In a bit of serendipity, just yesterday I discovered that the little Cape Cod house I grew up in is for sale. After looking through the sales photos, I was truly surprised to see that it looked pretty much the same after 40 odd years. Of course, there were a few updates (new paint and floor coverings) but everything else was pretty much the same — albeit looking a lot smaller than I remember. But that got me thinking about how my mom, who rearranged the furniture every six months, would have loved to be set loose with a remodeler. Money was tight, so my very handy dad did what he could — opening up a wall to transform a bedroom into a dining room, finishing off the basement, and adding a showerhead in the basement laundry room.

At the top of Broadway Street in historic Stillwater, sits a beautiful home overlooking the majestic St. Croix River. Built in 1875, its history is robust and flooded with memories that have been preserved throughout the years by the home’s various owners. As the property changed hands through the years, so did the home’s blueprints. Before Trevor and Julie Cronk purchased the home in 2012 a series of odd expansions and additions had already been completed. Despite this, the property’s unique architecture remained intact. Trevor and Julie were drawn to the character of the home, especially the property’s most distinct features found on the upper floors. Today, the home’s signature fourth-floor belfry tower provides ample views of the river, including the Stillwater Lift Bridge to the left and the
new St. Croix Crossing bridge to the right. While the belfry provides just enough room to walk along its perimeter edges similar to a lighthouse, the third floor’s walkout rooftop patio offers even more relaxed views of the home’s stunning surroundings, not to mention endless space for entertaining. On a summer day you’ll find the family lounging around both of the roof deck fire pits watching paddleboats like the Andiamo pass by. You’re also likely to find Trevor wearing his Lift Bridge Brewing Co. baseball cap as he enjoys a cold beer from the Stillwater brewery he
co-owns with four other neighbors. This peaceful scene is possible through the renovations done by Wooden Dreams, Inc. that preserved the home and updated the space. The family of five “wanted to make the home ours, while keeping the integrity of the old home, and capitalizing on the unique river views,” Trevor explained. The outcome is simply magnificent. Their remodeler, Howard Theis at Wooden Dreams, reworked the floor plan to maximize space by creating “rooms we could actually use, with a natural traffic flow through each room,” Julie added. A History of the House on the Hill A shrewd businessman from Massachusetts, Socrates Nelson, settled in Stillwater and bought the land in 1848. He opened the town’s first store and later became a politician, serving in the Minnesota State Senate from 18591860. Several other
owners occupied the home until, in 1942, Miss Ethel Daugherty inherited the property. According to documents from the Washington County Historical Society* she was an unmarried woman who earned her income teaching piano
lessons in the home’s third floor; with recitals held in the parlor room on her grand piano. As Miss Daugherty grew in age, however, the home fell into disrepair. To neighborhood children it was even considered haunted at one point!

During the remodel, the Cronks salvaged most of the items original to the house, including a marble fireplace and the sink and faucet from the original powder room. Both were relocated to different rooms; the sink and faucet to what is now the third floor bathroom. Salvaged beadboard wood from the attic lines the bathroom walls and Trevor had historic photos of the Stillwater Lift Bridge enlarged and converted into a custom wall covering. Other vintage elements incorporated into the new space include barnwood accents and vintage lights from an antique store in town. Julie’s simple and classic style flows effortlessly throughout the rest of the home so that everything comes together in beautiful harmony. You’ll find Sophie, Maxwell and Ella playing games around the kitchen alcove or chasing their beloved pets, including their newest kitten Marvin Howard Cronk who was named after the home’s impressive Marvin Windows and, of course, their beloved remodeler Howard.

When Paul and Pam Boyer got married four years ago, their blended family was of Brady Bunch proportions. Paul had three boys, Pam had three girls, but their house hadn’t grown in size with them. More importantly, the house felt like Paul’s place since the girls moved into his ranch-style rambler in Deephaven. It was time for a renovation, and they were in good hands. It was going to be a family affair. Paul is one of four owners at Boyer Building Corporation, a family business that dates back four generations to when Paul’s grandfather began the company in the 1930s. Today, Paul leads the company’s remodeling
division serving as the team’s onsite carpenter and project supervisor. Despite growing up in construction, Paul joked “the project proved to be much more difficult than if I was a normal customer.” That’s because he had to be
contractor, project manager and carpenter all while working on his current jobs. Fortunately he was able to recruit his brothers’ help: older brother Pete drew up the plans while the others pitched in on the weekends.
“We have more space to accommodate our lives now, while still maintaining the ramblerstyle floor plan that will allow Pam and I to enjoy our home for many years to come.”

