In the enchanting enclave of Loveladies, on Long Beach Island, nestled along the captivating coastline, lies a testament to architectural mastery and the enduring allure of coastal living.
Crafted by the visionary hand of acclaimed architect Michael Ryan in 2009, this residence once graced the glossy pages of esteemed design publications, its modernist silhouette capturing the essence of seaside sophistication. Yet, as time waltzed forward, design currents shifted, leaving the home ensconced in the patina of yesteryears.
Enter a new chapter, a story of revival and reinvention, as a discerning family, successors to this maritime legacy, sought to breathe new life into its weathered walls. With a stroke of serendipity, they turned to the artisans at Between the Sheets, a beacon of refinement in the realm of interior design on LBI.
Acquired by a discerning couple seeking a familial retreat at the shore, this marvelous abode exuded potential but bore the weight of dated elements. The new homeowners, with a penchant for gravitating towards more contemporary and transitional design, approached the Ship Bottom-based interior design firm, Between the Sheets, for a simple upholstery project. However, their encounter with co-owner and principal Interior Designer, Kristin A. Nissen, unfolded into a comprehensive collaboration that spanned three years, resulting in an interior transformation that birthed an interior masterpiece.
The homeowner, driven by a vivid vision she held dear, eagerly shared an array of inspirational images with the design team, fostering a collaborative atmosphere where instead of simply working for her, the interior designers worked alongside her in every space, merging their expertise with her imagination to truly bring her dream to fruition.
Central to this evolution is the Great Room – a celestial space with soaring ceilings and expansive windows framing panoramic bay views. Here, Nissen orchestrated a symphony of design elements that harmonize with the water and changing hues of the sky throughout any given day. Adorned with accents of pale blues and sunset pinks, the custom designed Vanguard sofa and bespoke console table replaced a once-obstructive seating arrangement that overtook the space and cut off its continuity. This recalibration of furniture not only modernized the aesthetics but crucially redefined the room’s spatial dynamics, fostering an unencumbered flow that now amplifies the sense of openness within the room.
In the realm of introspective interior design, each modification detail served a purpose beyond aesthetics. The redefined flow in the great room was not merely a visual triumph but a pragmatic decision to enhance functionality. Opening up the traffic flow fostered a sense of spaciousness, which allowed the new homeowners to move seamlessly through the space. It transformed the room into an inviting haven, encouraging social interactions and creating a more harmonious living environment.
The bedrooms, with their unique challenge of limited wall space due to expansive windows, also became a canvas for ingenious design solutions by the team. A custom under bed TV lift became a discreet solution, eliminating visual clutter and preserving the room’s sense of airiness. In spaces where traditional closets were a challenge posed by the architecture’s abundance of wall-covering windows, emerging local talent from Between the Sheets, interior designer Angelena Boeta, conceived space-efficient floating wardrobe closets that were built into the walls with flushed push latch doors and elegant shelving.
The introduction of different types of wardrobes into the various bedrooms devoid of closets was not merely a spatial workaround; it served as a strategic elevation of functionality. Beyond its storage prowess, this design innovations of hanging storage shelves and built-in armoires became sculptural elements, embodying the marriage of form and function. The closet spaces not only preserved the architectural integrity of the rooms, but enhanced their visual appeal while providing an essential service. Each particular design not only added
storage without altering the room’s original framing but also served as an integral component of the architectural narrative, seamlessly woven into the existing structure—as if the closet spaces were always there, from the very beginning of this home’s existence.
Further within the confines of this stunning coastal home, the transformation of the Speakeasy and Den area emerges as the magnum opus of luxury design. Under the visionary guidance of Senior Interior Designer, Ashley Sbailo, these adjoining spaces exude an air of refined elegance fused with coastal charm. The seamless integration of the Speakeasy and Den, divided by a few subtle steps, offers a harmonious balance between open-concept living and intimate privacy.
In the Speakeasy area, sophistication meets relaxation as guests are greeted by chic lounge-style seating and sweeping views of the waterfront through expansive windows. Here, the fusion of modern aesthetics and coastal warmth captivates the senses, with the addition of trendy cocktail coffee tables and handcrafted built-in seating inviting guests to unwind in style. Sbailo’s ingenuity shines through in the repurposing of an outdated
wooden wall, now transformed into an inviting entertainment space adorned by a custom-made walnut wood fireplace—an undeniable pièce de résistance.
Meanwhile, in the den, a monochromatic overhaul accentuates the seamless flow of design elements, with walnut wood features echoing from the ceiling fan to the center of the coffee table. The pièce de résistance in this space is undoubtedly the custom fireplace, crafted from crossfused Walnut panels, offering a mesmerizing display of three-dimensional patterns and reclaimed wood craftsmanship. Shedding heavy drapery for sleek roller shades, the den embraces its natural surroundings, with abundant greenery visible through the large windows, creating a serene oasis of tranquility amidst coastal splendor.
Every design decision in this transformative journey is a testament to the profound impact of interior alchemy. It is the realization that beauty can be purposeful, that form and function can dance together in perfect harmony. Between the Sheets, with their keen understanding of this delicate balance, has transcended the ordinary, crafting a residence where every nuance tells a story—a story of sophistication, innovation, and the transformative power of interior design.
Embracing Coastal Comfort: 2024 Trends in Home Design

