MADE EVEN BETTER In this, my last issue as editor of the Remodelers Showcase Guidebook, I want to say thank you for reading and touring over the years and I hope you’ll continue to make the Remodelers Showcase a destination every spring and fall. While I’ve been involved with the Parade of Homes for over 30 years, the Remodelers Showcase was new to me when I joined BATC in 1999. And while I love new homes, seeing how professional remodelers can transform the region’s older housing stock is truly amazing to me.

I’ve always had a love affair with older homes, the character, the style, the history. I remember two older “estates” I passed on my way to grade school that always intrigued me. One had the traditional liontopped brick pedestals and tall stone fence all the way around—making it oh-so mysterious and the source of plenty of speculation as to what really went on behind those walls. The other was a yellow gothicflavored three-story that I just knew had to be haunted. I’d love to see what a talented remodeler could make of those homes.

Today, I still love driving through older neighborhoods (there are some beauties in Detroit Lakes and Fargo that I got to check out this summer). And of course, having owned homes
both new and old, I can attest that remodeling can make an old home live like it’s brand new! Remodeling can also make your home more livable as you age. Aging-in-Place is a relatively new specialty, so take a minute to read more about it on page 24. A Lake Home with a Colorado Twist After a major remodel and two earlier, smaller projects, the Carlson family’s home has now become their ideal lakeside retreat. It exudes the intimate, rustic warmth of a Colorado mountain lodge while taking full advantage of lake views and fun, with its oversized windows and easy lake access. The best aspects of this right-sized home may be that there are enough functional places to live, play and study. “We call it urban rustic,” said Scott Carlson, with a nod to Colorado skiing trips and a desire for sleek function. Scott and Kerri, and kids Josh, 14, and Camryn, almost 12, love both winter and

summer sports on Prior Lake. “Seven years ago we had a larger home, but we didn’t need that much space and really wanted a home on the lake,” said Kerri. “The remodeling of this home started, like it often does, to solve a problem,” Scott said. “So we built a bonus room above the garage for spaces for the kids. Then we needed an updated mud room and a laundry with storage for things like Josh’s downhill racing skis. Mark Williams was great on these projects and with that level of trust over seven years, we knew his company could help us create and remodel the rest of the home.” “One of our challenges,” said Kerri, “was creating a dedicated study space. The step-down sunroom is spacious enough to incorporate a computer and study area, and at the same time it is the portal to the outside, with tile flooring instead of a sandy carpet. There’s cabinet storage for ice skates and boots, too.”

The rustic mountain inspirations include knotty alder wood cabinetry, barnwood ceiling beams and beautifully varied barnwood panels that surround the floor-toceiling stone fireplace. The large windows bring a new dimension of height to the nine-foot walls.

The urban feel is enhanced by decluttering, a turquoise kitchen backsplash, and large stainless steel sink along with unique lighting accents. The Carlsons said the numerous Parade of Homes tours they visited were always a source of ideas. “In the summer, we’re always outside,” said Kerri. “In the winter we’re in the kitchen.” In the kitchen, storage spaces hide appliances. A walnut butcher block-topped island extends into the dining room. The sink with azure tile backsplash is now under a generous lake-facing window.

Given the Carlson’s love of 4th of July entertaining, Scott said there was a push to get everything done in time. Mark Williams’s crew went the extra mile to ensure the family could be in and able to have friends and family enjoy lakeside relaxation over the 4th.

