How to pay less for home insurance By Gillian Birch News Canada Shopping for a home can be a fun experience, but with the numerous associated expenses it can be stressful as well. One item that homebuyers rarely consider is the cost to insure the potential new home. “Things like having to replace some flooring or kitchen cabinets may sway a homebuyer’s decision, but the cost of insuring the home is rarely considered,” states insurance expert Wayne Ross from Aviva Canada. “What many homebuyers don’t realize is that by considering a couple of additional factors in their buying decision, they

can easily save a few hundred dollars on their insurance costs every year.” Ross suggests looking into a few key factors before making the big purchase: • Location – If you live in a neighbourhood with a low crime rate you’ll pay a lower premium. • Proximity to fire protection – Homeowners who live close to a fire hydrant or fire station will pay lower premiums as a result of decreased fire risk. • Heating – Do you use oil, gas or electric? If you heat with oil, or own a wood stove, you’ll likely also burn more money on your insurance premium. • Wiring – Do you have breakers or fuses? Old

wiring? Low electricity flow coming into the house? All affect your insurance costs and eligibility for insurance. Your insurer might require upgrades. • Roof – If your roof has not been updated in the last 20 years, you might not qualify for insurance until it is re–shingled. • Other factors like the existence of a monitored security and fire alarm system or a swimming pool will also factor into your insurance costs. The Residential Construction Performance Guide is the newest online resource available on the Homeowner Protection Office website at www.hpo.bc.ca. It explains how homes covered by home warranty insurance should perform. Every new home built for sale by a licensed residential builder in B.C. is protected by mandatory third-party home warranty insurance. It’s the strongest system of construction defect insurance in Canada. “ “For most consumers, buying a new home is one of the largest financial investments they will make. So it’s essential that homebuyers can make that investment with confidence, knowing that they will not be faced with additional expenses to repair defects after they move in,” said Tony Gioventu, executive director of the Condominium Home Owners’ Association and an advocate for consumer protection. This simple, practical guide is easy to use. It outlines more than 200 possible defects that are searchable online. This includes the most common defect claims that might be submitted under a home warranty insurance policy – from windows that malfunction, to driveway or interior concrete floors that have cracked, to siding that has buckled. Designed primarily for conventional low-rise, wood-frame homes, the guide also provides some helpful guidelines for the common property of multi-unit buildings. Builders can also use the guide to help ensure that they deliver high performance homes.

Before you tackle those dirty chores, remember that spring cleaning is a tradition that serves a very useful purpose – to rid the home and exterior property of the build up that has occurred during the winter months. “The winter season brings a lot more headaches than cold weather and snow,” says Wayne Ross, insurance expert at Aviva Canada. “Many of the effects of winter are noticed in the spring and it’s important to take care of those problems before they lead to serious property damage.” Ross offers four simple tips to help make exterior spring cleaning a breeze this year: • Remove debris from your gutters: Ensure that leaves and dirt are removed to prevent water blockage. • Repair damage to your roof: Replace missing or damaged shingles to prevent leaking roofs. • Inspect your property: Frozen ground can cause shifts in your landscaping and patios which, if left unattended, can result in costly repairs and injuries. Be sure to inspect your walkways and driveways for cracks. • Examine fences around your property and pool: Ensure fences are still sturdy and lock properly to prevent injury and intruders from entering your yard. Following these tips, you can prevent injury and ensure that your property is in shape and ready for the warm weather.