Therese Simon, a seasoned designer at Oskar Huber Furniture & Design in Ship Bottom, NJ, sheds light on the latest trends shaping coastal home design for the 2024 season.
Gone are the days of overtly kitschy coastal decor. Today, homeowners are embracing a more refined coastal aesthetic characterized by clean lines, soothing color palettes, and a focus on texture and comfort. According to Simon, the goal is to evoke a sense of calm and familiarity, where every element contributes to the feeling of, “I’m home.”
One of the most significant changes in the market is the introduction of new performance fabrics. Simon notes that these fabrics have revolutionized the way people buy furniture, allowing them to enjoy coastal living and lighter-colored fabrics without the fear of stains or wear. Manufacturers have stepped up their game, offering fabrics like Sunbrella and solution-dyed acrylics that repel stains and make it easier to maintain lighter colors—a popular choice among coastal dwellers.
In terms of style, there’s a shift towards minimalism with a coastal twist. Low-back sofas with thin arms and chaise extensions are gaining popularity, offering a modern yet relaxed vibe. Sectionals have also become a staple in coastal homes, providing ample seating for gatherings and accentuating the feeling of togetherness. Simon emphasizes the importance of personalization, with homeowners seeking furniture and decor that reflects their unique style and personality.

Relocated Refinished & Redefined
WRITTEN BY DENISE PETTI PHOTOS BY MICHAEL SPARKTurn on any home improvement television show today and you’ll no doubt encounter episode after episode of homes with walls coming down, support beams going in, and floor plans being totally reconfigured. Although renovating an existing home from the studs is perhaps the preferred way to go about updating a coastal classic, electing to go the non-demo route - that is without resorting to major structural changes - can still yield impressive and satisfying results.
Serenity Design recently completed one such project on Long Beach Island, focused on enhancing the home’s existing floor plan to maximize space.
“I think the homeowners were surprised to learn that small measures could be taken to update their home without having to knock down walls or gut things entirely,” said Serenity Designs owner and designer, Victoria Grimes. “Repurposing and updating existing elements in the home is one way we are able to create a cohesive and stylish space.”
The wet bar, for example, originally featured in the living room, was relocated to the dining room. Once moved to its new home, the space immediately felt more streamlined and made much more sense for the family in the way they use the home. The color was updated to a bright and fun blue, and a wood butcher block top was added and floating shelves were added above. Since the kitchen is considered the heart of the home, updating it can make a significant impact. The kitchen backsplash was updated with a modern glass subway tile with
a swirl-wave pattern. Functionality and organization was improved by maximizing storage options, such as built-in shelving to optimize vertical space and keep clutter at bay.
“We made the decision together to keep the existing kitchen layout,” recalls Grimes. “It wasn’t too traditional and it didn’t feel worth it to gut the entire room, so instead we kept the existing cabinets and opted for painting them, which made such a dramatic statement.”
New lighting enhancements were installed in both the dining room and the kitchen. These fixtures not only enhanced the overall design but also tied the different areas of the floor plan together. Since lighting plays such a crucial role in setting the ambiance of a room, adding
a large, contemporary rattan pendant served to complement the beach aesthetic and create a unique focal point.
The homeowner’s love for antiques and a layered look influenced the furniture selections. Beachy textures and fabrics were incorporated to complement the repurposed cabinetry and updated kitchen while adding a unique personality to the space.
Another focal point that was beautifully transformed was a plain wall and an old-fashioned fireplace.
“We turned it into a beautiful textured stone centerpiece that really brings the room to life,” said Grimes. “We made sure all of the finishes were cohesive and complimentary in this open floor plan space - being that the dining room, kitchen and living room are all in close quarters - we wanted each space to have a defining element without overpowering one another.”
A fresh coat of paint works wonders in transforming the look and feel of a space. Rich, marine colors contrasted with a neutral palette serve to brighten and visually expand the area while adding visual interest without overwhelming the space.
Some finishing touches that served to tie the space together include pictures, platters, sculptures and live plants, as well as area rugs, artwork, and various other accessories inspired by the local landscape. The Serenity Design team worked closely with the homeowners to curate pieces that both reflect their personal style and also enhance the breezy, relaxed ambiance of the island.