Translating the Art of French Country Living When you come upon a charming French country cottage-style home at the end of a half mile-long driveway, it seems you’re in the European countryside. Picture the sweeping gables and cedar shake roof of a vintage cottage. The exterior is stucco and stone with window shutters, copper chimney caps and gutters. So welcome to Farmington, where a new, whole house teardown is set on 85 rural acres.
Jerry and Elaine loved their country setting but the house needed repairs, and they had thought of moving the master bedroom to the first floor. The remodeling challenges were numerous, so they decided to tear down the existing house. Using the current foundation, they wanted the new home to spread out while allowing a smaller lower level. And even there, a stone wine cellar is tucked under the stairs. “We wanted to stay here for the foreseeable future with accessible living space. It’s wonderfully spacious yet intimate,” said Elaine. With enough bedrooms for three grown children when they visit, this home’s unique appeal is how it accommodates the couple’s own wish lists. There’s the kitchen Elaine loves to cook and entertain in without bumping into people. The brass range hood is repeated in textured brass countertops and island, and

there’s a pantry that reflects nostalgia for her mother and grandmother, where she has painted one of their recipe cards. There’s a third floor yoga room and second floor craft room that can each accommodate a bunch of friends. And a spacious bonus room above the garage is Jerry’s man cave, with all the amenities and comforts including a men’s bathroom, bar, pool table area, lounge and TV. Even the family dog has his own wash area in the garage. “The home we have now is more than I ever imagined,” said Elaine. “Josh Carlson, Treasured Spaces, is a talented perfectionist and yet he was flexible. He’d say, ‘We can make that work.’ When we wanted to make a change in the architect’s original plan he went further and suggested we utilize the extra space created by an expanded roof line.” CONTINUED ON PAGE 16

The home we have now is more than I ever imagined” Elaine and Jerry knew Josh’s level of work personally when they remodeled an office space. Then Josh removed and replaced an old barn roof on their property, a project that certainly deserves merits. The home took shape as a true collaboration. The couple knew they wanted a screen porch, and this one is a dream, with travertine tile and white oak floors that flow through the patio and deck, on one level. A Modern Craftsman Transformation for Five What a difference a few months make. When the Knudsens decided to remodel the first floor of their 70s modified split level, they had never seriously considered moving to a different home, but wanted a transformation. “We love the neighborhood and the neighbors,” said Jason Knudsen. “And both of our parents live close by.” Jason and Karsten decided now, not when Curtis, age 13, Andrew, age 11 and Audrey, age 8, were ready to leave the nest. “We want our family to enjoy the house now, and it really functions for everybody,” he said. Karsten and Jason knew they’d all be living day in and day out with the remodeler they chose. “When we talked to several remodelers, the real stand-out factor was the rapport we felt with James Julkowski,” said Karsten, “and it was

great to have Rachel Julkowski work with us as the designer.” The look they were after was a modern Craftsman style, including some exterior accents along with new windows throughout, roof, gutters and siding. The transformed main level has brought a clean sweep of old barrier railings and walls for completely open spaces and a level floor where there had been a sunken living room. A modern accent wall that extends through the kitchen and across the dining room is an instant wow factor, achieved in a multi-step
layered acrylic/plaster process and finally, a wax coating. A glass backsplash over the sink protects the artful wall and gives it dimension. Contrasting oak, cherry and poplar woods in flooring, custom cabinetry, trim and doors bring warmth and function to this modern Craftsman style. And a wonderful armoire-like entry closet with bench and facing display cabinet define the foyer. Of course, action revolves around the kitchen, which is now open to the living and dining

CAREERS IN CONSTRUCTION Thousands of high-paying jobs in the construction industry are available or will open up in the near future. These diverse opportunities are often left unfilled, as roughly 70 percent of high school students will attend college. Yet some 30 percent will drop out in the first year, and even more students will leave after the second year.
Thus, a sizeable number of our youth find themselves out of college with student debt and an uncertain future. Even for those who do finish a degree, many find that their major isn’t their passion. Those who enjoy working with their hands and building things feel stuck, because learning and mastering a trade has fallen out of favor. Project Build Minnesota aims to change that. The Minnesota REALTORS and Housing First Minnesota launched the Minnesota Homeownership Initiative designed to help builders produce safe, durable homes at a price people can afford in communities they love. • The account can be opened at any Minnesota bank or credit union • Contributions to the account receive a state tax deduction on interest earned. Individuals can deposit up to $14,000 annually, while married joint filers can deposit up to $28,000 per year

