Market Analysis - From November 2023 until March 2024, the Average Sales Price began to show a decline. In April and May of 2024, the ASP moved back up a bit. However, it should be noted in those two months there were numerous high end transactions (25% of the sales were between $4M to $8.5M). The Days on Market continues to expand as buyers are taking more time to make a decision. Continuing high interest rates are impacting affordability and some buyers holding in hope interest rates will come down. This does not seem probable in the near future.
