I was reminded recently of the hysteria surrounding the turning of the century in 2000 and all the doomsday predictions for the millennium when all of our machines were going to stop working precisely at midnight on December 31, 1999 and we were going to wake up to a PreIndustrial age morning of tilling the soil for our food and walking or bicycling to work. One of our salespeople remarked to me that home sales in Langley had declined dramatically since the turn of this century judging by the Real Estate Board’s statistics. This sounded suspicious to me and to him, considering the amount of housing that has been built in Langley over the last 10 years, so I thought I should research that. As usually happens in these cases someone had misinterpreted the results and it just wasn’t true, sort of like Y2K. But it did indicate to me the up and down nature of the local real estate market. In 1998, for instance, at the depth of the economic slowdown of the 1990’s Langley based real estate companies sold a total of just over 1675 homes. The year 2000 seemed to be the year that we emerged from the economic downturn of the 1990’s, much to the relief of our company’s accountant. Sales began to pick up through 2000 and 2001 and by the end of 2002 sales were very strong and sales prices were beginning to rise along with the rising number of house sales. It had been 8 years since the number of houses sold by Langley real estate companies matched the sales of 1994. By the time 2006 & 2007 were in the books the number of homes sold by real estate companies in Langley had reached over 3400 homes. And that turned out to be the high point of the bull market in terms of homes sold. By 2008, 8 years after Y2K, the number of homes sold by those same real estate companies had dropped back to just under 2300 homes So what does this tell me. Well, first of all it tells me that I’m spending far too much time reading tea leaves and old charts and graphs. I need to get out more! But it also tells me that house sales have good years and bad years and the cycle is an 8 year cycle and it’s very predictable. It also seems to be true that the price of homes cycles every eight years as well but the home price cycle seems to run about 2 years behind the house sales cycle. Y2K came and went and all the hype and doomsday talk of 1999 disappeared on January 1 2000. I recall closing our office on New Year’s Eve and shutting off every machine I could find in the office and hoping that they would restart when I returned to work. I remember returning to work on the next work day and turning on my computer very hesitantly and feeling very foolish when it turned out to be working fine as did all the other office machines as I turned them on. It was business as usual and we had apparently not returned to the Age of Agriculture. It’s like a quaint, private little enclave, which appeals to a lot of buyers,” Woodhall says. Phase one was released earlier this year, and has already sold out. Phase two includes just 10 homes, at least three of which have been sold already since the second phase opened on April 3. irst-time home buyers got a little reassurance from the Greater Vancouver Home Builders’ Association last month. The GVHBA held its 17th annual Firsttime Home Buyer Seminar on March 22 at the Sheraton Vancouver Guildford Hotel in Surrey in an effort to demystify the process for people entering the real estate market for the first time. GVHBA President and CEO Peter Simpson says the evening was a big success, with 555 potential home buyers attending two-hour seminar. “It’s the largest of its kind in North America, and we were pleased to see so many people respond,� he said. Seven speakers – including representatives from the Canada Mortgage & Housing Corporation, BC Housing and the banking industry – covered the basics of buying a home. Attendees were led through the process from start to finish and were introduced to concepts like mortgages (variable versus fixed-rate), closing costs, realtor finishing costs and mortgage insurance. “We think that these potential first-time home buyers went home knowing a lot more about the home-buying process than before,� Simpson said. The most important thing for first-time buyers, Simpson says, is to keep from getting in over your head and stick to what you can afford. While buying your first home is exciting, Simpson says you have to keep your emotions in check, especially in a market like the Lower Mainland. “It’s like going shopping on an empty stomach, you fill the cart with things you don’t need,� he said.