The scope of the project was large and not many rooms went untouched. Paul added a powder room and master bedroom and bath to the main floor, plus an extra bedroom in the basement. A stunning covered entry greets visitors at the front of the house, opening up to a spacious floor plan with central stairway and updated kitchen. “The layout is much more functional,” Paul explained, adding, “we have more space to accommodate our lives now, while still maintaining the rambler-style floor plan that will allow Pam and I to enjoy our home for many years to come.”

Pam appreciates the thoughtful design. A view of the home’s wooded backyard is visible all the way from the entryway to the kitchen, and the dark knotty Alder island is big enough for all of the kids to gather around. Contrasting white perimeter cabinets add to the kitchen’s trendsetting aesthetic. More than anything, the home is now perfect for their expanded family. “We celebrated three graduations this year and threw one big party all at once,” Pam smiled. “Everyone got to see the house for the first time all together and it was a truly special moment.”

Three Peas in a Pod …AND A PIG! story by KATY BAAR
If it’s true that your first year of marriage is the hardest, then newlyweds Claudia and Mike were up for the challenge. The pair didn’t wait long to start a major home renovation that centered around turning Claudia’s bachelorette pad into a place they could both call “our home.” They started the process by calling Gary from Hansen Hometech, Claudia’s go-to remodeler. Gary helped Claudia renovate before, and had even transformed her Edina home into a test kitchen for her business, When the Mood is Food. Mike is also in the food industry, though they didn’t know each other until a mutual friend set them up on a date. Immediately they hit it off, and were engaged less than nine months later. They compliment each other well: Claudia being a self proclaimed “intimidating” New Yorker personality compared to Mike’s calm and detailed demeanor. Throw Gary Hansen, a “construction problem solver,” into the mix and you’ve got three peas in a pod. Hansen Hometech oversaw the ex-

pansive renovation, which involved transforming the kitchen, bathrooms and great room, all while following strict instructions to turn every room into a ‘Wow.’ Meanwhile, Mike and Claudia teamed up to create a cohesive plan for the home’s interior finishes. One major goal for the couple was to “make our home look like it was part of a master plan—not simply furniture that was an after thought,” he explained. For instance, the home’s walls were dark (painted bold colors like Roasted Red Pepper, Basil and Eggplant) so they settled on a more neutral color palette full of popular grays and blues. “For furniture, we would pick four or five vignettes and then would mix and match to create a space we both loved,” explained Claudia.
As for their relationship with Hansen Hometech, Claudia and Mike couldn’t be happier. “It’s important that even when the remodel is complete, the relationship isn’t over,” she smiled. One other relationship was greatly improved by the remodel as well. Ms. Porkchop, Claudia’s potbelly pig (yes, you read that right!) is so happy with the results. While she spends much of her time on Claudia’s farm, Ms. Porkchop enjoys life in the city as well. “She does tricks, is highly intelligent, and she’s even housebroken,” Claudia laughed. And Claudia and Mike’s relationship couldn’t be better either. But you know what they say ... A couple that remodels together, stays together.

I’m forever grateful! My owner is a food consultant and hosts lots of people to her house for tastings and parties. No one is ever allergic to a pig, so I fit right in! For as long as she could remember, Sandy Hanson has been dreaming of a white kitchen. There’s just something dazzling about that bright, crisp, clean look that she couldn’t resist. Instead, for the last 35 years Sandy and her husband Kurt, empty nesters from Minnetonka, made due with an outdated and tired space complete with laminate counters and low hanging dark cabinets that left a 12-inch gap to the ceiling. When it came time to replace many of their appliances last year, the couple knew that it
was finally the right time to get the dream kitchen they’ve always wanted. They visited Crystal Kitchen Center’s showroom in Crystal to start getting ideas, but it didn’t take Sandy long to know what she wanted. “I knew right away that I still wanted a white kitchen,” smiled Sandy.”A bright cheerful, fresh look with white cabinets that stretch all the way to the ceiling, and glass
cabinets to display all of my beautiful decorative pieces.” Crystal Kitchen Center made this dream a reality in just under six weeks. “They gave us a calendar of when things would be accomplished,” explained Kurt. “We had no delays. Crystal Kitchen Center was organized and on top of the job; they even finished a few days early,” Sandy added. Continued on page 20

