MLS® HPI - A More Accurate Way to Track Market Value On November 1, 2013, the Victoria Real Estate Board (VREB) joined the Canadian Real Estate Association and nine other Boards in major real estate markets by adopting a new approach to reporting residential property sales price trends. Instead of relying on average and median sale prices (which are calculated on the selling prices of a particular set of homes that sold in any given month), the VREB adopted a system called the MLS® Home Price Index (MLS® HPI). At the heart of the MLS® HPI is the concept of the benchmark home, a fictitious home that includes the most common attributes of typical homes in a given area. MLS® HPI defines benchmark homes in the single family home, townhouse and condominium apartment categories. By analyzing 10 years of VREB MLS® sales data, the MLS® HPI has calculated historic benchmark data for each of these property types. This data is available on a variety of geographic levels ranging from individual neighbourhoods all the way up to Greater Victoria as a whole. Each month, local MLS® sales data is incorporated into the MLS® HPI to recalculate price trend changes for each of the MLS® HPI benchmarks. Similar to the Consumer Price Index (CPI), the MLS® HPI maintains a running index of the percentage change in benchmark prices compared against starting reference point. The MLS® HPI reference index value of 100 represents the benchmark values at its starting point in January 2005. By recalculating both benchmark prices and index values each month, the MLS® HPI provides a much more accurate picture of real estate market value trends over time. The MLS® HPI methodology has been endorsed by Statistics Canada, Canada Mortgage and Housing Corporation, the Bank of Canada, Finance Canada and Central 1 Credit Union. The MLS® HPI is another tool that REALTORS® can use to help buyers and sellers understand local real estate market price trends.
