be based on content specific to energy codes or energy conservation measures applicable to residential building.

Courses will be automatically approved if they are specifically designed for the residential construction industry and are in compliance with (i) courses approved by MN Board of Continuing Legal Education; (ii) courses approved by the International Code Council, NAHB, or other nationally recognized professional organization of the residential construction industry.

While change simply for the sake of change doesn’t always make sense, those of us involved in BOF for the last several years have been mulling over a significant change and are happy to tell you that we have jumped, feet first, into an exciting one. BOF has changed our name to the BATC Foundation. We are so proud of what BOF has accomplished over the past many years and we in no way want to diminish the importance of that work. We feel our role as members of the BATC Foundation is to look for opportunities for more growth. Basically it’s our job to look for strategies for success and evolve into an organization that all can understand. Quite honestly, we all felt it was time to put BOF to rest and we are extremely excited for the future of the BATC Foundation. A strong foundation is critical to any organization and we look forward to working with BATC as we build on the past success of BOF. You all will be an integral part of this growth. We need you to become aware of what we are doing, and we need you to get involved in ways you may have never done before. We will be calling on you – literally, on the phone, at a meeting or via e-mail, to help. We know just how busy you are but will ask you to set aside some time to give to those less fortunate. Foundation Projects Habitat Build: The BATC Foundation is partnering with Habitat for Humanity this summer to build a home for a very deserving family. We’ve selected our build partner and finalizing plans as I write this. Wounded Veteran Remodel: We’ve just finished Phase One and are looking to once again team up with the Jared Allen Foundation to work on Phase two of this project to provide a more comfortable and livable environment for one of our region’s wounded Veterans. James Barton Design/Build is our build partner on this project. Basement Finish: We’re just beginning a basement and bath remodel for a family of seven in North Minneapolis. The mom had lost her business and the husband was laid off. They then lost their home but were fortunate to get a home from her sister with the help of social services agencies. Their new home is much smaller so they needed more bedrooms, a bath and new windows to ensure a safe environment for the entire family. Westwood Continues to Win Solar Projects The City of Minneapolis has recently awarded Westwood Professional Services the design contracts for two rooftop photovoltaic (PV) solar projects funded by the Solar America Cities grant. The new projects will be perched atop the roofs of the Royalston Maintenance Facility (100kW) and Currie Equipment Facility (40kW) in WESTWOOD Minneapolis. These will come on the heels of Westwood’s 40kW solar system that went online this spring at Metro RV & Mini Storage in Bloomington. Westwood Announced Promotions and New Hire Westwood Professional Services has announced that Jason McCarty, PE, (and BATC’s Public Policy Committee Chair and Board member) was named office manager for their Eden Prairie office. Westwood also announced that Francis Hagen, II, PE, is transitioning to the position of director, residential development services, to oversee the firm’s residential operations and business development.