The Bluebird House Residents
When you visit a BATC Foundation “Dream Home,” you help dreams come true. That’s because the BATC Foundation combines your $5 with the contributions of other Dream Home visitors to provide needed repairs, remodeling or even new construction for families and organizations in the Twin Cities area. The BATC Foundation, the charitable arm of the Builders Association of the Twin Cities, is celebrating 20 years of help and hope in 2015! And we continue to provide help and hope to people in need across the Twin Cities—partnering with area organizations to turn the natural generosity of our builders, remodelers and suppliers into dreams come true. This fall, the BATC Foundation is bringing two dreams to fruition. Army SPC Marco Solt is a Brooklyn Center native whose vehicle encountered an Improvised Explosive Device (IED) on his first deployment in Afghanistan. Marco lost both of his legs in the explosion and now uses prosthetics and his wheelchair to get around. The BATC Foundation is proud to be partnering with Homes for Our Troops to bring Marco and his wife Gena a brand new, specially adapted new home. Each home built by Homes for Our Troops is equipped with over 40 special adaptations including widened doorways, lowered countertops, roll-under cook tops and sinks, all designed to give veterans like Marco full wheelchair accessibility. We are grateful to our Build Partner Accent Homes who has managed the construction of Marco
Bluebird House Groundbreaking
and Gena’s home, which will be completed in October. You are also helping make dreams come true for the residents and staff of Bluebird House, a group home operated by Homeward Bound. Homeward Bound was formed by a group of parents who needed a high level of medical care for their children, but wanted a more home-like atmosphere than a nursing home could provide. Today, Homeward Bound operates three Intermediate Care Facilities and 14 group homes in the Twin Cities area for disabled children and adults. The four young men who live at Bluebird House needed more space so Homeward Bound contacted the BATC Foundation to see if we could help. A typical 1960’s rambler, none of the rooms in Bluebird are large enough to accommodate the residents along with their medical equipment. Through our Build Partner, Vujovich Design Build, we are adding a bedroom, family room and additional storage space to Bluebird House. Soon, the residents of Bluebird House will be able to enjoy a meal together or watch a movie with each other and visiting family members These are just two of several projects that the financial support of your Dream Home donation helps to make a reality. Building heart in housing means that we are able to make a difference for families like Marco and the residents of Bluebird House.

Suburbia is coming to the Minnesota History Center
In 1949, we launched our very first Parade of Homes. At that time, 70 percent of the Twin Cities metro residents lived in either Minneapolis or St. Paul. Fast forward to 2010 and only 20 percent of metro residents lived in the two cities. What happened was Suburbia!

For 22 years, Tom Stangl has worked as a home energy auditor and he’s seen it all: big homes, small homes, fancy homes, simple homes. He says the one thing they all have in common is that the people living in them can be saving energy and money.

“Technology is always changing and improving our efficiency so the challenge for me is keeping up with it so I can pass the knowledge on,” says Stangl who works with the Neighborhood Energy Connection. NEC is Xcel Energy’s program partner that conducts the audits. “I’m still learning and I love going into a home and helping people however I can.” We asked Stangl a few questions about how the audit works, the most common misconceptions and what homeowners can gain by getting an audit. Q: What’s the biggest misconception about saving energy at home? A: New does not mean efficient. People get angry when they buy a new appliance and realize it’s not that efficient. Look for the yellow energy guide tag to learn how efficient it is. Or buy appliances with the ENERGY STAR® label.

Also, if your home is cold in the winter, don’t assume you need a new furnace. Check your attic insulation and air leakage first. Sealing leaks and adding attic insulation is much cheaper than installing a new furnace.