Crafting Comfort
A Barnegat Home’s New Look

With a plethora of inherited furniture and a persistent struggle to infuse his personality into the space, he sought the expertise of Thom Sweeney Interiors to embark on a transformative journey.
The focal point of the project lay in the family room, where a towering 2-story wall stood as an intimidating challenge. After years of contemplation by the homeowner, Thom Sweeney devised a brilliant solution: a mantle adorned with a magnificent lifelike sailboat figurine, instantly elevating the room’s aesthetic and ambiance. This feature wall not only accommodated the large sailboat but also set the tone for the entire space. In addition to this striking centerpiece, the family room underwent a complete makeover with all-new furniture, including a stunning trunk coffee table and elevated seating, breathing new life into the area. Thom Sweeney’s keen eye for detail extended beyond the family room, as he meticulously curated dramatic wall treatments and handpicked foyer furniture that accentuated the grandeur and height of the foyer.
The transformation didn’t stop there. Thom Sweeney orchestrated a comprehensive update, installing new window treatments and a statement light fixture in the breakfast room, infusing charm and vitality into these areas. With a thoughtful approach, he repurposed the dining room into a multifunctional living room and library/study area, maximizing the utility of the space to suit the homeowner’s lifestyle.
Perhaps the pièce de résistance of the project lies in the creation of the “Yankees Room,” a space born from an empty loft area. Tasked with housing and showcasing the homeowner’s cherished Yankee memorabilia, Sweeney’s ingenuity shone through. From custom replica Yankee Stadium Facade decorative borders adorning the ceiling to meticulously curated displays, every detail exudes passion and reverence for the beloved baseball team, as well as all of the homeowner’s cherished collectibles including autographed baseballs, antique gloves, signed banners and hats. There is even custom shelving and a wall with all of the homeowner’s prized bats on display that truly tie together the ambience of this Yankees Room.
The homeowner expressed profound gratitude to-
wards Thom Sweeney, emphasizing the designer’s remarkable talent for translating ideas into tangible concepts. Thom’s ability to sketch and draw on-thespot proved invaluable, providing visual clarity and bringing the homeowner’s vision to life in a practical and aesthetically pleasing manner. Describing Thom as a guardian of his tastes, the homeowner appreciated how Thom skillfully guided him towards selections he would have never considered on his own. This sense of trust and collaboration culminated in a curated selection of furnishings, decor, and artwork that exceeded the homeowner’s expectations. Q. What is your favorite type of client?
A. Well, when my wife and I first started in the busi ness, we only did model homes for developers (hundreds of them, in fact). We would make a presentation to the developer, and if our design was on target, (but more importantly, on budget) we would get the “okay” and we were off and running. The “client” left us alone in our pursuit of perfection, and we generally did not see them again until the grand opening of the community. What bliss. We didn’t know how good we had it. But, as we diversified, we started doing more contract (commercial) and individual (residential) design, and that comes with clients. Lots of clients…with various degrees of knowledge, talent and expectations. And in a client/designer relationship the key word is chemistry. You have got to get along in order for the process to be fun. And designing your home should be fun. And if it isn’t, you’ve chosen the wrong designer—and I’ve chosen to work with the wrong client. I have been blessed over many years with clients who, for the most part, have turned into friends, and I’m actually sad when their project is over. At my age, I’m in this for the fun. I give myself the luxury of resigning anyone who doesn’t live up to my standards of congeniality and fun.
Q. How do your clients find you?
A. It’s either by referral, through their friends, or by having them see some of our projects directly. Perhaps they’ve seen our work at a wedding venue we’ve done, such as Bonnet Island, Mallard Island Yacht Club or the Ashford Estate. Probably one of our most visible projects has been Hotel LBI, and we have gotten a lot of business as a result of clients seeing that. But I must say our ads in Bay Magazine and Open House Magazines (the only places we advertise) have brought us clients as well.
Q. What attribute do you consider most important in a client?
A. That’s easy. It’s TRUST. During the pandemic, plant shutdowns, supply chain issues and historically high consumer demand led to large scale product shortages.

Confined to their homes, people were putting miles (and more miles) on their washing machines, dishwashers, stoves, etc. Appliances in decent shape pre-pandemic were approaching the ends of their proverbial ropes from overuse. Consumers clamored for replacements, but companies couldn’t deliver amidst the chaos.
While the supply chain isn’t perfect to-date, the pandemic-related kinks have since been smoothed (for the most part, anyway).
“There are still some pockets that exist today, but for the most part the industry seems to be getting back to a pre-2021 inventory,” said Kalm.
Over the last three years, Kalm and his team have learned to adapt their business model to anticipate unprecedented product delays. Their strategy? Keep a trained eye on the manufacturer. Track inventory and harness industry knowledge to order appliances at the opportune moment. It’s all about attention-to-detail, communication and persistence.