You love it. So why leave it? Your home is where your heart is; your neighborhood, the place you want to be. Perhaps you’ve already added a porch or family room or freshened up the kitchen, so you’re no stranger to the benefits of remodeling. Now’s the time—whether you’re 35 or 75—to score some easy steps that will allow you to age in place. (That’s remodel-speak for staying put just where you yearn to be.) “It’s a growing market as baby boomers age,” says Pete Jacobson, President of Stay at Home, a division of Lake Country Builders. But, as Sue Jacobson is quick to add, “The public’s mindset still tends to be, ‘I’m active, I’m healthy; I don’t need to worry about that yet.’” Her response: “When doing other remodeling, why not incorporate universal design features? They’re good for everybody and should be in all design.” Right: What young mom, balancing a laundry basket on one hip and a toddler on the other, wouldn’t appreciate UD’s recommended 40-inch hallway width 24

We can widen halls and doorways to accommodate a future wheelchair.” “Most commonly, we remodel the bathroom. Out goes the tub, replaced by a generous shower with grab bars and no curb. Safety is primary,” he reinforces. “So, remove door thresholds, replace carpet with a hard surface, and change faucet handles to push levers, or even electric eye (like in airports).” Oh, wait: Did you say ‘grab bars’? Shudder! Well, listen to Jolynn Johnson, owner of Crystal Kitchen Center. “Ten years ago they were ugly, commercial-looking. Now, they’re just beautiful—for instance, a toilet paper holder or towel rack as grab bar in many designs and colors.” “In the bathroom, the big thing is safety,” she said. “Like a curbless shower: just roll in. When planning for a wheelchair, make room for a 90-degree turn. Allow room to a side of the toilet to pull over for a side straddle. My mom deals with some incontinence, so she’s installed a washlet in the toilet to fend

Even little stuff, like a mirror that tilts downward.” In both bath and kitchen, these remodelers strongly lobby for installing cabinets off the floor to allow for a wheelchair. They also recommend adjusting the height of cabinets, washers, dryers and dishwashers to eliminate bending. Stay at Home’s Jacobson suggests removing the middle three feet of, say, an eight-foot counter so a wheelchair can roll right in. Also, an induction cooktop which won’t start a fire if accidentally left on. Buttons to open cabinet doors, with shelves that move down. “Even fun things,” adds Johnson, “like wastebaskets that just need a bump to open.”
Improved lighting is vital, all agree. Kuzzy emphasized improving kitchen lighting and adding LED lights under cabinets. And lighting of different types—“both overhead and task-focused,” suggests Cherie Poissant, design consultant for Murphy Bros. Remodeling. “Add color or variations in surfaces to delineate features like stairs to aid failing eyesight … nothing that makes a big cost difference, just design it in,” the Jacobsons said. “Many things can be done to existing homes without lots of time or effort to improve livability, and at little cost. It’s cheaper to remodel and stay in your home for a few more years than to transfer to an assisted-living facility,” Kuzzy added. And lots more fun!

A Happy Client An 80-something widow with macular degeneration had scheduled some long-overdue maintenance with Murphy Bros. and decided to add age-in-place features in conjunction with the project. Travertine tile and hardwood made floors safer. In her bathroom, she added a walk-in tub, which required opening up a wall to maneuver it into place. This homeowner was overjoyed with the added light this produced in an adjacent dining space, so kept it open, adding a display shelf of tempered glass as backing. “It turned out lovely,” she underscores.

