Choosing The REALTOR® Who’s Right For You. If you’re selling or buying a home, you know it’s a process that can’t be rushed. You need time to make the right choices and decisions. After all, selling or buying a home is one of the largest and most important business transactions in which you’re likely to be involved. As a result, you’ll need to work with someone who understands your needs and wants -- someone you trust and with whom you feel comfortable. That’s why it’s important to work with a REALTOR® and to know how to go about choosing the one who’s right for you. By definition, a REALTOR®’s primary role is to bring buyers and sellers together to facilitate a sale. A REALTOR® is a licensed real estate professional who is a member of the Vancouver Island Real Estate Board and therefore has access to the Multiple Listing Service ® (MLS®) run by the Board. Both terms, REALTOR® and MLS® are trademarks owned by The Canadian Real Estate Association (CREA). Members of the local Board are also members of CREA and therefore are permitted to use these trademarks. When you work with a REALTOR® you can expect strict adherence to provincial law, as well as to a national Code of Ethics -- ensuring you’ll receive the highest level of service and integrity.

‘Open Houses’ are also a good way to meet REALTORS, especially if you’re interested in purchasing a home. You can also refer to real estate signs in your chosen area. If no name appears, call the phone number on the sign and ask to be referred to a REALTOR® in that firm. Some people mistakenly contact the real estate board for referral to a REALTOR®. Obviously, you’ll want to learn of their reputation and reliability. You may also want to consider asking for references from buyers or sellers with whom the REALTOR® has worked.

Real estate professionals know their markets inside-out because they inspect open houses and research all listings. As a result, they have expertise in assessing what comparable homes are selling for within any given neighbourhood.

Further, since you’ll be working closely with a REALTOR® for weeks or possibly months, it’s a good idea to choose someone who listens to what you say, asks intelligent questions and shows a genuine interest in helping you.

HOW DO I FIND A REALTOR®?

PREPARATORY WORK

There are many ways to go about finding the REALTOR® who’s right for you. First, try consulting friends, relatives and neighbours to see if they can recommend someone. You may also want to try searching through local newspaper real estate advertisements.

Keep in mind that REALTORS cannot work independently of your input. You must be willing to do some preparatory work yourself and be prepared to dedicate a certain amount of time to working with the REALTOR® you have chosen.

The Vancouver Island Real Estate Board (VIREB) represents over 900 REALTORS and administers the Multiple Listing Service® system north of the Malahat to the northern-most reaches of the Island. COOPERATION REALLY WORKS Remember, although you’ll be working with one REALTOR®, members of the Board cooperate extensively with each other to facilitate showings and sales for the benefit of other clients and customers. So, if you see a ‘For Sale’ sign on a house in which you’re interested, simply ask the REALTOR® you’re working with to arrange an appointment to view the home. This service is, in fact, what the Multiple Listing Service® system is all about -REALTORS cooperating with REALTORS to bring buyers and sellers together to achieve their mutual goals.

Buying a home? These seven tips can make your house-hunting experience positive & rewarding. 1.

Location counts - you’ve probably heard the old real estate joke about “location, location, location”, but the point still bears repeating. Location is critical. How far are you really willing to drive to your place of employment? How good are the local schools and public transportation? Even a picture-perfect dream home can be a mistake if it’s in an undesirable location, and a poor-location home can be a particularly bad choice if you anticipate reselling the home in a few years. Make a list - Do you (and your spouse, if you’re married) really know what you need and want in your home? You’ll save many hours of shopping (and potential arguing) if you make a list ahead of time. Zero in on the features you must have, would like to have, definitely don’t want and would prefer not to have. Your goal is to find the right home for your family without falling in love with one that doesn’t suit your needs. Start compiling your wish list by thinking about what you like & dislike about your current home.

Do your homework - not too long ago, consumers had very little access to information about recent home sale prices, market trends, homes on the market, neighbourhood statistics and the home-buying process. Today, all this information and more is available. Go surfing on the web or ask a realtor to provide you with this information. Get educated. Become empowered. Get pre-approved for a mortgage - Your top-dollar home price is a function of your household income, your credit worthiness, interest rates, the type of loan you select and how much cash you have or are willing to offer for the down payment. Rather than guessing or estimating how much you are going to be able to afford to spend, ask a lender or a mortgage broker to give you a full assessment and ask for a letter stating how much you’re qualified to borrow. The true amount may be much more or less than you think.

Use a checklist - touring multiple homes can be a confusing experience for most people. Rather than relying on memory, make notes about the homes you visit. Create a personalized home-shopping checklist and use it to track the features of each home that you’re interested in.

Be prepared to make an offer - house hunting can be frustrating, especially if you know you’re not ready to buy a home. If you’re not ready, don’t put yourself through the exercise. If you are ready, ask your realtor to go over a blank purchase agreement ahead of time so you’ll know what decisions you’ll face when you make the offer.

Relax - granted, buying a home is a major life-altering event. But it’s not worth making yourself crazy or super over-stressed about. Save time at the end of your house-hunting expedition to unwind, calm your thoughts and emotions and keep the whole experience in perspective.

MOVING CHECKLIST Get Organized with this Handy Moving Checklist! Organization is the key to a successful move! Use this helpful checklist to get things done at the right time. Start early and refer to this list often!

6 - 8 Weeks Before Move ■

If you’re using a moving company, check to make sure your move is scheduled.

Make a list of items you want to take with you and what you want to toss. Consider donating unwanted items to charity or hold a garage sales.

If you’re doing your own packing, gather supplies you need (boxes, tape, markers).

Develop a floor plan of your new home’s layout, noting where each item will go. This will help reduce the stress of making decisions later.

Get to know your new community. The local Chamber of Commerce can provide information on schools, community programs, parks & recreation facilities.

Finalize all real estate or rental needs.

Contact your insurance agent to transfer medical, property, fire & auto insurance.

Put all medical / dental records in a safe and accessible place. Be sure to include prescription and vaccination records.

Notify schools in the old and new locations and arrange to transfer school records. Start the process of registering in new schools.

4-5 Weeks Before Move ■

Contact or visit your local Post Office to obtain a Change of Address form.

Notify family, friends, banks, insurance & credit card companies, doctors, dentists, clubs, associations and magazine / newspaper subscriptions about your move.