Coming home

When they decided to move to Beach Haven West for their retirement, however, they fell in love with a home design from a local architect and happened upon the perfect waterfront lot on which to construct it. They knew it meant they would once again need to open themselves up to the bumpy road of home-building.
Very wary, the couple put in a lot of time on the front end, interviewing quite a few builders and touring the homes which they had built. When they met Ross Newsom, of Newsom Builders and Contractors, every bit of hesitation instantly washed away. Holding in high esteem a sense of trust and honesty, Newsom is careful to make sure his potential clients always know what to expect. This quality of forthrightness allowed Ross and Leyla to feel genuinely taken care of. Furthermore, Newsom set himself apart from other builders by delivering a truly superior product at a competitive price. He took the plans for Ross and Leyla’s dream house and expertly turned it into their reality.
The couple saw Newsom continually go above and beyond, and they greatly appreciated his flexibility in the ever-evolving process of constructing a home. For Leyla and Ross, the ultimate demonstration of such amenability came in regard to their living room windows. The two-story cathedral ceiling housed an oversized arch window, which unfortunately did not feel right to the homeowners once they saw it in place. Newsom did not hesitate to remove the window and immediately offered a revision to the blueprints, suggesting a series of smaller windows instead. He and his team then worked around the open hole for weeks as they awaited the arrival of
the new windows. Newsom’s willingness to go with the flow and respect the dynamic intuition of the homeowners resulted in a very smooth experience. He expertly grasps the nuances of building a year-round, full-time home and was conscious of how important this longtime dream was for his clients.
When it came time to start fleshing out the interior of their home, Leyla and Ross joined forces with Woodhaven Lumber and Millwork. Their Kitchen Design Specialist Yasmin Deren proved to be an invaluable partner. She intimately understood the foundational vision of the couple: to design a home that was warm, cozy and intimate, almost contrary to the breezy waterfront location. Leyla and Ross wanted to feel like they were coming home, not perpetually living on vacation. And though it would typically house only the two of them, it needed to be able to accommodate their ever-growing family for holidays and special celebrations.
With a decided blueprint from the architect, Yasmin worked to build a kitchen that would flow nicely while still incorporating all of Leyla’s “Must Haves.” At the top of the homeowner’s wish list was a sink with a view. Whether it be washing dishes on a humdrum Tuesday
evening or hosting a large social gathering, Leyla did not want to be isolated and facing a wall when cleaning up. The team cleverly developed an “L-shaped” island to house her farmhouse sink and elegant counter-height chairs, granting Leyla both a view of the peaceful lagoon and the opportunity to interact freely with her guests.
The island actually serves as a focal point in the room, knitting together the functional cooking space with the casual dining area. A custom built-in china cabinet and bench were a challenge design-wise, but an eat-in kitchen was important to the homeowners. Yasmin had to be extra creative in the space to execute this feature and fit it comfortably along the exterior wall. The custom installation work by Woodhaven solidified a flawlessly coordinated room and prevented the homeowners from having to search for furniture to accommodate the space.
Yasmin also flexed her design muscles to promote a seamless, intuitive flow between the kitchen and living room through the creation of a little hallway featuring a beautiful, yet practical coffee and tea bar. This area is another example of maximizing the floor plan to allow for ease of use in any scenario.
Visually, Leyla wanted to echo the sophisticated, seamless flow of the room through a traditional style married with a clean, crisp feel. The expansive kitchen provided Yasmin a veritable playground through which to bring this vision to life. There was a catch, however. Leyla had saved many of her favorite pieces from her previous residence in New York to bring into her new home. Yasmin masterfully incorporated storage and display areas for the well-loved items into her design. The trick in creating this beautiful, layered look that is both welcoming and streamlined was attention to fine details. A rich, medium-toned wood was selected for much of the base cabinetry, then topped with fresh white countertops and painted creamy-white upper cabinets, creating a perfectly balanced, inviting vibe throughout the space. The range hood is wrapped in the same wood as the lower cabinets, an exquisite accent. Yasmin also brought in some feminine elements, like the dainty gold drawer pulls, to keep the room feeling timeless, and added warmth to the otherwise sleek cabinetry with extra detail in the cabinet door style. Glass doors in the island cabinetry and select upper cabinets add subtle flair, while striking crown moulding anchors the space. Yasmin also added a valance toe-kick along the bottom of select cabinetry to accentuate the feel of built-in furniture. Every fine detail was tailored to evoking a sense of home for the couple.
Woodhaven Lumber also brought to life the master bathroom. An L-shaped vanity offers ample practical space for the many facets of full-time retirement living. Featuring tall cabinet towers for towels and linens, double sinks, a built-in medicine cabinet and custom dressing table, the dusty blue cabinetry is a true workhorse and pairs beautifully with the intricate tile Leyla fell in love with at the onset of the project. Understated gold tones in the floor are accented in the gold pulls of the vanity. The sticking point in this room was the mirrors, after Leyla’s year-long search left her empty handed. While it is always a challenge to return to a finished room and modify it, she turned back to Woodhaven. Under Yasmin’s expert guidance, their highly-skilled install team employed custom trim work and moulding to create exactly what Leyla was looking for to truly finish off the master bath.
A year after moving in, the homeowners are feeling more assured than ever in their home-building experience. The teams at Newsom Builders & Contractors and Woodhaven Lumber emphasized transparency and collaboration, as well as a willingness to pivot plans as needed. The result is the most perfect home in which Leyla and Ross can enjoy their golden years.