Wayzata Workover A recent widow—a past client of Lake Country—wished to remodel her kitchen to lift her morale. Judy, of Wayzata, has a lovely home, but its attached garage was, as she recoils, “pretty icky.” Her plan was to replace it with a modern kitchen—one outfitted to age in place. Her new cabinets feature accommodation for a possible future wheelchair—“lots of swing space”—and close with just a light touch. Washer and dryer have been moved to the main level. All lighting is new (the garage had none), including hanging lights over the huge central island. Those on the stairs to the driveway operate via an automatic motion detector. The front door formerly opened onto a large step over the threshold—a hazard Stay at Home, a division of Lake Country, her
remodeler, eliminated. “It’s very nice now,” she attests. “The new front stoop has a railing on one side and an attached bar on the other wall.” Grab bars, levered handles and a newly-comfy toilet seat enhance the powder room she’s added in the former garage, Judy love-love-loves the in-floor heating in the mud room section, thanks to a furnace installed in crawl space. But her biggest treat is—wait for it—an elevator. It shuttles the four feet between kitchen and driveway, freeing her from lugging groceries up and trash receptacles down, and perhaps a wheelchair in the distant future. How happy is she with the quality, thought and thoroughness of the work accomplished? “Pretty darn much!” she testifies.

REMODEL CRYSTAL KITCHEN CENTER 8001 – 38 ½ Avenue, New Hope Whole House Remodel • With good bones, this average mid-century rambler was stripped down to the studs and reconfigured with a number of aging-in-place features like zero-threshold, hard-surface floors, 36-inch wide doors, and a shower equipped with grab bars, hand-held shower head, bench and no-curb entry • Originally with three bedrooms on the main level, the remodel retained the master bedroom intact but turned the other two bedrooms into a grand master closet and truly amazing bath • The richly equipped kitchen moved to the rear of the home, adding Sub-Zero and Wolf appliances plus bumping the countertop height a couple inches to be more comfortable for the tall couple
After almost two decades in the exurbs, this remodeler/designer decided it was time to skip the commute while finding a home that would work for gracefully aging in place. Spying a 1961 rambler just three blocks from the office was step one. Step two was renovating it to become the perfect “last” home. • Next, the kitchen, dining and living rooms were opened up to create a modern great room, perfect for dining, TV watching and conversation
• The original 1.5-inch red oak floors were in great shape so just needed to lace in and add on to extend throughout the main level except for laundry and bath
• With just one bedroom on the main floor, egress windows were added to the lower level to ensure two more bedrooms (one as guest bedroom, the second for exercise) plus a large office/train and dark room for the remodeler’s photographer husband
• Floating shelves were designed with puck lighting and individual electrical outlets to assure a place to display a variety of lighted and very treasured Christmas decorations
• Eschewing the popular gray color scheme, the interior style started with favorite wood stone white marble tile and white gloss/natural walnut cabinets which naturally embraced a rich chocolate brown and white color scheme throughout

We partner with other nonprofit organizations to turn the natural generosity of our builders, remodelers and suppliers into dreams come true. Thank you for supporting our work. A Special Space for Rachel Rachel’s world had consisted of hospitals (her longest stay was 86 days!), doctors and multiple surgeries after experiencing a series of health events two years ago. She was diagnosed with Crohn’s Disease and a type of malformation of the spine that has left her homebound much of the time. One of the things that got Rachel through the difficult times was her love for creating art. She spent long hours in their home’s unfinished basement working on her projects. This spring, in partnership with local charity, Special Spaces, and Build Partner, Ispiri, we renovated the basement to create a bright and cheery new space designed to inspire her creativity.
Expanding a Group Home We also have undertaken a project in conjunction with the Saint Michael Foundation, a charitable organization established to provide financial and educational assistance to individuals with developmental delays. The focus is on helping these people build life-long relationships and work on their life skills in the process. The St. Michael Foundation operates a group home in St. Michael which houses four young people with special needs. After seeing the work the BATC Foundation did expanding a group home operated by Homeward Bound in 2016, the St. Michael Foundation asked us to do something similar to provide much-needed space for these young people to better enjoy their home life.

