Prep a house in the fall to sell in the spring (NC)—Spring is traditionally a busy time of year for home sales. For homeowners considering a move in the new year, taking advantage of the time available in the autumn can help maximize spring sales time and get a head start on the competition. Barbara Sukkau, president of the Ontario Real Estate Association (OREA) suggests spending the fall months doing small chores around the home to get it ready for a spring showing: • Paint rooms where the colour may be distracting to buyers or needs freshening up. • Apply new grout to the tile in the bath-

room and kitchen. • Clear out closets and de-clutter the house and garage. • Go through paperwork to find the deed for the house, any inspection reports or invoices for repairs. This information will be needed when the Realtor prepares the listing for the home. • Preview mortgage agreements and speak to the bank if changes will need to be made to the mortgage because a new property will be purchased after the current home is sold. “Fall is a great time for homeowners to meet with Realtors in their area to see who is the best fit to sell their house,” said Suk-

kau. “Because Realtors offer a variety of services and expertise, from simply listing the property on the MLS (Multiple Listing Service) right up to home staging, sellers should select a Realtor that can meet all their needs.” Homeowners should also choose someone they will enjoy working with, since selling a house is a complex business transaction and it’s important to work well with that person. When a homeowner has selected their Realtor, together they can discuss how much to list the house for, how to market or position the home to potential buyers, and timing con-

siderations for moving out of the home. Even identical homes can have dif-

ferent listing prices depending on how well they show. By getting the proper advice

Consider downsizing in retirement when faced with mortgage debt (NC)—The first wave of baby boomers will turn 65 this year but many may not be ready for retirement. A recent poll from CIBC reveals that nearly half (46 per cent) of our country’s baby boomers still carry a mortgage and 75 per cent still carry additional debt. The Ontario Real Estate Association (OREA) advises that downsizing to a smaller living space can help reduce mortgage debt and could also offer other lifestyle

Sukkau offers the following advice: • Consider your debt: How much do you owe on your mortgage and how can downsizing help you to pay this off much faster? Figure out how much of your debt you can pay off by looking at the principal owing compared to costs related to selling.