Clean, Modern Design
More and more, people are seeking a crisp, minimalist look to seamlessly extend their home from indoors to out. TIPS FOR PREPARING YOUR GARDEN FOR THE SPRING SEASON
As daylight extends and winter doldrums lift, thoughts lead naturally to the garden and the hope of emerging life and bounteous blooms. Despite frosty mornings and blustery winds, spring is around the corner. Early planning and proper preparation of the garden beds will prevent wasted time controlling weeds and plant growth as the weather warms. Below is a checklist of helpful tips to prepare the garden for the coming season.
1. Inventory, Maintain and Replenish Garden Tools & Accessories
During the inactivity of winter, take the time to assess the condition of garden tools—replenish and refurbish as needed. Quality gardening tools can last a lifetime if they are cared for properly.
Clean off rust, grime and residue from pruners and shovels to keep them in prime working order and sharpened pruners to ensure precise cuts that heal quickly and prevent pathogens from entering a plant. Take this opportunity to assess and replenish supplies (fertilizer and soil amendments) and garden accessories (plant stakes, tomato cages and structural supports).
2. Clear Weeds and Debris from Garden Beds and Prep Soils
Once frost has lifted and soil is workable, begin preparing garden beds. Remove plant debris from perennials and shrubs--including dead stalks and flower heads---to make room for new plant growth in the spring. Loosen compacted soils and incorporate well-composted mulch, however, take care to remove all weeds that over-winter in the garden.
Add compost and amendments in late winter or early spring to improve vigor and appearance of new and existing plant material throughout the season. Fertilizers add nutrients for improved plant growth and health. While the pH level of garden soils can be determined through a simple-to-use test kit, typical garden soils for flowering plants require a 10-10-10 fertilizer. Always read the label directions for proper application rates before spreading.
Compost adds beneficial microbes and organisms to garden soil and should be applied a few weeks before planting. Apply about one inch of compost to the soil surface for best results—incorporating or simply allowing it to sit on top of the soil surface. If a homemade compost pile has not been established, purchase pre-bagged compost from a reputable source, like Reynolds Landscaping, to ensure no contaminants or herbicides are present.
3. Prune Trees and Shrubs
Many trees and shrubs can use a good pruning early in the season to cut back old wood—improving branch structure and plant shape before buds break dormancy and begin
investing energy in branch growth. This is also the time to prune trees and shrubs that bloom on new wood including flowering Dogwood, Redbud and Crape Myrtle trees as well as Butterfly Bush, Honeysuckle, Panicled Hydrangea, Rose and Wisteria shrubs. This is also a perfect time to prune and shape woody ornamentals.
Be aware, however, that NOT all plants should be pruned in the late winter and early spring because they bloom on old wood. These plants include Forsythia, Camelia, Rhododendron and Azaleas, Mophead Hydrangea, Lilac, Magnolia, Mountain Laurel and Weigela. Pruning them in the early season will remove flower buds ready to burst out as temperatures warm.
Whenever you prune your plants, it is a good idea to add a little fertilizer to the soil to ensure that nutrients are on hand to heal wounds quickly and always sterilize pruners with alcohol to prevent the spread of plant diseases and pathogens to the open plant wound.
4. Early Season Planting
Perennials, bulbs and many hardy vegetables, including onions, potatoes, artichokes and some lettuce varieties, can be planted in the early spring, however, read plant tags and research on-line to confirm. Perennials are relatively straight forward to plant—dig a hole deep enough for the plant crown to be at soil level, supplement with plant amendments and add back existing soils.
Care should be taken not to plant bulbs and tubers too deep—their contractile root system is strong enough to pull them down to the correct planting depth but cannot raise them upward.
Fall is generally the best time to plant or transplant trees and shrubs—cool weather allows them time to focus their energy on root growth without competing with leaf and flower development in the spring. Nevertheless, early spring is the next best option. Ensure that the hole is wide and deep enough to accommodate the entire root ball, add water to the hole before filling in with amended soils and then again after the hole has been covered.
5. Divide Perennials
Many perennials, if well-sited and property nourished, will out-grow and overcrowd their original space, resulting in reduced bloom capacity and performance. Daylilies, Shasta Daisies and Hostas are but a few of the many perennials that will benefit from periodic division in the early spring before new flower buds have had the chance to develop.
For the most part, perennials do not need to be coddled during the division process. Simply dig out the oversized plant clump with a shovel and either disentangle the roots (very time-consuming) or cut into smaller clumps with a knife or saw. New divisions should be immediately replanted over a larger area (or new garden site), amended with fertilizers and watered thoroughly. Routine division will improve a plant’s performance and is a cheap and easy way to cultivate a larger plant collection.
6. Apply a Top-Soil of Mulch Protection
Last, but not least, apply a 2- to 3-inch layer of mulch as early as possible in the spring season to prevent weed infestation, moderate soil temperature during severe heat and cold and retain moisture between waterings. Spreading mulch early in the spring season, when plants are just emerging and easier to maneuver around, is much easier and less time-consuming to accomplish.

Building the dream Beach House
WRITTEN BY DENISE PETTI PHOTOS BY MICHAEL SPARKAt the south end of the island, in the Little Egg Harbor Yacht Club neighborhood of Beach Haven, nestled among the many charming and timeless homes in the historic district, stands a stunning new build that looks as if it practically grew out of the ground there. It is far more than just new construction; it’s a testament to family, memories, and the pure art of fine craftsmanship. From its humble origins as a modest summer getaway to its transformation into a historically inspired family coastal retreat, homeowners Ken and Judy Giacin have come a long way since their initial purchase back in the 1980s. Their growing love for the area inspired them to manifest a vision for a generational beach sanctuary. “It’s in a great spot, within walking distance of the beach and all the attractions,” Ken said. “Our kids were really young when we bought it so they really grew up spending their summers here. We’d done maybe two or three renovations over the years, then realized it didn’t really suit our needs anymore.”
With that, the Giacins had reached a pivotal decision. They made the choice to tear the house down and embark on the journey of new construction.