A New Home for Veteran Families Helping veterans is one of The BATC Foundation’s favorite things to do; this time we’re partnering with the Minnesota Assistance Council for Veterans (MACV). For over 25 years, this extraordinary organization has been assisting veterans who are homeless. They currently operate more than a dozen homes for single adults across the state while offering a variety of comprehensive services to help these men and women move ahead with their lives. The project, an accessible, high-tech single-family home designed and

Alex has been working in the industry for a little under one year. In his current role he installs countertops that bring homes to life. Once he decided he was ready to get started in the trades, residential construction seemed like the perfect step. Alex loves that every day at his job is something new. Something different. “It’s always new. Always going new places, seeing new things, different job sites and people,” Alex said. He’s received plenty of on-the-job training, which has continued to spark his interest in advancing in the industry and becoming a lead installer. His advice for anyone thinking of getting started in the industry? “Just work hard and try your best. You’ll go far.”

Chris has been working in construction for more than 18 years. He has a passion for the industry and has worked both framing houses and doing finish carpentry. He started his career building custom homes out in Montana, learning as he went along. He moved back home to Minnesota where he shifted from framing houses to finish carpentry. The construction industry has such a wide variety of positions to choose from, you can really find your perfect niche. “I liked finish carpentry a lot more. There’s more detail and more custom work,” he explained. Chris encourages anyone who’s thinking about the trades to give them a try. “It’s a neat trade, especially on the custom side of it. There’s lots of detailed work,” he said. “If you take a lot of pride in your work, it’s very rewarding.”

He loves working as a tile setter because he gets to work with his hands and stay active all day. “You really learn by doing,” he explained. “You watch and learn and then you can dive in and get the feel of it for yourself.” Jake takes pride in being able to look back on a portfolio of his work and see all that he’s accomplished. “It’s nice to be able to step back and see a finished product of something that you created by hand,” he said. “It’s very rewarding that way.”

I think I’d go a little crazy if I had to sit in the office,” he said. “You get a bit of variety and a change of scenery which keeps it interesting.”

Justin has been with Cambria for six years. His job as an installer keeps him busy and allows him to work with the best group of people he could imagine. “In any industry the work is going to be the work, but the people are what make the work great,” Justin said. He loves his job because he’s able to manage so many different aspects of the projects he works on. “It’s fun to get to go into a project and manage your time, manage the guys and make sure everything’s done right,” he explained. He has a positive attitude with every new project he takes on and enjoys the complexities of getting things just right on a job site. He recommends shadowing someone in the industry to get a feel for what the job really entails. “Going to school is so much different than being out in the field. Once you find a field you like—plumbing, HVAC, carpentry—find a mentor and then stick with them,” said Justin. “They can really direct you in the right direction.”

A family pays thousands of dollars to a “remodeler” but ends up with a missing contractor and either nothing to show for it, or even worse, a partially demolished home. Whether you’re ready to remodel to make your home suit your needs today or you need to repair/ replace components that have worn out or were damaged by a storm, make sure you choose a professional who belongs to their industry association. Hiring a professional remodeler will ensure that your remodeling process will run more smoothly and your renovated home will perform better, look better and definitely
live better. How can you tell a professional remodeler from a fly-by-night grifter? Start by checking that the company is an actual business, and carries an up-to-date contractor license or is registered by the state. Another smart move is to choose a company that is a member of professional organizations like the Builders Association of the Twin Cities or NARI (National Association of the Remodeling Industry). These firms will have licenses when required, access to the resources they need to do good work, and in most cases, signed ethics agreements about how they do business.

Functional and modest topped the list of must-haves for this White Bear Lake family’s busy lifestyle. The main floor renovation included a spacious new kitchen with a large center island. We demolished the old deck to allow for an addition to the kitchen and a new deck. The kitchen was a complete gut so we removed the existing masonry fireplace to allow for a direct vent gas fireplace. When the homeowners first purchased this home it was their intent to remodel the KT. Wooden Dreams developed several plans to enlarge and open the KT, however other areas of the house needed to be addressed first. Wooden Dreams remodeled the exterior and both second floor BAs over several years. Finally, it was time to address the KT. Our client wished to transform their home into a memory-making destination for future generations. We removed a wall between the kitchen and dining room to expand the space. The appliances and much of the cabinetry were kept, and made-to-match cabinets were added.