Q: Are there simple things homeowners can do to save energy and money?
Usually by the end of the audit, I'm offering tips they didn’t ask for but are happy to learn.
A: Always. When I do an audit I look for low hanging fruit as well as big ticket items. From there I can draw up a priority list so a homeowner knows exactly what they should do first. Low hanging fruit usually has to do with maintenance. These are the things homeowners should look at first: • Check your furnace filter. The number one way to make your furnace more efficient is to change the filter regularly. Newer homes have an air-to-air heat exchanger, also known as a Heat Recovery Ventilator (HRV) or Energy Recovery Ventilator (ERV), and those have filters in them. Part of my job is to show people what to look for. • Clean your refrigerator coils. In most current models, they’re on the bottom. You can pull off the cover, clean them, and put the cover back on. In older models, the coils are on the back. • Install the following high-efficiency items: CFL or LED light bulbs, a programmable thermostat, and foam wall plate gaskets on outlets and light switches. The purpose of foam wall plate gaskets is to seal and insulate the wall cavities behind electrical outlets and switch plate covers to create a barrier against outside air. • Get a smart strip. We call it “phantom load” when there are items like cell phone or iPad chargers plugged in when they’re not in use. It sucks up energy. Curling irons and hair dryers are two other items I see plugged in a lot. If you plug them into a smart strip – which only costs about $28 – you can better control phantom loads. Two of the outlets stay hot or active and the other five go to sleep, effectively reducing the energy use for anything left plugged in.

Q: How much do audits cost? A: A standard audit is $60, which includes a blower door test to check for air leaks; and an audit with an infra-red camera is $100. Q: What advice do you have for people looking to save energy at home?
Q: What are the types of things you review/look for in a Home Energy Audit?
A: Just get started. Here are some things to consider:
A: The first thing I ask a homeowner is “What are your concerns and why did you have the audit?” I can then build my assessment around answering their questions and concerns. Usually by the end of the audit, I’m offering tips they didn’t ask for but are happy to learn. I can give them a priority list that they can implement as they choose. These are the things I review:
• You can’t go wrong by getting an audit because you’ll get a lot of useful information and quickly recover your cost if you make a few small changes. • The Home Energy Squad is a great resource. Energy experts install a whole package of energy-efficient items in your home for a flat fee of just $70. They’re able to make changes like installing efficient lighting, faucet aerators and weather stripping on the spot. • You get what you pay for. You can buy cheap equipment that isn’t efficient but you’ll pay more for it in energy bills. A more efficient appliance will cost more up front but the savings pay you back over a relatively short amount of time. • Take advantage of rebates and incentives from Xcel Energy to help offset the cost of new equipment and finance programs through NEC. • Do the maintenance items. Clean or replace your furnace filter, clean your refrigerator coils and keep the air conditioning unit clean.
• Attic insulation, heating and cooling systems, windows, walls and appliances. • Maintenance items like the furnace filters. • Safety measures: I do diagnostic tests on the furnace, water heater, gas oven and gas dryer to make sure there aren’t leaks. I make sure they have functioning carbon monoxide detectors. People sometimes turn them off so I remind them to turn

them back on. I look for red flags – sometimes I find them and sometimes I don’t. People are usually happy if I tell them that everything’s fine and they’re doing things right. • The bill: I review 12 months of bills. Sometimes we see spikes in the winter because people use their gas furnace and keep the house really warm. Sometimes we see spikes in summer because the air conditioning is on all day while they’re at work. Some people go crazy with Christmas lights. Going over the bill is very useful in explaining where their money’s going.

If you’re hosting things regularly, it might be worth checking out more expensive, yet more aesthetically pleasing outdoor dining sets.
Proper lighting is key for outdoor entertainment. It will not only stop guests from tripping and stumbling at your party, but it will also help to step up the chic factor. A simple string of white lights, for example, can take a plain Jane patio and transform it into a charming outdoor space. Obviously containers aren’t necessary when creating a traditional in-ground garden. For other alternative forms of gardens (rooftops, porches, patios, etc.), you’ll need storage units. You can turn almost anything into a planter (old shoes, baskets, mugs, barrels, etc.), so get creative!
A lack of diversity in your garden will not only look boring but, particularly in the world of fruits and vegetables, also have a pretty lackluster yield. Gather plants that will offer different colors and different growth patterns. A robust variety of color will only help to add dimension to your garden.

We designed and built a second-story addition where we were able to create a custom kitchen, master suite with bathroom, and mud room and update two existing bathrooms. Our goal here was to maintain the original architectural influence with some up-to-date amenities and current finishes.