“We kept seeing the Johnson-Darling name, so when we met John he showed us one of the houses they were working on,” recalled Ken. “It was really nice, plus we
had heard some nice things too. John really was a nice young guy and he and Erik are both our neighbors, so we wanted to use somebody that was connected to the neighborhood.”
For over thirty five years, Erik and John have been living, breathing and building the LBI dream for homeowners like the Giacins. For them, it was the personal involvement that John Darling and his team would commit, which reassured the Giacins that they had selected the ideal partners to bring their vision to life. “We really liked that he works,” Ken remarked of John. “He does a lot of the finishing work himself, so he’s as much of a finishing carpenter and you see him throughout the process. He was committed to doing a good job. We would come down and he was just always working - always out there by his truck with a measuring tape - we thought that was really special.” The builders aren’t the only ones who live and work in the LEHYC area. Johnson-Darling’s own Interior Designer, Laurie, lives in the same neighborhood as well. Her gorgeous historical house is something the Giacins had always admired inside and out. After speaking with Laurie as a neighbor and friend, she had suggested Johnson-Darling, clearly having favorable first-hand experiences with the team herself.
“They were so easy to work with,” Ken said. “They delivered on time and within less than three percent of the budget, and that was only because we did some extra add-ons. It was unbelievable.”
Judy concurred, “Everyone who was involved were the nicest people. Sarah Jennings of CWB Architecture drew the plans, and the electricians, the carpenters, the designers, they were all just great. We felt very comfortable.”
From the inviting front porch to the meticulous landscaping, every aspect and feature of the new home was carefully and artfully curated, each imbued with a sense of tranquility and luxury befitting a beachside retreat.
Compliance with historic district regulations was mandatory during the construction process. The Giacins’ commitment to preserving the neighborhood’s character enriched their own home’s design, working with the architect and navigating the requirements of the Historic Preservation Advisory Committee (HPAC) to ensure compliance with regulations while still achieving their vision for the home.
“It was so nice meeting the people from HPAC,” said Ken. “We knew we needed to keep the same general footprint on the lot,” said Ken, “However we wanted to have more living space. HPAC regulations mandate
that you can’t build a home with a garage underneath, so the architect said that we could work within those guidelines and have a detached garage.”
By preserving the mature trees on the north side of the property, the south side was subsequently earmarked for placement of the detached garage. Other distinctive features of the yard include the black metal fence, the old-fashioned two strips of brick in the driveway with sod in the center, and red brick pavers for a sidewalk with a mini retaining wall in the front featuring beautiful plantings by Reynolds Landscaping.
“We wanted to keep as many of the big trees and the natural settings that we could,” Judy said. “We had Reynolds Landscaping come in, the same gentleman that did the initial landscaping for us seventeen years ago ended up doing this project as well, and their designs complimented the property perfectly.”
With all the attention to detail and the thoughtful consideration that went into every aspect of the home, numerous eyes, hands and ideas were involved in the design process, which served to support the clear vision the Giacins wanted to achieve. From the choice of materials to the layout of the rooms, every decision was carefully considered with deference to HPAC guidelines to create a space that reflects their lifestyle and preferences.
“We had wanted a sliding door going out to the upstairs deck,” said Judy. “HPAC wanted us to have a regular French door, so we added that and it worked out beautifully.”
The front elevation of the home is captivating from the
very start as you ascend the flared exterior staircase onto the wraparound deck and enter the front door with full transom overhead and handsome traditional sidelights. Entering the front door, shiplap walls set off the hallway as well as the stairwell design, in which Johnson-Darling’s impeccable carpentry highlights stunning attention to woodworking detail. Adorning the wall is artwork that the Giacins brought back from a trip to Maui, the rich colors creating visual intrigue and bold contrast to the otherwise neutral coastal palette. Looking up from the front entry hangs a gorgeous beaded chandelier in the center of the stairwell, set off by a nautical inspired accent window.
On the first floor are three generously sized bedrooms, two with Queen size beds and one with four custom built-in bunk beds. This level offers a tastefully appointed shared hall bath as well as a laundry room. To the left of the front entrance is a first floor gathering space with a sectional couch, entertainment area and French doors opening onto the wraparound porch.
Moving up to the second floor, you step into an open concept living room with a television mounted on a shiplap fireplace wall with a very simple mantelpiece. The Giacins recall being very impressed with the way John Darling received their request to include the wooden mantle in the build.
“There are little things like that,” Ken recalled. “John really appreciated that wood. He pays attention to the materials he’s using.”
The open space is inclusive of the dining room and kitchen. Very approachable design, welcoming, comfortable,
high-end appliances. White cabinetry is contrasted by a beautiful gray tile backsplash, and the gray island is complemented by a simple yet sophisticated quartz countertop with lovely glass pendant lamps hovering above the center island.
A picnic-inspired dining table, made by hand and gifted from a family friend, somehow looks simultaneously modest and grand beneath the vaulted ceilings. The incorporation of historical elements, such as an antique stained glass window from the 1930s, adds a unique charm to the home and highlights the connection to the past while accentuating modern comforts and conve niences.
“That stained glass window made two moves with us. It was in movers wrap for some forty-two years,” Ken laughed. “We always thought that we’d like to use it, maybe somewhere that the sunlight streams in, so we pulled it out of the shed and showed it to the architect and inquired where it might be incorporated into the house. She suggested right in that dining area. So that’s pretty neat and it really looks nice. Plus the HPAC really loved it, so we scored a lot of points with that thing.”
The living room opens onto a stunning cedar-covered porch facing west for spectacular sunsets.The result is nothing short of show stopping. The pergola generates a charming atmosphere, perfect for unwinding with a cold, refreshing beverage after a long day in the sun.
“We had the idea to do the covered porch because we had lived in the house previously with the west-facing open porch,” Ken said. “And at the end of the day it was actually tough to sit there while the sun went down. So we thought maybe we put a pergola up there to cut down on all the sun glare.”
The ability to move about freely between interior and exterior entertainment areas, while grilling fresh fish and socializing, provides easy casual flow between the indoors and outdoors.
The primary suite is spacious and comfortable beneath a gorgeous barrel ceiling, a generously sized walk-in closet and secondary closet, and a classic built-in window seat for reading and relaxing. The primary bath boasts a beautiful double sink vanity, a glass shower surround with double shower heads and beautiful pebbled shower floor. Speaking of showers, the Giacins placed a particularly strong focus on creating a spectacular outdoor shower stall. With walls made of cedar and floor made of Brazilian Ipe, the surround feels less like an exterior shower stall and more like a destination spa retreat.
“During the summertime, nobody showers inside,” emphasized Judy. “Every member of our family takes
their showers outside, so that custom shower really was a must-have that wound up at the very top of our list.”
All in all, the idea of home is far more than just a dwelling place; it is a sanctuary of cherished memories and a true testament to family bonds. With children who grew up within its walls and grandchildren now making their own memories, the Giacins see their Beach Haven home as a lasting legacy.
“This whole project was really a family affair,” said Judy. “Our kids’ first jobs were down here. Their first time walking to a store by themselves was down here. A lot of growing up went on down here. And now their kids will experience the same thing. This home has really become the magnet for our family.”

Homeowners have found themselves spending more and more time inside their homes, particularly during and following the pandemic, and found they could improve their environments by allocating funds that surely would have otherwise been spent elsewhere.
Coupled with a surge of buyers from cities looking for posh locations from which to work from home, and you have the perfect conditions for ushering in an unprecedented boom in coastal real estate. Subsequently, the bar on interior trim expectations has been substantially raised.

“As a Design/Build firm, we start thinking about interior trim details as early as the schematic design stage,” says Owner Michael Pagnotta. ”We meet with clients as architects first and during our initial meetings we’ll present recent examples of our work, as we develop their approach for space planning.” Current trends include specialty accent walls, slat walls and ceiling treatments with wood tones rather than just white. Coffered and board and batten ceilings are also a highly desired and requested finish.
A tray ceiling, for example, might delineate a dining area while a coffered ceiling could define the living room area. The once red-hot shiplap is still around, according to Pagnotta, however he has watched its use scale back to more limited spaces rather than full rooms. Headboard walls in master suites, fireplace walls and window walls are places where shiplap is being installed, as a way to add texture and visual interest to a room. Pagnotta’s process helps clients envision sizes of rooms and the overall square footage of the home they are envisioning. As the firm presents their portfolio, clients are often magnetically drawn to the interior and the level of detail provided in the trim, such as wall finishes and built-ins. Offering a variety of options allows clients to personalize their homes, ensuring that the designs are unique and elegant.
The use of different trim work, ceiling styles and focal wall treatments can help to psychologically define spaces without the use of walls or columns, especially when utilized in an open floor plan. Pagnotta’s Special Effects Department is led by Master Carpenter, John Aceto, a specialized trim carpenter for over thirty years. Aceto is responsible for many of the incredible interiors associated with the iconic Pagnotta build. While trim details are discussed in the initial design phase, John and a Pagnotta Interior Designer walk the house with the client and discuss possible treatments throughout all parts of the home. Being in the actual home during framing, Aceto believes, helps the clients imagine the final product.
According to Aceto, “The greatest challenge in specialty trim
is getting people to envision what the end result will look like. Regular and consistent communication with clients always helps to develop trust and nurture the relationship.”
Pagnotta’s Interior Designers provide the interior elevations, 3D interior graphic models, and color renderings to convey the proposed specialty items. This, in conjunction with Aceto’s special effects plan, dictate what materials will be used and the order of work to be done. This enables clients to have a better understanding of the proposed designs.
Although trimwork is discussed early on in the project, Pagnotta is always first to explain that such custom trim work can and does extend the timeline of construction.
“It’s important to manage client expectations regarding the timeline of construction,” he says. “Especially when incorporating specialty trim and custom features. While these elements can enhance the beauty and functionality of a home, they may extend the overall duration of the project. Open and honest communication about timelines, milestones, and any potential delays is essential for fostering trust and understanding.”
Many specialty components, such as cabinets, benches and bunks, are built offsite due available time, space and environments free of extraneous activity and distraction. This streamlines the installation process and minimizes disruptions on-site. This approach also allows for greater precision and attention to detail, resulting in a higher-quality finished product.
“It’s a far more seamless process to precut, assemble, and disassemble off site and then subsequently reassemble on the job site,” Pagnotta says.

Like many other beach towns dotting the Jersey shoreline, LBI has seen its share of substantial development over the past several years, with many legacy beach houses giving way to new and larger builds. For homeowners young and old, those new to the island and those families deeply steeped and dyed in wool, all have their own impression and interpretation of how a beach house should look and feel once you come over the causeway.
Whether breaking ground on a new build or revitalizing a classic LBI original, one man has been thoroughly enjoying the opportunity to help island homeowners create new spaces and breathe fresh life and excitement into their salty sanctuaries by the sea.
Paul Maina, local builder and owner of Paul R. Maina Builders in Surf City, takes great joy in solving reno-
vation riddles. He is passionate about coming up with creative design solutions for improving a home’s flow and functionality, while giving his customers the kind of one-on-one care they desire and deserve.
“We pay personal attention to our clients needs and desires,” Maina says. “We want to make their home building or remodeling experience an enjoyable one.”
One homeowner recently inquired of Maina what he could do with his small, free-standing garage to make the rear yard feel more inviting. After some initial conversations and architectural sketches, followed by tweaks and input from all involved parties, Maina successfully delivered a Tiki Bar concept utilizing the existing structure. Where a dated, unremarkable detached garage once sat, now is a modern, contemporary cabana where guests can linger by the pool and enjoy the newly enhanced backyard.
Maina’s design called for carving into the side of the garage. He reserved about a third of the space for existing storage, adding a side door for accessing bikes and beach chairs. The front two-thirds of the structure now consists of a mini overhead garage door that opens up to facilitate conversation and refreshments with sightlines to a TV hanging on the back wall. There is a refrigerated bar area, complete with bar stools and neon lights.
“I love when people get happy about these spaces because I love all the little spaces in my own house too. This client was so ecstatic about his little backyard. He told me, ‘I spend all my time back here now. This is great.’ That’s because it’s where people gather and mingle, where everyone is engaged and comfortable. That’s what it’s all about.”
When it comes to custom renovations, each and every client brings their own set of personal ideas and preferences. Conceiving and implementing a design that caters to the family’s specific lifestyle choices means no two renovation projects are alike. Taking an existing space and creating something new naturally depends on various factors, including the condition of the existing structure, the budget, any township regulatory hurdles, as well as the scope of the desired alterations.
“We listen to what the goals are for the project because we are often building or enhancing the beach house of someone’s dreams,” Maina says. “We offer our finest attention to detail. Communication is paramount, so it is our priority to keep our customers in the loop.”
Maina vets out the budget conversation up front and early, before even the design stage, saying that he looks at everything a client requests and can have that conversation within the first twenty minutes.
“A homeowner will tell me their vision and ask me what I think something like that might cost,” he says. “I can see certain aspects and angles of the project in advance, so I’ll ask if it would surprise them to know that they might spend, for instance, anywhere from fifty to eighty thousand dollars? The conversation might end right then and there, which is fine, or they may say ‘Yes, I can see that.’ Then we start designing it together and I can obtain some harder numbers.”
A client and long-time friend of Maina’s recently brought him in to help with repurposing her garage. Located a couple houses off the ocean, she has no intention of ever tearing down her LBI classic original. Maina has done some interior renovations over the years to preserve and maintain the charming original aesthetic, and it was time to evaluate and tackle the free-standing garage in the backyard.
“We walked back there together and it was like, ‘Well, what can we do with that?’” Maina laughs. “Lots of thought went into repurposing the space. Part cottage, part English garden, Maina installed reclaimed wood beams from a two hundred year-old barn, which only added to the charm. The homeowner immediately fell in love with it and now calls it her little She-Cave. It is warm and inviting and allows guests to sit in the living room and read a book or watch TV or roll up the shutter and engage with the folks outside. This is something that is important to her: family gatherings, people spending time with each other and everybody can feel like they’re part of the action.
Revitalizing spaces can be a rewarding and exciting project that not only preserves the charm of the property but also enhances its value.
“Sometimes it’s not so much remodeling, but more about repurposing and organizing,” Maina says. “Where someone will say, ‘Hey, the rest of my house is a ten out of ten, but this mess of a garage, what can we do here?’”
Another client recently brought Maina in with that exact concern.
“He had just had a brand new home built by another builder,” he says. “We’re standing looking at this mess in his garage and I thought to myself, what if we built something to hide all of these utilities? I started sketching and designing a storage system on the computer and then that concept turned into reality.
The end result is a tidy, clean, organized and attractive space that now houses supplies, accessories, appliances and unattractive utility components cleverly disguised and concealed behind a custom, marine grade cabinet system. Added features include a commercial refrigerator-freezer, a water bottle filling station and a seating area to sit and put shoes on beside a practical storage cubby. Everything that was there before remains, just neater and more easily accessible. Not only was the client happy, he is now eager to tackle the other side of the garage.

In recent years, the frequency of natural catastrophes in coastal regions has been scaring off insurance carriers. REINSURANCE
What is reinsurance? Reinsurance is insurance for insurance companies. Basically the “reinsurer” takes on some of the financial risk that the insurance company assumes.
Insurance companies need to have funding to pay for the total value of the properties they insure with one of two things: cash on hand or reinsurance. This is like the deductible on a homeowners policy; the carrier wants the policyholder to take a small portion of the risk and will pay for the rest of the loss.
With catastrophic coastal events happening more frequently, the reinsurance insurance carriers must purchase to cover what they write near the coast, which has gotten extremely expensive and therefore less appealing.
INFLATION & RATE CHANGES
Recent years of high inflation are affecting nearly every industry of our economy, and insurance is no different. The skyrocketing costs of building materials and labor

have made paying claims more expensive and more difficult. To try to keep up with inflation, just about every insurance company needs to increase their premium rates. Rate increases need to be reviewed and approved by the State of New Jersey. With so many companies seeking increases, it is difficult for the state to get them all addressed in a timely fashion. Carriers will mail letters stating they have filed for a rate increase; if you get a letter saying the carrier filed for a large rate increase, know that it is a negotiation. The initial rate increase request is usually higher than the final rate increase approved by the state.

We can zone the area so the outdoor TV comes through one zone, while music at the other… or the outside TV can be played on all.”
